Documentation on appliances were missing and no help from builder to get information.

It’s a great home and good design how ever I found that there are a few Cheap building materials that were used and the Landscaping is sub par and cheap

HOA policies are tainting this review

The Pulte buying experience was good starting with the sales rep. As for the build, our Construction Mgr did the best he could & was obliging in getting the necessary items done. With that being said, he was the best part of the building process. The build process was average. We hired an Inspector for the entire build & he fixed the many issues that needed attention. The painters were just horrible & sloopy. No attention to detail. So many things that need touch up moving forward. Have to wait 10 months before all this is addressed. Their policy. I have done two other new builds & this one has given me concern. Hopefully all these issues will be addressed down the line. Love the area & look forward to our new lives in Sun City & all it has to offer. ... More

Over all the experience was good. There were some issues, Brought to Jeff’s attention-awaiting resolution.

Good experience. Never knew though that we good have had blinds for windows included. I ended up with paying for blinds. Only bad thing I could find

The construction supervisor, William, was GREAT. I give him a 10 out of 10. He worked with us and kept us updated throughout the construction process. The follow up person, Robert, that is supposed to pickup any issues still open after closing on the property has not responded or followed up on anything. He gets a 0. The sales agent, Carin, was very good. She gets a 10. We have a problem with trying to change our mailbox. It is located at the top of the row and my wife is too short to see inside the box and hard to retrieve the mail. The Closing Coordinator with Pulte Group, Rita, keeps insisting that we will have to receive a handicap box which requires a letter from my wife's doctor. To be clear, we DO NOT want or need a handicap box and have NEVER asked for one. She also says that all of the boxes have been assigned to all addresses in the community and can't be changed. She further said that the Post Master is in charge of this. But my wife spoke in person to Patrick, the Post Master, and he told her that Del Webb Pulte has all the keys and that Pulte was in charge of assignments. I am sure that Rita still has at least 100+ homes that have not been completed or even started and therefore those mailboxes have not been given to homeowners yet. Rita further suggested that my wife bring a step stool and a grabber to retrieve our mail. So, for the next 25+ years, she will, rain or shine carry a stool, a grabber, and many times an umbrella to the mailbox and then carry all of these items plus our mail and packages or boxes back to the car. What an absurd idea. Rita gets a MINUS 10. The grass from our property line to the lake was never put in. There are completed homes on our side. The ends and across the lake had grass installed several weeks ago. Our whole section has weeds growing higher every week and the dirt to the lake is eroding away. Another 0 for the HOA. ... More

Warranty issues need to be addressed with some urgency. Toilets were cheap and seats should be self closing. This is a low cost feature. Sales need to offer more options and time to consider.

The house was build well but not great. Little details and finish left a lot to be desired. The process relies on and leaves too much of finishing touches to warranty which is a challenge for timely fixes AND an imposition on our time. We were firm with our punchless but numerous things still fell through the crack ... be persistent BEFORE closing to get things fixed.

Was good we lived nearby and could check the build process along the way. No real issues developed, but we could catch, and get corrected, minor issues well in advance.

A lot of things could have been better including the quality of the materials used, the quality of construction, and the communication. Switching CMs near the end of the process helped.

The neighborhood is great! The neighbors and activities are welcoming, very friendly, and fun. The lifestyle director is outstanding. The build and purchase were hit and miss. We had four different salespeople, our construction manager left just before we closed, and I think we're on our fourth service representative. The design center was very good. The construction manager was ok, but not very attentive or communicative. The cleanliness of the construction site was not good at all. The final quality of the build seems to be pretty good and I'm happy with it. The warranty service follow through has not been impressive. We have issues that have been open for several weeks. Love our home. The Floorplan is beautiful. There were issues in the final stages but most were addressed. It was after closing when we found a few other issues missed by us and our inspector. We are still trying to contact them to see how we can rectify the situation.

Buying process was okay. Alot of paperwork needed to be completed before closing.

