For those who live a long distance from Myrtle Beach, it is important to visit the construction site at least a month or two prior to the planned closing date, and probable again two to three weeks prior to closing. You will want to attempt to resolve any issues prior to closing to the extent possible, and these visits are more likely to make you aware of any possible issues.

Despite not using a realtor we found that buying the house was fairly straightforward. We weren't crazy about the bidding process but it worked out for us. Overall the builders team did a good job and did come through with what was expected despite labor and material shortages. The process was longer than expected and closing was delayed twice. A common experience with all of our new neighbors. The home itself is top quality. There are a number of minor superficial issues with tile, cabinets, drywall, and driveway pavers still being fixed by the customer care team but they are getting corrected. I would like to start off by saying the sales team is Awesome! I watched my home build from day one to closing witched took almost 16 months. From the start I was disappointed with the quality if wood used to frame the home. Numerus twisted, cracked, and warped studs. The concreate driveway had to be redone and is now worse than the original. The most disappointing part of the construction is the finishing work of the home. There are too many detailed issues inside the home to list here. The subcontractors have hired less than competent/unskilled personnel to completed even the simplest work correctly the first time or second time. I feel Pulte field superintendents want the homes to be the best as possible but are stretched too thin with too many homes to complete along with the poor work of subcontractors are causing the lack of consistent quality. I have been in my home just over 2 months and have submitted multiple warranty tickets in the Pulte system and have yet to any of the repairs completed. Most of the tickets submitted are issues that should have been done prior to closing. If I had to do this again, I would not have purchased a new Pulte home. as soon as i closed the promised fixes that i was told will be done asap have not been even acknowledged. i have sent email and call and only response has been we are real busy. FOR EXAMPLE - I HAVE NO HOT WATER IN BATHTUB, ELECTRICAL CIRCUTS NOT WORKING! TREE DYING FOR LACK OF WATER FROM SPRINKLER

We were very excited to go through the process. We started with the purchase of the lot and like all sales agents I imagine ours threw the “you better hurry; someone else is looking at the lot” warning to purchase now. Whatever. The build was slow but expected to go from Nov to Jun 1; we closed on Jun 30 so had to extend our apartment lease Jun and then Jul ($$$). We knew we’d have quality issues when we walked through and saw the plumbing in the laundry room was turned backwards. Fast forward to final walkthrough and the result is a punch list 19+ lines long and supposed to be addressed before move in. That didn’t happen and we are still waiting and finding more poor workmanship flaws such as under counter cabinet slide out draw coming apart when pulled out, upside down electric socket that doesn’t have power, etc. I expected better quality from Pulte. ... We felt good at first blush but not after moving into the house. As an aside, the house was overpriced as was the lot. Sign of the times!! General quality and fit and finish was disappointing. The house was dirty at move in and not move in ready at all. We had to call in cleaning teams to do interior and exterior cleaning to before we could completely move in. The quality control was far below our expectations. Apparently far too many houses are currently under construction for supervisors to adequately police the workers. Sales and warranty staff (Jim, Jennifer and Ashley) were excellent!! Megan our real estate agent was wonderful. We are repeat Pulte customers. We love Del Webb living but were quite disappointed with the fit and finish and cleanliness of our new house. Frankly, we gave our construction supervisor a good rating before we had time to thoroughly inspect the condition of our home. The Del Webb at LWR is a beautiful development overall. But for the price we paid we expected a better quality build. PS: The dishwasher broke after one wash and the pool and spa were very dirty as were the wall to wall rugs in two rooms. There was a lot of interior construction dirt. Bottom of door wood trim was shabby in several rooms. Need I say more? Pulte really needs to tighten up on quality control. The one person who truly made our home construction experience great was the Superintendant, Joe!

Despite severe supply chain problems, Pulte was able to keep construction of our new home close to schedule. Field Manager kept us informed and did everything he could to get us closed and moved in before our lease expired. Walkthrough was thorough and honest. We felt that Pulte was committed to delivering a quality product. Since closing, Pulte Warranty supervisor has stayed in constant touch, helped to characterize issues needing attention and scheduled corrective actions.

Better than expected, and we expected!!!

