Max was the absolute best at what he does. He kept us informed with calls, emails, and pictures. In looking back, it would have been helpful to have had a check off sheet with dates, time frames, and contact people to answer any questions. Maybe a customer service person prior to completion.

Good value for the price.

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed the date to the June14, since I don’t know quality control name or direct phone number, as of June 14 nobody came to work on the list from quality control or anything. On 6/27/24 I emailed Haydee at HOA asking for help how to pay the HOA I need to pay via ACH since I am in NY under medical care. On 7/1/24 she replied & She included Michelle P on the email supposedly to help me as of today nothing. Had many delays was scheduled to close 2-2024 they couldn’t get issue resolved closed on 4-4-24 and still have issues that has to get done

A lot of things like closet shelving and shower heads that I consider cheap. Also backyard is totally uneven and pitted and danger to walk on.

The house is new. So far it’s been a good day. It’s very small, but I think it will be worth it.

We have found issues with the irrigation systems, sod, landscaping, and roof leaks. Interior of home was pretty good but the roof leaks are causing rework of drywall. We continue to find other issues which makes me worried about what else might go wrong. They have been pretty responsive to getting things fixed but the quality isn’t there to begin with.

Phases of purchasing and construction seem rushed.

We like the neighborhood. The yard and landscaping is awful. Multiple sprinkler heads were broken causing massive washouts in backyard. Yard has large ruts where someone drove a grader? Left massive ruts and tore heads off. System was apparently shut down causing sod to become distressed. Needs attention. I have asked Brent to come walk the yard as it is unsafe to mow and or walk but he hasn’t made it by yet.

It has been almost 2 months since move in. We have 19 items on our warranty to be fixed items. One electrical issue that took 2 weeks to get a response. One security issue that took 3 weeks to fix. We were told how great the Pulte inspections were - not sure about that!

The upgrades are overpriced, poor selection and manipulate buyers to spend unnecessary money to maximize your companies profits.

Of the five homes we have built over the past 27 years, this was the most experience but certainly not the best quality build. There was a lot of 'lack of attention to detail' when it comes to many details of the home. Most of this can be attributed to sub-contractors not taking pride in their work and just getting it done, but not done with the highest level of quality as their paramount goal. The home is fine but for this cost it should have been impeccable, it was not. So far we are working on the deficiencies through warranty but that is a slow process as well.

Our experience overall has been a positive one. The most important thing that I want to point out is the way Josh kept us informed of the build process, answered all our questions during the build inspection and was there for our closing inspection making sure we were satisfied with our new home. He made our experience moving here a good one! Thanks Josh.

Working with the on site sales office was pleasant and smooth. But looking back, Ide say you need to know the correct questions to ask in advance, There may possibly be more value provided when working with a broker.

To be honest, I am very disappointed in the quality of the windows, cabinets, carpet, sinks, faucets, and fixtures.

Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. Nothing major but the overall impression is that there was a lack of attention to detail and the need to just finish the job. Some of Sod put down on lawn prior to close by Pulse contractor was DEAD. Other sod, especially in rear of home is WEED infested. This needs to be corrected. Watering and weed control has not rectified the problem

I think that the up charges for upgrades is extremely high. The prices obviously include but labor is already paid for in the basic packages. It takes no more labor for example to install black faucets over chrome yet the charge is twice as much as the cost of the faucet. Some items listed as upgrades that should really just be a choice. Some things should be standard. A lot of misinformation and waits for amenities.

When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

The house is well built but has some issues with workmanship. For example, we went to install a ceiling fan on our patio and when we removed the light fixture we saw that the vinyl ceiling was cracked. The light fixture hid that. Also there was a number of caulk residue areas that I had to clean up. It takes a VERY long time to get hot water in the kitchen sink faucet.

The reason my ratings are not greater is that my building manager was either not sufficiently trained, or worse, thought that problems I pointed out were not necessarily his responsibility to resolve. Let me explain. When I pointed out two deficient 2x4’s in a load-bearing wall, with large missing chunks of wood, and spacers between studs with gaps 0.5”-1” -wide, with nails clearly showing, I was told that the inspector would determine the need to replace/fix.
