I was pretty impressed with the whole buying experience. Scott, the salesman, was always very responsive. The whole process took a little longer than I had expected. Margaret, the warrantee person, has been very responsive when I reach out to her. The price was a bit high as far as I am concerned, but I guess to be fair, everything is high now.

They did a great job on the house. I used Pulte finance company I would not use them again or recommend them to anyone. I thought it would be smooth sailing but that was not the case.i put 35 % down but they have so many rules that I could not believe it.They would ask for something and two days later they would ask for it again.i finally had to hire my accountant to help me out and they couldn't believe it,but we got though it.

Considering it's a new house why do so many things need fixing. I was promised things would be fixed before move-in. That didn't happen. Frustrating House was not cleaned after construction was finished. Dead grass was installed,didn't recover.I would not buy here had I known.

Sabina , Joe and Ralph were very helpful. Whirlpool washer not very good. Refrigerator opening should be larger. Delayed closing presented problems for us but somewhat relieved by Pulte credit. Overall very good experience. Would definitely recommend.

Basically the house is sound and well built. Materials used are really low end, particle board siding rather than Hardy Plank, all interior trim is paper composite rather than wood, paint cheapest that can be purchased

The home has ended up being of average to moderately above-average quality for the price paid in summer of 2021. Since the price was locked at contract-signing, but the house took another 10 months to build out and complete, the value went up, but only because of the general housing shortage amid unprecedented national consumer demand. Initial workmanship flaws and timely and accurate attention to professional-grade corrections were noticeably lacking throughout the build, and the timely response of middle and senior management to emerging and entrenched problems, even more-so. As ever in full-employment times, senior management was loathe to adjust their practices or pay-scales to the new realities at the boots-on-the-ground level, and quality, reputation, and employee retention suffered materially. I was down to the house, from Chicago, at least once a month throughout the build, and had a professional home inspector/photographer taking 80 photos every weekend, so that I could catch mistakes as they emerged, or the house quality and finished product timeliness would have suffered even more. I also had to play the game of delaying the closing 4x, to get the yet-to-be-fixed punch-list of problems whittled down to single digits BEFORE closing, after which the buyer's funds are in the seller's hands and the buyer's negotiating power is nil. The whole process was incessantly at a low grade of anxiety and aggravation, at times boiling up to true outrage and anger. Games-playing on contracted-for appliances, and Pulte trying to unilaterally recut the contract on such issues, was just one example. More than once, I had to call the City of Westfield's inspection team. Pulte's senior-management decision to outsource finishing work to local companies is a poor one (and a practice that is new in the past decade), and its quality and reputation have suffered accordingly, although I'm betting that senior management's bonuses and pay have not. My sister's Pulte Del Webb house in Boulder, CO, built 15 years ago, is of the highest quality, according to her & her contractor husband. She and her husband were shocked at the degradation in quality and professionalism of the current Del Webb "product," as of 2022. Senior management needs to adjust their attitude and approach, and stop trying to mint money today at the expense of their reputation and future sales. The boots-on-the-ground managers were doing their best, but pretty much with one hand tied behind their back in terms of proper funding, hierarchical support, or adequate employees for the challenges, and the results are telling. ... Substandard communication during construction process, and we were fatigued after our requests for numerous meetings on site were met with indifference and silence. We had to constantly refer back to our sales agent.. 12 months of requesting a status via an on site meeting that never happened until the week of the closing.

I love the quality of the house.

I never built a home before, the thought of it was too daunting but DelWebb made the process easy and the end result is great! Everyone was easy to work with and EXTREMELY responsive to our inquiries and requests. I think the price of the home was inflated but the whole real estate market is same. The final price with the upgrades we chose was a bit more than we expected but we knowingly made upgrade choices based on what we like and the final product is a very good looking home.

The home is nice but would not give it a high quality rating. As an example there are many issues with the walls. There are nicks and pits in many places. On the hard woods it looks like a stain pen was use to cover up bad spots. And not used well at all. It looks like a kid used a marker on the floor. There are many examples where they cut corners. We are very happy with the entire process of buying our new home in Ocala, FL. There were the expected challenges due to COVID with materials and labor. The sales and design teams were great leading us through the lot purchase, home and construction selection, and design options. During construction we experienced challenges due to COVID, but in the end we closed just a couple months after our original date without any major issues. Since closing, the site manager and warranty teams have continued to assist getting issues resolved in a timely manner. Real happy with the overall home buy and build experience. ... More

Our sales experience was excellent. We choose to use Pulte's infrastructure all they way. Took out all of the stress of talking to lenders, insurance folks, etc. Everyone was professional. Well oiled system! Our on-site construction manager is EXCELLENT.

