When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. We liked the electrical design of the switches, etc. -- very well thought-through. The Del Webb/Pulte homes are not built for people over 55 years of age. We were never told that our house would barely fit on our lot, thereby making our back yard very small and our driveway very short. The attic stairs are very steep, unstable and have a leap from the top stair to the attic landing. In addition, there is nothing to hold onto in order to pull yourself up. Because the stairs are in a tight space, there isn’t enough room to pull the stairs down safely. You have to be tall to pull the stairs down and we are short. The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. Just found out there is homeless shelter for families going in next door which wasn’t revealed during the home buying process. Happy with the swimming pool and recreation center but now wonder if it will be crowded when they finish building all of the units. Paying the HOA fee has turned out to be an incredibly difficult task since the HOA administrators are incredibly disorganized - I have sent in both a direct withdrawal form for my checking account and a check when that didn’t work and they didn’t take the funds with either method. Renee and Josh were enjoyable part of the experience. Follow up on issues has room for improvement. Quality of workmanship I would rate as average and suffered from project manager being stretched too thin.

I had a great experience working with Brian, Jeff and Terry from the initial contact to closing. Unfortunately, once we closed on the home I have run into several brick walls trying to resolve lingering construction issues. I would advise buyers to get everything in writing and never sign off on punch list items that have not been completed.

The builder neglected details and was in a rush. Grouts in the bathrooms are barely there and rough. I wonder if the tiles will stay together much long and grout sealer was not even applied where the bathtub and floor meet and the grout is cracking from drying. Generally the workmanship is quite poor. I wonder what else I will notice later. And the doors are too big where the space is small; they hit together. Buying process was pleasant.

problems and changes to HOA rules

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

The community we have moved in to is amazing and close friendships are already established. Unfortunately, the experience of building this house was not a good one. Lack of communication and concern by the builder has left us with a less than desired result. This is the 5th home we have built and had more issues with poor workmanship and choices. It seems after Pulte gets your money that they dont have any concerns about addressing your issues that arise after the sale. Emails went unanswered and nobody seems to care about the items that need addressed after the money changes hands.

Delm Webb has a great reputation but the workmanship and fitgnish work especially is terrible. Production houses have subcontractors with little or not Q/c except the customer service reps who are responsive and well intentioned but overwhelmed. If you want to live in a home being adjusted to various issues, things will eventually get done. Not fun at age 77 with some health issues. BUT still glad we bought just disappointed with initial work

Sales coordinator Jill was awesome, workers showed little pride in quality of their work in several areas though construction project manager Jordan communicated well and was somewhat effective in getting problems addressed. Have had poor post close communication and no resolution efforts on any defective work after 45 days since close.

We do enjoy our new home. The lot, the view, the finishes, all meet our expectations. HOWEVER, requests for updates on the multitude of warranty issues that have been submitted remain either uncorrected, or completely ignored. NO NEWS IS NOT GOOD NEWS! We want what we paid for and although I know it takes time, I do not appreciate being ignored! We are pleased with our home and the quality of the workmanship. The Project Manager has been excellent with his follow up. However, with any new home there will be issues that need to be addressed. The "customer service" contact person is less than adequate and does as little as possible to address your concerns.

We’ve been in our home 2 months and still waiting for things to be redone that we’re not completed correctly the first time. This is very frustrating. We were also promised and paid for a high end microwave oven combo. Instead they retrofitted a table too CHEAP microwave in the space and put in a built in oven. We paid $2300 extra and certainly did not get the appliances promised.

Was not happy that we had no oven & Did not find that out until our walk thru !!! Walk thru was 4-12-22 & we were told should get oven / microwave in 4 to 6 weeks !!! We tried calling texting & emails to 3 to 4 people & finally just got a response saying they received our info about our concerns !!! They said they are very busy but will get back to us !!!! Very poor customer service overall !!! As of todays date still no oven / microwave. Some residents that moved in around my timeframe got theirs ??? There is no excuse for not having those items ordered since we picked them out last year !!!

I ordered Pendant lighting to be placed over my Island during upgrade selection. This was added to the cost of this house. During my 1st walk through, I pointed out to the Field Manager that the outlets were missing. He said he would add them. At final walk through, outlets for the pendant lights were still missing. Everything is completely one sided with regard to the contract. Time for the buyer to meet dates is inflexible but not on the part of the builder. Very little contact between contractor manager and the buyer. No real effort to repair punch out items

Pulte has cut back on quality of products offered. Example, I not satisfied with the cheap lighting fixtures, no globes in the garage offered and discontinuation of decorative doors. There are so many subtle short cuts. They offered more in the older homes and more style options. Although the build process was informative, I am not a fan of quality versus price!

Beautiful area, designs, location. The quality of the finish work was rushed. Poor painting and quality paint. Ended up 250.00 square foot. That's way too much for the end result in the product quality and finish work.
