There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.

Disappointed with the quality of workmanship. Workers didn’t tape when painting and sprayed all wires which makes it harder to install ceiling fans. Water lines were backwards for cold and hot. Garage door didn’t work properly.

Everything was looking like 5 stars at the beginning but went a little downhill after that. Once you move in, you get a lot of immediate attention for the first week, and then, not so much. Also, you start to see the sloppiness in the workmanship, from doors that aren't hung correctly, plumbing that was not fully tested, down to appliances, fixtures, tubs, counter tops, tile, etc that are scuffed up, chipped, dented from carelessness. All things you won't catch on those quick walk throughs leading up to closing. I realize there will be issues as a new house settles, but these are just a few ...

Good communication,....until we closed!

We had very good communication during the building process. We were able to e-mail and get responses from our building supervisor (Justin) and sales person (Sherri). However, now that we have closed on our house and moved in, we are experiencing terrible delays and trouble getting responses from the warranty-service team. Your warranty is only as good as the service you receive. Right now, we as not getting ANY service.

little items were overlooked, (some tp holders needed to be tightened, door to garage needed lock adjusted, had to change wiring of dryer due to age). Despite having touted that Fulshear does not allow any structure over 10 feet, lo and behold no sooner had I moved in but several cell towers were constructed around our area.

Our biggest issue is having our Construction Manager follow-up on issues that needed to be corrected. I have sent him emails, text messages, and left voice mails to get updates on when to expect the issues will be addressed. with no response. During construction he was very responsive to questions. But, since moving into our home, we have issues that are still waiting to be corrected - after nearly 2 months!

We have mixed feelings about our experience with Del Webb. On the positive side, the sales office was outstanding in both responsiveness, follow through and effectiveness. However, on the builder/warranty side, they were not. Phone calls, text messages and other forms of communications were left unanswered and non-responsive. If it were not for the sales side intervening to help us, we would still be living with defects and issues.

The buying process was straightforward. Our salesperson, Bob, was phenomenal. As expected, with a national builder, the opportunity to customize was limited, but Bob did an excellent job of explaining what options we did have. He was very prompt in his follow-up and he didn't pressure us at all. My only complaint about the buying process was the method Pulte used for selling our lot. A blind auction? Our house is beautiful and appears to be well built with quality materials. Our concern has been apparent carelessness on little things. Paint smears on nearly all exterior window frames, areas of tile with no grout, areas where paint was missed, and outside lower walls mud streaked. The response to these concerns has been mixed at best and issues described have not been addressed as of yet.

Numerous painting issues. Inside and out. Numerous issues with prepping the work before painting, definitely needs improvement. Numerous instances of spackling splattered onto finished trim, flooring and cabinets and not cleaned up properly. Issues with some rough corners on inside walls. Good while building but not after closing

Pulte disappeared to some extent after closing so things that should be done have taken longer than it should (and some not done even now 6 weeks later). Oh, and that is just about my house. Also problems with the common areas and what they said would be done in terms of the ultimate landscaping.

Dominic is excellent to deal with. He sent me pics showing the progress of the home, and he is very responsive to getting a few items fixed. I appreciate his help to make the process easier for me, because moving from out of state is a difficult process. He always gets back to me the same day, and I think he does a great job communicating. My experience has been excellent thanks to him. Our experience started out good but then…we are in the final phase of this Del Web development. The sales person we were working with from the start was all the sudden no longer working there(not by her choice) then we get notice from company stating what our closing date was. We were not ask or given a chance to change the date. Since we had not already closed on our house we were looking at having two mortgages and we needed to delay the closing by 2 weeks. We were told NO and that we would be charged $500 penalty a day for each day we delayed closing. No grace, no consideration no nothing ...

The one problem I have is the workmanship. I feel the materials could be a lot better. When I did walk through I was so excited about moving in that I didn’t notice the small things. So far the staff is trying to address things. Example would be the cabinets have small nicks, door are not painted fully and screen door isn’t set correctly. As long as these things get addressed and fixed I will be happy. For the money we spent on these homes I think the materials and workmanship could be better.

Fixed shelving in the panty is impossible to deal with. Can not fit small appliciances for storage such as a Kitchen Aid mixer or bread maker. Kitchen draws are not deep enough many appliances. No drawers in two of the bathrooms. Linen closet door is extremely small. Laundry room door can not be opened all the way without hitting the dryer, needs a design change. No pride in workmanship on those working on the house. Flooring has spots of "glue" throughout the entire house.

We bought a "spec" house and were able to see everything prior to purchasing the house. Pulte employees have been pleasant however, we notice the warranty dept has been slow to address our issues. Primary issue is the warranty on the HVAC system from Lennox. Our Pulte warranty representative is supposedly Jeff however, he was on vacation thru the holidays and Jim covered us for him. So far we had only a few issues. They have been either resolved or scheduled to be resolved. Overall the quality of houses build these days has declined no matter who the builder is. If you have a good field manager that does at least some quality control you are in luck (our field manager was great to work with). Towards the end it was obvious that things got rushed. We caught a few mistakes that were made and they got corrected immediately. Unfortunately, our house was finished well before the houses around us. Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist.
