It is suggested that the Prospective buyer have all his questions answered and be totally satisfied during various phases from lot selection to completion of their dream Home.

I must say, upfront, that Pulte's Warranty Department is very responsive to homeowners' issues. Acknowledgment is almost immediate and action for remediation is advised with a defined time period. Hanook Haroon is my Customer Care Manager. One could not ask for a more caring person. He is not a long distance manager - he visits my home, reviews the most minute of issues, makes suggestions for resolutions, contacts the contractor where necessary and follows up regarding satisfactory completion. My discomfort is with the On-Site management. New homes are going up all around us. That comes with the attendant swarm of workers and their vehicles, the noise, the dumpsters piled high with debris, and the facilities for the workers. Whilst I have no choice and must accept all the above, it is disheartening that there seems to be a lack of consideration for the comfort of the contiguous homeowners and their property. And it does not take much. It would make a difference if debris is cleared more frequently, if worker' facilities are not used to FRAME existing occupied homes and said facilities are cleaned regularly. One would think that safety precautions would be taken if a hurricane is approaching. No! Dumpsters are left piled high with construction debris for nearly a week while the site is shut down. In conclusion: I am satisfied with the away management and with the structure handed over. I am happy that the Warranty Department is so supportive. However, I am filled with dread that I will have to endure months (maybe upwards of a year) with the seemingly nonchalant, do-not-care attitude of the On-Site Management. ... More

Build a positive relationship with your building manager. Especially if you are building from a distance like we were. Ask for pictures on a weekly basis so you can keep track of the progress. Also write everything down describing any changes or additions, including annotating diagrams and schematics. That will make it easier for you and your manager to reference what was agreed to and avoid issues down the road. And be proactive. Get all questions and issues on the table right away so they can be resolved before it's too late to change.

Overall well built home. Supervisor of job was excellent and knowledgeable - and very helpful and responsive. Did a terrific job considering the time pressures and dealing with multiple vendors and weather delays. Assured readiness of home for closing. However, Pulte in its zest to close homes pushed hard to finish job - resulting in lots of small issues that needed to be addressed after closing. Not very different than other builders we have dealt with. Customer service department responsive to a point and then slacked off. Vendors were either non-responsive or very responsive. I recently moved into my second home in the Rancho Mirage community. Why - you ask? Because the lot I originally wanted had not been released. When the lot was available, eight months after my first purchase, I decided to take a chance and put my original home up for sale. The home sold immediately. I am now enjoying a view of the mountains in my (second) new home in the same community. LOVE IT! Love it!

Field Manager very responsive and accommodating. Nice upgrades in my model home.

The house is comfortable and meets my needs, but not everything was perfectly done inside. There were issues like front doors not working/not sealed properly, leaky faucet in both of the bathrooms, and a number of cosmetic issues throughout the home. The mailbox is very far away from the house, around the lake, and is very inconvenient for an elderly person to reach. However, the managers of the property have been responsive and the issues were resolved quickly. The staff in DelWebb are friendly, responsive, and helpful.

Initial Purchase When we first walked through the model homes, we were surprised at how great they all looked, and after a lot of discussion, landed on the Sanctuary floor plan. It will make the perfect retirement home for us. The Del Webb (Pulte) agent was helpful, knowledgeable, and friendly and led us through the process, addressing all our questions. Design Center The design center appointment is extremely important, and though long, it was fun. There are so many options from which to choose, and our consultant helped us determine the best choices for our vision. Can't stress enough that before you go to the design center, have a vision and a plan for how you see your new home's style. Build Process We were out of state during the build so relied heavily on the weekly updates from our field manager (from Del Webb) and our realtor. Our field manager did everything he could to answer our questions, ensure the build went as smoothly as possible, and that the home met our expectations. And when it wasn't right, our field manager did what he could to get it fixed. This process was also helped by weekly photo updates from our Del Webb agent and our realtor. Final Inspection This took longer than we expected. Mostly because we expected better from the painters than what we received. It wasn't awful, just didn't meet our expectations. I'm sure they weren't happy to have to come back and see all the painter's tape on the walls of spots they needed to fix. We know and understand they are over-worked and rushed. I'd encourage them to slow down and do it better the first time. We were also disappointed that he house wasn't as clean as we should receive for a new build. The tile floors had stains and spots; all the window slider tracks were caked with dust and dirt; the HVAC filters were the same; even a couple grimy hand prints on the wall. Not the end of the world, but certainly below expectations. We had a tile and stone company come in and clean and seal the tile floors. We had expected that would be done as part of the purchase. Value Overall, we definitely received a great value with this home. It's fantastic and we are happy we bought it. House is solidly built. However, finish limitations are very onerous. Warranty responsiveness is acceptable.

People were friendly, helpful, and knowledgeable

The homes are built with top notch materials but since the finished product depends on humans to bring it all together the buyer still needs to pay close attention to details. We are still cleaning up grout overage on floors, sloppy concrete drips on garage floor, poor paint coverage, just lack of care of the details. Stuff that a buyer tends to gloss over in the "celebration" walk thru. Buyer must be sure to review with a close eye to detail because the field managers are very good at correcting all errors before closing.