Working with the DW Sales and Pulte Mortgage teams was very good. My Pulte mortgage rep, Danielle, was FABULOUS!! She worked FOR MY BEST INTEREST ONLY . . . which was so very much appreciated. The workmanship of the house seem rushed as numerous issues were detected at final walk through. Also, most ALL of the plants in front landscape have died. . . was not please at all with the response and care from their vendor, Kokopeilli.

Had some issues Christian was pretty responsive and got back to me quickly. Still some problems to work out A/C compressor is very loud. Extremely poor placement of unit putting it right outside a bedroom window. They came to fix it but is still loud. Will try again but placement is is major issue ,it’s so loud someone could never sleep in that room and with a two bedroom home that is a problem

Hello, we purchased a Del Webb home with Pulte builder. Our experience was better than we hoped for mostly due to the efficiency of our Contractor Project Manager who was very good at organizing his workers which resulted in a very quick build. All new builds have issues and ours were minimal. As in all purchases, the sales group was a little misleading. In this case in the number of households planned for the neighborhood. After living in the DelWebb community for 6 weeks, we love the neighborhood and activities provided.

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

My husband is a realtor with 24 years experience. I worked with him until I retired helping with walk throughs for out of town buyers, colour choices and general help with customer needs. He still runs a very successful rental business as well. This is our seventh new home so we are very familiar with new home sales. Overall we are pleased with our home. Price for upgrade were very expensive and not as good quantity as we thought. The standard and quality on paint is the worst we have every experienced. When you rub a little mark off you remove paint and orange peel! We have nail heads on the baseboards that haven’t been filled, lots of overspray on the floor tiles and I believe certainly there is only one coat of paint overall. Doors have been sprayed but both ends of the doors have had no extra paint put on. Jon who built the home was very nice also Jason is doing his best to complete our punch out list. Very disappointed with the quality control person who walked through our home after Jon handed it over. Lighting under the upper kitchen cabinets is disgusting! They are nothing like the model home on which we based our decision on to spend $1,300 on the upgrade. Also a particular overpriced ungraded was the outside wall lights either side of the garage door. We paid $400 for them! Certainly we would not spend that sort of money on upgrades if we had known the quality. The garden looked ok before we moved in but by closing lots of mulch was washed away, sprinkler head broken, weeds and what looks like a dead tree in strip of grass between the sidewalk and road. Fit, finish, and cleanliness left something to be desired.

Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

Warranty after closing not the best.

Communication between Pulte and the subcontractors (Trades) was the biggest complaint we had with the process. It also seems like the job of the project managers is to schedule jobs to be done by the Trades, but not to actually check the quality of the work. Pulte set our initial closing date, under the assumption that the home would be finished by then. We had an independent inspection performed 4 days prior to close, that ended up being 139 pages long. Maybe half of the issues were cosmetic in nature, but several were structural/insulation/roofing/gutters/floors. We had to reschedule closing for 8 days later, knowing not everything would be completed, but our lease was up and we had to get out. It's been a month since we've closed and most non-cosmetic issues have been addressed, but not all. Project manager tells us that Trades are scheduled to be here at a specific time, but half the time they don't show up or even bother to call. Very frustrating. Our last home was a custom build that went exceptionally smooth and was a great value for the price. We were spoiled by that experience. But that builder had a smaller operation and employed most of the Trades, or had very close working relationships with the subcontractors. Pulte is a much larger company with very little control over the Trades. If Pulte is the dog, then the Trades are the tail that wags that dog. The project managers are easy to work with and do their best, but the process restricts what they're able to control. Like many of our neighbors have told us, don't expect everything to be cleared off your punch list anytime soon. Some of them have been waiting well over a year for issues to be addressed. Don't get us wrong, we're happy to be in Del Webb BayView. The people we've met here are great and the neighborhood amenities are wonderful. But the building process leaves much to be desired. ...
