Waiting to get issues addressed. I believe the placement of lights and fan mounts need to be reviewed. Noticed this after moving in.

Details matter to ensure your options and issues are fully resolved. Seller options are limited and several post close elements were required at buyers expense post move in with local independent service providers to create the home details we wanted.

The construction process was very good manager kept me informed weekly and made time to meet with me every time I was in town. The design segment we felt rushed and you can’t make any changes after that appointment.

Community is excellent, but they build A LOT of homes, and the fit and finish is sometimes uneven. Wall insulation is not great; you can hear from room to room. Still, the houses have nice floor plans, community amenities are very good, the neighborhoods are well laid out, and it’s pretty here. Ideally, you’d want more insulation and a little better lasting quality in the homes themselves, but the overall experience and vibes are positive.

Getting someone to show up to fix an issue- so far a month. Construction around you is difficult when you need to get in or out of your driveway. The board needs to be more proactive about real issues. Communication seems to be an issue here. Once they sell you they are pretty much done with you.

Base price of home was manageable for what we were looking for but was a very basic no frills house. We were moving from a high end custom home in a gated golf community so we were having a hard time making the transition from custom to production builder. The biggest issues for me was cost above basic home cost for upgrades ie kitchen, bathrooms, flooring, gas fireplace, paint, tray ceilings with 6" crown and 7" base boards, insulation of and finishing of the garage (we elected to get the garage extended by 4 feet). We love the neighborhood, and the buying process was great. The value for the price paid was not so good, for example, the windows are out of square by more than 1/8” (noticeable difference when hanging blinds); some of the walls are not square which causes the doors to look out of alignment, back door is not double panes, so you can feel the heat or cold radiating through the glass, electrical plugs put in weird places (right next to corners). I appreciate the response to some of the issues we have had.

The design center offers a variety but you cannot make your own changes to materials. You also cannot make any structural changes in the plan that you pick. So be sure you are ok with this before you purchase the home. Your yard easements are fairly large. Going through modifications to the property is time consuming and frustrating. Workmanship in and around the home was a bit sloppy and overlooked. Sod was laid on trash and trash was found all through the yard.

Structurally sound but Finish work needs alot of improvement. Scratches on mirrors and scratches and chip on shower/tub enclosures, less than acceptable tile installation with different color grout, cracked tiles, patched grout throughout. Damaged cabinet drawer.

The building superintendent was the best, but some of the workman ship was poor. Example, the outdoor spicket was connected to the hot water but that was fixed. The landscaping is not good and the grounds contractor does less than acceptable work.

The Del Webb sales and construction staff are very knowledgeable and very professional. These Del Webb employees are responsive and very helpful during the purchase and build process. The mortgage team and after purchase customer service are unresponsive and terrible to deal with. One of our bedrooms has minimal HVAC airflow and the temperature is unbearable at times. The customer service team stated, “You signed the walk through documents and made no comment about it therefore we will not make any changes.” How would you have known about the issue at walk through? We have found issues with the irrigation systems, sod, landscaping, and roof leaks. Interior of home was pretty good but the roof leaks are causing rework of drywall. We continue to find other issues which makes me worried about what else might go wrong. They have been pretty responsive to getting things fixed but the quality isn’t there to begin with.

It has been almost 2 months since move in. We have 19 items on our warranty to be fixed items. One electrical issue that took 2 weeks to get a response. One security issue that took 3 weeks to fix. We were told how great the Pulte inspections were - not sure about that!
