I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. My intentions for providing this review is in hopes that it would help a potential buyer and help the builder improve. Del Webb home: 1. Quality of workmanship is poor. Examples: a) shower pan in master bathroom is not level, the result is pondering and poor drainage. Additionally, the metal plate does not securely fit into the opening.- i have cut my foot on this twice. b) faucet in kitchen sink is poor quality- the extension and retraction features do not work well. We had three different sales reps during our sales/buying cycle. The first two were promoted during our cycle but unfortunately the 3rd was a "rookie" and we knew more about the product & process than she did by that time. Windows and Paint

Our builder was very informative, kept us update as to the progress of our house. We feel the interior paint and windows are of low quality. The windows are cold and get near the wall with anything and you leave a mark. The stove fan installation was terrible. Parts of the mounting equipment we missing, it wasn't level.

I do like what I ended up with, but looking back, this is an overpriced product. Pulte has builder level product, builder level quality, which I can get at any Home Depot. My expectations for the price I paid were much higher. Based on stories from others in our neighborhood, I feel very lucky with the sales person and construction supervisor we had - both were excellent in my opinion.

Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

No oversight on workmanship leading to many problems which should not have passed. Still waiting on some items to be fixed. The HOA fees went up $70 per mo. right after moving in. Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. ...

When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. The Del Webb/Pulte homes are not built for people over 55 years of age. We were never told that our house would barely fit on our lot, thereby making our back yard very small and our driveway very short. The attic stairs are very steep, unstable and have a leap from the top stair to the attic landing. In addition, there is nothing to hold onto in order to pull yourself up. Because the stairs are in a tight space, there isn’t enough room to pull the stairs down safely. You have to be tall to pull the stairs down and we are short. The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. Just found out there is homeless shelter for families going in next door which wasn’t revealed during the home buying process. Happy with the swimming pool and recreation center but now wonder if it will be crowded when they finish building all of the units. I had a great experience working with Brian, Jeff and Terry from the initial contact to closing. Unfortunately, once we closed on the home I have run into several brick walls trying to resolve lingering construction issues. I would advise buyers to get everything in writing and never sign off on punch list items that have not been completed.

The builder neglected details and was in a rush. Grouts in the bathrooms are barely there and rough. I wonder if the tiles will stay together much long and grout sealer was not even applied where the bathtub and floor meet and the grout is cracking from drying. Generally the workmanship is quite poor. I wonder what else I will notice later. And the doors are too big where the space is small; they hit together. Buying process was pleasant.

problems and changes to HOA rules

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

The community we have moved in to is amazing and close friendships are already established. Unfortunately, the experience of building this house was not a good one. Lack of communication and concern by the builder has left us with a less than desired result. This is the 5th home we have built and had more issues with poor workmanship and choices. Delm Webb has a great reputation but the workmanship and fitgnish work especially is terrible. Production houses have subcontractors with little or not Q/c except the customer service reps who are responsive and well intentioned but overwhelmed. If you want to live in a home being adjusted to various issues, things will eventually get done. Not fun at age 77 with some health issues. BUT still glad we bought just disappointed with initial work

Sales coordinator Jill was awesome, workers showed little pride in quality of their work in several areas though construction project manager Jordan communicated well and was somewhat effective in getting problems addressed. Have had poor post close communication and no resolution efforts on any defective work after 45 days since close.

We do enjoy our new home. The lot, the view, the finishes, all meet our expectations. HOWEVER, requests for updates on the multitude of warranty issues that have been submitted remain either uncorrected, or completely ignored. NO NEWS IS NOT GOOD NEWS!
