We bought a home that had fallen out of escrow and the sales team had us convinced the sale price was reduced twice and we were getting a great deal. The appraisal came in $10K below the selling price so I asked three times for a price adjustment. Each time the response was they would need to run it by the manager, but no one ever gave us an answer to our request. Otherwise the sale went smoothly. The sales staff is knowledgeable, patient, and friendly. Everyone has been attentive after the sale and they are very good about warranty repairs and follow-up. Love the layout of the house. Neighborhood is lush and green. Even with Covid, neighbors are friendly when you meet them outside. Only problem is lack of storage, but I've heard everyone has this problem. Plan for this when you build, especially if you are used to having a basement.

This was the first house we built. The construction manager - Chris P. was FANTASTIC and frankly saved it for us. We wound up having to settle for some stuff we did not want and did not get some things we had wanted.

Pulte/Del Webb did a good job building our house. There were a few issues but our Field Manager, Brandon, got the work scheduled and is getting us done. There are some communication issues between Sales and Construction could improve so that the Buyer understands the building process better,

On the positive side, we like the floor plan, the location and the exquisite trim work. The house also seems well constructed. However, we paid a premium price for a model home which included all of the wall hangings, most of which do not reflect our taste Upon moving in we were shocked to find that they had all been mounted with drywall screws, some as long as 2-1/2 inches, causing significant damage to the walls in virtually every room. In multiple cases they also obscured handwritten directions in dark pencil on where they should be hung. It has taken us six weeks to contract with a painter to repair and repaint the walls at a cost of more than $3,000. This has also prevented us from fully moving in, as most of our books remain boxed and our own artwork waiting to be hung. The ice maker on our $3,400 refrigerator has been inoperative since we moved in, as we are still awaiting back ordered parts. A third issue of which we were aware prior to closing: We will incur significant additional costs in contracting with a stone company to cover our front porch, which has three large unsightly cracks, two of which are about six feet long. ... We love living on one floor!

The only thing we were not happy about was the back yard. When we were shown lots we picked this lot because it was thr flattest. We think it is terrible that you leave the backyards where they can’t be used, it is even hard to stand up. The yards should be smoothed out before the grass is planted. with this being a community for older people that some have trouble walking you certainly didn’t think much about people falling. Please look into this before doing other homes this way. We had plans for a beautiful backyard and it is not possible.

House was ready close to promised time. Many mostly minor issues remained, some of which still do six weeks later. All in all, a good experience however, provided remaining issues are satisfactorily resolved.

Bought a move in ready home. Justin, site manager was great. Some minor issues. Didn’t have to make any choices. Would do it again.

The building process was smooth and on time. Some decisions have to be made very far in advance, for example, interior color when there is only a dirt lot. Some of the options are pricey. We paid $98K more than the starting price. The workmanship is good but there are some details that could have been better (paint splatters, caulk on the floor, missing weatherstrip). Getting things corrected has been slowed by coronavirus but we are confident that they will get done. House is energy efficient and comfortable.

Quality for the money, location and amenities, services and followup.

Quality of workmanship and materials for the price of the home is less than would be expected. We purchased the home in the community for the life style but are disappointed in the house.

Recently moved into our Del Webb Chateau Elan home. Several issues have presented themselves in the first few weeks. Fortunately the Supervisors have been extremely responsive and have taken care of them promptly. The overall level of fit and finish on the home was “good” but not exceptional. Based on the price of the home I would have expected a bit more. Thus the Value rating was only 3 Stars.

My experience through the entire loan process was the worst I ever experienced.

Area surrounding house on sides and back graded very poorly. standing water deep ruts. Grass seeded area very poor job

During the build process it seemed that it was more important to rush through the job rather than take a little more time to get it right. They reworked our ceiling three times before they got it right instead of taking time at the beginning. We have issues with doors not closing or being stuck and an electrical issue with the lights blinking if we turn on the vacuum or blow dryer but overall the house is nice.

The pace from structural decisions through the design phase is very fast and can be overwhelming. The lack of information on the electrical layout (e.g. lights, switches & outlets) creates issues at the rough-in inspection that could be avoided with more details at the structural phase.

I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. The sales staff were supportive. Showed me many options to help me feel comfortable choosing a floorplan that worked for me, and not just one of the models. The design center was great. My construction manager gave me weekly updates, and made sure all of my questions were answered. I never felt like a bother. I was able to ensure my forever home was just what I wanted.

The sales process was enjoyable. The salesperson was honest and knowledgeable. The design process was somewhat tedious but the consultant was a skilled designer, patient and helpful. Options and upgrades are limited and changes not allowed after selection. This is annoying but explained as necessary. We are very happy with the quality of the materials and workmanship. Some finishing have yet to be completed and timely attention to our issues has been spotty.

The homes are well constructed and displays that some pride and thought was put into the designs.