This was the worst experience I have ever had building a home. Huge company building for Del Webb where everything is sub contracted out. No pride in workmanship. Things are slapped together and beat up. Constantly pointing out how bad things were. Look through a home that’s built vs. a model home. You definitely don’t get what you pay for.

I was very nervous to go thru this process, but it is the best decision I've ever made. From the attentive sales team, to my fantastic construction manager, to the high-quality home I now have.... everything was flawless. Would not hesitate to recommend Del Webb!

Pulte is building the homes in Kimblewick too quickly. I had two in-house floods because installers couldn't find studs, they found water lines to puncture. My fireplace wasn't completed before the dry wall went up, resulting in no electric power to turn on the gas fireplace. A hole was cut in the drywall to fix this problem, but the hole is still there, even after promises to send a drywaller and painter over to fix IT! I owned a Pulte constructed home in Apple Valley, California. They took their time building it and it was sound. Didn't have near the problems that we are experiencing now! I hate to say this but, I am NOT happy with Pulte. Neither are most of my new neighbors! We feel for the amount we paid for our homes...Pulte has left us DOWN. I don't expect you will share this with buyers, but at least you should share it with your bosses. What happened in Apple Valley could happen here. ... More

From our purchase with Brendan , build with Kelly, and final fixes with Mike our total experience was quite good. The whole process took much longer than expected but then the supply chain crisis and lack of skilled workers was really the issue. We are pretty well settled in our home after 5 weeks and are very happy with our decision to buy DelWebb!

If you have the opportunity to work with Caryn in Port Saint lucie, you will be treated like family. Caryn was very caring throughout the process and was always available for me when I needed further explanation of the way things will happen. Its my first time building a new home and living in a gated community, sCaryn was able help me through the processes with a smile on her face always.

Mediocre construction and responsiveness overall.

I have worked with a lot of new construction in my real estate career so I have some experience with the build process. When having our home built our salesperson Samantha and our Construction supervisor Steve both went above and beyond our expectations. They addressed any issues in a timely manner and were extremely cooperative with all of our independent inspectors.

My Field Supervisor was excellent but unfortunately some of the contractors Pulte used were not. Some of these contractors. especially painters, did very poor work and seemed to have no accountability or supervision.

The subcontractors used to do the floors, windows, painting, grouting, cabinetry and final cleaning were all substandard. They had no attention to detail and were clearly rushed. There are a lot of quality issues that we now have to spend our time on to get repaired and nothing is fixed completely the first time. We are so disgusted with the lack of quality that we would never have bought this place if we knew how the house would’ve turned out. We are getting a lot of excuses from our warranty person who has told us he has 300 houses he is responsible for. We paid close to $400k for this house and it definitely wasn’t worth it. Be forewarned if you are buying that you will need to document and follow up on all of the issues. One example is that our frameless shower door is leaking so badly from under the door that it soaks an entire towel every time we shower. We were first told it was because there wasn’t a plastic threshold placed under the door so one was put on but it was put on too high and water is still leaking underneath. Now we have to have the entire door removed and tiles replaced to pitch the tiles differently so the water doesn’t leak out. This is not happening until mid August, which is almost 8 weeks after closing. The window trim and baseboards were not painted properly so there were scrapes and dings and multiple places where the paint on the baseboards was totally missed. The painters left countless drops of paint on the pavers in both the front and back of the house. If we hadn’t requested help to fix nothing would’ve been done. And when they sent someone to try and clean up the paint they did a terrible job. We were led to believe that Delwebb builds quality homes and we would totally disagree. They have serious problems with their build and finishing process that need to be addressed but I doubt they will. Also The cleaners did a horrible job cleaning the windows and floors. And they do not clean baseboards because it’s not in their contract. We also have electrical issues with circuit breakers popping all the time.
