The purchase portion of our new home was a wonderful experience with professional and friendly assistance and support. The Design Center experience was at first great and we were excited but there were issues in the execution of details that were disappointing. The actual construction had a number of flaws that to this day have not been fully resolved, although the Customer Care representative is following-up. The major open item is the front yard where it is obvious that providing a barrier between our lot and the utility easement was not planned. It appears the builder cannot decide on how to do there right thing and provide a barrier in keeping with the appearance of the community. Great structural, but finish work lacks detail, completeness and finish.

Check all paperwork. Do your walk-through slowly and look at everything and make sure everything works for you. Question all cost and all changes or added work. go slowly. have them fix everything quickly. Make a list of vendors and when and what they do to correct any issues.

Very happy with our new home and especially this area in Florida. Everything we need (shopping , restaurants) and more. Amenities here at Del Webb are first class and everyone here seems happy with the new lifestyle as are we.

Very pleased with the overall building process and the quality of our new home.

Some materials not top quality, as in baseboards, etc. Floor tile installation adequate, but not wonderful. Walls not even and/or level. More choices with hardware/faucets/light fixtures. Overall a beautiful home but I have had experience with private builders with better outcome!

Overall, we are happy with our house. The purchase went smoothly, our salesperson, Angelia, was extremely helpful. Nikki was a great help with picking out our interior options. Our field manager, Josh, kept us calm during the building process and was great during the walk throughs. We had a few minor issues, but all were addressed quickly and to our satisfaction. We had looked at many other communities and builders before deciding to buy here. We feel that our house is a good value.

Common grounds (entrances, clubhouse, outdoor activities area, roadways) are top notch and beautifully maintained. We found our home well supervised during construction and, upon closing, structurally sound, weathertight and attractive. Our principle concerns center around *upgraded appliances (washer/dryer, refrigerator) that are, from our perspective, substandard *woefully inadequate process (at least, on weekends) for calling in emergency situations. This stems from trying to report a leak in the irrigation systems water main. It took 2 1/2 days to get the problem resolved in its entirety. *certain, but not all, job sites are inadequately policed by supervision with respect to trash at the end of each day. Some sites are downright disgraceful; dumpsters are overflowing, raccoons are seen within the dumpsters, paper and trash blowing onto the properties of established homes and common areas. ... More

Very happy with the quality of our house. Everyone was very responsive durning the build process which was very helpful as we were not in the area.

Excellent customer service for issues.

We were impressed with our field manager and the people in the sales office. The field manager answered questions and kept us informed as the building progressed. The overall house construction is quite good. More attention could have been paid to the overall planning of the cabinet placement and tile installation and details.

It would be very helpful to physically look at the lots before making a choice which to buy The appliance package is difficult to choose without knowing which models you will be getting

We love our home and appreciate the guys who responded to take care of the items that needed tweeks. All were suberp. Only issue I have is with having to install a R/O system to our kitchen sink and frig. We were informed by our field manager, which I was very grateful for, after we purchased would have like to have been told upfront especially since I specifically asked prior to buying.

