We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Finally we meet with Matt on site and stated going over things and did a frame structure inspection. Matt was very polite and helpful with all our questions and requests. We bought a "spec" house and were able to see everything prior to purchasing the house. Pulte employees have been pleasant however, we notice the warranty dept has been slow to address our issues. Primary issue is the warranty on the HVAC system from Lennox. Our Pulte warranty representative is supposedly Jeff however, he was on vacation thru the holidays and Jim covered us for him. I was initially enthusiastic about building a new home, but as months dragged on with no progress it was obvious that my home had “fallen through the cracks.” Eventually the building supervisor was replaced and it got back on track. There were numerous little things still undone, but I was encouraged to close, assured that these would be taken care of asap. It,s been more than 2 months and I’m still waiting. Now I’m told these construction issues will be treated as warranty problems and not addressed for 10 months! It’s really taken the joy out of a beautiful new home.

So far we had only a few issues. They have been either resolved or scheduled to be resolved. Overall the quality of houses build these days has declined no matter who the builder is. If you have a good field manager that does at least some quality control you are in luck (our field manager was great to work with). Towards the end it was obvious that things got rushed. We caught a few mistakes that were made and they got corrected immediately. Unfortunately, our house was finished well before the houses around us. And sadly the details have been disappointing. The garage is not “finished”, there are no gutters, the appliances are included-except the refrigerator, and the finishing of the interior was very, very poorly done. Particularly the paint, moldings, doors, and around interior and exterior doors. Yes, you can report issues through the warranty service. But, particularly at this price point, I expected much better workmanship.

The build process went very smoothly and the responsiveness of the construction management team was excellent, but the end result of the house was not to the level we expected for the amount of money that was spent. When you move into a 55+ community, you are not only buying a lovely updated home, but you are also buying the lifestyle of activities, maintenance-free lawncare, and a built-in group of friends. That being said, you will encounter issues with your home, as you would with any new construction. This is not a custom home that you can tweak and modify. These are homes that are built quickly and to standard specifications. I have found through experience with Pulte/Del Webb that they are reasonably responsive and will take care of the majority of issues within a good timeframe.

The biggest issue is that our address does not appear on google and we have had nothing but problems with changing our address and getting deliveries. Currently important medication has been delayed by Fed Ex and may still be delayed because our address does not show up. Del Webb should put all street names in computers and systens before selling homes. Overall the home is very nice.

Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. The purchasing process was very good. The decoration center was great to work with. Selection of colors of various elements was good as long as you like grey, white or black. Not a lot of choices outside those colors. Quality of paint, doors, windows etc. was below expectations. Pulte has been responsive to issues.
