Blown away by the lack of respect from one trade to the other. They come to fix a problem and create another one. Our superintendent went silent on us. If he spend more time addressing issues and less time begging for good surveys we would have been able to write a good survey response. Very poor workmanship throughout. Great community though.

scratch on microwave door, flooring grout with drywall dust everywhere, hallway bathroom tub with crack, missing tile grout, black markings above drain and shower tile grout is leeching, back patio ceiling speaker at wrong location, front door threshold sweep with gaps, no interior paints touchup kit provided, missing hallway bathroom towel ring, scratched and rough finishes on upper wall cabinets in kitchen and laundry. The final walk was rushed.

For the price paid over ($500,000.00)for this home the quality of the cabinets would be better then entry level/cheap builder quality. We were led to believe these were upgraded cabinets (grade 5). The finish work looks like it was done by amateurs. The woodwork is not nailed properly to the walls, and they tried to hide it with caulking which is already separating from the walls leaving a lot of gaps. Walls with bow's in them. Our overall experience is unsatisfactory with the Pulte group. We have many defects that were reported at closing and promised to be completed within 30 days and we have never seen any personnel to date two months later. I would have to recommend anyone who plans on building here to give it serious second thoughts.

Many finishes were incomplete like having cabinet flooring under the sinks, unfinished details, ie., areas left unpainted, laundry room should whave cabinetry, for the costs. Responsive to issues is slow to incomplete. I did have wonderful luck when I reached out to Tim. He got my broken dryer fixed within a day while the people I was directed to have not responded. Issues are small but te cracked gliding window still remains broken with no one getting back to me.

My husband and I have had approximately 13 homes in the last 18 or 20 years and at least five of them were spec homes that were brand new by reputable builders. We’ve had many issues beyond anything I’ve experienced with this new house in DelWebb NMB. There was no hot water in the kitchen and the faucet was not working properly. It took about two weeks of multiple phone calls and emails to get a new faucet. There’s a broken door going into the den. I like many found that the home was not complete on closing. I struggled to even get sombody to respond. I was promissed all would be fixed. Nothing was fixed, infact after I moved in I found many more major faults. Master bedroom had no electrics for a week. They found dangerous wiring fault. No hot water, infact no water came out of hot faucet. No internet, they forgot to order it to be connected and then found out no underground conduit was installed to wire the system in. Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.

Project manager is assigned many houses under construction which takes away from the personalization that they should have with each new home built. When it comes to workmanship, there isn't any. Slam, Bam, lets get it done.

The quality of workmanship is far from satisfactory. The house was not cleaned properly prior to owner possession. Numerous issues with the finish work requiring constant contact with the Field Quaility Manager, as well as the Customer Care Office. Appointments scheduled and the Trades do not show up or call, with total disregard for the home owners time waiting around all day for a no show. Buying a new EXPENSIVE Home should be a pleasant experience. I wish I could say that about the purchase of this home.

For the most part the Sun City Peachtree community is the best place you want to live of you're looking for comfort, safety, peaceful bliss and so many activities to be able to be involved with I can't even count. The home itself is lovely and is well-built with quality upgrades. I had expected that Pulte Mortgage and Pulte Insurance would all play well together, but the Pulte Mortgage underwriters required *so* much paperwork and continued to ask for more documentation over the entire 6 months. Pulte Insurance did give me a good policy, but I had one rep who had to keep resending the application because of mistakes. The appraisal indicated the wrong lot, and had home details wrong. So far, requests for minor cosmetic issues after move-in have been addressed rapidly.

Pleasant but not without issues

Communication was less than ideal. They told me I would be in my house no earlier than December but ended up having to close in November with no time to secure mortgage and had to get a high interest bridge loan personnel at Del Web were very pleasant and easy to deal with. Still have a kitchen cabinet issue worker came in without talking to me and replace the wrong door. I have had the door for two weeks, but for some reason, I can’t get it installed. Landscaping ends up in driveway when it rains. Snow removal removed a large section of land turf. Garage door does not always close ...

My only complaint was that the builder would not add anything that I asked for. I wanted my garage completely insulated. Answer NO I asked for a pull down staircase in garage. Answer NO I wanted a set of drawings. Answer a resounding NO I didn't want these items for free, I offered to pay for these upgrades Answer NO
