Pulte could do more to ensure quality workmanship. I’ve had issues with screws in switch plates not securing because the drywall is uneven, electrical issues, poorly placed outlets, gaps in grout in shower, horrible quality builder paint, cheap toilet paper holders that don’t even work with a standard roll of paper. These “little” things add up and tarnish the experience of having a brand new home.

They build decent homes, our salesperson was excellent, but we had a 31-item punch list that was only partially completed when we moved in. Getting them back to finish was confusing and slow, but they finally completed it. The handoff and relationships between Del Webb, Pulte, warranty work, and the management company is not clear and could use some help.

Overall I love it here! The staff and workers are very nice and accommodating. The community is beautiful and the neighbors are all like family. It’s a very safe community with so much to do. The warranty part is questionable. A/C quite working two weeks after I moved in and they were here that day to fix it. Great job! The toilet was leaking and they were out the next day to fix it. Overall, the experience was pretty good. The building process adhered to the timeline and, overall, construction was good. The interior finishing is not fine-tuned and definitely could have displayed better craftsmanship. I will be submitting several items for warranty review. Also, simple additional options like framed mirrors in secondary bathrooms, additional towel racks in the master bathroom, and more shelving throughout should be added. I closed on my new home at Del Web Sun City in Buckeye AZ in July; but have not moved in yet. I plan to move in at the end of September. At the final walk through I was very happy with the final product. My Construction manager was excellent and did a great job. I found the Design Center staff to be very unprofessional and non-responsive to errors they made in documenting my choices and was forced to live with their errors. Some of the material choices where not current as far as technology, ie Can Lights and Controls; window material vinyl versus wood or fiberglass.

I called multiple times sent more than one request written request to have my lawn rolled it looks terrible and to have a plant put in front of my air conditioner both things were promised to me weeks and weeks ago still no reply I'm not even a call or an email saying that we can't get through it yet so I'm really disheartened.there's also piece of granite that should be behind my stove to cover up the hole when my stove was mounted that was never taken care of either so I'm not a very happy customer.

My new home doesn't look like the models. My electricity went off early morning on lst full day in the house. Who do I call? Couldn't find GFI to dry my hair. Couldn't start the dishwasher. I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. Del Webb home: 1. Quality of workmanship is poor. Examples: a) shower pan in master bathroom is not level, the result is pondering and poor drainage. We had three different sales reps during our sales/buying cycle. The first two were promoted during our cycle but unfortunately the 3rd was a "rookie" and we knew more about the product & process than she did by that time. Our builder was very informative, kept us update as to the progress of our house. We feel the interior paint and windows are of low quality. The windows are cold and get near the wall with anything and you leave a mark. The stove fan installation was terrible. Parts of the mounting equipment we missing, it wasn't level.

Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. ...
