During construction the response to any questions we had by the building supervisor was excellent & so was his response to any concerns we had. Since closing & moving in, the response has been variable - a few have been prompt but several others have been delayed or ignored until we repeat these concerns.

The buying process went OK, spent 6 weeks in a Hotel which cost over $6,000. Never once were the VILLAS mentioned and never got help from PULTE as was discussed by 2 different people who knew my situation. Pulte has a good reputation, BUT they are only as good as the craftsmanship!!!! NOT GOOD!! SAFETY.. of individuals as we age I feel is not a consideration. The ELECTRICAL (light switches) are a joke... When you walk into a room for safety in the dark (night) one should have a light switch near doorway that turns on lights in the room the are entering. As medical person this is a major flaw in PULTE'S home electrical designs, NO consideration for safety of those who as they age lose depth perception, develop cataracts, limited peripheral vision. Shame on PULTE HOMES for not addressing SAFETY first in their home electrical design. ... More

They need to pay more attention to details in certain areas. It’s like pulling teeth to get anything taken care of after closing. Also. I was supposed to have a 30 day walk thru but that still has not happened.

Home buying experience from selecting the lot was good, although I did not go for lot with bidding, choice of floor plans were limited, and same goes for upgrades and choices of material at design center were also limited. Construction from outside looks good. Final walk through was hurried and we noticing several issues including poor cleaning of tile floors, We hired professional home inspection service and they noted number of issues which we could not see. Process of getting them resolved is through warranty service which seems slow. We are told that Pulty will take care of all the issues for a year. I will be willing to discuss if necessary. ... More

Overall it was okay but not as well done as it could have been. Salesperson left out an exterior color choice that we would have chosen, communication was spotty at times and there were too many people involved in knowing who to contact for each issue.

We really like many of the features of our home and the community is excellent. That being said.... the home building process was extremely long (14 months) and we are still waiting for some things to be completed/ fixed almost 2 months after closing. Pulte was in a real rush to get things done so some craftsmanship had suffered.

Given these extraordinary times, a perfectly smooth construct was never expected, however I would have assumed that such items as no insulation in garage ceiling, wrong door hardware on garage side door, construction cleanup of stucco droppings in sliding door, paint on almost every door sill, We were told that the CAC will be responsible for getting all these items looked after So we will wait and see if they are are true to their word

Construction went smoothly and on time but the quality of work leaves room for improvement in consistent high quality. The doors in my home were poorly hung with large gaps that can be seen and open for critters like flies and gnats to invade, which is actually happening and we are having to deal with. Warranty Department is slow to respond and unreliable to consistently address issues expeditiously and completely as opposed to piece meal. Regarding the poorly hung doors, one was addressed but not completely fixed while others haven't been scheduled. This is my second Pulte Home in another Del Webb (previous in Ponte Vedra, FL)community but that is where the similarity ends. The sales process went very smoothly and the sales team was always very responsive.

For the closing date there were many things for correction in drywall, paint, change toilet top, pavers, cleaning of lanai with water pressure machine, landscaping pending for trees, etc. The construction manager Brian told me to finish all the list in the next days, but I am still waiting since may 12.. He didn’t answer the phone calls and messages left. I travel back to PR during June, I’ll be back in July.

Home took longer to complete than anticipated due to lack of materials available and shortage of workers.

Angela sales rep was great. Overall, quality is marginal. Tile floor has holes, defects. I have a major gopher issue ruining my yard. No window screens, scratched dishwasher, sewage backed up in my shower and tub the first week due to cleaners flushing cleaning cloths. Outdoor landscaping is minimal with huge chunks of bark mulch looks very cheap. Had screened lanai added, they put screen door directly in my view and not to the side like the model. Keep finding damage everywhere, the contractors were obviously very careless. Warranty guy has been trying to help,

Look through everything know everything about your lot and any impact you will have with on going construction. Storage of equipment, materials etc. You will live with many inconveniences for potentially years. Get some compensation up front for it.

Excellent experience with sales person and very good with construction supervisor. House seems to be well built both foundation and structurally. Fit and finish below average with excessive issues on drywall work and poor quality painting. Also substandard cabinetry and engineered wood flooring. Had several instances of subcontractors damaging concrete, windows, walls, cabinets and countertops. Pulte Construction follow up is okay, but punch list items are many more than we expected.

Supply chain issues and lack of qualitied craftsmen, significantly impacted the Pulte quality home that was advertised. But overall, if a home buyer is proactive and ungauged, the home is sound.

Overall we had a good experience with this builder, with the exception that there could have been better communications on the progress, as promised, and the quality of workman ship didn't meet the standards they were advertising when we purchased.

Love our new home, but have found several workmanship issues. I have been told that we should have had an independent inspection prior within ten days of taking possession. I'm hoping to have our issues resolved soon, but according to neighbors, it will take several months.

Del Webb/Pulte does some things very well, some things not so much. Overall, I’m satisfied.

The QC of the workmanship should be much better then it is for the price point.

While the people who work for Del Webb are top notch, and the houses look nice, the materials are cheap and the quality is not very good. The walls are so thin I can hear everything in my house from everywhere, which limits privacy. The paint job on the interior and exterior is also very low quality and will require me to repaint too soon.

There were a lot of minor workmanship issues with our home. Contractors have had to come back and fix a lot of small things. I believe it may be that the builder was putting up so many home in such a short time that contractors were rushing to get everything done. To their credit, the builder has been easy to work and responsive with in getting issues resolved. We are in a new development and communication could be slightly better for approximate timelines on certain completion items as we want to add a patio but need better timelines on when sod/irrigation/landscaping will be done before we can start project. ... The cabinet people had to come up many times to fix the cabinets as they kept falling apart front door had to be fixed because it would not close unless it was locked one of the closet doors was cut wrong Sliding glass door did not work properly had to come out and repaint numerous times what is the date for the end started dying the builder was not very good to work with

Sales agent Kit was excellent and trustworthy. Construction manager continued to promise follow-up on missing parts but was not truthful in his responses. Managers did not provide feedback. Once Christopher took over thinks moved quickly. However many items were overlooked before closing that were not discovered until move-in. Have not heard from anyone on checklist items still pending after closing. Sewage backup due to dirt in lines, which is preventable. Pulte Mortgage was terrific.

My wife and I are very happy to have moved into our beautiful new home. We love the community and amenities. The sales team did a great job walking us through the purchase and interior customization process. We had a number of delays with construction but the team did a good job keeping us up to date on status and our home was completed quicker than friends having new construction with other builders. The main place I would urge caution is with resolution of issues. Looking back, I would have had a professional home inspection performed to document issues. Three months after closing we still have open issues that were identified prior to our close. Nothing major, just frustrating and no sense of urgency. ... More

Although they were generally very responsive during the building phase, they failed to notice a number of poor workmanship issues and serious mistakes (i.e. incorrect hose bib placement and others) until it became a challenge to fix them. Since we've been in the house, responsiveness has dropped off somewhat. It's taking more time to get to issues that are raised and I'd like to see more of a sense of urgency to our requests. I also believe that, that given the price of the house there could have been some higher end components. The windows in particular are very low quality and should have been better. ... More
