While the people who work for Del Webb are top notch, and the houses look nice, the materials are cheap and the quality is not very good. The walls are so thin I can hear everything in my house from everywhere, which limits privacy. The paint job on the interior and exterior is also very low quality and will require me to repaint too soon.

The cabinet people had to come up many times to fix the cabinets as they kept falling apart front door had to be fixed because it would not close unless it was locked one of the closet doors was cut wrong Sliding glass door did not work properly had to come out and repaint numerous times what is the date for the end started dying the builder was not very good to work with

Overall given the labor and supply shortages we are satisfied with our home. One big issue we have is from when they did stucco for the home except for the area around the sliding glass door and kitchen window because those windows were delayed and they wanted to move forward with construction. We were concerned if the stucco around the missing areas would blend if it was done later. We were assured it would and you wouldn't see a difference. That is not the case you can easily see the difference and even though they tried to work on it after it is still very noticeable that the stucco around ...

I realize that subcontractors are responsible for the workmanship on a new home. There were several issues that need to be addressed, I fell like better management of the subs would have resulted in a better final product.

The sales and finance people did a great job. My home builder John was on top of things, but there were several issues that needed to be addressed after closing which were poor workmanship by the subs. With what we paid for this home I believe the subs should be held to a higher standard.

Our field manager Anthony was helpful, professional, and very good to work with. The overall process was good for the most part, even considering supply chain issues present throughout the industry. However we are still awaiting our permanent gas range and pendant lighting in our kitchen 6 weeks after closing!

Attention to detail is lacking. Example: hot/cold water in vanity was reversed in the structure for one of the bowls. Only solution is to cross-over the connection hoses. Another example: 3-bank light switch at opposite ends of kitchen each control the same 3 light areas, but the center switch controls a different area on each bank. Easy fix but poor attention to detail. Another example: Wine cooler installation - door rubs on one side of the cabinet. This sort of stuff should be caught by Del Webb quality control, not homeowner. Other silly stuff like a window blind not functioning properly, ...

Very happy with Del Webb as the developer but cannot say the same for Pulte as the builder. Workmanship and responsiveness to issues was average at best. Lack of attention to details and proper completion of home did not seem to be a priority with Pulte.

I hope that my experience was the exception, not the standard. We feel that our home build was rushed to meet year end numbers at the expense of quality finish work. The structural integrity and basic engineering aspects are very good, but what you see as interior finish work leaves a lot to be desired. The staff we have been working with throughout the build process have all been exceptional and eager to please. They have made the negatives bearable.

Everything was fine until we closed on our home. During the final walkthrough, we found a couple of problems, namely the garbage disposal wasn’t working and the globe on one of the lights was broken. We were guaranteed that they would be taken care of. It’s been almost 2 months since our closing and we’ve tried to contact the builder a few times and have been unable to get a response from him. These things still have not been taken care of.

Overall we had a fair building experience at Del Webb. The sales person did a good job. But the construction quality was lacking. Attention to detail was not present. Workmanship was fair at best: Tile chipped, Wood floors damaged, electrical outlet Sheetrock over, windows not square causing closure issues for 5 windows, Construction management team changed 3 times over during build. My biggest issue was that everything is rushed. These homes are pushed to be completed within 3 months. it should be 4-6 depending on the size. The tradesman just throw things up. I moved in without grout and some tiles in the kitchen, the house was dirty, the house to the office are a mess, missing insulation over the front bedroom, hole in my siding, leaking faucet and drain in master, etc. These are issues from trying to get things done to fast. I believe that the home is hopefully structurally sound, but attention to detail and the finishing touches are lacking.

we were told we would receive kohler or american standard plumbing fixtures because that is what pulte uses however we received an inferior brand gerber, we have had 4 stopped toilets in the first month, plumber said they would come check them. gave builder a checklist at closing very little has been done. closed at thanksgiving then left after christmas.so that is a busy time for subs. good follow up with calls we will see what happens, fit and finish not great hopefully everything will be corrected, floating floor is different, sounds hollow, this is our tenth new home and so far the ...

The sales, loan, and closing staffing was very thorough and professional. These three critical functions of the home buying process worked well and I would say a rating of 4 to 5 is just fine. However, the quality of the workmanship and oversight was average at best. Bad caulking, painting, and cleanliness in terms leaving open food at the construction sight resulted in an unusual amount of bugs and etc. Floor had holes in concrete foundation in which we could not verify whether this matter was corrected before floor installation.

afraid the quality of workmanship displayed in my home less then I expected and hoped for---too many small issues to list but they all add up to each room with little attention to quality detail...,I am sure I will be doing complete repaint of walls and trim(with sanding) within first 2 years of ownership. landscape ok, but not what I would have selected and not sure why I could not select a layout or type of bushes from a selection, much like flooring and lighting. out of space to add more

Smooth build process till the end. Monday we walked thru before closing . About 4 items to be corrected, came back thurs. Morning - Nino ,our expediter had all items repaired, house clean. We walked out and saw Nino’s boss on phone across the street and he was on phone with riverside inspection. Pulte had failed to pay some fees so getting my keys that day was delayed . So i did not get my keys till monday at 6p.m. My sales lady debbie,fed me misinformation about getting compensated for delay. Poor fit and finish on most walls, trims and doors. Huge gap's throughout filled with caulk or sealer. Sub's are under skilled and rarely supervised. Most damage caused from rough handling of supplies. Plus side is that supervisor does his best to satisfy and fix items.
