The finish on the home was not good. The garage door doesn’t latch, still waiting on repair. There was completion work done after closing and paint was scratched and took many emails to get repairs. Trying to get bath fan, bath light, data line repair. I have had five homes built and this one was by far the worst.

Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. Completely uncalled for. Now my lawn is starting to die off, not from lack of water, but from something yet to be determined. Note, I've only been here for 5 weeks, and it's not looking very good at the moment. ... More

get EVERYTHING in writing. !

We love our home but found the local construction team not to be customer centered and did not supervise the work by the different tradesmen. We experienced a lot of quality issues. Thank goodness the Warranty team is experienced, responsive and willing to make things right that should have been corrected during construction. right.

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. On the positive side, the sales staff and design studio staff were great. The sales staff was very responsive throughout the process. We lived over 1,000 miles from Arizona and the salesperson would take pictures for us when we needed to see some progress on our home. We also felt like we needed more time in the design studio. We felt rushed to make so many choices but with the design staff's help our home looks great. All in all, even with a few negative issues I am very happy with my new home, now that I am living in it. I’ll preface this by first saying we love our house, lot location and the community. As for home buying experience with Pulte, can’t say the same. Once purchase agreement was signed our salesperson Mike turned into a ghost. “Zero” communication from him and rarely returned calls or emails. Construction team not much better with lack of communication seeming to be a common thread within the Pulte organization. We were given a window of 3 months for home completion (Feb/March/April of 2022) and did not close until June 17th. Little to no communication from Louie (construction super) regarding the delays and salesperson Mike says “I’m just the sales guy” when we asked him for closing updates. So the 2 plus months that Pulte was late on delivering what was in writing in purchase agreement coupled with only getting 2 weeks notice on closing date, has cost me thousands of dollars in higher interest rate, short notice travel costs and lost time away from work. What did Pulte do about any of that……..NOTHING!!! Had they delivered on the house when they said they would (in writing), I could have locked an interest rate almost a full 2 % below where we ended up. Bottom line is Pulte Homes and Pulte Mortgage has done a magnificent job of creating a culture within their organization that lacks any sense of customer service or communication. ... More

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. I have had to reach out to several Sr. District managers to get resolutions for the problems I had. The only positive review I can give at his point is your warranty people are on the ball and do what they say they are going to do. As well, the Sr. managers were very responsive when receiving my emails. I have had answers given to me that later it surfaced there was a whole different issue that caused the problem. Incorrect finishes being installed and the list goes on. Slowly but surely things are being taken care of. I will think long and hard before recommending Pulte or consider buying another one of your homes. ... More

They do not communicate well. And don’t respond quickly

It is a bit too early to rate the overall experience. I would want to make certain that the early request for warranty work is evaluated, prior to providing any extensive review.

My latest interaction with Pulte was very good. It was a warranty claim. The problem was addressed in about 48 hours. Considerring everything that is going on that is not bad.

Our builder Zack was helpful and informative. However our shower glass didn’t arrive before closing. We’ve already had a leaking window due to rain. I am not impressed with the overall quality, fit and finish of the house.

Process began in November 2021. Entire process seemed to drag, hard to get any concrete answers to questions and or timelines. Cost of project went continually upward with no definitive end date. Folks were cordial enough, but pushy at times and unable and/or unwilling to share information regarding timeframes and costs. Once builder decided to move forward and complete home things were fast and furious from May 1, 2022 until closing on June 30, 2022. The mortgage process was painful at times and definitely lacked communication when the process demanded better and more frequent communication. It was apparent at times that we as buyers were not the first priority, it was moving the unit at all costs. The final figures were wrong after we had wire transferred funds for closing and we had to wire additional funds prior to closing at our expense. The closing was a two hour event when it should have been half of that as the final figures were still incorrect and needed to be changed while we sat at closing. We are very happy with the end product at this time, but have yet to move in, we do not expect any major issues. We are very satisfied with our construction manager and highly recommend him to all. We are excited about our new home and eagerly await our move in September to begin to explore and enjoy our retirement home in Florida. I am not trying to be critical, but it seems to me that a multi-billion dollar company and its' subsidiaries can do better moving forward. Thank you ... More

