Pulte homes would do a better job with Management that kept track of the progress of the homes and supervised the subcontractors to make sure that when they were on the job,that they took the time to protect the work of the other subcontractors.A lot of the punch list would be avoided if everyone respected the work of all of the subs involved.The warranty person has a hard job of call backs for damage done during the job because subs don't protect the work of other subs.There is also a lot of down time-it could be lack of qualified workers,lack of training,poor supervision.Safety training seems to be a problem too.PPE,proper loading/securing loads,garbage blowing all over the development.Piles of debries,lack of dust control during construction and poor clean up of ongoing jobsites. ... The cost of the home after discounts was still high for the market and the appliances and many of the finishes are low quality. I felt pushed to use the builder's title company and the builder did not cover many of the typical seller's closing costs. I was told it was because the discounts were applied to the price of the home rather than the closing cost. However, the cost was high for the market and significantly higher than the appraised value.

Need a lot of patience while waiting for escrow items to be completed. Weather is a partial reason for delay but so is focus on building/closing new homes rather than completing existing homes. HOA process also cumbersome.

I was disappointed when we closed that I could not keep Money back because we paid cash and the house was not complete at closing. Many things were not done from the walkthrough the week prior even though they tell you it will be. So you have no recourse except to be a squeaky wheel. Our kitchen backsplash and bathroom tile jobs had to be redone. Such a pain to move in and then have to work amongst the mess when they knew at least a few months prior that it was subpar and unacceptable. The warranty rep is very competent and helpful which is a plus. The construction manager was a joke. We had to tell the A/C guy the third time he came out for repair what was actually wrong with our unit and instructed him how to fix it after watching a YouTube video. We had a bad experience with the PULTI Mortgage rep while working on financing. He would never call us back or answer questions. Then when it was getting close to the closing, the closing company actually was able to get everything figured out. Thank Goodness! Learning all the different websites and how to enter complaints/work request took us a bit. (still learning). This is the hardest thing. We have had plants die. They replaced some prier to move in , only to have some die again. They are scheduled to replace them at earliest convenience. (Rain stopping them) We put in a work order for floor work. They came out the next day. So far very happy with warrantee response. We love our home though it is bigger than we wanted. It is small to most. We just wanted 1000 sq ft. It is only 2 of us. Overall, I am happy with my purchase! It is just me that has a problem with technology. Love the neighborhood, Just wish a Trader Joes and other conveniences' where closer. All in Due Time I think. I’ve been here now for a little bit over a month and have discovered a few things that I didn’t realize before I purchased my unit. All but one of the sinks in my unit were designed for ADA compliance. This meant that there was no bottom to the sink it went straight to the floor. So I had to pay a workmen $360 to make a shelf under the sink and install it. Personally, I believe that Del Webb Chauncy Lake should have designed the sink so The bottom of the cabinet could be unscrewed and removed for compliance with ADA regulations. I also found out that the oven that was to be in my unit was not the same oven that I was told I would get. The following are notifications of the various models numbers that were changed and changed back: “We had supply chain issues in the past which resulted in us needing to change our Whirlpool range offerings. In short, we are now back to the original Whirlpool range: Model #WFE550S0LZ. We were originally offering Model #WFE550S0LZ then switched to Model WFE775HOHZ to help us get through the supply issues and are now back to WFE550S0LZ. ” A week later, I received another update for the oven, ” We’re sending an updated email regarding your Whirlpool range. The range that you will be getting is WFES3530RS. This range replaces the WFE525S0JS model. Please see the attached documents to compare the key features.” Essentially, the model i received is a very basic model and did not include air fryer or preheating and other features.Needless to say, I was very disappointed in the replacement.” One of the toilets in my unit rocked and was generating a small leak. The Chauncy Lake team was quick to respond to this issue however, I asked that since the toilet had to be uplifted and a new ring inserted could I have a comfort toilet instead of the 15 inch Standard one. They said yes no problem however I was asked to pay $840 for the replacement. I considered this unreasonable. I don’t really know how much a toilet plus labor would cost, but I don’t think it would be $840. The charge came from the contracted plumbers and not Chauncy Lake. I still have some confusion about air filters and will get with the appropriate people to find out more details. Other than these issues, I find that Del Webb Chauncy Lake is the kindest and most considerate community that I have lived in in a long time. My neighbors are friendly and helpful and enjoy each other. It’s not unusual to find a group out front or on benches outside talking with each other.. Main construction of house appear very strong. Doors, windows, trim, all well done. However finishing items were poor at best. Hardwood floors were covered with glue, cabinets have cracks and are broken, air conditioner leaks water, shower pans were covered in dirt, floor tiles had multiple areas of dried grout, grout missing in shower, Reply's to our request to fix items go unanswered.

