This was my wife's and I first experience building a new home. Overall we are very happy with the home. We understood from the beginning that this was a major undertaking and there would be bumps in the road. Our project manager did a very poor job communicating with us during the build process even though we told him from day one this was all new to the both of us. Our toilet had a plumbing issue on a Sun (second day in the home) (thank goodness we were home) where it overflowed into our master bedroom. The plumber was terrific and fixed a blockage in the line (probably from the workers). Our hot water pressure was dismal. I had to go to the clubhouse to take a shower at times. The temperature would never get warm and pressure on the hot side was awful. After several visits by the plumber a clogged screen filter was the issue at the tankless water heater site. It had two leaves in it causing the water to not get hot or enter the tank properly. This took about 3-4 weeks to diagnose and repair. Last Friday I had a steady visit from painters, electricians, plumbers, tile repair guys to our home with probably more visits on the horizon for warranty work due to poor workmanship. A cabinet guy is scheduled for this Friday for cabinet work. From talking to my neighbors this is all par for the course and comes with the territory. I found that the individuals or individual responsible for my home construction did not listen to any of our concerns during the build process and when it was time for closing the answer was "just take that up with warranty" If someone wants to reach out to me I can discuss other items. Almost all these issues could be discovered before the homeowner moves in with a checklist of some sort. Fines should be levied against the workers when issues arise after the homeowner moves in. ... If you want something extra you have to PAY FOR IT

Very poor at returning phone calls; acknowledging emails. Pulte Mortgage requires a complete do-over. No sense of customer service. In the end, I gave up a $7,000 bonus just to *escape* and move to a different lender.

Seems like houses are being built too fast and corners are being cut. Builder is not responding to issues in a timely manner or at all. We are at about the 2 month point and we still don’t have the refrigerator that was supposed to come with the house, this is just ridiculous. I understand supply issues but if I went out on my own to get a refrigerator I would have had it by now, am I supposed to believe an individual consumer can get a refrigerator faster than a large builder such as Pulte. I have submitted my 30 day list of repairs needed and have heard nothing about when this is going to be scheduled. Pay a home inspector just so busy hard to get things done once you close. We love the home just slow at getting things finished.

Refrigerator not working It’s been over a month now

this isn't my first new build home but I'm very surprised at the number of repairs and fixes that my homes has needed and still needs upon moving in. I realize you're still building but my needs are equally as important after I paid for my home.

Overall pleased with the house. The community at Anthem is super. Great atmosphere.

The home was built quickly and on schedule but we've had many post construction issues.

Felt like a lot of pressure.

After we bought there was a transition with sales agents. We weren’t told about vinyl planking floors clapping. It was amazing the schedule that they were able to maintain. From start to finish it delayed just a week. Our builder was top notch and kept us up to date on schedule.

Built with seniors in mind.

The house is well made and asthetically pleasing. There are a few follow up issues that are under warranty that have been addressed but have not been fixed. Timeliness and follow up on maintenance issues is essential to ensure customer service and satisfaction.

The sales staff and initial builder support following purchase were excellent. We are also extremely pleased with cabinetry, flooring and carpentry. Minor issues with interior paint, especially small areas of repair, which were poorly done. Landscaping issues have been especially difficult to resolve. It appears COVID has warranty service backlogged, delaying responsiveness to some issues

Since you asked....Although we moved in 3/26/2020, there hasn’t been any follow up to concerns about issues that required Del Webb post settlement response at our home. The excuse is always Covid, yet 1) building construction nearby for Del Webb continues with workers working shoulder to shoulder, as does 2) landscaping in our neighborhood, as well as 3) business back to normal for staffing at the sales office We finally hired someone to paint out front door. Landscaping for our lot has still not been completed. Del Webb has collected HOA fees for 1.5 years but out community center has still not opened, not even outdoor activities such as pickle ball courts, even though county parks are open at some distance from Del Webb. Neighbors who have lived here for over a year are furious over this. Del Webb’s “social director “ hasn’t even provided an estimated date for opening. Not happy we can’t use the pool either, even though CDC says it’s safe to use an outdoor chlorinated pools. You asked, so I’m telling the truth. ... More

Paint washes off when wiped .. cheap cheap.. also some spots sloppy...

Responsiveness slow to non-existent due to virus. Needed more effort to “find a way”. Over 8 weeks in and house still has unfinished items.

We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Overall, we’re happy with our new home. It was a struggle getting the builder to complete construction on time due to unresponsive subcontractors and ineffective management. Promises were made and not kept. Availability of our supervisor seemed to be an issue. There is a serious issue that I need help with and am getting the brush off from the builder. The city of Georgetown placed their concrete light pole 6” from the edge of our driveway prior to construction of our home. This presents a very real hazard especially since the pole is on the right (blind) side of our vehicle as we back out of the driveway. The builders response when I brought the matter to their attention was “. . . the city places the light pole and we have nothing to do with it.” I ask for a point of contact at the city and got no response. Seems to me that the builder knew the location of the light pole when they laid out the plans for our house and therefore had everything to do with the location of the pole and our driveway. Frame materials are 2nd or 3rd rate. Finish subs lack attention to details. Houses and surfaces not properly protected during construction. Home construction and finished detail selection process too fast. Community and club options great.

If you wish to live in Nashville area in 55plus community, this is best place for you.

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.
