Del Webb/Pulte does some things very well, some things not so much. Overall, I’m satisfied.

The QC of the workmanship should be much better then it is for the price point.

While the people who work for Del Webb are top notch, and the houses look nice, the materials are cheap and the quality is not very good. The walls are so thin I can hear everything in my house from everywhere, which limits privacy. The paint job on the interior and exterior is also very low quality and will require me to repaint too soon.

There were a lot of minor workmanship issues with our home. Contractors have had to come back and fix a lot of small things. I believe it may be that the builder was putting up so many home in such a short time that contractors were rushing to get everything done. To their credit, the builder has been easy to work and responsive with in getting issues resolved. We are in a new development and communication could be slightly better for approximate timelines on certain completion items as we want to add a patio but need better timelines on when sod/irrigation/landscaping will be done before we can start project. ... The cabinet people had to come up many times to fix the cabinets as they kept falling apart front door had to be fixed because it would not close unless it was locked one of the closet doors was cut wrong Sliding glass door did not work properly had to come out and repaint numerous times what is the date for the end started dying the builder was not very good to work with

Sales agent Kit was excellent and trustworthy. Construction manager continued to promise follow-up on missing parts but was not truthful in his responses. Managers did not provide feedback. Once Christopher took over thinks moved quickly. However many items were overlooked before closing that were not discovered until move-in. Have not heard from anyone on checklist items still pending after closing. Sewage backup due to dirt in lines, which is preventable. Pulte Mortgage was terrific.

My wife and I are very happy to have moved into our beautiful new home. We love the community and amenities. The sales team did a great job walking us through the purchase and interior customization process. We had a number of delays with construction but the team did a good job keeping us up to date on status and our home was completed quicker than friends having new construction with other builders. The main place I would urge caution is with resolution of issues. Looking back, I would have had a professional home inspection performed to document issues. Three months after closing we still have open issues that were identified prior to our close. Nothing major, just frustrating and no sense of urgency. ... More

Although they were generally very responsive during the building phase, they failed to notice a number of poor workmanship issues and serious mistakes (i.e. incorrect hose bib placement and others) until it became a challenge to fix them. Since we've been in the house, responsiveness has dropped off somewhat. It's taking more time to get to issues that are raised and I'd like to see more of a sense of urgency to our requests. I also believe that, that given the price of the house there could have been some higher end components. The windows in particular are very low quality and should have been better. ... More

Many unsolved issues Cheap quality doors & windows , not sealed properly, sand coming of all the windows & sliding door, I have sand everywhere even in my bed. Very disappointed

The buying experience was very good. Our sales agent and Design Center consultant were very helpful. What’s been a disappointment is the after move in service. We feel the home was rushed to close when it clearly needed more time to complete. Therefore we have to take time off from work to meet the several workmen that are scheduled to come over weekly to repair or finish the job and most have not been showing up at all.

The length of time from purchase to settlement was months to long and and promised delivery was delayed months (not all Covid related). Baseboard, bathroom floor and kitchen backsplash were all installed with wrong product causing delays. Overall the finishing work was sloppy (plaster not cleaned up, paint spills on title floors, windows not properly cleaned. Most disappointed with the finished product (we have purchased 5 new homes prior to this one and one of those was a Pulte home).

Our sales representative was great and helped tremendously. Our project manager was average at best and lacked construction experience but his supervisor and the warranty team stepped up. Would I buy again the answer is yes!

Dana F. was our project manager, he was great! Very professional and knowledgeable. The house had damage to it before we moved in but it was pretty close to perfect by the time we moved in, I thank Dana for that. All in all in todays environment wasn't a totally bad experience.

Overall given the labor and supply shortages we are satisfied with our home. One big issue we have is from when they did stucco for the home except for the area around the sliding glass door and kitchen window because those windows were delayed and they wanted to move forward with construction. We were concerned if the stucco around the missing areas would blend if it was done later. We were assured it would and you wouldn't see a difference. That is not the case you can easily see the difference and even though they tried to work on it after it is still very noticeable that the stucco around the SGD does not match the rest of the wall on the back. Frustrating and disappointing because we paid a lot of money for a new home so it would look new and not like something had been repaired and didn't match. On a positive note, our Construction Mgr. communicated with us throughout the entire process and always answered all of our questions in a timely manner. Jake was available and did professional walk thru. All defects were corrected in a timely manner.

