The communications during construction was very good. The punch out handling I believe could have been handled better. The post customer care I feel is average according to who is involved. Some issues were prompt but others you get multiple answers and minimal results. I believe due to too many contractors on some items.

Overall the home has met our desires It is NOT a home with great workmanship, or high quality. The option upgrades are very expensive. I would put the value of these homes as average. Our construction manager was excellent, managing much of our concerns in a timely manner. The follow-up by Del Web customer service definitely met our expectations. You have to stay on top of the building project right up until your closing.

We were kept well informed of any changes to lot availability and what to expect during the building process after we decided on the perfect lot for our needs. Once we did purchase our lot and select a home plan, the Pulte group was very helpful, and made each phase of decision making that much more enjoyable.

I have been in my home for under 2 months. Issues come up that you would only see when actually living in the home. My Pulte customer service manager is very responsive to my concerns. But…..I am noticing construction issues that should have been addressed prior to this home being put on the market. Cabinets, doors lighting, sprinklers. Seems no one has pride in their work. These homes are referred to by some as “production homes”. I went with Del Webb for the quality and amenities. I shouldn’t have to discover cabinet shelves that are not secure and have my items broken. Dining room light is cheap yes but it was not hung properly and it’s bent. How does someone not step back, look at their work and say “that looks good” instead of good enough. I like my home, I like it here but the finish work has a lot to be desired. The sales process was outstanding in every respect. Our sales agent went above and beyond to satisfy our requirements. The construction manager was also extremely responsive. The mortgage process and workmanship for the build were disappointing. Remedies after the sale were responsive and timely.

Take a good look at the appliances & cupboards . I purchased a spec home that had a gourmet kitchen that looks beautiful but the quality is severely lacking .

We have had minor issues after we moved in. Our construction manager said he would fix everything but has not. The workmanship on drywall was sloppy with gaps between trim and floor/ walls. They didn’t clean our house properly before move in. There was paint splattered on floors, windows were not clean, and tub had marks that aren’t removable.

Need to more direct / forceful with construction managers

Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.

Make sure you have your attorney read through the contract and don't assume everything is good! We didn't do our due diligence and I am going to be paying an extra 21.000. because of it! Not there fault but the paperwork had something in it I didn't thoroughly read! After the mistake it was you signed the paperwork!! That's another thing they want you to sign and will tell you you don't really need to read it's all just boilerplate yadyada

Pulte Homes are not the quality that they tout! Many materials are low grade, paint is HORRIBLE, etc. MOST subcontractor; as I put it; “nobody gives a *#’t”. However, the Pulte Employees themselves valued the “relationship” and to provide an exceptional experience for the Homebuyer. To name a few outstanding individuals within the Pulte Organization in our “build process”; Tosha(sales), David(Construction MGR) and Kaitlan(Customer Care Manager)really went out of their way in the pursuit of excellence!

Sun City definitely is great place to stay and retire. Pulte as a builder is just an average builder compare with the rest of the builders in greater Austin and particularly in Georgetown. Pulte has great floorplan and option, but workmanship and materials are again just an average (nothing to boast about it). The price of the house itself is overvalued but again being located in Sun City it is a fair price

The punch list was not addressed prior to settlement. Some repairs were attempts to band aid instead of fixing properly. The follow up process to schedule repairs was frustrating and required too much chasing on our part.

When thinking about buying here one of the things was i would not know anyone here. The sales guy told me that at orientation someone be assigned like a type of ambassador. That didn't happen. The building manager was fine. He told me to wait to bring up the issues i found around the home because the warranty folks would not want to fix it more than once. When the warranty folks came by there were a couple of issues I brought up told me they would have things fixed. NEVER happened. I understand my home was probably in less than 60 days and things get over like. Now I just put painters tape by the issues and I know that it will get fixed. Besides all that I love my home. Exceptional experience with the DelWeb Construction Crew before I Closed on my Condo. The first sales rep was great. Kept us current on progress and showed interest in our excitement on buying the place.Then we experienced some pain with lack of information for a while with the replacement sales rep. The pricing for the UPGRADES is OUTRAGEOUS AND THE QUALITY OF THE UPGRADED APPLIANCES,etc has a LOT TO BE DESIRED. Not worth the price, period.

We like the neighborhood. The yard and landscaping is awful. Multiple sprinkler heads were broken causing massive washouts in backyard. Yard has large ruts where someone drove a grader? Left massive ruts and tore heads off. System was apparently shut down causing sod to become distressed. Needs attention. I have asked Brent to come walk the yard as it is unsafe to mow and or walk but he hasn’t made it by yet.

The upgrades are overpriced, poor selection and manipulate buyers to spend unnecessary money to maximize your companies profits.

Of the five homes we have built over the past 27 years, this was the most experience but certainly not the best quality build. There was a lot of 'lack of attention to detail' when it comes to many details of the home. Most of this can be attributed to sub-contractors not taking pride in their work and just getting it done, but not done with the highest level of quality as their paramount goal. The home is fine but for this cost it should have been impeccable, it was not. So far we are working on the deficiencies through warranty but that is a slow process as well.

I think that the up charges for upgrades is extremely high. The prices obviously include but labor is already paid for in the basic packages. It takes no more labor for example to install black faucets over chrome yet the charge is twice as much as the cost of the faucet. Some items listed as upgrades that should really just be a choice. Some things should be standard. A lot of misinformation and waits for amenities.

20 years ago I bought a 3000 sq. ft. Pulte Home in Las Vegas. I was in New York at the time and had the construction manager send pictures of the progress. That house was built and when I moved in I was extremely impressed and was happy to see there were very little touch up and repairs. Now 20 years later I bought a 2000 sq. ft. Pulte home in Florida. I was very disappointed with the fit and finish. It feels like they tried to get it done as fast as possible with no consideration to quality or workmanship. There were Many repairs and some had repairmen coming back more then once. Unfortunately I was not as impressed with Pulte homes as I was 20 years ago. ... More

Seems like warranty takes a while to get anything done.

Very nice craftsmanship and neighborhood.

Generally OK. Moving in over Christmas seems to have gotten some of our small issues with “partners” lost in the shuffle. Took a month to get sprinkler system working. Still haven’t heard from security system people (6 weeks and counting). Still have a cracked concrete issue.

Pulte needs to pay more attention to detail. They need more help and better trades.
