This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved. The completion of our house kept getting pushed out and took way too long to complete. Now living here it seems like the focus is building a lot more houses and not getting the few houses completed in a reasonable time. Once we moved in there were a few things that needed to be fixed and it took a while to get everything done. I didn’t know that we needed to keep our trash cans inside the garage and with the the heat we have to continue to treat them to keep the odor down. I think a little storage space should be attached to the house where we can secure the trash cans outside. We love our new home but some minor issues could be solved to make it great. ... More

Overall I think the house is solid and efficient but after living in the home now for a little more than a month I have some issues with the fit and finish, some of the workmanship is a little sloppy

Salesman was great, Pulte mortgage was terrible, we luckily were able to not need them! Workmanship is not so great, hopefully all gets corrected . Time frame of completion was earlier then expected.

Difficult building process from long distance

Workmanship wasn't great. Had to repaint the interior walls and repair appliances provided with our home. Interior lightning and garage were subpar. Had to install several fans with lights to make it livable. Cabinets in kitchen were not the quality we expected and were not wide nor deep enough to store our kitchen items. Overall, we rated the experience in the middle as noted above.

Overall, we like our new home. However, there are still some issues unresolved over a month after closing. We moved into our home, expecting several issues to be repaired/resolved. Thankfully, many of those issues have been repaired/resolved quickly, but there are a few major issues still remaining and without a defined plan for completion or our satisfaction. If these are resolved over the next few weeks, I will raise my review. For now, we are not yet satisfied customers.

Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction. We signed our contract in February 2022 and possession in April 2023. Never really got a straight answer it is always the other guy's area of responsibility. Too many layers of "managers" ... More

The bidding for lots was sold as fair for buyers. In reality it only served to drive up purchase prices. Repairs after closing take a very long time. Buyers are responsible for purchasing the higher cost appliances because only the stove and dishwasher are included. Some materials are less than good.

The sales representative was difficult and harassed us often because we financed through a bank instead of Pulte Mortgage. The construction manager was reliable and easy to work with. The design coordinator was good and easy to work with.

We were told our home would be done by sept, Oct or Dec but was not finished until April 15 which ended up costing us a lot of extra money for rent, 2 furniture moves and storage. Also, the wood on our roof was left uncovered through many rainy days for five months before it was finally covered. We are very concerned about its condition. The final product seems to be ok but I am concerned about problems in the future.!

I was so excited to start this new adventure I may have overlooked the obvious. We bought the castlerock floor plan which is beautiful but has a lack of storage in the master closet and bath. Having a basement helps. There was no light fixture in the flex room. All wire shelving in the house is to cheap for the price of the home. Wall paint should be an eggshell not a flat paint every mark shows and isn’t easy to clean up. Escrow work is being completed and Nick has been very responsive to issues. Great guy!! Kitchen island is beautiful as well as the buffet. Closing was a shock. The builder penalized us for not being able to close on the builders timeline even after they were told twice we couldn’t close until a specific date. I’m ashamed of this multi million dollar company not having the ability to work with the client. I wish they would have told us how cheap the paint would be so we could have had the interior painted before we moved in

We love our new home. That being said the workmanship and finish quality did not meet our full expectations. The trim work and paint quality were disappointing.

No Pulte people were present and issues could no be addressed at that time.

The community is nice, the neighbors are nice. The internal construction is very nice. The outside, ESPECIALLY the siding has been a continued issue. Either the material is of poor quality-plastic siding, OR the installation company is a JOKE. It could be both. Pulte needs to examine this VERY CLOSELY

Very disappointed in the workmanship and lack of care taken to follow through. We have a garage that looks like we've lived here for several years. Paint splatters, gouges, etc. We had to hire someone to come in to clean our floors because of the left over residue from grout. At first we not pleased with responsiveness to issues but Brittnay has really stepped up and is taking care of us. Our house is beautiful but because of all the work we have had to do, it's still not a home.

Biggest workmanship issues is paint/drywall and the lack of finishing the kitchen sink

It was challenging with our sales rep. We felt like it was all about the sale. In the end, we are satisfied, especially with our construction representative.

Workmanship was below my standards. Several things had to be redone. Master bathroom cabinets substantially down graded from picture shown (no model available for plan) no drawers as was shown. Using their mortgage company was a nightmare. The only positive things has been the building supervisors, of which I had three.

Finish work could be better. Trades get in too much of a hurry to move on to the next house. Field manager could be more responsive.

The house is still not completed , I closed March 29, Door bell is still not working, some painting not finished as of yet. My keys have not been fitted for just me yet since builder still needs to be able to get into house. I have not moved in full time as of now, loan process with Pultee was not the best, was questioned after closing regarding my fence which Pultee arranged to be include in build, it was picked out during the design phase of the process Doesn't seem like Del Webb and Pultee communicate to each other like they should. Del Webb had no idea I was getting a fence when Pultee and the design people for the house made all the arrangements. ... More

It would be beneficial to buyers if it was explained that you have to put at least another 30 - 40 grand just for landscaping, blinds, refrigerator, washer and dryer. That you make sure you look at everything during the walk through. Don’t sign off on the premium house before that. Hold your breath getting someone out to fix something in your premium home. The neighbors are nice the setting beautiful. I would have been happier to just pay $50000 more for the home and had everything done ready to go.

Pulte homes wants you to use their own mortgage, title and home owners insurance, the title company is high on closing costs, the insurance gave us a quote that would not even cover the cost to rebuild the home, the sales agents are not working for home buyers, they 100 percent represent the builder, make sure you have a legal expert look over the contract before buying, watch the upgrades, the upgrades are over priced and they claim a upgrade on something. Others would consider standard, make sure you take pictures on final walk through and look at every corner, wall, moldings, plumbing, fixtures and cabinets, also more people gave electric dryers, pulte only installed hook up for gas dryers, electric not an option, if buying in a del Webb community with pulte homes, just do your homework and be ready to know they will tell you something and change it later, the community is great, the home building experience, not so great.. ...