I was happy to have had someone living in Sun City West that could keep track of the process. There were some issues that needed addressing in my absence as I was selling my home in Wash State until I moved down in late July. I enjoyed meeting my Project Mgr and consider him a friend. I was disappointed however. I had my Realtor Rep with me as well as my friend from SC when I made my selections at the Expressions Center. I had selected to be able to pick out my granite. I was excited to get the call to come down and select it. As it turned out, it was not put into my contract. I was also not aware at the time of selection that it would cost me $800 to do this. I had my representative select it as it was unable to return so late in the game and in the midst of my sell of my home and moving. I would have agreed. What disappointed as well, was that I was charged an additional $200 to make the change in my contract. It was not my fault that I WAS NOT INFORMED OF IT at the time I completed my contract selection..I was living out of state and returned for this meeting. I called Expressions to ask why I had not heard from them regarding my selection of granite . Both of my witnesses at the expression center said they heard me say yes to granite selection and nothing saying it would be additional $800. Like I said before, I would have agreed to that as it was such a special purchase. Aside from that, someone tried to rip my fire insert out after it was put in and before the house was secured by locks. Facing was found outside in the dirt! I had to insist that a crack in my foundation running full width of my house be sealed. I had electrical outlets placed in wrong places and EVEN had some covered up by the sheet rock contractors, which was missed by foreman!! Broken window by workers took weeks to finally get replaced. The quality of craftsmanship is not what I thought it would be and what I would expect from the wonderful advertisement. I was frustrated with the sloppiness and poor work done on my ventilation system . Crooked not centered off center. The quality of some the subcontractors is suspect and need to be addressed. Numerous owners around have complained about the work on their places. I hoped I wouldn't have problems but that is not realistic. I expect that the warranties and customer service be top shelf. I realize their is a lot of homes going up! I think the project Managers have too many to handle to be able to produce the quality that you expect. My previous home was custom and I enjoyed it for 23 years. I am going to enjoy my home here but hopefully my feedback will help you to do a better job of selecting contractors, thank you ... More

Overall very pleased with the maintenance service orders submitted. Scheduler and crew responded promptly and did excellent job. Workmanship can be improved. Several places such as granite top, concrete surfaces are "rough". Plumbing - so far good. The only item feels very disappointed is the kitchen vent hood. The 36" vent hood from Whirlpool can only provides draft on one side because of the weak motor and the motor being mounted on one side only (verified and replied from Whirlpool). This leaves the other 2 1/2 gas burners on the cook top essentially "smoke" and useless to a certain extent. ... More

In the excitement of building a new home, pay attention to the small details.

By today’s standards I believe our Del Webb home is as good as any mid-range new home, and better than some. We had an excellent field manager who worked hard to deliver quality, but it largely depends on materials and the actual laborers. Materials are mid-range. Laborers move very fast and sometimes pay less attention to detail than I wanted. This is today’s world, I guess. But we pay top dollar for Del Webb. Maybe not River Oaks prices, but this isn’t River Oaks. One serious issue for us was our sales person who mis-informed us on several issues. We only had one sales rep. Maybe others are better. I would give a much lower “trust” rating if it was only based on sales. Another issue is having to make so many decisions so quickly, based on very little information. Read everything, including HOA rules, before you commit, and try to fully understand each each design decision before you commit. In the end, it’s a nice place to live, and we do have a pretty home. ... More

We are overall very pleased with our new home. We do have issues but they are being taken care of.

start your process early

We love this house, its layout, roominess, and amenities. But, it gets rather pricey when you want things the way you want them, rather than how the "computer system" wants them. For example, the "computer system" said we could not extend tile into the closet immediately adjoining the 2nd bedroom's bathroom. We were forced to have carpet. Similarly, we couldn't have the same color cabinets in our Laundry Room as we had in our Kitchen. Good grief! Craftsmanship? The bricklayers did an absolutely outstanding job. Just about the best bricklaying I've seen anywhere. Painting? The painters did a great job, too, on the walls, ceiling, and trim, but unfortunately also the floor, door knobs, strike-plates, tile, mirrors, electric cover-plates, etc. Oh, yeah, and if you want to inquire about making a change, it'll cost you $250 just to ask the question. And, that $250 is not returned as a credit should you move forward with the (costly) change. The Sales Representative and Construction Supervisor were both great to deal with. They were attentive to our needs throughout the process. We received regular weekly updates throughout and sometimes more often, always keeping us to date, especially when we couldn't be in San Antonio at the time. ... More

Loved my DelWebb experience! It’s a great community and I love my new house!

We did have a few issues before closing that took some persistence on our part to get resolved and a minor electrical issue after closing that WAS resolved quickly

Be careful about upgrades. Those are pricey and not the best value for money
