We absolutely love all of the floorpans that were offered at Del Webb. Storage is a big thing on my list and the Stardom is what delivered the space that we need. The walk up attic space was a big seller for us as well. Unfortunately, they only offer one elevation that will accommodate the large attic. Once we discovered the lack of attic space we were actually given, we were told that this was the first house that they had built like ours and that they were not aware of the issue until we pointed it out. Overall performance is dragged down by the low quality of construction workers employed, which is unfortunately typical in Texas. This brings the build quality down and increases the number of issues that must be addressed after the closing on the home. The builder representatives I encountered were excellent and a pleasure to work with.

Good communication for initial purchase. . Mortgage a hassle. Disappointed pool and clubhouse not done without a clear date to open. HOA fees should have been reduced until we get the amenities. Took a long time for HOA to approve ARC items. No parking at dog park poor planning. HOA start up not so seamless. Warranty items not addressed

The master bathroom sinks faucets were installed too far back and it has been over a month to try to fix. When I first reported Brandon was on vacation and he did finally come out to see the problem. Then the last conversation was October 8. I finally got in touch with my sales person Michelle how help with the issue. Brandon finally can out Thursday October 30 and said he had to talk to his supervisor to possibly replace the faucets. Since we moved in early September 2025, there has been a number of quality issues in our home. Example: Whirpool equipment is not up to quality standards (refrigerator, dryer and Microwave) have had parts replaced. They are really low quality appliances! Exterior painting was not up to par requiring multiple touch ups. Kitchen hood needed paint touch up. Driveway pavers are beginning to show indentation/sinking. Superintendent Travis has been very responsive at helping with punchlist and warranty issues. Build quality-there are walls that are not at right angles, messy grout work and drainage issues. HVAC issues that are unresolved. Noisy A/C condenser.

Good overall experience.

During the build, water run off was an issue and improvements were made based on my request. The basement is dry now. After closing issuse are being addressed one by one and going well. There are two significant issues about the garage and deck graded the wrong way appears to be a serious problem. We will see what happens.

Several finish items that required additional attention are still not completed. This is partly due to our final move in doesn't occur till 11/20 due to personal delays. All other experiences with Dell Web, Pulte finance and Pulte Homes has been excellent and folks representing them great to work with. We just have the final detail work to finish.

Thin walls

The home has a great layout. Unfortunately, the walls are thin and you can hear the outside very easily. The walls jn the house aren’t solid as sound travels through the ENTIRE home. The home is very echoing.

Be more flexible to allow buyers to change floor plans would be great. Otherwise, my experience was great with Pulte. They have great website to track the progress, design center. Floor tile installment was very pricey, it would nice to include as standard base price.

The buying experience was good. The only downside I experienced was Del Webb' unwillingness to share specific technical details regarding the wiring specifications in advance of the purchase. The closing experience was good. The home supervisor stayed on top of critical issues (HVAC for example) prior to closing. The warranty service thus far has exposed some electrical issues that Del Webb warranty challenges. First, the second floor electrical system is all 15amp. When I plug in a Dyson vacuum cleaner, some lights dim briefly (but the circuit breaker does not trip). I think this is a ...

We like our area and home, We spent more time listening to our Foreman on wanting us to give him high numbers than him ever getting things done. Sales was great, home pretty good at closing, after inspection lots of promises not much action. We had to complete things ourselves.

We love the community and the home we chose - they definitely fit our life style. There were build quality issues such as interior paint on floors and light switches in every room, as well as exterior drainage and erosion issues. Overall, we are happy with the home, just wish there were fewer problems to deal with.

I wish I could have given a higher rating as some Del Webb associates went above and beyond while others were condescending and rude especially in the sales department. Sales is the face of DelWebb and she acted like they were doing us a favor purchasing the home. We ended up losing thousands of dollars and it was a “too bad attitude.” If I could say anything to DelWebb readership …one or two individuals ruined our experience and feeling towards DelWebb as a brand.
