Follow up repairs are slow but the lack of communication is the worse the person in charge of our follow up repairs {Anthony} doesn't return calls or emails it's very frustrating.

Communication between Pulte and the subcontractors (Trades) was the biggest complaint we had with the process. It also seems like the job of the project managers is to schedule jobs to be done by the Trades, but not to actually check the quality of the work. Pulte set our initial closing date, under the assumption that the home would be finished by then. We had an independent inspection performed 4 days prior to close, that ended up being 139 pages long. Maybe half of the issues were cosmetic in nature, but several were structural/insulation/roofing/gutters/floors. We had to reschedule ...

Overall, this has been an enjoyable home buying experience for us. The price was reasonable and we are happy with the house. I would like to see them improve the fit and finish of the interior, however. The drywall/texturing/paint/trim work wasn’t up to Pulte standards.

Although I was initially impressed with how you folks reached out and communicated, I quickly learned that your management group is NOT responsive, they are disorganized, and maybe they are just not capable of doing the job. I am still ironing out administrative problems after 2 months. Also, your "bait and switch " sales techniques of selling your properties with amenities that are later rescinded is more than infuriating.

In a 55+ community, one would think all possible lines of communication would be available, especially, simple traditional phone conversations for those who are technically challenged and will not use a WIFI system. Unfortunately, the younger contractors and managers think that emails and video conferences should be the standard method of contact and have not yet understood their customers. Also, planning and schedules should be communicated and prioritized. The retired have the time to monitor and highly expect the agreements for timing to be maintained.

While we are still happy with our decision to build a new home with Del Webb (Pulte), the experience has been eye opening in terms of overall quality and the role the new home owner must play to push the builder to make things right. I am not a construction expert so why do I need to find things for them to fix? They have the expertise to see things that need attention.

DEAD tree in my front yard

I have a DEAD tree in my front yard and want it taken out, the hole filled and new sod put down. It's been DEAD since I moved in and no one seems to care but me. They said to keep watering it often even though I have a sprinkler system. I did but it is still DEAD.

My overall experience at Del Webb at North Ranch has been positive. I think they build a high quality home here. The Responsiveness to the warranty issues is a slow painful process. I wish they could just come get it done. It's taking too long for my issues to be resolved.

Dominic is excellent to deal with. He sent me pics showing the progress of the home, and he is very responsive to getting a few items fixed. I appreciate his help to make the process easier for me, because moving from out of state is a difficult process. He always gets back to me the same day, and I think he does a great job communicating. My experience has been excellent thanks to him. I feel I have a Wonderful new home, BUT, I also feel there's a bit that could be better. Several things are really rather "cheap" like the "pot" lights everywhere. I also would of liked a bit more flexability in choosing my "design" choices. Like leaving out the pot lights. But, I still overall am very happy and soon this new house will feel like home.

First of all, there is very little that can be changed. My construction supervisor was changed half way through the build then with a week and a half before my 30 days after move in check my next construction supervisor quit which left me with issues that could have been taken care of during that week and a half. Now I have to deal with the Pulte service request department. I had sent in 8 items on a service request, got an email back saying they would contact me. I was never contacted until I found another problem. Their response was we never received your 8 items. Now it seems that ...

The bidding process for this property was very usual, never had to bid for a home before and possibly placed an over bid not needed. Prefer the land plot already be included in sell of home not separate. Construction took a little longer than anticipated but that is not unusual. Pulte Mortgage communication was not great at all, signed the paperwork at very beginning then basically did not hear from them until a few weeks before closing (after several attempts to reach them). Overall construction was not complete at walk-thru or closing. There were still items that required to be fixed ...

Overall good experience, did not like factors that the market drove more than the builder (bidding on lots, high interest rates, lack of materials), but overall a good quality home. Some extra attention to detail would help and better quality materials (cabinets mainly) as well as cleanliness during the build would have been greatly appreciated and made us feel the home was really worth the cost.

We were very pleased with our sales experience, which is most of the 4 star rating, but have been disappointed in the follow up for needed repairs from our walk-thru. We also experienced mud coming thru the foundation due to one of the trades not doing there do diligence. There are other issues within and outside the home that are disappointing and some repairs have not been resolved. .

Our experience started out good but then…we are in the final phase of this Del Web development. The sales person we were working with from the start was all the sudden no longer working there(not by her choice) then we get notice from company stating what our closing date was. We were not ask or given a chance to change the date. Since we had not already closed on our house we were looking at having two mortgages and we needed to delay the closing by 2 weeks. We were told NO and that we would be charged $500 penalty a day for each day we delayed closing. No grace, no consideration no nothing ...

Overall construction process was great with Paul our construction manager. Overall design center experience with Christina was TERRIBLE. Everything was overpriced and they aren’t real designers. Sloppy design work and unresponsiveness. Alan from electrical was great. Only negative was the design phase it was over promised and underdelivered. This is resulting in us spending extra money and time to remove floors and things that should have been provided during the design phase.

The one problem I have is the workmanship. I feel the materials could be a lot better. When I did walk through I was so excited about moving in that I didn’t notice the small things. So far the staff is trying to address things. Example would be the cabinets have small nicks, door are not painted fully and screen door isn’t set correctly. As long as these things get addressed and fixed I will be happy. For the money we spent on these homes I think the materials and workmanship could be better.
