Pleased with most of the process and the people I worked with. A few things could have been handled better but overall glad we made the move.

My wife and I are very happy to have moved into our beautiful new home. We love the community and amenities. The sales team did a great job walking us through the purchase and interior customization process. We had a number of delays with construction but the team did a good job keeping us up to date on status and our home was completed quicker than friends having new construction with other builders. The main place I would urge caution is with resolution of issues. Looking back, I would have had a professional home inspection performed to document issues. Three months after closing we still have open issues that were identified prior to our close. Nothing major, just frustrating and no sense of urgency. ... More

This builder was unable to keep to timelines. Our closing date was delayed multiple times. The contractors that were hired sometimes did shoddy work that needed to be rectified. We had three construction managers in the course of our build who were not responsive to our requests. We are now almost three months post closing and still have many things not completed including tiling and plumbing of our master shower and painting touch ups in several areas. We have no landscaping despite the fact that it is almost June. We see other homes that were started much later than ours getting landscaping. Promises to rectify our concerns have been repeatedly delayed. It feels like the builder is prioritizing banging out a high volume of adequate homes over crafting a lower volume of quality homes that would do credit to the Del Webb brand. We can say this because we built a home with this builder 24 years ago. Although they were generally very responsive during the building phase, they failed to notice a number of poor workmanship issues and serious mistakes (i.e. incorrect hose bib placement and others) until it became a challenge to fix them. Since we've been in the house, responsiveness has dropped off somewhat. It's taking more time to get to issues that are raised and I'd like to see more of a sense of urgency to our requests. I also believe that, that given the price of the house there could have been some higher end components. The windows in particular are very low quality and should have been better. ... More

Difficult reaching project manager, absolutely no follow through on punch list. When we closed we became invisible. Scheduled exterior paint fixes- no show. Interior scheduled fixes-cancelled date scheduled until we’re not here.

We are very happy with our new home and the great service we have received. I have already recommended DelWebb to our friends in Michigan.

We actually like our home a lot. We would have rated Pulte 5 stars until we moved in. Our desert home is one block from ongoing construction. The spring windy season hit right after we moved in. Pulte not only makes no effort to control loose blowing sand at the construction sites (directly upwind of our home), construction debris--sheets of styrofoam, cardboard boxes, wrappers, fast food containers--are left in the open where they blow right downwind and collect in our yard. Pulte charged us $2000 for an optional landscaping package with a gravel and river rock front yard. It was beautiful until their uncontrolled sand from the construction lots buried it. Pulte refuses to do anything about the damage, citing a clause in the contract. But our home is in phase 5 out of 6 in this community; they have known about this issue for years, having built successive waves of blocks of homes. Homes identical to ours 2 blocks further downwind, with the identical gravel/stone landscaping option, escaped the windy season unharmed. This is not a "you're in the desert, you should have expected it" story. This is corporate neglect. Pulte knew what would happen to our home and looked the other way. They lost all right to a good review when they chose that path. ... More

Overall homes are good, there are few places where they don't look great.

Dell Webb is a great neighborhood living concept. I have been pleased with the overall process building my home.

Due to the quick sale of our home in NC, we were in need of a home quick ! Robert and the sales crew were very helpful and efficient, allowing us to move in to our new home in SCP within a month of of our sale.

Lesson learned, if the Builder asks for $10,000 in earnest money you should be skeptical. My wife and I thought that earnest money amount was high because of the demand in the Del Webb community. What we found during the construction process was a lack of oversight by the construction manager and the on-site team of construction foreman. Subcontractors are not supervised. One subcontractor comes in and damages of the work of another subcontractor who just completed their job.. once you have given them your money there is no refund when you see the extremely poor quality during the construction process. Beware if you are purchasing an inventory home. Make sure your sales representative gives you a detailed report of exactly what is being purchased. We received a detailed report that was in pulte code, which was very difficult to decipher. The end result is although a detailed report coded was provided by sales. The report says or mentioned a lot of upgrades next to the code, the actual Final delivery was poorly made fixtures and cabinets which were poorly designed.. Make sure sales gives you a detailed report in plain English of what you’re purchasing and shows you what you’re actually purchasing. every day was be like Christmas as the home was built we got to see what they called an upgrade was actually cheap substandard products. We are still dealing with property that was not graded or leveled for drainage. The sides of our home as well as the backyard is a swamp land that grows mold. I’ve never seen a water meter box fill up with water when there is no leak from the actual water meter, my neighbors just run their sprinkler system. After you close on your home you can just about forget that there was a punch list because construction is unresponsive and uncooperative with unreasonable resolutions. They know once they’ve got that $10,000 that you are not gonna to break your earnest money contract when you see their poor construction and workmanship. Once you’ve closed now you’re behind the eight ball. I don’t recommend Pulte, But I’m certain that’s obvious by this review. We have contacted everyone up to the position of Vice President in the San Antonio area. The issues with my home are still unresolved although they are aware of it. Make sure to get an independent home inspection. So my review is sales - Hannah… One star. Bruce One star. Construction review… Vice President - 0 start. Unresponsive. Area construction manager - one star - responsive but has yet to fix my home. On-site construction-Kenny - zero stars - worst customer service ever. Tanner Two stars - responsive, but has yet to fix my home and most likely Lacks the authority to make a decision. I believe Tanner would do more if he had the proper authority or position. ... More

Overall, the experience was very good. There were some quality problems with painting/caulking/grouting and splattering of paint on the hard wood floors. But the house is well constructed and closing process was very efficient.

Would never recommend anyone after I got a home inspection report with major deficiencies that have yet to be corrected.

We had a great construction manager who kept regularly updated on the progress of our house. He answered all our questions quickly.

Del Webb community is a friendly community! We feel safe and the friendliness of our neighbors around us makes a difference. There is plenty of space to walk and enjoy the beauty it is surrounded with. I highly recommend a Del Webb house and community,

The builder, David, acknowledged any concerns that were presented to him, even though the punch list is minimal. I love my new home!

The Pulte home buying experience had both bad and good points. Good relationship with Sue G when making the decision to purchase, somewhat good experience with Alex, title company kept changing workers and hard to get them to respond to my questions (in their defense I later learned they had staffing shortages) and Angelica , the construction person in charge of building my house tried to keep me informed as to the progress while I was living in CA. My only disappointment was the damage done to the kitchen cabinets between the first walk through and the final walk through. It shouldn’t have happened. ... More

There is quality build from the ground up. We visited the build site often and were impressed by the attention to detail and the quality workmanship

Many unsolved issues Cheap quality doors & windows , not sealed properly, sand coming of all the windows & sliding door, I have sand everywhere even in my bed. Very disappointed

Times were tough: lumber, supply, labor shortages. But the team pulled it all together, and got us into our home with minimal delays. We were kept pretty well informed on what was happening and what to expect. Our thanks to the entire Dell Webb team. A great buying experience, and we are more than happy with the results: our beautiful new home!

The buying experience was very good. Our sales agent and Design Center consultant were very helpful. What’s been a disappointment is the after move in service. We feel the home was rushed to close when it clearly needed more time to complete. Therefore we have to take time off from work to meet the several workmen that are scheduled to come over weekly to repair or finish the job and most have not been showing up at all.
