I am extremely disappointed with this house.

The quality of workmanship is far from satisfactory. The house was not cleaned properly prior to owner possession. Numerous issues with the finish work requiring constant contact with the Field Quaility Manager, as well as the Customer Care Office. Appointments scheduled and the Trades do not show up or call, with total disregard for the home owners time waiting around all day for a no show. Buying a new EXPENSIVE Home should be a pleasant experience. I wish I could say that about the purchase of this home.

Poor quality in construction, items such as paint, tile, trim (inside and outside), bathroom caulk

scratch on microwave door, flooring grout with drywall dust everywhere, hallway bathroom tub with crack, missing tile grout, black markings above drain and shower tile grout is leeching, back patio ceiling speaker at wrong location, front door threshold sweep with gaps, no interior paints touchup kit provided, missing hallway bathroom towel ring, scratched and rough finishes on upper wall cabinets in kitchen and laundry. The final walk was rushed.

Built quickly without attention to detail.

Our overall experience is unsatisfactory with the Pulte group. We have many defects that were reported at closing and promised to be completed within 30 days and we have never seen any personnel to date two months later. I would have to recommend anyone who plans on building here to give it serious second thoughts.

Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.

Project manager is assigned many houses under construction which takes away from the personalization that they should have with each new home built. When it comes to workmanship, there isn't any. Slam, Bam, lets get it done.

Once they close and transfer the title to you, they have no follow through on their own work that needs to be finished

The management company is non responsive The windows are inferior The heating system doesn’t heat entire first floor $million for a maybe $five hundred thousand house Would not do again

Don’t move in until everything meets your satisfaction, or you would be waiting a long time until they get to you.

I like many found that the home was not complete on closing. I struggled to even get sombody to respond. I was promissed all would be fixed. Nothing was fixed, infact after I moved in I found many more major faults. Master bedroom had no electrics for a week. They found dangerous wiring fault. No hot water, infact no water came out of hot faucet. No internet, they forgot to order it to be connected and then found out no underground conduit was installed to wire the system in. This system comes with the house price and HOA. As we have no cell phone tower internet is important. WE WERE LEFT IN A DANGEROUS POSSITION AS WE HAD NO CONTACT WITH THE OUTSIDE WORLD UNLESS WE DRIVE TO A CELL PHONE RECEPTION AREA 4 MILES AWAY. The landscape was half finished, the sod badly laid is mostly dead, no idea when or if that wil be sorted. Sliding doors hard to open, my wife cannot open them, badly installed and damaged, the framing has a 1/2 inch bow in the vertical. Floor tiles have many not fixed to floor correctly so are loose. Walls out of vertical by 3/4 of an inch in various places. Walls bowed buy up to an inch in varios places. Most interior doors stick shut at top or bottom or both, This is because the fromes the doors are in are badly fitted and bent. Damaged vanity unit in master bathroom. Bad stucco on most of outside . Block driveway has suncken for the third time. I can go on but this is just an example of the disgusting quality of home I was sold. I closed on 13 September 2022 it is now November and nothing realy sorted. Still they have my money so who cares, So be warned . ... More

Pulte mortgage was challenging. It was very nerve racking.

For the most part the Sun City Peachtree community is the best place you want to live of you're looking for comfort, safety, peaceful bliss and so many activities to be able to be involved with I can't even count. There are tons of great neighbors, and frendly people from all nationalities there is no other place like home. I am home here....

Home seems well built with minimal "new home" repairs. Customer service on "repairs" is good. Unfortunately, the process of getting a mortgage through Pulte is a real pain in the butt. Multiple "reps" and "advisors" involved and none of them communicate with each other=confusion and incomplete directions. The Sun Cities are great, but buy a resale home, not a new home.

Overall good however the mortgage process was extreme.

Our home is quality built and has had a few bugs as was expected. The site quality person has been extremely helpful and responsive!! We are coming up on our 30 day punch list. Our new oven had a control board failure but has been replaced. The closing could have been better. We were charged $1500 dollars for not closing on the day that the builder wanted to close. Our closing date was moved up 6 weeks and we were not prepared to close on that date. End of May to April 20 was an unexpected imposition when others told us that the dates had been delayed for their homes. Our sales person was not happy and we did not appreciate the penalty when we told the builder weeks in advance we needed an additional week to close. We were closing on our previous house and arranging for movers. The amenities of the complex are great and we look forward to using the community center, get involved in events and meet our new neighbors. All have been friendly and cordial. We absolutely Love our home!

Builders team was very good. I realize that a lot of issues we faced were do to supply issues that were out of builders control. That is why I could only give a 3 star rating for home buying experience.

They are a great builder and did respond to the MANY errors & back ordered product that were missing from our home.

Susan is a terrific sales person. She encouraged me to continue when I was disappointed with the loan application. I contacted a local loan company that approved me and she quickly suggested a home finish ready to move

If you are out of state from where your house is built, make sure to plan to visit your new home often so as to meet face to face all involved and monitor the construction progress. Make sure to establish a good rapport with the project/construction manager.

Biggest problem was Pulte title and their lack of responsiveness

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing.
