We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Overall, we’re happy with our new home. It was a struggle getting the builder to complete construction on time due to unresponsive subcontractors and ineffective management. Promises were made and not kept. Availability of our supervisor seemed to be an issue. There is a serious issue that I need help with and am getting the brush off from the builder. The city of Georgetown placed their concrete light pole 6” from the edge of our driveway prior to construction of our home. This presents a very real hazard especially since the pole is on the right (blind) side of our vehicle as we back out of the driveway. The builders response when I brought the matter to their attention was “. . . the city places the light pole and we have nothing to do with it.” I ask for a point of contact at the city and got no response. Seems to me that the builder knew the location of the light pole when they laid out the plans for our house and therefore had everything to do with the location of the pole and our driveway. Frame materials are 2nd or 3rd rate. Finish subs lack attention to details. Houses and surfaces not properly protected during construction. Home construction and finished detail selection process too fast. Community and club options great.

If you wish to live in Nashville area in 55plus community, this is best place for you.

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.

The only issue is with the responsiveness of the Pulte group to fix the issues with the home. They do not seem to provide feedback and a schedule in a timely manner.

We bought the coffered ceilings in gathering room and pulte refused to paint them as per model. I understand custom paint in model but we paid for the upgraded ceiling and didn't get it. John flatly refused.

Great attention during the build and before closing. Poor response to complete final punch list after closing. Project manager said he’d be available to me up to 30 days after closing to schedule the trades in for the final punch list. He was not available and he did not schedule the trades. Regular service repair people from the community were scheduled instead. The electrical issues (outlets not working) have not been addressed in spite of my repeated attempts to get this done. My house is beautiful but I can’t cook and can’t use any outlets in the kitchen. Some work is scheduled for next week so I’ll be happy to update my review if that repair work goes well. ... More

We have not yet moved into our new home, so I can't comment fully on quality, value, trustworthiness and responsiveness. Our project manager however has been very helpful and very easy to work with, and done an excellent job being responsive. However at least two plants were dead in the back yard a couple of days after being planted. The project manager said that there was no guarantee on the landscape plants.

In my case, I selected granite for the kitchen counters from poor samples and I am not totally satisfied with the finished product. The sample that was used did not include the total design and/or colors included. Very disappointing.

Working with the sales staff & design team was an excellent experience. Regarding the finished home, many details lack quality workmanship. The warranty team, however, has been very helpful in resolving many issues.

Shingles have fallen off our roof twice. Landscaper company planted a dead tree in our front yard and no one responds to our inquiries about it. We have yet to understand whom to contact when we have such problems. When we e-mail Pulte Customer Service, we receive an automated reply saying someone will contact us in 24 hours. NO ONE contacts us. The only person who is responsive to us is Trent our field manager/construction supervisor. He's been great.

Just don’t look too closely. I think some of Pulte’s contractors cut corners where you don’t notice until you live in the house for a while.

Do understand that these are not custom homes but are standard spec houses. In generally they are very nice homes but just a few key areas in construction were disappointing. The OSB sheathing in an area or or two went down to within an inch of the ground and I fear I will have hidden damage from water relatively soon. The fascia boards around the doors, windows & gutters appeared to be a particle board material which I feel will degrade within 10 years. The house does not come with a front and back water spicket, only midway along the sides (wished I had realized this. The basic structure (walls & trusses) looks good and the flooring, cabinet, counter, bath & electrical fixture selection are good. Home is attractive and comfortable. Some workmanship was quite good, such as tile work.However, quality of paint and paint workmanship was not what I hoped. Most fixtures are fine, but some (toilet seats, for example) were What I perceived as very entry level.I'm not unhappy, But I paid a lot and Didn't get "wowed" as much as I expected.

I rate painters a 0. Build manager John a 11. Pulte mortgage a 0.

In the sales office the process is presented as easy and fast. The closing date had to be changed twice do to lack of cooperation between my bank and Pulte's multi-business agencies. Unless you have a really good reason to use an outside lender, it may be best to just use Pulte Mortgage. Will probably save you time if not money. After living in the home for a few months, the minor faults begin to show. We bought a home that was already completed where the builder decided which extras to install (or leave out. The floor tiles are not easy to clean because of the deep grout. We did not want rugs in the bedrooms. The countertops are not smooth, so they feel dirty when you run your hand across them. There are no handles on the doors or drawers in kitchen and bath. The landscaping is also not to our taste. I would advise that you as buyer make those decisions and get what you really want. The responsiveness to issues that we emailed has been less than fast. The HOA rules were given to me on a CD which wouldn't open to view. I requested a paper copy but did not receive one until after closing. Definitely make sure you know all about that before you buy. You may not like some of the limitations. Still I'm satisfied with the house overall. Love the amenities, the friendliness of the fellow residents, and the helpfulness of the DWO staff at the clubhouse. ... More

Used the cheapest materials possible. When I spend $700K for a home I do not expect to have replace things like door knobs, garage doors, repaint all the walls, etc. in the first six months. If they had spent an extra $20K they could have made it a quality house. Also garage is so tiny that if you park two cars, you can’t open the car doors. Driveway is so short you can barely park a car on it. Streets are so narrow the county is going to impose a no parking restriction because emergency vehicles can’t get through. It is obvious they used the cheapest materials and cut corners everywhere. Very disappointing! ... More

The tiles in our house came from different die-lots. They were placed poorly where a lot of tiles are up higher in some parts than others. The grout lines go from narrow to wide in same rows. Slivers of tiles were placed in the master bathroom. bathroom. Our lawn has been a disaster since day one. They laid the sod in different directions which should NEVER be done. The grass is so much higher in some spots than others. There are many, many holes where grass is missing. Someone could break their neck. The HOA rejected it from day one and they tried to cut tiny pieces to shove in but they all died and came out. It is a disaster. We told everyone that came out here that we will not accept this horrible lawn. The entire lawn should be ripped out, graded and good sod put down, all going in the same direction. Hard to get answers and this needs to be done ASAP !!! I could go on about the poor quality of other things but most have been reported. Some were taken care of and others we get different answers every time. We have at least 4 tiles that are defective and have needed to be changed since day one. ... More

Overall positive experience

We like our area and home, We spent more time listening to our Foreman on wanting us to give him high numbers than him ever getting things done. Sales was great, home pretty good at closing, after inspection lots of promises not much action. We had to complete things ourselves.

Make sure all issues are addressed that are found during walkthrough before purchasing the home. Framing, sheetrock and flooring issues are not corrected. The warranty people for Pulte Group do not respond to issues of the home or property in the time frame they give you. Still questionable if they do.

initially we had warm fuzzys, but as the process continued we felt that we were just another sale. We approached this home buying experience as our last forever home. There were issues on our final walk through, that were camouflaged. We are still waiting for our warranty person, Jason, to make a follow up appointment, after giving him a date when we would return to town. The quality of our selections, that are provided by you, are definitely "Builder Grade" and in the $700,000 price point we expected a little more. All in all, we love the neighborhood and the friends we've meet on our short visits. Hopefully, in July our official move in, it'll feel more like home, and we can overlook the minimal flaws in the finish work. (hopefully our scratch window will be replaced.) ... More
