Our home was inspected prior to closing and the inspector found several issues with the structure and the plumbing. Some were fixed prior to closing and some were not. We find the finishing work to be very shoddy (paint drips everywhere both floors and hardware, molding not fitting, no molding on the top of the fireplace, very sloppy paint jobs). In addition the EZ Breeze was not installed properly and we had to get the president of the company out to fix things. The pantry door was installed incorrectly. Good Structural work, Mediocre Finishing Work

The experience during the building process was good, but once you closed on the property and gave the rating for build process, service and warranty requests were mostly ignored. Adjacent home sites that were being built were messy and never cleaned up, with trash blowing everywhere and onto our property, as well as noisy trades working until 8:00 PM at night.

Overall we are loving the neighbors and location. But, the quality of most things are not what we expected. From bad workmanship in garage doors, flooring, and other construction. Our microwave has been broken for over a month( only in the home for less than 60 days). Warranty work from both Pulti and appliance vendors is painfully slow to non responsive. We had heard from current residents about these issues, but did not think it could be as bad as we have experienced.

A typical new construction community. Great sales people and project managers who seem to care. But you need to be around to watch construction, because short cuts are definitely made with workers. And once the house is finished, good luck with trying to get issues resolved. Great lip service, but lots of time wasting and excuses.

We had considered another builder before Pulte at DelWebb. But due to our circumstances moving back to PA and having to purchase after the sale of our home, we purchased a quick sale home one where the designer selected the details of the home. We paid full cash so not to have a mortgage. They “say” that we got upgrades but given a Toll Home that we had before this, there was a difference. Definitely not better quality in cabinetry, doors, paint, baseboard width and etc. The response of the sales office was great and kept us informed. Quality isn’t important to Pulte or Del Webb

Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. So rules evidently changed 2) HOA dues presented as one thing but turning out to be something else 3) improper sizing of appliances sold through Del Webb Too much finger pointing between HOA and vendors. Windows and doors installations have significant opportunities to improve on. Having to come back to align, reinstall doors and windows is not efficient. Getting contractors back out is a struggle.

I recently purchased a home in Stone Creek, Del Webb. Excited to be in a new home, I was there the week before closing to do my pre-closing walk-through. We marked up many many things that needed to be addressed and the site supervisor, Jeff, told me that I was very particular, and that I should be reminded I am buying a production home and not a custom home. Could not get you back to finish the job

Whilst we identified our sliding door as an issue on our punch list upon closing it took two weeks and multiple outreaches to have someone come out and look at the door. They were able to fit a functioning lock but the door still does not slide. Advised someone would return but has been over a month and no communication.

Rusted natural gas line that won't open for my natural gas grill. Master shower that won't drain because of debris in the pipe. Poor responsiveness to these issues. Another quality Pulte product. At what point do I write Pulte, state representatives, etc.

Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

Workmanship is low quality, looks like they were in a hurry. Small things not finished. Painting was sloppy, many areas had to be touched up. Ordered fence and gutters in contract. When did first inspection we were told those are only place holders so had to have those installed on our own. Found all of the windows were not locked when we moved in had to lock all of them. Lawn was not rolled and the gaps between the sod was very large had to have a landscaper roll the lawn and fill in the gaps with dirt. I am very conflicted about my new home at Kimblewick. I’m very pleased with the house and community. I won’t complain about minor issues, but one that goes against Pulte policy. That is planting a very large tree( it will grow to 40 or 50 feet) 5 ft in front of my house. It will have to be cut down at great expense in the future. I offered to move it but was denied. I have bought many homes before, and I've never experienced the issues I am having. I have at least 30 issues of poor craftsmanship and I've only been in my home a month. I am required to take a picture and email it to Pulte and they have workers reach out to me. Caryn was great. There were many issues in the building process that were kicked down the road. many problems were pointed out that would be easy to fix and there was plenty of time to fix them in the building process. At one point the house did not have any work done on it for 3 months. A lot of the concerns were not addressed in that time that could have been done.
