The home generally is beautiful. The deal was good, People is helpful . We found some little issue in new building as usual , but del Web send team to cover it . So far We are happy with our new home.

The sales and marketing people are at the top of their game. The building crew/foreman are average. I have had a few issues, and they are eventually worked out, but it is slow going. It seems that they are concerned with getting these homes built quickly, and that is the priority.

It was a pleasure working with our field manager John. We believe any issue that came up he resolved immediately. We cannot say the same about her 30 day walk-through. Like any home you find issues after you move in. At this point we believe we are not getting honest answers and a run around on problems that need to be addressed. Our advice is make sure everything is fixed prior to closing

At the design center, ask for motion detection light in your walk in pantry. They are great! Wish I'd have asked for them in the garage and the entry into the house from the garage. Upgrade paint if you can, I went with "basic" and found that it is water based and will come off if you rub too hard if you mar your walls. After baseboards were installed, the tile people came back and grouted (why I don't know, as I always thought baseboards were to give that "clean" line between floors and walls). We are pleased with the experience. Only real complaint is with warranty website. We left message when roof damaged. Waited 2 days as website stated and then called. Was very rudely told that it is 3 days no matter what website stated. Called on third day and no record of our original input. Had to start process over. Thank goodness for crews on site that noted severe damage and got it taken care of. Now our roof is again missing shingles and we have to start system again.

I want to start by saying that our overall building experience was good. On the plus side, the house design and features that we agreed to up front, were followed through to perfection. The project manager, Nick, was awesome and kept us informed during the build process and was responsive to our needs. However, we were disappointed with the condition of the home at final walk thru/closing. The whole process seemed rushed, which made for a lot of unresolved issues. I must say most issues with our home were satisfied by having to go past the on site builder and appealing to upper management. The customer service manager on site ( responsible for issues after closing) was completely the opposite. He made sure every item was completed ! A word of advice on the walk through is to check all appliances for any dents or scratches as we were blamed for construction damage (verified by whirlpool representative) to our refrigerator which was not noticed in our 30 minute walk through because it was partially hidden by cabinet casing enclosing the refrigerator. ...

There really should be a quality control person that goes through the homes to ensure that the homes are at least 95% ready for homeowners to move in. There should be someone who takes the time and check everything without being rushed to move to the next house. Some of the items that are installed are very poor and low quality. ie the toilets are not a name brand. But the responsive of the after move-in team is outstanding to take care of any issues that come up. They are quick, friendly and very professional.

Still waiting on the first 21 day warranty list to get finished. I have emailed every day and am lucky to get a response after 3 new emails. Also with no answers to any of my questions. What the heck is going on with Del Webb. I thought they were top notch, but apparently not the case.

Lingering Post Closing Repair Issues

After a relatively short (1-2 hour) final walk through, our Pulte Contractor noted the items we found, and those items were fixed prior to closing. He promised that the process of repairs would not end with our closing and he would provide prompt service if anything else was found. That was NOT the case. We moved into the house on the afternoon of the closing (no furniture was brought into the house for another month), on 11/21/2025 and almost immediately discovered over 100 scrapes, scratches and small punctures in the new floor, mostly around the island, and unfinished drywall work around ...

The structural components of the house seem very sound. However, there is a lack of detail on the finishing touches. Paint and grout are all over my tile and it is difficult to get out. I can’t get into my portal from the title company to get any of my closing documents despite several attempts in reaching out. If Del Webb has nothing to do with this, then I’m sorry but this experience is in this community.

Overall good experience. The house is a good one but like a million others EXACTLY like it. Far too limited in color and design choices both inside and out. Pulte should up their game on floor planning options as well… placement of walls and options for owner’s suite bathrooms are far too confined. Overall our experience was very positive. The salesperson was knowledgeable and gave us great pointers as we picked our the house model and the features. The builder was on top of everything and sent weekly pictures since we lived out of state. She was easy to work with and ensured the home was well built. BUT...the day we moved in the fridge was warm on the inside. Read the manual and had builder come, called people, and could not figure out how to get it to produce cold.
