Great floor plan! While there were definitely good people and good things involved in this home buying experience, there was also just as much pain, sloppiness, and disappointment. Definitely hiccups in the building and post-COE processes, and I ended up being the loser most times. Now 7 weeks after COE, and I'm still struggling to get my COE punch-list completed. C'mon Pulte, I know for a fact you're better than this. I have a good person on my side now, but you let me down for a very choppy, inconsistent process. Everything was fine until we closed on our home. During the final walkthrough, we found a couple of problems, namely the garbage disposal wasn’t working and the globe on one of the lights was broken. We were guaranteed that they would be taken care of. It’s been almost 2 months since our closing and we’ve tried to contact the builder a few times and have been unable to get a response from him. These things still have not been taken care of.

Very structured process with a fixed number of selections. But, once we accepted the process, we were able to make selections we are pleased with. Some of the restrictions on what one can select for an upgrade do not make sense.

Skill and dedication of individual Construction manager assigned to your home makes a HUGE difference, good manager = good building experience. We had a very good construction manager. Paying attention to construction process either in person or via video calls is very important. The construction managers have many houses, you only have the one. The little details of finishing the home were left unfinished. I watched my home being built, was here almost every day. Some little things I pointed out that needed to be fixed or replaced, were not fixed and still aren't fixed.

Pulte has always in the past built a quality energy efficient home however in this case, the quality control was just not there. Heater was never checked and did not work, water lines for sink in the laundry room were drywalled over and the super never caught it, missing cabinet, crown molding and oven at walk thru. Home was not clean, smudges not the walls etc. Pulte tried to cram the close instead of taking time to make sure everything was done prior to closing. SLOW DOWN and check your work before you bring the home owner in for walk thru and closing!

This is my fourth new home; my first from Del Webb (Pulte). I purchased from Del Webb (Pulte) because of their reputation. By far this was the most disappointing new home turnover I have experienced. In the past a builder would provide a buyer with a book containing all instruction, model numbers, and warranty cards for the new items in my home. I would inspect daily. I don’t think the workers are concerned about taking pride in the workmanship. Too many projects for one Superintendent. Walk-thru … pay more attention to details. Cleaning crew unsat. No idea when punch list will be completed. No communications given on repairs. I love the area and my neighbors.

Overall we had a fair building experience at Del Webb. The sales person did a good job. But the construction quality was lacking. Attention to detail was not present. Workmanship was fair at best: Tile chipped, Wood floors damaged, electrical outlet Sheetrock over, windows not square causing closure issues for 5 windows, Construction management team changed 3 times over during build. My Project Supervisor responses quickly to punch list items, but the Sub contractors Del Webb is using are very slow to respond. I understand that Covid and supply chain issues may play a big part, but when a new home owner has the same issues and their’s get resolve before ours, it is not right.

My biggest issue was that everything is rushed. These homes are pushed to be completed within 3 months. it should be 4-6 depending on the size. The tradesman just throw things up. I moved in without grout and some tiles in the kitchen, the house was dirty, the house to the office are a mess, missing insulation over the front bedroom, hole in my siding, leaking faucet and drain in master, etc. These are issues from trying to get things done to fast. I believe that the home is hopefully structurally sound, but attention to detail and the finishing touches are lacking.

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. Design center was overwhelming. So many choices to be made. Finished home different in structure from the model. Never made aware of this fact. Fireplace very poor quality. Fixing problems faster and not having to wait so long for completions . Making sure all appliances are working properly and not having refrigerator problems 5 weeks out from closing date and having to wait almost two weeks to get a repair man out to view the situation and hopefully fix it. The contractor was very good informing us of any issues and responsive to all questions. Dell Web should change some options in the Sonoma Cove to help with usefulness and looks. Such as the microwave oven when ordering the gourmet kitchen. It is to small with an oversized chrome border (ugly) with the cabinet to low making the counter top below it useless. This was not shown in the model. Also the cabinet above the counter top separating the dinning room and kitchen is difficult to use. The process of buying the home started off fantastic. Dana T and David R our sales and project manager were prompt with information and extremely helpful with getting the home started. Ann M at the design center was second to none in assisting us to come up with the home of our dreams. The disappointment started with the Pulte Finance team and the follow up of subcontractors. I will give a bit on subcontractors as finding people are an issue, I feel for the project managers as their request seem to be disrespected delaying and challenging the buyers favorable experience.
