Overall we very pleased with our new home. Everyone we dealt with throughout the process was polite and responsive. The reasons I didn’t give 5 star ratings are as follows 1) the loan approval process took way too long. We were told 4-5 weeks and it ended up being close to 12 weeks for a conditional approval. We also felt that we asked to verify and reverify financial information that had been submitted previously. 2) We did not feel that there was a lot of communication during the construction process until toward the end. 3) We did our final walk through and noticed a few minor things that were corrected by the time we moved in. However, after moving in we had the house inspected and we found several things needing correction, i,e, loose roof tiles, missing light fixtures/bulbs, bathroom cabinet with large crack in the base to name a few. We were disappointed that an independent inspector found these issues and Pulte did not. Again, overall we are very pleased with the design of the home and we love the community and amenities. Also, the warranty staff have been very responsive and polite and we are confident that the issues discovered during the inspection will be resolved timely. ... More

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing. Bought a spec...for model and location..pallet turned out great...response to blue tape items takes a while.

The mortgage process was very difficult.

Keep an eye on your house as it is being built. Check it out every week if you can. When you see something that is wrong or looks wrong tell them asap. Pictures help to explain it.

The process of building the home was great, the attention to detail was great, my home was ready when we closed, and I love my new home. However, they embarrassed and humiliated me when I attempted to see the progress of construction after a 2 week absence - literally escorting me off the property without letting me see it. I understand they were enforcing a policy - but the policy is insensitive and so was the enforcement. There are better alternatives but they were completely unwilling to discuss them with me.

Substandard communication during construction process, and we were fatigued after our requests for numerous meetings on site were met with indifference and silence. We had to constantly refer back to our sales agent.. 12 months of requesting a status via an on site meeting that never happened until the week of the closing.

Southern Springs is a wonderful place to live. Looking forward to getting more involved with the community

Home generally built with good quality however there are certain items that are just not 100% and need fixing. Almost feels like a rushed job.

Everyone that I've dealt with has been friendly, courteous and professional. Ben Haley, Kerry Fulford, and Priya Patel have been great to work with. Lots of issues but I blame that on problems that are outside the control of the builders. That being said it was still a stressful and difficult time, glad to be in my home however.

So if you are Having a house built by Del Webb you need to pay attention to your building manager and ask the same questions multiple times

when you go through your walk thru make sure you look at every nook and corner. We had lots of problems after closing mostly small and fixable but very annoying

Homes are built very fast. Hopefully at no sacrifice to quality!

We absolutely Love our home!

My shower has of on handle opposite of shower head .

Builders team was very good. I realize that a lot of issues we faced were do to supply issues that were out of builders control. That is why I could only give a 3 star rating for home buying experience.

Builder needs to use pocket doors where appropriate. Really should include shower grab bar for safety. Also remove trip hazard at sidewalk to Front door

Once I got a new project manager, the build ran smoothly with constant communication which I so appreciated.

Everyone we dealt with was great, even though our home was delayed by nearly 3 months, we always felt they cared about us and our problems.

While we believed build quality was good, two construction issues occurred after closing. However, Pulte was responsive with correcting them. It was just a big nuisance issue to have repair services coming afterwards to fix them. From sales side, it seemed that anything we asked for was a "no" to do. Pulte will NOT deviate from their spec. However, we found they offered others in community options we were not made aware of. Some people even brought in design ideas from other Pulte communities. We bought at end of build out, so it now seems the idea was to get them sold, built and out, without any special changes or offerings. ... More

Pulte mortgage and insurance were difficult to work with often not keeping me up to date or calling me back in a timely manner!

There were problems with delays and no materials. We had to spend additional monies that wasn't budgeted for living expenses over and above. Not very pleased with timing. House is fine.

They are a great builder and did respond to the MANY errors & back ordered product that were missing from our home.

I would like a better system of repairs or other problems in the home handled by the builder for the first 30 days at least instead of immediately passing these situations on to the warranty department.