Choose your options wisely. Keep contact during construction.

We are pleased with the house except the trim work is not good at all. The finish is rough & lumpy. There was no attention to detail on the baseboards, door frames, and where the shower tiles meet the walls. The cover that Phoenix mounted in the laundry room looks pathetic. It will not stay closed & it looks like it’s falling off the wall. There are gouges all around the door. We found Robert to be trustworthy & very helpful. Jenna & Nikki were fantastic. We would not have considered putting money down for our home if it wasn’t for this team of helpful people.

My overall experience with Del Webb was smooth. Darren from Sales was helpful, courteous, responsive and professional. Delivery of my home was on schedule as projected. Closing process was smooth though my closing statement needed adjustment for a missed down payment. Minor defect was spot on my quartz island countertop at pre closing inspection. The whole countertop was replaced in the morning on the closing day. A number of carpentry items (such as nails punching out from side) have to go through the warranty process. We would hope better quality control can be done by Del Webb instead of having customers to find out at inspection or after move in. ... More

Overall, the experience was very good but a few things could be better. For example, a "Floor Outlet Option" is predetermined per plan but I was told I couldn't have a copy of the plans. It's useless where it is. A drain for the washing machine was missed when the slab was poured and well into framing. Obvious mistake which was missed. It was corrected but this should not have happened in the first place. After closing and while moving in, we discovered the dryer vent had been sheet-rocked over. Why was this not noticed during the final inspection by Pulte? It was quickly corrected. Overall, we are very pleased with our home. The few other problems we have found after moving in have been very minor and have been quickly corrected. ... More

The builders team did what they promised in a timely fashion

Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

Many areas of sloppy painting. Paint specs left on floor and bathroom appliances. One of the crown moldings has sub-par wood that was just painted over. Doors not lined up to operate correctly. Divot in dishwasher door. One by one major items are being corrected. Overall happy with the house but expected better workmanship.

Closing comments regarding our buildout experience!!! Let me start by saying following our first introduction to and with our building Superintendent we have had the upmost confidence in his abilities and commitment to deliver the best quality to the buildout of our home. He has both met and exceeded our expectation all along the buildout process. In addition we offer our upmost confidence in our Warranty Services Mgr. his abilities and commitment to deliver the best quality follow up on all the issues left behind the buildout process. Our initial introduction to/with our Building Superintendent expressed our expectations for this build out and that was/is “ in Life and Work commitments should be “Do it Right the First Time”, we tolerate followup repairs to mistakes and less than Craftsmanship! *Pulte as a builder you should be embarrassed with the lack or care/quality tolerated/reinforced in your building process! As an example we experience a leak in our roof through a faulty roof vent shroud, just weeks into our build out completion, and sadly the roofing contractor who came to repair the faulty installation said,” this was not an uncommon leak experience” We payed extra time and attention to every phase of this build out, and documented months of mistakes and followup repairs, definitely not following our expectation for “Do it Right the First Time! Again complementing Our Build Out Supervisor for accepting our e-mails identifying issues we brought to his attention and his response back to us along the buildout with his followup to correct these issues. *A majority of your subs did not have that commitment/craftsmanship to “ do it Right the First Time”, as examples by your window system distributor/installers did not take any care, time or effort in installing our extremely expensive ( High Impact Window systems @ $10,000+ ) that being said, on a majority every window system was damaged. Your drywall installers missed/covered over by majority ( 10 at last count ) wall light switches/sockets, A/C vents and a Stereo Speaker. 1. Window system damaged, Front Bedroom Replaces 2. Four (4) Unexposed A/Vents , MBR closet air Kitchen Air & Den air, 2nd Bathroom vent fan unexposed 3. Family room Speaker unexposed 4. Cafe/Kitchen electrical outlet unexposed. 5. Laundry Room light switch unexposed 6. Front porch and hall light switch unexposed and extensive damage ( 5 cuts in our dry wall in attempt to find our wall switch ) 7. Lawn and shrubs installed on 6-4 & 6-5’19 and little to No Watering schedule was set up for the next week, shrubs & lawn began to wither/die! Our Complement to the commitment to excellence from your Tile installers, Finish carpentry and Painters as well your Post Closing Warranty Service Mgr. & trades being committed to correcting the mistakes/lack of craftsmanship your buildout trades offer during their phase of construction! Our complements for tile, trim and plumbing ie: Master shower, 2nd Bathroom, Back splash and Whole house Floor, Crown molding and Trim given we made a big investment ( $25,000 ) in tiling our entire home. ... Overall good quality home; however standard quality of kitchen and bathroom cabinets, floors, gate is mediocre at best. Option upgrades are overpriced and force the buyer into doing projects themselves after closing that ends up saving tens of thousand of dollars.

Del Webb builds a nice looking house. Everyone who you work with is very friendly and helpful. The service people have been very responsive. But, the quality of the original workers who do the finishing work on the houses leave a lot to be desired. Thankfully we are getting things done little by little. I think there needs to be a better quality control system as the house nears finishing.
