We felt good at first blush but not after moving into the house. As an aside, the house was overpriced as was the lot. Sign of the times!! General quality and fit and finish was disappointing. The house was dirty at move in and not move in ready at all. We had to call in cleaning teams to do interior and exterior cleaning to before we could completely move in. The quality control was far below our expectations. Apparently far too many houses are currently under construction for supervisors to adequately police the workers. The build was very delayed and we understand that. During this time there was reasonable communication. Once we did the walk-through and closed it was hard to get stuff done. We still have a missing lintel, both toilets are leaking and there is a hole in the plasterwork which is very noticeable. After three or four emails, the plumber is coming today...his office staff is rude in the extreme. The home and site needed a good clean when we moved in. Our salesperson was absolutely fantastic and helpful. Our construction manager did a great job of communicating and working with us. As we got closer to our closing date, it felt like items were being rushed and now that we are in our home, there are items that still have to be taken care of, which is disappointing as we have to work around furniture and fixtures we have installed. We love our home and the model we chose along with the neighborhood. Open items should have been 99% complete prior to moving in, and NOT having to be 'corrected' now that we are here.

My sales agent was wonderful, very knowledgeable, and helpful during the entire process. The shining stars in this community for sure. The construction is below my standards for a new home quality build. Communication was good throughout the process but falls short after you close. Getting the building/construction manager or his supervisor to respond to your concerns has been a challenge. The home was everything I expected overall, biggest complaint was lack of information. If I didn’t live close I don’t feel I would have known why my home was delayed in being completed. I had to make phone calls to try and get updates.

The house is, in general, well built. We signed our contract in May of 2021 and were given a timeline for completion of mid Dec 21- mid Feb 22. The house was not completed until late June 22 (13 months after signing and placing a down payment. The 2 glaring issues are: 1) no radiant barrier installed and 2) the premium dishwasher we paid for is not yet installed. The excuse on the radiant barrier was "supply chain issues". My Field Supervisor was excellent but unfortunately some of the contractors Pulte used were not. Some of these contractors. especially painters, did very poor work and seemed to have no accountability or supervision.

I am not happy with how our whole build went. We were sold a lot that had to wait 4-1:2 months to get approval to build. We ended up completing months after people that signed contracts months after us. Was not contacted and informed as we had to call or got no updates.

We love Sun City, but the home quality is only so so. Also, virtually everyone we have worked with is professional and courteous. However, the subs Pulte uses are slow to respond to correct deficiencies.

We all know now that buying new construction in the middle of a supply shortage is difficult and nerve racking. With that said we are happy with finally being in our home but not at all happy with the amount of time it’s taken Pulte to address issues of repairs and warranty requests. We’ve been dealing with non working appliances, incorrect windows and patio door screens just to name a few. 30 days into living in the home we found some work to be below standards and feel they were simply overlooked to get us to close on the home.

During construction the response to any questions we had by the building supervisor was excellent & so was his response to any concerns we had. Since closing & moving in, the response has been variable - a few have been prompt but several others have been delayed or ignored until we repeat these concerns.

The buying process went OK, spent 6 weeks in a Hotel which cost over $6,000. Never once were the VILLAS mentioned and never got help from PULTE as was discussed by 2 different people who knew my situation. Pulte has a good reputation, BUT they are only as good as the craftsmanship!!!! NOT GOOD!! SAFETY.. of individuals as we age I feel is not a consideration. The ELECTRICAL (light switches) are a joke... When you walk into a room for safety in the dark (night) one should have a light switch near doorway that turns on lights in the room the are entering. Home buying experience from selecting the lot was good, although I did not go for lot with bidding, choice of floor plans were limited, and same goes for upgrades and choices of material at design center were also limited. Construction from outside looks good. We really like many of the features of our home and the community is excellent. That being said.... the home building process was extremely long (14 months) and we are still waiting for some things to be completed/ fixed almost 2 months after closing. Pulte was in a real rush to get things done so some craftsmanship had suffered.

Given these extraordinary times, a perfectly smooth construct was never expected, however I would have assumed that such items as no insulation in garage ceiling, wrong door hardware on garage side door, construction cleanup of stucco droppings in sliding door, paint on almost every door sill, We were told that the CAC will be responsible for getting all these items looked after So we will wait and see if they are are true to their word
