We looked all over San Antonio for a new home and made over final decsition to by in the Del Webb community. It took longer to finish the home then originally projected. We were not given the slab inspection from the builder and didn't meet with anyone until we made a few phone calls. Finally we meet with Matt on site and stated going over things and did a frame structure inspection. Matt was very polite and helpful with all our questions and requests. We had to keep pushing back our move in date due to many delay which we understand but can only accept so much. After moving in we were disappointed in the damage caused by all the different workers coming and going from the house that in the end cost Pulte Homes a lot of money. Damage to the stainless steel kitchen sink, stove hood, tile flooring, kitchen and bathroom cabinets, walls and trim etc… Next we work with Justin who came by and listed to all my concerns and took pictures and documented everything and said he will take care of these issues for us. Well we waited a few week and did not hear a word from anyone. I call to find out that there was a layoff and Justin was gone. Then I received a call from Gabe who has been wonderful. He rechecked all my concerns with me like Justin did. Gabe has done a wonderful job and has not left us high and dry. He is a real pro and is honest and we love working with him. My biggest concern now is the I am working with Airtron Heating and air conditioning to have the fresh air box moved out of the garage attic and into the inside heater room which is where it should be. My private inspector pointed this out to me. Airtron has been to my home three times for other issues and told me they will look into it. I finally asked for a supervisor. Christen from Airtron came out and said he would move it after I had him look at another home like mine to verify what I am saying. Airtron subs out the installation part and mine is missing the installation around the ducting and it looks like a 3rd grader did the finish drywall work on the base and wall inside the heater closet. it has been almost two week and no word. I call and spook to the call center and was told they will call me back and I have left messages to be in the phone queue for a call back, and nothing happens. I paid top dollar and feel ripped off on this issue. Also my property did not get a fence installed accross the back yard of my home. The metal fence stopped at my neighbors home. Why should I have to pay for a fence when everyone else has one. I have been told that this is the why Pulte does it. I deserve a better answer that. We moved into our new home with higher expectation and turns out that there was more to deal with then expected. I feel like I have been working full time to stay on top of issues so they don't fall through the cracks. We are finally seeing the light at the end of the tunnel. Buying was great. Quality of workmanship was very bad and many repairs are needed. Despite these issues, I like the house and am glad I moved here.

Great until we moved, less so since.

We bought a "spec" house and were able to see everything prior to purchasing the house. Pulte employees have been pleasant however, we notice the warranty dept has been slow to address our issues. Primary issue is the warranty on the HVAC system from Lennox. Our Pulte warranty representative is supposedly Jeff however, he was on vacation thru the holidays and Jim covered us for him. All went well (roof shingles repaired) but when I tried to register our HVAC system I found it was already registered to someone else (name unavailable to me). Jim checked our serial numbers again and they were correct. Both Jim and I emailed Lennox about the issue. Jim tells us that Jeff is still our rep but he is emailing Lennox weekly about the issue on our behalf. So far, we have yet to hear from Jeff. Since HVAC repairs can be pricey & we want to be sure we are covered, I emailed Jim asking that he call Lennox. He emailed stating he would approximately a week ago. So far, we haven't heard the outcome of that call. It is now two months since we closed on this house. Additionally, we received a mailing stating that the warranty on our Kitchen Aid stove expires April 12th, four months after our closing date of Dec 9th. How can this be? Was this also registered to someone else? This doesn't seem right. I hope someone can straighten this out so we don't have to put time and effort into resolving this any longer. Construction Manager and Sales Manager were solid. Warranty Manager was in over his head.

I was initially enthusiastic about building a new home, but as months dragged on with no progress it was obvious that my home had “fallen through the cracks.” Eventually the building supervisor was replaced and it got back on track. There were numerous little things still undone, but I was encouraged to close, assured that these would be taken care of asap. It,s been more than 2 months and I’m still waiting. Now I’m told these construction issues will be treated as warranty problems and not addressed for 10 months! It’s really taken the joy out of a beautiful new home.

Have been in our new home two months and still have not been able to get a list of things fixed when some should have been known and corrected before settlement. Still waiting for dates to correct the issues after e mailing three times

So far we had only a few issues. They have been either resolved or scheduled to be resolved. Overall the quality of houses build these days has declined no matter who the builder is. If you have a good field manager that does at least some quality control you are in luck (our field manager was great to work with). Towards the end it was obvious that things got rushed. We caught a few mistakes that were made and they got corrected immediately. Unfortunately, our house was finished well before the houses around us. We live now in a construction zone which is not always fun. The worst part is the trash flying around everywhere. Everyone is putting food related trash in the containers and the birds come and take it out and now you have it flying all over the place. The worst is the dust. It is everywhere, and keeping the house clean is nearly impossible. This could have been scheduled a bit differently. Of course, this has no effect on the overall quality of the house. I know a lot of folks in our neighborhood have a lot of issues and hearing about it can be discouraging. We stay positive and work with the Warranty department if we have an issue. The Warranty department has been great to work with. We know they have a lot of work with so many houses that were finished lately and try to do their best. ... More

The warranty support is very disappointing. It is really tainting the excitement of purchasing the home. The warranty team and process needs serious attention.

Awesome community, does have some limitations related to options on houses

And sadly the details have been disappointing. The garage is not “finished”, there are no gutters, the appliances are included-except the refrigerator, and the finishing of the interior was very, very poorly done. Particularly the paint, moldings, doors, and around interior and exterior doors. Yes, you can report issues through the warranty service. But, particularly at this price point, I expected much better workmanship.

