Since you asked....Although we moved in 3/26/2020, there hasn’t been any follow up to concerns about issues that required Del Webb post settlement response at our home. The excuse is always Covid, yet 1) building construction nearby for Del Webb continues with workers working shoulder to shoulder, as does 2) landscaping in our neighborhood, as well as 3) business back to normal for staffing at the sales office We finally hired someone to paint out front door. Landscaping for our lot has still not been completed. Del Webb has collected HOA fees for 1.5 years but out community center has still ...

Provide followup support w/Homeowner and Edison to start-up Solar. Ours is still not operational, contrary to promises by Edison and Tesla. Albeit, were all under the rules of the current pandemic, followup on repairs required, i.e. garage door opener is lacking.

House was not clean: paint, grout and glue on floors, trim, tile and cabinets which created extra time and expense to clean up construction “dirt.” Concrete on outside patio/ porch had blobs of concrete and red mud stains.; doors nicked on edges likely when put in; bath tub and shower pan scratched/damaged.. Basically home was put together well but finish work was not what expected in home of this price range.

COVID-19 Impacts Builder Ability.

Pre-sales to Settlement were excellent. Unfortunately COVID-19 hit right as we closed, so the post settlement interactions and follow up could not happen as they normally would. So I am waiting to see how well it goes once Covid-19 affect is over.

My new home doesn't look like the models. My electricity went off early morning on lst full day in the house. Who do I call? Couldn't find GFI to dry my hair. Couldn't start the dishwasher. The garage floor is filthy. The bottom kitchen doors look like they are fabricated. Part of it is peeling off. I would like doors to be like the larger doors. Hole in my driveway. We were really looking forward to our DW home and experience, unfortunately we moved in during the pandemic. DW/ Pulte did everything they could, with safety a top priority, but our pre-closing was without a representative and a lot of pre-closing items had not been attended too. I have confidence they will , but it is discouraging when you don't have a lawn or any landscaping for months, the clubhouse is rumored to have a significantly delay, and communications to get real answers is not happening. I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

Slow Response Times on Repairs

This is my second new build. Very slow response time on repairs. They will not do repairs on issues found after final walk through. Now I have the bathroom countertop that has scratches we didn’t notice at the walk through they will not repair. The same on the granite on the kitchen countertop that was brought up at the walk through but now are saying that’s normal. The countertop looks dirty covers in water spots and smudges. All they did is sent the cleaners to reclean but still looks horrible. Now I have to pay to have it replaced. Ridiculous. It’s been two months still waiting ...

Our new mutual experience was good with Alex. He was very professional, knowledgeable and responsive. After the closing it went downhill fast. They had to come back four times to install the right glass in the master shower. They came back four times to fix/replace the flex room doors. Finally had to remove entire frame. Still waiting for them to be painted. During final walk through we identified many issues with cabinets (screws coming thru range hood, dings and warped cabinet doors). Can't say too much as I just moved in 2 months ago. I have started a list of things that need to be fixed. So many of my neighbors are talking about their house problems and how hard it is to get things fixed. I hope I don't end up in that situation

It felt like once the home closed the attitude went from “tell us what we can do for you,” to “we did that according to code and you need to accept that.” Items like fencing are not included. Builder issues have arisen in the community with ground movement, though not to us directly. Issues have also arisen with construction of the community center. But we love the location and our neighbors.

I do like what I ended up with, but looking back, this is an overpriced product. Pulte has builder level product, builder level quality, which I can get at any Home Depot. My expectations for the price I paid were much higher. Based on stories from others in our neighborhood, I feel very lucky with the sales person and construction supervisor we had - both were excellent in my opinion.

No Quality For the Price

We paid over $800,000 for a less than 2,000 SqFt home. The fixtures, lights, plumbing hardware, and finish trim are all builders grade on the cheep end. The switch locations for various lights make no sense, The lawn is nothing but weeds. On the plus side, the house fits our needs very well, the location is outstanding, and the Del Webb activities and social aspects are outstanding. Those are built into the house cost, but the basic house is no where near a $400 per sqft property

Like I said the whole buying process was great but then it went down hill. Pulte Title is horrible. Kept asking for same documents. Pulte Mortgage was great. Workmanship is horrible. Paint splatters and spray everywhere. House was dirty when we moved in. Didn't clean windows or windows sills (the high ones that you can't see, left paper and saw dust up there) , left the paper from sliding glass doors on the frames and caulked it on them. Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

No oversight on workmanship leading to many problems which should not have passed. Still waiting on some items to be fixed. The HOA fees went up $70 per mo. right after moving in. Many HOA issues like cafe losing 50 cents on $1. Very limited seating indoors and out. Kitchen too small to serve enough people. Monthly food & beverage increased to $80. Door had to be replaced which was done in a somewhat timely fashion. Had to make SEVERAL phone calls and 7 weeks later it remains unpainted. Closed without refrigerator which we were told was not included. Except that the contract said that there WAS to be a refrigerator. Took several weeks to get that.
