For the most part the home buying experience was good. I bought a spec house already under construction in May 2022. The price I paid was much higher than what a similar spec house is selling for now. So, I don't feel that I got a good value, but I guess that's market dynamics. I wasn't given the opportunity to add or make changes and was basically told that everything had already been ordered for the house. I was disappointed that the drop zone wasn't included or the cabinets over the butler's pantry. The quality of the house seems very good. I love the cabinetry throughout the house and the granite counter tops. The appliances seem top notch although I wish the dishwasher had a stainless-steel tub rather than plastic. There are a few minor details and painting flaws that need to be repaired such as no paint on some trim at the base of the cabinets in the kitchen and the stickers on the windows certainly should have been removed. Also, the attic drop down does not open as the stairs do not clear the opposite wall and will not fully come down. This should have been inspected and corrected prior to the sale. Determining the closing date was a little stressful for me since buying and selling involves scheduling other folks, movers and utilities. They were noncommittal on this and once it was set and I was told the house was finished, they tried to change it again a few days before closing. That was the only time, I got really upset since I had already scheduled movers, utilities and notified the buyers of my former house. It was not changed so I was able to move as scheduled, but it should have never been suggested. I am still waiting on a response to my repair requests, but it has only been a few weeks, so hopefully, I will hear soon. We were building long distance and our CM kept us informed weekly with photos and updates via email and txt.

I waited almost a year and I’m glad I’m finally here.

I am confident the home is built well. Quality products appear to be used. I don't like 2x4s used for joists. They should always be 2x6. Their quality of workmanship for simple things is lacking, like paint splatter, grout splaters, cement splattered all over, terrible acid washing of the brick, and the quality of sod is not good, very weedy. What really gets me is Pulte's lack of going a little extra for someone in a wheelchair. They refused to make the steps in the back a ramp so there is only one emergency escape route for a wheelchair user. Also a refusal to leave off a shower door so wheelchair users could not even use the shower when they moved in. A rod and curtain would have been fine. ... More

T.J. was great to work with as was Nikke however I think Pulte really needs to evaluate some of the sub-contractors. If you really want to build a god home everyone that works on the home MUST have the desire to build a quality home!

The finish work of the home is not of the quality that we would have expected. we had four cracked floor tiles that needed to be replaced but the replacement tiles are now floating (not tight to the sub floor). We have had to repaint almost all the trim and do a lot of touch up paint. Just a lot of tick tacky things but they add up!

Need more information regarding items to fix.

Pretty responsive to issues and questions we had.

Initial planning experience went very smoothly. However material shortages, labor issues and often poor communication resulted in construction taking over 14 months for completion. Some issues are still not done after closing. Quality builder like Pulte should not have this many issues. Overall pleased with final product, yet still waiting for some problems to be corrected.

Very nice experience, Members of the Del Webb team were responsive and helpful. Very few wrinkles in the whole process.

While we love this beautiful community full of excellent amenities, purchasing a home during the pandemic proved challenging due to supply chain issues and a shortage of skilled laborers. Our selection of choices during our extremely short time given with the interior designer was marginal at best and we found our inability to change our mind about anything once leaving that appointment distasteful. Our purchase and building experience was long distance so we had little choice but to rely on Del Webb communications to keep us informed of our progress. Thankfully both our sales representative and building manager were good communicators who worked together to keep us up to speed. All and all despite minor bumps here and there, we are generally quite happy with our new home and are looking forward to enjoying this wonderful community. ... More

We went through four different construction managers of which Joel was by far the best. He communicated issues whether it was good or bad news Our house sat for 60 days with no work done. Very frustrating. We have not completed our list of items to be fixed due to being out of town. We are back now and will pursuit these items.

We will recommend this community to our friends, but buying during a pandemic turned out to be something to avoid if possible. We look forward to living in and enjoying the community.

The build was very delayed and we understand that. During this time there was reasonable communication. Once we did the walk-through and closed it was hard to get stuff done. We still have a missing lintel, both toilets are leaking and there is a hole in the plasterwork which is very noticeable. After three or four emails, the plumber is coming today...his office staff is rude in the extreme. The home and site needed a good clean when we moved in. Do we love the home, yes, has the experience been terrific, not really. I am tired of hearing about staff shortages. the design process was seamless and professional. ... More

Ask a LOT of questions and don't let yourself to be rushed into your decisions on your choices of extras

We have dings on our cabinets and the responsiveness to this issue is not great. However, our GC Frank was very good to work with and overall the house is pretty nice.

We’re enjoying our new home

We all know now that buying new construction in the middle of a supply shortage is difficult and nerve racking. With that said we are happy with finally being in our home but not at all happy with the amount of time it’s taken Pulte to address issues of repairs and warranty requests. We’ve been dealing with non working appliances, incorrect windows and patio door screens just to name a few. 30 days into living in the home we found some work to be below standards and feel they were simply overlooked to get us to close on the home.

For the closing date there were many things for correction in drywall, paint, change toilet top, pavers, cleaning of lanai with water pressure machine, landscaping pending for trees, etc. The construction manager Brian told me to finish all the list in the next days, but I am still waiting since may 12.. He didn’t answer the phone calls and messages left. I travel back to PR during June, I’ll be back in July.

Home took longer to complete than anticipated due to lack of materials available and shortage of workers.

Look through everything know everything about your lot and any impact you will have with on going construction. Storage of equipment, materials etc. You will live with many inconveniences for potentially years. Get some compensation up front for it.

Supply chain issues and lack of qualitied craftsmen, significantly impacted the Pulte quality home that was advertised. But overall, if a home buyer is proactive and ungauged, the home is sound.

Overall we had a good experience with this builder, with the exception that there could have been better communications on the progress, as promised, and the quality of workman ship didn't meet the standards they were advertising when we purchased.

Although they were generally very responsive during the building phase, they failed to notice a number of poor workmanship issues and serious mistakes (i.e. incorrect hose bib placement and others) until it became a challenge to fix them. Since we've been in the house, responsiveness has dropped off somewhat. It's taking more time to get to issues that are raised and I'd like to see more of a sense of urgency to our requests. I also believe that, that given the price of the house there could have been some higher end components. The windows in particular are very low quality and should have been better. ... More

The length of time from purchase to settlement was months to long and and promised delivery was delayed months (not all Covid related). Baseboard, bathroom floor and kitchen backsplash were all installed with wrong product causing delays. Overall the finishing work was sloppy (plaster not cleaned up, paint spills on title floors, windows not properly cleaned. Most disappointed with the finished product (we have purchased 5 new homes prior to this one and one of those was a Pulte home).
