Documentation on appliances were missing and no help from builder to get information.

Disappointed with the quality of workmanship. Workers didn’t tape when painting and sprayed all wires which makes it harder to install ceiling fans. Water lines were backwards for cold and hot. Garage door didn’t work properly.

It’s a great home and good design how ever I found that there are a few Cheap building materials that were used and the Landscaping is sub par and cheap

HOA policies are tainting this review

The Pulte buying experience was good starting with the sales rep. As for the build, our Construction Mgr did the best he could & was obliging in getting the necessary items done. With that being said, he was the best part of the building process. The build process was average. We hired an Inspector for the entire build & he fixed the many issues that needed attention. The painters were just horrible & sloopy. No attention to detail. So many things that need touch up moving forward. Have to wait 10 months before all this is addressed. Their policy. I have done two other new builds & this one has given me concern. Hopefully all these issues will be addressed down the line. Love the area & look forward to our new lives in Sun City & all it has to offer. ... More

Our experience was good one. I think our Construction Manager (Kyle)made it so. I do wish sales would have been involved. I’m very glad we were around for the process so that we could ask questions along the way.

Over all the experience was good. There were some issues, Brought to Jeff’s attention-awaiting resolution.

I like it here but not to happy with the process to get things corrected that are wrong in the homes & since continued building is being done this type of things isn’t getting any better, I actually was told to just keep a list & on the 10th month review them things will get fixed, however, that’s not true because they will them have problems so it’s like a viscous cycle. Thanks

Good experience. Never knew though that we good have had blinds for windows included. I ended up with paying for blinds. Only bad thing I could find

I was fairly please with the buying process however, when it came to the walkthrough and final walkthrough there was a problem. The lot was not properly graded when it was developed, which created the situation of having standing water. After the first walkthrough Pulte re-graded the back and side yards, creating a large ditch across the entire back of the property, inside the property line. Ditch was not there at the first walkthrough. This had a major impact of the yard itself, reducing the amount of space in the yard (I had planned on putting in a fence for my dogs) as I learned the HOA would not permit a fence to cross the ditch. Well, When I bought the house there wasn't a ditch! Now with the ditch I have continuous standing water, the grass is dead, and we have a breeding ground for mosquitos as well. The construction supervisor, William, was GREAT. I give him a 10 out of 10. He worked with us and kept us updated throughout the construction process. The follow up person, Robert, that is supposed to pickup any issues still open after closing on the property has not responded or followed up on anything. He gets a 0. The sales agent, Carin, was very good. She gets a 10. We have a problem with trying to change our mailbox. It is located at the top of the row and my wife is too short to see inside the box and hard to retrieve the mail. The Closing Coordinator with Pulte Group, Rita, keeps insisting that we will have to receive a handicap box which requires a letter from my wife's doctor. To be clear, we DO NOT want or need a handicap box and have NEVER asked for one. She also says that all of the boxes have been assigned to all addresses in the community and can't be changed. She further said that the Post Master is in charge of this. But my wife spoke in person to Patrick, the Post Master, and he told her that Del Webb Pulte has all the keys and that Pulte was in charge of assignments. I am sure that Rita still has at least 100+ homes that have not been completed or even started and therefore those mailboxes have not been given to homeowners yet. Rita further suggested that my wife bring a step stool and a grabber to retrieve our mail. So, for the next 25+ years, she will, rain or shine carry a stool, a grabber, and many times an umbrella to the mailbox and then carry all of these items plus our mail and packages or boxes back to the car. What an absurd idea. Rita gets a MINUS 10. The grass from our property line to the lake was never put in. There are completed homes on our side. The ends and across the lake had grass installed several weeks ago. Our whole section has weeds growing higher every week and the dirt to the lake is eroding away. Another 0 for the HOA. ... More

As we’ve learned from other Pulte built homes, you buy for the community, not for the workmanship as it seems to definitely lack in a Pulte built home.

60 to get 30 day follow up. Still not done.

As with most new construction problems are on going prior to closing and continue following that date. However, a rating of “10” from us to sign off at closing was expected. We were far from satisfied with a finished product at that time, but simply wanted to complete that phase of closing. We felt considerable pressure to rate the completed project too high at that time.

Warranty issues need to be addressed with some urgency. Toilets were cheap and seats should be self closing. This is a low cost feature. Sales need to offer more options and time to consider.

The house was build well but not great. Little details and finish left a lot to be desired. The process relies on and leaves too much of finishing touches to warranty which is a challenge for timely fixes AND an imposition on our time. We were firm with our punchless but numerous things still fell through the crack ... be persistent BEFORE closing to get things fixed.

Too long of a response to get things done...workmanship by contractors is just average... BIG DEAL IS NOT ENOUGH DISTANCE FROM ISLAND TO WALL WHERE TV GOES, MAKES GREAT ROOM TO CLUDDERED

Was good we lived nearby and could check the build process along the way. No real issues developed, but we could catch, and get corrected, minor issues well in advance.

Overall construction and sales support was excellent. Communications were inconsistent. Issues linger after closing (such as circuit breakers frequently tripping) impact many homes here and should have been resolved during construction.

A lot of things could have been better including the quality of the materials used, the quality of construction, and the communication. Switching CMs near the end of the process helped.

1. I asked for gas dryer connections during the option selection. We got the connections for electrical instead. I ended up having to buy and electrical dryer. 2. I believe the sprinkler system does not have enough and sufficient coverage to all the section of the back lawn. The quality of the sprinkler system was compromised.

The neighborhood is great! The neighbors and activities are welcoming, very friendly, and fun. The lifestyle director is outstanding. The build and purchase were hit and miss. We had four different salespeople, our construction manager left just before we closed, and I think we're on our fourth service representative. The design center was very good. The construction manager was ok, but not very attentive or communicative. The cleanliness of the construction site was not good at all. The final quality of the build seems to be pretty good and I'm happy with it. The warranty service follow through has not been impressive. We have issues that have been open for several weeks. We are enjoying the house and enjoying the lifestyle. Happy to be here. ... More

The entire experience was excellent until after I moved in and found a few items where the quality of the home was lacking. Several items were covered under warranty and I am not speaking about those. The warranty experience has been find. However, the walls in the house were not painted with semi-gloss paint which is quite disappointing. However, the closets were. It should have been the opposite. Also my irrigation system was not installed in accordance with all of my neighbors and I had to pay $1800.00 to have it corrected. I could not water my trees on a separate zone, although all of my neighbors and my neighborhood water ambassador can. These was my biggest issue. I was also somewhat disappointed in the landscaping which seemed minimal at best. Except for these issues I would have give 5 stars. ... More

Love our home. The Floorplan is beautiful. There were issues in the final stages but most were addressed. It was after closing when we found a few other issues missed by us and our inspector. We are still trying to contact them to see how we can rectify the situation.