Very disappointed in the quality of the home for the price we paid. Cheap materials used for doors and other cutbacks that were made are obvious, such as trim. All upgrades were ala carte, knowing that the buyer would not want the basic options that were presented. Very disappointed in the way Veterans are treated. Unless you state you are a Veteran from the first signing, Pulte would not accommodate the discount for them, however, when changes were made to the contract for upgrades, they were willing to change the contract since the price would increase. The gentleman, James, in charge and over looking the building of our home was professionally responsive during the building process. The time frame was as expected, with the real only delay was the windows. We have been in our home almost a month, a few issues have been recognized by us, missing white strip for one of our front windows, bent window frame, no hot water for our tub, one stained paver in the driveway, and painting of the bottom edge, alongside the two sliders. The hot water issue for our tub has been fixed, not the other items mentioned in the above statement. The individual with Pulte Warranty Team is someone who needs to retrained as how to deal with the public and pay attention to details with the home owner. He does not leave a good impression and or I don't think he knows that he is frustrating to work with in relationship to home owners. ... More

The overall experience ended up being disappointing due to delay after delay. Pulte oversold their lots and over promised the completion timeline, combined with labor and material shortages the results were disappointing. In the end we are happy with our home but if I had it to do over again I would consider another builder.

We, my wife and I, already provided the good and bad experiences in a previous survey. That survey was very detailed. We recommend that someone review that survey for our input.

The home has ended up being of average to moderately above-average quality for the price paid in summer of 2021. Since the price was locked at contract-signing, but the house took another 10 months to build out and complete, the value went up, but only because of the general housing shortage amid unprecedented national consumer demand. Initial workmanship flaws and timely and accurate attention to professional-grade corrections were noticeably lacking throughout the build, and the timely response of middle and senior management to emerging and entrenched problems, even more-so. As ever in full-employment times, senior management was loathe to adjust their practices or pay-scales to the new realities at the boots-on-the-ground level, and quality, reputation, and employee retention suffered materially. I was down to the house, from Chicago, at least once a month throughout the build, and had a professional home inspector/photographer taking 80 photos every weekend, so that I could catch mistakes as they emerged, or the house quality and finished product timeliness would have suffered even more. I also had to play the game of delaying the closing 4x, to get the yet-to-be-fixed punch-list of problems whittled down to single digits BEFORE closing, after which the buyer's funds are in the seller's hands and the buyer's negotiating power is nil. The whole process was incessantly at a low grade of anxiety and aggravation, at times boiling up to true outrage and anger. Games-playing on contracted-for appliances, and Pulte trying to unilaterally recut the contract on such issues, was just one example. More than once, I had to call the City of Westfield's inspection team. Pulte's senior-management decision to outsource finishing work to local companies is a poor one (and a practice that is new in the past decade), and its quality and reputation have suffered accordingly, although I'm betting that senior management's bonuses and pay have not. My sister's Pulte Del Webb house in Boulder, CO, built 15 years ago, is of the highest quality, according to her & her contractor husband. She and her husband were shocked at the degradation in quality and professionalism of the current Del Webb "product," as of 2022. Senior management needs to adjust their attitude and approach, and stop trying to mint money today at the expense of their reputation and future sales. The boots-on-the-ground managers were doing their best, but pretty much with one hand tied behind their back in terms of proper funding, hierarchical support, or adequate employees for the challenges, and the results are telling. ... overall, the site manager was extremely efficent. Quality of workmanship on the tile and grout below standard of a pulte home, Previous Pulte home was a amazing. Overall, less quality on the Southern Springs location.

I think the final product is good quality. The communication is very lacking in the building of this community.

Door position are poorly designed. Closets need work, kitchen shelving is terrible

Generally very pleased but your follow-up to issues and punch list items is TERRIBLE!!!! This is the feeling among everyone I have met. Know you have many houses to build but PLEASE PAY ATTENTION TO THOSE OF US WHO HAVE COMPLETEDTHE PURCHASE PROCESS

Nocatee Del Webb is a sweet spot in NE Florida! Because of that it was rather frustrating to purchase and build. After a very long process… I have to say we’re very happy with our new Del Webb home!
