Good builder, however some of the subcontractors were not as good. Synergy has not been very responsive since we moved in. November 20th they did some set up with us but since then they have not been helpful. They want to charge us to come out to get the door key pad working? It never worked! We told them right away. Marios AC tried to sell us on and upgarde or something when we just wanted to get the thermostat programmed.

Before I closed, I had concerns about the granite island countertop. I was assured the sealing issue would be handled. It was not done to my satisfaction, but when I emailed Del Webb about getting the countertops resealed, I was told it was a cosmetic issue and one I would have to handle. The problem is moisture leaves a temporary stain and other things, even though cleaned, leave a stain. I have had granite countertops in homes since 2002 and never had this problem. The spokesperson at Del Webb told me my email reached them on day 31 of the 30 day limit and they would do ...

Monitor the construction from scratch. Check finish of work done. The Loft installation of HVAC was poor - the unit is fine but its installation is not up to standard and appears unfinished, also the site was listed as a store room but the installation blocks any entry to the possible storage area - management/planning ???

In the beginning many things should have been thoroughly discussed and explained instead of assuming I knew everything about building a home. Things like what the different elevations meant. Telling everything that was extra vs what came with the house (standard). The quality of my home is good but only gave 4 stars as some items were not completely done. Example when we were changing out light fixtures a few we loosely hung. We corrected that when hanging up my fixtures. Time turn around on requests could be more timely. We are one of the very first homes to complete in this community. As such we are dealing with some issues as the bugs are worked out of the build process. While Pulte/Del Webb build 100's of homes a year, and this community is experiencing great sales, it was disappointing that processes in place have not been followed to merit higher ratings. If you are a smart shopper, you'll pay only to upgrade items in the design center that are too expensive to remove and replace after moving in. Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

When our PM was taking care of problems things were handled very well. He is excellent. When we switched over the communications slowed down. I have three issues pending right now that I still have not heard when they will get fixed. To be fair one just happened Saturday. All of our smoke alarms went off and would not reset. It’s very noisy in here when that happens. Must be a wiring issues .

The Pulte BOD has not taken a position to maximize safety for the community. The safest approach is to OPEN UP THE RESORT CENTER so that residents do not have to spend extra money and go out into the community for swimming, exercise equipment, pickle ball, etc. Those who are staying at home to avoid all exposure would not be threatened at all by having the amenities open. Appears BOD is only concerned about their potential liability not the health and well being of the residents. The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. Mostly good quality. The process for changes before closing was mostly not an option and too complicated and somewhat confusing after closing. Making changes after closing if at all possible, in our opinion, takes too long to get a response from the management board. Good attention until closing. Slow response and communication after closing. There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. House was not clean: paint, grout and glue on floors, trim, tile and cabinets which created extra time and expense to clean up construction “dirt.” Concrete on outside patio/ porch had blobs of concrete and red mud stains.; doors nicked on edges likely when put in; bath tub and shower pan scratched/damaged.. Pre-sales to Settlement were excellent. Unfortunately COVID-19 hit right as we closed, so the post settlement interactions and follow up could not happen as they normally would. So I am waiting to see how well it goes once Covid-19 affect is over.

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. ...
