Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste!

I am overall pleased with the house and workmanship. Craftmanship is good but not great but you get what you pay for.

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things ...

Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Lack of natural gas in the community is a big draw back - every thing is electric.

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. Our builder did a great job keeping us informed weekly on progress of house build. He also addressed any questions or concerns we had in a timely manner. We like our new home. Only wished that we could have made a few extra changes to floor plan (add a sink, add built in shelves in showers, etc.). Pulte mortgage process was easy.

The home is well built and the project manager was excellent. Cabinet and appliances are poor. Even if upgraded from base level. Most cabinets had defects from factory and had to be removed and replaced and all appliances needed warranty repairs immediately .

The best advice I can give is to make sure you know what you are getting. There are many things about the models that are not standard. Do not assume anything you see is going into the home you are contracting for. Go threw the model you like with your sales rep and let him tell you what is in the base price and decide every single upgrade you want. Like outside flood light, can lights in a particular room, under counter garbage cans, an extra outlet somewhere...everything just be spelled out before you sign on the dotted line. Upgrades can easily exceed $70,000.

Has taken several days to have sub contractors fix minor problems. Also several basic home amenities such as garage walls, ceiling and door not insulated and no patio only a stoop was included. Had to contact sub contractor personally to have patio built.

To begin with our construction supervisor was great. This helped in making it better. You have to remember these are not custom homes. They are out up pretty fast. If you can. Live to visit often you are much better off. The worst and really is annoying is the cheap paint. You can't upgrade the paint quality but almost everything else. Since it goes up quite fast and it is contract labor you need to be aware that the walls are not square. We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.

We've built several new homes & the quality at Del Webb Homes is not top notch but it's decent. We were really disappointed that since we live the majority of our time out of state & this is a "2nd home" , our 1st water bill was horrendous due to the sprinklers being on a cycle of EVERY DAY 3X A Day before we were able to get them changed!!! Check everything out immediately!!

Disappointed in kitchen cabinetry. Could be so much better easily plus dishwasher is in wrong place. Big mistake! Flooring installation is poor. People are the best thing Pulte has going for it. Everyone is super nice and as helpful as can be under circumstances. Value is not there. Feel that I have paid too much for what I've gotten.

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.
