I have bought and built many homes in my life and I have to say this was by far the worst experience I’ve ever had. I hate having to say that because I wanted it to be a great experience but it just wasn’t. The Pulte mortgage company experience was horrible. I will not use Pulte in the future.

I am very disappointed with my experience with Pulte. They do not stand behind their word and do not respond to your customer care complaints. There is no pride in the workmanship and no integrity for the customer.

The sales team are terrific. When it comes to the building, the materials are nice quality but the workmanship is sadly sloppy. Trades came in and ruined materials already installed. The master shower head was completely clogged and the master drain was completely stuffed with chunks of debris and would not drain. The shower glass door was scratched. The bathtub in the 2nd bathroom was cracked and scratched. The sink in the second bath has a large amount of silicone dripping out. The tile floors have a large amount of paint, drywall, and grout all over them and look terrible. I've never seen such a sloppy job! None of the windows are straight, so hanging window treatments is difficult. We had to have the outlets leveled as most of them were installed askew. The stove had splashes of drywall or paint on the cooktop that has been impossible to get off. Almost all of the cabinet doors bump into something and have to be buffered. The kitchen sink had a dent in it. The kitchen counter was chipped. The patio door jam had come loose on the outside. After 30 days, many of the repairs are still outstanding. Took way too long for completion.

This is my 4th new build and by far the worst experience I’ve ever had. From the initial purchase to selection of finishes and through the entire build, closing and first weeks of living here, it has been excruciating.—delay after delay, one serious problem after another, difficulty getting problems addressed. The one positive thing is the wonderful neighbors.

I have a quality built home, and was well supported by all divisions of Pulte involved in the construction and financing.

Delay after delay. The quality and workmanship was sub par for this price point of home. Many of the house components and builds had to be redone due to poor quality or incorrect installations.

The construction process from start to finish was over a year. While that was to be expected, there were 3 different building supervisors during that time. My only comment would be that the scheduling was not the best.

Everything was fantastic during the purchasing and building process. The only issue we had was a lack of details when finishing the house. For instance, uneven cabinets, crooked handles, paint on hardware, floors and grout that we had to clean off after moving in. When one contractor did their job, sometimes they would damage something that was not originally damaged. Everything so far is being fixed though.

Helder was great over the project. He returned calls and met my needs. Mike as well in sales. Having a bit of a problem with attitude of Kellianne at the clubhouse. She needs to have more empathy and help when needed. This is a new experience for all of us. Dealing with someone with an attitude makes things worse.

We had looked at a number of builders and found that the floor plan designs by Pulte just made more sense. They are very open and comfortable. Great for entertaining and living in. Just be prepared for the options, there are many and I wish we had given some of them more consideration.

We had been looking in Jimmy Buffet's Latitudes communities which were all outside of Texas for an over 55 community when we found Del Webb. The Del Webb home designs, features of the community with the lakes, walking trails are what sold us on this location. We are extremely happy with our decision. The design and quality of materials is great. The workmanship finishing quality is no better than a low end builder. Lots of errors, installation damage that had to be corrected. The construction manager and customer care managers have been fantastic and very responsive. They have worked really hard to make things right. We visited the site every week creating a punch list and all of the items were corrected weekly. I have no doubt that in the end the remaining build quality errors will have been corrected. Tim is A GREAT FIELD MANGER. Also Shannon is A GREAT WARRANTY maager. both these men responded to my request during the building process (Tim) and after the closed of the house (Shannon) is still working with us on the warranty issues. Ifeel Tim and Shannon are a ASSET to the Pulte Group.

While we love this beautiful community full of excellent amenities, purchasing a home during the pandemic proved challenging due to supply chain issues and a shortage of skilled laborers. Our selection of choices during our extremely short time given with the interior designer was marginal at best and we found our inability to change our mind about anything once leaving that appointment distasteful. Our purchase and building experience was long distance so we had little choice but to rely on Del Webb communications to keep us informed of our progress. Thankfully both our sales representative and building manager were good communicators who worked together to keep us up to speed. All and all despite minor bumps here and there, we are generally quite happy with our new home and are looking forward to enjoying this wonderful community. ... More

Normally, new house closings get delayed. COVID added significantly to those delays for a total of six months after the original estimated closing date. The construction supervisors were/are run ragged trying to get things done on time. Some options were dropped between option selection and construction, but Pulte fixed them later. We love everything about our new house and Pulte has committed to fix the remaining problems.

I think that the builder can do better.

The sales lady in the beginning was not that helpful and gave me NOTHING of information, fortunately she was replaced, Day one (final walk-in) with the emotion we did not see lot of defects in both the apartment as well as in the building: horrible painting finishing (my husband had to repaint), wood floors with holes, wood window cases with crashes, kitchen counter damaged, building doors not working, Garage doors randomly working, Garage extremely durty. I hope this helps

We love our DW Dunwoody Home plan, our location and amenities offered. We are so thankful for our latest construction manager Rob who has handled our home issues with amazing response times and follow ups.

Add ons and additions explained in more detail. Forms/requirements for landscape issues way to difficult.

Hard to believe what a half a million buys you in Del Webb. Pulte workmanship and materials is shoddy. Kitchen cabinets append a strip of wood on cabinet doors to fill gaps. Tile lots from Arizona Tile have large color discrepancies. Microwave is so bottom of the row it won’t pop bags of popcorn and takes longer to heat everything. Vent in laundry doesn’t draw. And who would build a laundry room without a 220 outlet!!?! Paint is nothing more than a primer. Vinyl windows allows sand to blow in. Could go on but you get the idea of value.

Sales office was a great experience. Design center is after contract signed. Standard options are limited. Upgrades cost a lot and really add up. Tile work and painting in DWCE is not great. Plan to have done again within 2 years, especially outside. Have a beautiful premium lot but builder did not plant on green space at back of lot that is covered with very tall weeds. Unsightly and disappointed in that. Builder Manager Austin was great to work with. Communication at least weekly during build was impressive. Punch list not too long.

I don’t know where to start. From beginning to end even a novice could see multiple issues. No consistency in stud spacing, walls are not secure and can be visibly seen shaking when doors are shut, uneven walls, paint appears to be cut with water, concrete floor covered in scraps and dirt and floor placed over t and walls painted with dirt on them, issues raised with manager and very little correction generally too late, have pics of dirty shoe prints on countertops, even small options like moving an electric socket denied as not one of our options, items on pre close punch list still not completed weeks after close, construction debris in plumbing, leaks in sprinkler system but no walk through and no warranty after close, flooring (lvp) placed with plastic under it and Shaw floors says should not be done. The list goes on and on. Heard from neighbors about flooding doe to plumbing backups due to debris in plumbing. ... More
