We were told everything would be done before our celebration. It was not.

In general, this is a well built home. Most of the problems were related to poor painting quality issues.

The choice of colors of sidings throuhg out of the community make it look very sad.

The house is awesome. But, The ac went out 2 times. the 1st was on the 2nd day we moved in. I walk over to the trailer to ask for help. They got a tech out right a way and 1 hour later it was fix. The 2nd time was on 7/11/2021 @ 430. I made a call to warranty and they said they will get a company out to look at the unit. The tech on location for 2 hours and he stated they have order a mother board for the ac unit. That was on Sunday and no AC until Thursday around 12 noon. So far it working ok. The paint job was the worst paint job I to paid for out of my 5 house. With runs on all the wall and dry walls not done right. I call this in to warranty and they sent out a dry wall repair person. He stated this was the worst dry wall he has seen in the Del Webb homes. He was in the house for 2+ hours fixing bad paint and dry wall. The next day the painter came over and now all done. They have to replace the 1 rear glass door. The front door of the house before we moved in the door was kicked in and the frame broken. The bath tub has been repaired 3 times. Due to your personnel working over it and putting heavy scratches. I brought a new home from Del Webb not a used home. I had lights when we moved in and about a week later we lost the hallway lights. Overall I am satisfied with the condo. The most disappointing aspect of the purchase was that I paid a lot premium to have a view of a pond. Unortunately, they planted a mature magnolia tree directly in front of the dining room window which obstructs my view of the pond.

All in all we had a good experience with this builder.

Warranty issue not resolved after 4 weeks.

Very good quality home but a lot of construction related problems which need to be resolved.

Don’t always follow through with what they say they will do. Also a disconnect between sales and field crew

Craftsmanship and pride in work is low.

Great purchasing experience. We used Pulte for mortgage, insurance, title and recommended closing agent. We have purchased 5 homes over the years and this was by far the best customer service experience. Overall we are generally satisfied with our home. The one issue we have is the sloppy finish work and painting. Our hardwood floor needed to be refinished, have paint on cabinets and multiple areas where paint coverage is insufficient and color is overlapping. This is a common complaint if you read reviews from different sources so we were not surprised at the poor finish work. I believe over the warranty period these things will be corrected. For years this has been well known to Pulte and they are unable or unwilling to correct….. ... More

Buying a spec home leaves you very few options ... you have to like what they have picked and have everything installed meaning you will have to rip out to make changes. eg. We wanted to design our own closets and not have to do a demolish before install ... nope you have to take what they have designed. Otherwise we feel we got a quality build and a great house.

a better attention to details while the process of start to finish to closing is quite seamless and quick

This was my wife's and I first experience building a new home. Overall we are very happy with the home. We understood from the beginning that this was a major undertaking and there would be bumps in the road. Our project manager did a very poor job communicating with us during the build process even though we told him from day one this was all new to the both of us. Our toilet had a plumbing issue on a Sun (second day in the home) (thank goodness we were home) where it overflowed into our master bedroom. The plumber was terrific and fixed a blockage in the line (probably from the workers). Our hot water pressure was dismal. I had to go to the clubhouse to take a shower at times. The temperature would never get warm and pressure on the hot side was awful. After several visits by the plumber a clogged screen filter was the issue at the tankless water heater site. It had two leaves in it causing the water to not get hot or enter the tank properly. This took about 3-4 weeks to diagnose and repair. Last Friday I had a steady visit from painters, electricians, plumbers, tile repair guys to our home with probably more visits on the horizon for warranty work due to poor workmanship. A cabinet guy is scheduled for this Friday for cabinet work. From talking to my neighbors this is all par for the course and comes with the territory. I found that the individuals or individual responsible for my home construction did not listen to any of our concerns during the build process and when it was time for closing the answer was "just take that up with warranty" If someone wants to reach out to me I can discuss other items. Almost all these issues could be discovered before the homeowner moves in with a checklist of some sort. Fines should be levied against the workers when issues arise after the homeowner moves in. ... The team worked me to complete the entire purchase (offer to move in) in less than six weeks. Everyone was very friendly and helpful. The home quality is excellent. the only ding is in value. The $470k for a 2 Bdrm/2 bath is well over current market value (even with the current home shortage), but we needed a new house fast, and this fit the need. Had a few post move-in items that needed attention, and that took a month+ so took of a couple stars for that. Overall, very positive experience.

Quality was good in most areas. There were areas, however, where it seemed that the idea was to just get it done and not worry about how it looked. Examples: Paint sprayed on the window frame, nails in siding not driven in properly, sod layed in such a way that the yard is uneven and full of holes and landscaping planted haphazardly.

They build decent homes, our salesperson was excellent, but we had a 31-item punch list that was only partially completed when we moved in. Getting them back to finish was confusing and slow, but they finally completed it. The handoff and relationships between Del Webb, Pulte, warranty work, and the management company is not clear and could use some help.

The overall home buying process was easy and simple. My complaint is that the landscaping at the back of the house was incomplete and looks terrible. Complaints to the HOA have not been productive. If Del Webb/Pulte would respond in a positive way to improve the landscaping, that would be appreciated.

Our Field Manager in Del Webb, Andres Ceja, was amazing. After closing, minor defects are normal. So many new parts and vendors to the home. Andres was the guy that we could depend on for support. Without his attention, it would have been a very different experience. Top notch, warm and genuine. not many guys like him around in the industry.

there are design flaws. The door to the balcony should have been a sliding door. The central island in the kitchen is big relative to the size of the kitchen. The second bathroom should have had a sliding bathdoor option. The large closet in the back of master room has no air vent and is stuff when the doors are closrd.

Communication wasn’t great, and response to issues wasn’t all that good

The builder was not responsive to minor changes during the home building process. In addition the builder made two major mistakes (fireplace & cabinets) which my wife and I uncovered. However our PM Chad did an outstanding job resolving those problems and other issues.
