Would NOT recommend Pulte Homes to any of our family or friends and would have never taken possession of the home if we didn't stand to lose a lot of money that was already put down on the build. We understand that with COVID-19 and material issues occuring worldwide things got out of hand. Pulte should have slowed down the building process and made sure the product they were turning out was quality instead they pushed for quantity. I think we would and buyers would be happy to see one quality built home then ten crappy,dirty unfished homes being turned out. The building process brings skilled works to each task. The workers get their job done quickly, and then the next group of experts swarm the home and get their specialty done. You may need to do some sanding and add a couple coats of paint to protect walls from marks. You create a list of things that need attention and a coordinator brings a team to fix your list. We are thrilled with the community and happy with our home.

when you go through your walk thru make sure you look at every nook and corner. We had lots of problems after closing mostly small and fixable but very annoying

We are very pleased with our home purchase. The sell staff and our construction point of contact were always willing and available to answer questions. Our single significant issue of concern was the attention to detail by many of the various trade partners used to build the home. The painting of the home was terrible both inside and out, the cleaning staff used before settlement lacked attention to detail and the home was quite dirty upon settlement. All-in-all we are happy with the home, enjoy our community and looking forward to developing new and long-lasting friendships with new neighbors. ... More

Every step of the process met the highest levels of professionalism, craftsmanship and customer service.

The walk-thru scheduled 10 days before the actual closing should show a home with a short punch list...a home that's almost perfect and ready for move-in. My list of open items was 2 pages long, and the 'promise' that the home would be 100% ready by closing date did not happen. The closing date is set by Pulte...not the buyer. Read the contract carefully.

Get it done before closing!

While I know there have been "supply chain issues," what was initially an exciting event turned into a very disappointing experience.

Buyer Beware....they tout themselves as a quality builder, but they are not.

One would expect to have a good experience with a new home, but we've had a nightmare with Pulte. Our house post-tension slab had large holes (24"x10" broken completely through do to mis-laying out plumbing and not refilled with concrete under tub and shower, floor baseboards were mismatched with different two sizes and styles, the doors were not prepped before painting and have edges sharp enough to draw blood, we've had 100+ broken roof tiles replaced, several water leaks in stucco and shower, the upgraded insulated garage door is not installed with no refund, painting around windows has 1/4" wobbly edges,, on and on with no real concern for new home owners paying $600k-$1m+ for production track homes. Extremely bad fit and finish everywhere, very sad and unfortunate situation for a 55+ community. ... More

From our first contact with our Salesperson, Candee; Design Consultant, Pattie; Field Manger, Matt; and Customer Care Manager, Scott; we've received nothing less than exceptional professionalism. This team is very knowledgeable, courteous and friendly! 100% outstanding service from all!

Everything is completely one sided with regard to the contract. Time for the buyer to meet dates is inflexible but not on the part of the builder. Very little contact between contractor manager and the buyer. No real effort to repair punch out items

They did a great job during very difficult times. I’m still waiting on a range hood that seems to be in huge demand everywhere else. But, otherwise I am extremely pleased with my new home.

The workmanship of the finish work for trim, doors, countertops, tile and cabinets was not as expected based on the model homes. Several items are still in need of repair and we have been in for six weeks. Repairs are not expected for another month. Overall, though, the house fits our needs and our selling agent and warranty man are great to work with.

If you are looking for a personal touch …this is not a custom builder. They have several properties being built at the same time so you are one of many waiting in line to have issues resolved

A bidding process to pay extra for building lots should have been a warning sign. Very little contact from Pulte construction during the building process. I can understand it’s a difficult time to build with Covid, labor and material shortages. But after a big rush to meet their closing date at the end of the building process, we cannot get anyone from Pulte customer support to return calls or follow up on issues that need to be fixed. What good is a home warranty if there is no response to calls? I left voice messages three days in a row on the Pulte Cutomer Support line. The answering system message states they will return a call by the end of the day. Never got a call back. I sent emails several days in a row. A week later I got a response to my first email asking for a more detailed punch list. Emailed that a week ago and have not received any response yet. A neighbor had water running from a faucet that would not shut off. Pulte customer service told them that was not a priority and someone would be out in a week or so to fix it. What? Plumbing that does not work is not a priority? Sun City Festival looks like it might be a good community, after the house issues are fixed. ... More

There were many delays ( which is quite common these days). However, the response to our questions and concerns were met with nasty and callous responses. Customer service needs to be improved.

Homes are built very fast. Hopefully at no sacrifice to quality!

The quality of finish work is poor considering the per sf price, the overall home design has flaws caused from not thinking through how someone lives in the space, and the upgrade options are limiting and expensive, but the Pulte people are kind and pleasant to work with. The DW Community is a happy and quite environment, outside of the temporary construction crazy, and we love the amenities.

It was ready when they promised

Our experience up until about 3 weeks prior to close was great -- sales team and build teams were responsive, Very happy with our lot and our home. The last three weeks before close and for a couple of months beyond has been very rushed and there were a number of things that weren't taken care of that should have been. Things have taken a lot longer than they should have to get taken care of. And mistakes were made because builder trades were rushing and trying to finish homes too quickly. It felt as though they were trying to close as many homes as possible by the end of the year and we suffered because of it. On the whole, we are very happy with our home and feel it is a good quality home. We would recommend a Del Webb community to our friends. We just wish the tail end of the experience had been as positive as the rest of it. ... More
