We met with Matt and reported our warranty items, additionally we have discovered some other issues. Unfortunately Matt does not seem to want to follow up with any resolutions or even a call back. I have never experienced such disrespect from a warranty person as I have thus far.

It was down to the wire that my house was ready but it did close on time. The people I worked with were great and it was an easy experience. I have not been impressed with the quality of products used to build the house. I don’t think they are quality that the price of the house should warrant. I have had a horrible experience with my side yard. There is a drainage problem and it stays wet on that side and my side is totally wrecked due to the mowers going through it which has created huge ruts. We felt like everything was overpriced especially for the quality of the work done. The construction mgr has been great getting things scheduled to be replaced, repainted, re-sanded, etc. The problem with that is A LOT of the problems should have been done correctly to begin with. The paint job done by the initial painters was horrible - missed tons of areas on the outside and the trim and doors all have to be sanded and repainted, tons of caulking needs to be done also. We love Sun City Hilton Head and the people we have met already.

We felt good at first blush but not after moving into the house. As an aside, the house was overpriced as was the lot. Sign of the times!! General quality and fit and finish was disappointing. The house was dirty at move in and not move in ready at all. We had to call in cleaning teams to do interior and exterior cleaning to before we could completely move in. My sales agent was wonderful, very knowledgeable, and helpful during the entire process. The shining stars in this community for sure. The construction is below my standards for a new home quality build. Communication was good throughout the process but falls short after you close. Getting the building/construction manager or his supervisor to respond to your concerns has been a challenge. The home was everything I expected overall, biggest complaint was lack of information. If I didn’t live close I don’t feel I would have known why my home was delayed in being completed. I had to make phone calls to try and get updates.

I am not happy with how our whole build went. We were sold a lot that had to wait 4-1:2 months to get approval to build. We ended up completing months after people that signed contracts months after us. Was not contacted and informed as we had to call or got no updates.

We love Sun City, but the home quality is only so so. Also, virtually everyone we have worked with is professional and courteous. However, the subs Pulte uses are slow to respond to correct deficiencies.

During construction the response to any questions we had by the building supervisor was excellent & so was his response to any concerns we had. Since closing & moving in, the response has been variable - a few have been prompt but several others have been delayed or ignored until we repeat these concerns.

The buying process went OK, spent 6 weeks in a Hotel which cost over $6,000. Never once were the VILLAS mentioned and never got help from PULTE as was discussed by 2 different people who knew my situation. Pulte has a good reputation, BUT they are only as good as the craftsmanship!!!! NOT GOOD!! SAFETY.. of individuals as we age I feel is not a consideration. The ELECTRICAL (light switches) are a joke... When you walk into a room for safety in the dark (night) one should have a light switch near doorway that turns on lights in the room the are entering. We really like many of the features of our home and the community is excellent. That being said.... the home building process was extremely long (14 months) and we are still waiting for some things to be completed/ fixed almost 2 months after closing. Pulte was in a real rush to get things done so some craftsmanship had suffered.

Construction went smoothly and on time but the quality of work leaves room for improvement in consistent high quality. The doors in my home were poorly hung with large gaps that can be seen and open for critters like flies and gnats to invade, which is actually happening and we are having to deal with. Warranty Department is slow to respond and unreliable to consistently address issues expeditiously and completely as opposed to piece meal. While the people who work for Del Webb are top notch, and the houses look nice, the materials are cheap and the quality is not very good. The walls are so thin I can hear everything in my house from everywhere, which limits privacy. The paint job on the interior and exterior is also very low quality and will require me to repaint too soon.

One big issue we have is from when they did stucco for the home except for the area around the sliding glass door and kitchen window because those windows were delayed and they wanted to move forward with construction. We were concerned if the stucco around the missing areas would blend if it was done later. We were assured it would and you wouldn't see a difference. The sales and finance people did a great job. My home builder John was on top of things, but there were several issues that needed to be addressed after closing which were poor workmanship by the subs. With what we paid for this home I believe the subs should be held to a higher standard.

Our field manager Anthony was helpful, professional, and very good to work with. The overall process was good for the most part, even considering supply chain issues present throughout the industry. However we are still awaiting our permanent gas range and pendant lighting in our kitchen 6 weeks after closing!