We for the most part are pleased with our home, it’s amenities and location. There are still many unresolved issues and appointments to resolve cabinet concerns, carpet stains have not been honored. Waiting around for no shows has been very discouraging. Grading evaluations are pending as well as window alignment and truss gusset repair.

The sales and finance people did a great job. My home builder John was on top of things, but there were several issues that needed to be addressed after closing which were poor workmanship by the subs. With what we paid for this home I believe the subs should be held to a higher standard.

The Pulte contract allows them to make changes and buyer can't object, but buyer can't ask for any changes unless it is listed in the available options.

I had lots of help from the sales people, Hannah and Bruce, that kept me informed on the progress of the building process and the ladies at PGP title that helped me with all the paper work.

Everything is expensive now, and home prices are no exception. Although we hope to "get what we pay for," Pulte's Del Webb homes miss the mark in the current environment. It seems the worker shortage has forced builders to hire even the lowest quality subcontractors to complete their homes. It also seems that the same worker shortage has caused subcontractors to hire lower quality workers. The final result, unfortunately, shows up in your home's finishes. Our home was completed on time (about 9 months), and overall is a very nice house. Some of the workmanship was lacking, however, and was noticeable during the build. Electrical outlets that were loose in their boxes, amateurish tile work, and low-quality plumbing components come together to spoil what could have been an exceptional homebuying experience. To be fair, building during the pandemic presented many challenges to the builder that they had no control over. I don't think Pulte can be blamed for the low-quality work some of their subs are providing; they simply don't have many options if they want to complete their homes in a reasonable time frame. But if you're buying a new home right now, you need to understand that going in. Plumbing, electrical, tile and flooring contractors are all employing workers they might otherwise not hire or keep in better times due to a worker shortage. Demand is very high and they simply can't keep up. The result of this supply-demand shortfall will show up in your home. Hopefully not as anything catastrophic, but most likely in the finishes. Your home will have many items that were simply done incompletely or wrong. There will be many items that someone with general DIY skills could have done better. The cheapest components will be used in many cases. There will be delays in warranty work being completed after you close. Right now, this should all be expected given the current employment/demand environment we're living in, where some components are nowhere to be found and shipping delays are constant. With all of that said, we do like our new home, and for the most part it was built properly and to our specifications. But it is a production home, and it was built like one. Our "experience", however, was very good overall. Our salesperson Renee was very knowledgeable, friendly and responsive to any questions we had. Our field manager Brendan was outstanding. Although he was managing a larger number of homes than normal due to the high demand, he was excellent at keeping us "in the loop" not only with the overall build progress (sending emails and photos on a regular basis), but also addressing any specific issues we noted during construction. Without people like Renee and Brendan, our build experience would have been "ok", but they were instrumental in making it more enjoyable and increasing our confidence in the process in spite of the limitations imposed on them by the subcontractor market. It's an expensive time to build a home. Any home will be overpriced right now, production or custom. It hurts a bit more when you pay a lot for a production home that has many of the earmarks of a low-bid production home. But that's what you're buying, and that's the market we're in right now. We purchased on line without ever seeing the community or a model home. There were a few minor issues when we first moved in, but they are resolving them quickly. Our construction manager was amazing. He was just assigned to us two weeks before closing, but went out of his way to accommodate our concerns.

I understand this is not a custom home so I expected to get a "corporate" response to many questions about the home. We still have concerns about the high degree of waning on the studs used to build our home. It was built at the height of the pandemic and the studs looked like 'leftovers' ....the ones at the bottom of a stack after all the good wood had been used up.

I think the builder is fine

Videos and photos were emailed to me to show the stages of construction.

Upon closing I came back to the house to find workers still working on finishing up some things. Submitted several items for repair to the portal and no real action has been taken to date and it has been almost one month.
