Home completion was over 18 months late but the building manager kept us posted throughout the process. We lived out of suitcases the last six months. There are no major issues as of yet. However we have missing windows blinds that keep being on order. Not understandable at this point We have not contacted the builder regarding small issues that need fixing. Hopefully they will do a better job. Spouse really likes our home

The sales experience and design stages went well and our team was way to work with and responsive. Quality of construction and number of critical issues was disappointing for a house of this cost. On the other hand the team was very responsive to fix problems. Learnings from initial issues should be applied to newer buyers to avoid future issues.

My experience with the salesperson was nothing less than outstanding. Very responsive. The field manager needs more experience. He needs to learn how to do a pre drywall inspection and be more knowledgeable about the product.

I believe you get the luck of the draw when contractors are selected to build your home. Due to so many homes being built it can either be good or bad. The construction manager is then left to make repairs to any issues. Overall, we have a good home. Not happy with the slab not being anywhere close to level. Appliances and furniture wobble or sit crooked due to the slab being uneven. We also have an issue with bats outside our home in the front door foyer. Can't seem to get them to leave.

I was disappointed with the overall craftsmanship. I had to fix the pots and pans drawer myself, the window openings were less than square, missing an outlet and cover on the back of the house, tile floors are less than even, there was paint splatter on the floors, there is already a crack in the driveway and a chip on the sidewalk.

We are very pleased with the model we selected although we would have like some freedom to make modifications. We were a little disappointed that some things were not checked by the builder before our closing. Since that time, the company has been responsive in setting up repairs for those issues. We also felt that we were not given clear advice on the options regarding the pool and recreation area surrounding the pool.

The location of my by property has made the associated disappointments tolerable. Seems as if the finishing touches were done in a hurry with little oversight - uneven cabinet doors, screen door not hung properly, scattered paint spots, no towel rods in the main bathroom, missing plates over switches etc. all of these problems are being addressed by the builder.

Overall our experience was good. It's obvious however they are rushing through these homes to get them finished. Some of the finishwork was poor. Make sure you are very thorough on your walk through and find all the issues. Make a list, and keep after them to get them resolved.

We like our new home but the finishing work is really disappointing. Painting, caulking, baseboards all are sloppy. They should have waited 2 more weeks before setting the closing date. Our final walkthrough took 5 hours because there were so many small problems. And of course we didn't get them all. Getting things repaired is a hassle cause to fix something it takes 3 different contractors on different days repair person, drywall person and painter - even for the smallest issues. Inefficient. The overall process was fine. Our sales person was responsive and helpful with many ideas and suggestions. The design center help from Christine not so much. You must be your own advocate and press for action and information. We met with her in Feb 2022 still in the middle of a raging pandemic. She was not masked and seemed put out when she was asked to wear one. This is critical when meeting with older people in close proximity. If we were to do this again we would not meet her. Everything was good up to the final closing. The initial walk through had an unbelievable amount of issues. The second walk through was a joke. They didn’t finish most of the items on the list. Poor punch list completion

Taking way too long on punch list items. We have had to keep asking/begging for when things will be completed. Each time we re-summarize the list, they only schedule a portion of the items. There should be a proactive system for timely completion without the homeowner having to feel like the bad guy and reminding them of what is left. Seems only time stuff gets done is when we bug them.

The process with Pulte is outlined well but still overwhelming for a first-time home builder. The challenge of supply chain and sub-contractor shortages added a lot of difficultly for the builder, but our home was completed on time. We hired third party inspectors, which I would recommend even for a new build. At first, the process for the home building seemed to be good. However, as the trades came in to do their work, the workmanship was definitely inferior in my master bathroom. The tile work was atrocious and should not have been passed inspection. Countertop had flaws in it and they should have never installed it in the first place. Get all issues completed before closing. Hard to get someone back in to fix after close. Get everything in writing, signed and dated so have documentation if something isn't done to your satisfaction. We are generally pleased with our build but have heard of issues from neighbors. We had 2 construction managers, others had up to 4 managers which might be the problem.

Jill jones—the sales person—was great and very responsive when I had questions or needed information. Max Thompson—construction manager—was also very good in keeping me updated. And overseeing build. Unfortunately that has mot been the case post-closing when warranty team has failed to address most of remaining punch list items. My advice to a new buyer is to delay closing until house is complete and all issues resolved!!

The CM was not responsive.

I did not feel that the Construction Manager (CM) was not responsive in a timely manner to issues I noted in during my walk thru's during the during the construction process. Examples are circuit breaker showing a service light, incorrectly installed front door, loose cabinet molding. The last two items still need to be addressed five weeks past close. Additionally, the lanai deck has not been re-coated even thought CM's manager brought it to his attention during the pre-close walk through.

Communication during the purchase and construction was very good. We were not living near the home as it was being constructed so all communication was done remotely. We felt the price was reasonable for the home and the community is just what we were looking for. Final construction was hurried and there was a lack of quality on several finish items. We are trying to find a window of time for the builder to complete the punchlist items.

Great New Home Purchase With a Few Minor Issues

Our sales consultant, Lisa, was terrific! She did all we asked and more to make our new home purchase smooth. We were surprised by a few minor (though not insignificant) discrepancies discovered just after closing, but the construction manager eventually addressed them within our first month of occupancy.