Construction Manager Jeff was very responsive, and kept us informed of each step along the way, including photos.

Good experience overall with some ups and downs.

The build process went very smoothly and the responsiveness of the construction management team was excellent, but the end result of the house was not to the level we expected for the amount of money that was spent. This feedback is regarding the Martin Ray Estate series. Here are some issues to watch for during the design, build and the pre close walk thru: 1. The location of doors when they are opened is very poor. a. There are three doors in the owners’ suite bath that are trying to occupy the same spot. b. The door in the laundry room opens directly into the front of the utility sink and reduces access to the sink. 2. The short walls that frame the front entryway are bowed due to inadequate shimming during the sheetrock process. 3. There is a significant amount of deflection (bounce in the floor) around the center island in the kitchen. This is very noticeable when seated at the center island and someone is walking around. 4. Make sure to verify the cabinet sizes between the electrical blueprint and the design center blueprint. The electrical blue print shows 21” cabinets on either side of the sink. The design center blueprint shows 18” cabinets. The 18” cabinets were installed which limits their usefulness for storing dishes. A suggestion would be for the Pulte design consultant to highlight the different size cabinets and provide the client with an option to purchase the 21” cabinets. 5. During the pre-close walkthrough, the poor quality of the interior painting job was very evident. We must have marked over 100 spots that needed to be touched up as well as overspray paint removed from the floor. In addition, a bucket of paint in the basement had leaked and was not cleaned up before our walkthrough. 6. Drawer pulls in the kitchen were crooked which was a result of drawers not being installed correctly. Sliding drawers in the cabinet were not installed level. These items were corrected shortly after closing. Overall, the inspection by the Pulte team should have caught a number of these items before having our walkthrough. When you move into a 55+ community, you are not only buying a lovely updated home, but you are also buying the lifestyle of activities, maintenance-free lawncare, and a built-in group of friends. That being said, you will encounter issues with your home, as you would with any new construction. This is not a custom home that you can tweak and modify. These are homes that are built quickly and to standard specifications. I have found through experience with Pulte/Del Webb that they are reasonably responsive and will take care of the majority of issues within a good timeframe.

Concept is good, workmanship is very poor.

The biggest issue is that our address does not appear on google and we have had nothing but problems with changing our address and getting deliveries. Currently important medication has been delayed by Fed Ex and may still be delayed because our address does not show up. Del Webb should put all street names in computers and systens before selling homes. Overall the home is very nice.

I love the Del Webb community and all the opportunities that is creates. The issue is after the closing and the follow up with warranty issues.

Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. You can’t see out of them and they leave puddles of water on the sills. I was told that’s normal. I’m pretty sure it’s not, but they are hoping it doesn’t get too cold here. I have more, but I’ll stop there. Another thing that really bother me after moving in, was the garage door opener. It didn’t work properly. I asked for help repeatedly. I was told it was an internet issue. I assured them it was not. It was broken and won’t connect to the internet. I got that same answer a couple more times. I then went to the manufacturer directly and they fixed it for me. I bought a new home so I would not have to deal with stuff like this. If I wanted issues, I would have bought a resell house and saved a lot of money to deal with issues like this. Value for price??? Well people will say we bought at a wrong time. We paid a lot more than our neighbors moving in just a couple of months later. I know the market goes up and down, but we also did not get appliances. Now less than a month later the homes are cheaper and are now coming with appliances again. Seems like we should have gotten a rebate or at least been given a fridge now that they come with the homes again. Finally, responsiveness to issues. Well Mike comes out fast, but nothing gets fixed unless it’s a small issue like getting paint off the lights and replacing the missing screw. Issues like the window, garage door and our loose door handles, the response is that’s normal. Let me be clear, we love our new home because we designed a beautiful home with a lot of upgrades. I expected some small issue like we had that I did not put in here, but we bought a new home to enjoy it, not to be on the phone handling issues. One last issue has to do with dead trees on the property. I have two huge palm trees that are dead. I stare at them every morning as I eat my breakfast at the table. I reached out to the HOA. The landscape company came out and agreed they are dead, but no word back from HOA. I mention it here, because the HOA it still run by you guys and not the home owners yet. FYI, if I look to my right, there is a big dead tree on my neighbors as well. Not sure if he has reached out. I hope not, he’s been in his home for like 5 months before us. I hope the wait time is not that long to get things done. Bottom line is I would not highly recommend to my friends to buy in Del Webb. We have a friend currently looking at homes now. He is a snow bird. Because of that and the fact he will not be around all the time, I told him I don’t think this is a good fit for him. Finish work quality sub standard. I Upgraded trim package but the majority of door ways the casing had to be ripped down to fit.

We love our new Del Webb home. They were on time with our finish date and closing went smoothly.

Update during building were timely. Warranty fix updates seem to be slower. We are very happy with our new home, but would like to get the warranty items taken care of so we can relax.

Overall the moving in process was very good. There have been certain areas which have needed to be fixed. This involved contacting the right people to resolve these issues.

The purchasing process was very good. The decoration center was great to work with. Selection of colors of various elements was good as long as you like grey, white or black. Not a lot of choices outside those colors. Quality of paint, doors, windows etc. was below expectations. Pulte has been responsive to issues.
