Initially we had many issues with the Superintendent. We asked him to meet us at the house numerous times for issues we saw (a 2x4 split in half and not replaced just toenailed together, porch ceiling framing not attached to header board, still do not know if it was fixed as they covered it up). Once James was replaced with Jay, things improved greatly. Jay was responsive, answered questions and anything that came up he verified with us it was handled. If we would have had Jay from the start, all our responses would have been 5 Star.

Over-all the experience went well. Our concerns arose after we closed middle June. As with any new home, there will be items that need to be reviewed/repaired. These have been. The largest item we encountered was the back yard was not done well, at all. The slope was going into our back side of home. The water during rains (and even during the sprinkler watering) was not funneled well. We have major flooding. Multiple service requests have not been responded to except for email feedback. Max was the absolute best at what he does. He kept us informed with calls, emails, and pictures. In looking back, it would have been helpful to have had a check off sheet with dates, time frames, and contact people to answer any questions. Maybe a customer service person prior to completion.

A lot of things like closet shelving and shower heads that I consider cheap. Also backyard is totally uneven and pitted and danger to walk on.

Our experience overall has been a positive one. The most important thing that I want to point out is the way Josh kept us informed of the build process, answered all our questions during the build inspection and was there for our closing inspection making sure we were satisfied with our new home. Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

Our recent home build was mostly positive. Our building manager was fantastic as was our closing specialist. They went out of their way to help us as much as they could. The sales team did their job but offered no help when a problem arose regarding our funding of the new home. Overall however we are reasonably happy with the home and very happy to be a part of Sun City.

Our sales rep always wanted to be helpful and was always pleasant. Unfortunately, we sometimes wondered about her level of familiarity with the product. At the front end, we had to ask LOTS of questions and we would have preferred to have all options presented to us. Had that occurred, we might have purchased additional items; this is especially relevant to the pool - no one was available at the time we had to make pool decision to provide all options. We should have walked into a beautiful, ready-to- move-in home but there have been so many problems. The work is sloppy and products are cheap especially for what we paid. I’m disappointed with the condition of the tile flooring, the workers didn’t take care to cover it. Yes, the whole place is lovely but that’ll be months later. I must say when, putting in for service requests, Kristi is great with handling them. Many of the issues were resolved.

Overall a good experience. Being a brand new community, I feel like the “support services” are slowly catching up to the standard that Del Webb promotes in their website and materials (punch list items before and after closing, maintenance of community for existing homeowners as new homes are being built, etc.) Great experience with Sales team and our Construction Manager.

There are some things the developer does that are exceptional and others that make me shake my head and wonder if the designer was sleeping or on drugs. For example, the kitchen pantry door cannot open when the dishwasher is open. How do I put stuff away? Pocket doors are not an option; they are included where they are available. Why they did not include them in the master closet is a mystery. 3' of space is lost because of the swing door. There would have been no problem moving the electric on that wall... It is just something else that is not planned well. Oh, the pendant light ...

Oversell, we are very satisfied w our Pulte home. We moved from a much larger custom built home and while our new home is not a custom home, the finishes are very good. The building process went well. We had the advantage of being on the build site a lot since we were local. I would definitely encourage future buyers to do the same if possible. Communications during the build process could be more proactive. We would have also liked more flexibility & choices with finish selections, providing more value for the price.