The structure of the home is solid but quality of materials like cabinets, countertops and workmanship is poor. “Sloppy workmanship” like nails protruding from cabinets. Paint and spackling all over the floors. Response from staff when notifying them of issues is fast but fixing the issue could take months.

It’s hard to rate a company or experience when you discover you were lied to by the construction manager during the walk through Immediately after moving in we had air conditioning issues that should never have occurred and when it’s 110 degrees outside it’s a big issue

Paid for upgraded appliances, but basic decision issues. All appliances were supposed to be Whirlpool. Initial microwave was another brand. It was replaced with a whirlpool but, the display is white when all other kitchen appliances are blue. It is highlight as it sits above oven and you see the difference every time you look into the kitchen. Construction manager has been very responsive in trying to get fix, but so far he keeps getting road blocks. Latest response is others are like that so, no fix. I guess it is OK for this new pair of shoes to be one black and one white

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Paint splatters, scratched floors, uneven drywall etc. Then, when our gas stovetop did not have any burner caps, it was obvious that our construction manager replaced them with caps that weren't the correct caps. We confirmed this by seeing our neighbors caps. The burners wouldn't light and when they did, they scorched the stove top. When I brought this to his attention, he said I would have to contact Whirlpool. Now, when reaching out for warranty work, I don't get clear communication, after spending all day waiting for an service appointment that doesn't show up the Pulte rep is out of the office and no one answers my call to the 800 number - resulting in being on hold for 20 minutes then being sent to voicemail. And, this is after a number of calls from Pulte service that treats me like I'm the problem. I'm sure Pulte has more employees than my organization of 2,500 employees, but this is not how you do business. Prior to closing, when I shared with the construction manager some of the complaints we were hearing in the community about follow-up, he chalked it up to negative people. After closing, I'm beginning to understand where the negative people were coming from. Take pride in your work and serve your customer, even after they've closed escrow. ... More

Not pleased with the overall experience. Already have dealt with several major problems, including a water leak behind a wall which flooded my guest bedroom. Repairs required included cutting a large hole in a wall and having multiple drying machines running loudly for three days. We have a pocket door into the bathroom which was installed incorrectly, and has required four visits from contractors requiring complete removal of the door frame, and resulting in multiple repairs to walls, ceramic tiles, and carpet. It is still not complete after three months and still is not working correctly. We have carpet between the master bedroom and hallway that is delaminating and no longer fits in the transition between the floors, possibly requiring complete replacement of the bedroom carpet. We have a pantry with crooked walls and flooring, likely due to a very poor repair after a water leak from the dishwasher during the initial construction. Multiple places throughout the house have floor molding that has not been prepared correctly for painting. Master bathroom shower pan (ceramic tile) has very poor grout coloring, and looks like it has been there for years. In all, the house did not appear to have been built by professional tradesmen. ... Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. I understand that these are not custom homes but the finish work does not need to be sub standard. Wall finishes, trim carpentry, quality of cabinets, etc. all need substantial improvement. What should have been an exciting and positive move to a new life and lifestyle had many, and continue to have frustrating issues. There are moments of joy, the community is filled with great people that care for each other and their homes. The issues are ongoing and disappointing as I held DelWebb and Pulte to a standard that I overestimated. I hope to have these concerns resolved while working with their teams to turn things around and smooth out the bumps in the road.

Average home that could be in any other Pulte community. We thought being in 55+, Pulte should have designs that accommodate seniors such as all zero-step entries, zero-step showers as standard, built-in shower bench should slightly slope forward so water doesn’t pool on bench, cabinets should not hit appliances or other cabinets when open and light switches should be in close proximity to doors instead of homeowner having to take several steps to reach light switches in the dark especially in the garage. These are not things that are difficult to figure out and should be standard for an older demographic. We live in a typical house with no considerations like this and that house happens to be in a 55+ community. Overall, the community is very nice. The houses on the surface look nice. The follow up for maintenance request is average. The quality/workmanship.is average. The build of the home look kind of rushed, like front door doesn't fit tight. Paint jobs are sloppy with clumps of paint underneath cabinets and ledges, drops of paint all over the place on floors, half the outlet have paint in them or some thing that prevents you from being able to plug into them. Studs in the wall seems to very as if random. Even the toilet paper holder was put in incorrectly - nothing catastrophic, but you don’t get the sense that there was a lot of attention to detail put into the build. We find little things that we would’ve thought would’ve been caught and corrected. Given that there is a one year warranty, there’s some piece of mind, I would rather fill the survey out in about a year. ... More

I love the home. The buying experience was as good as I believe it can be. Construction Manager was very responsive DURING CONSTRUCTION but after did not return numerous phone calls and texts. Landscaping around my house was very poorly installed. It took weeks to get even a small thing addressed and the large item still has not been.