Overall great experience with entire team Closing was the worst part. Took 3 hours due to street name error on Pulte’s end.

Eric was a great help throughout the building process. He held several virtual over the phone visits to show us the house at different stages. Holly always kept us informed and sent us pictures across the country each week.

Computer skills needs to be pretty good. Serious home inspection needs to take place. Del Webb employees and consultants including the financial personnel are very courteous.

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. I have had to reach out to several Sr. District managers to get resolutions for the problems I had. The only positive review I can give at his point is your warranty people are on the ball and do what they say they are going to do. As well, the Sr. managers were very responsive when receiving my emails. I have had answers given to me that later it surfaced there was a whole different issue that caused the problem. Incorrect finishes being installed and the list goes on. Slowly but surely things are being taken care of. I will think long and hard before recommending Pulte or consider buying another one of your homes. ... More

Yard is a mess. Craftsmanship is below par and return of messages is slow

My expectations of this builder were way above where they should have been. My thought was that this was a builder who had been around a long time, was building a huge complex, therefore would be able to offer quality without compromise. My list of "things that are wrong" is minimal, yet enough to make the entire home purchasing process dismal. Warped wood, broken window, appliances not available upon closing, property grading horrible............best of luck to future buyers! I would not purchase from this company ever again.

They do not communicate well. And don’t respond quickly

Overall a good experience. I feel that when it comes time for pre-closing walk through, there should be 2. One should be at least 2 weeks prior to closing. And the other 4 days before closing. This way all issues can be fixed in an appropriate time frame.

The Sales experience was good, however, responsiveness once moving in has been poor. I have several quality of workmanship issues that are unresolved and desire to ensure customer satisfaction is a low priority. If anything, I feel criticized and ignored asking for broken/sloppy items within a new home to be repaired.

Holding out on rating the builders a five star until we see if they fix the water issues many of us are having. We bought in here because there was a very low possibility of any flooding. But...in the two months we have been here we have seen some very real issues that could cause major problems. Apparently, Pulte is on it and we hope that they find a resolution. Then ...five stars!

I identified poor workmanship on the inside and outside of my home before closing and turned in several service reports of things that I did not see before moving in (e.g., busted wall inside kitchen cabinet, hole in bathroom cabinet, hole in kitchen ceiling, bathroom fixtures not installed) Noone has reached out to me. I regret purchasing this house!!!! Its not worth the money!!!!!

The experience buying our new home was pleasant and the quality of our build was excellent. The staff was professional and delivered our home on schedule.

Wrong closing date given, had to close a month later. Promised appliances were ether the wrong ones or not there at all. New sod was mostly dead when we closed and irrigation was not turned on. ALL initial issues were not addressed, had to continually check up on. Overall, house was delivered in a manner where they rushed the closing and not concerned in providing a quality delivered home

Generally favorable compared to two prior home constructions in the past 10 years. Quiality of construction good but not excellent, as aome walls and corners were not "true". Our foreman has been reliable though subs often very slow in responding to needs for completing the work, especially the painters. The best part was the initial choices of furnishings and upgrades through the design center. This made the process very efdicient and easy.

I feel the overall experience was underwhelming. Very dissappointed in materials and quality of work. It seems that Pulte is not interested in building a quality home. The amount if stucco is half the amount that was homes they built previously. Quality if cabinets are horrible and the paint they used is very cheap. They told us that everything found on the walk through would be fixed by the time they turned over the keys. They had only fixed a small percentage.

Honestly, it's too early for me to assess the quality because we haven't moved in yet. Ask me again in a year . . . The home finished on time, but about three weeks before the scheduled completion date I was told that I couldn't get a firm date for completion. That response was on a Tuesday, on Friday of the same week we received a call saying our walkthrough was set for one week later. When dealing with out-of-state buyers (as we were), that was problematic. The closing coordinator managed to rearrange the walkthrough and closing, but the inability to plan and buy plane tickets in advance was an issue. Our walkthrough was good with only one issue that wasn't resolved before closing day. The field manager took time to explain everything and was responsive to questions even after we took possession. Ken was our sales representative at Sun City Festival and he did a great job all the way through. He was very responsive and was avalable whenever a question came up. ... More
