Very friendly, helpful people but the quality of the materials are poor and many problems with installations.

There is a list of 40 damaged or improperly finished items in our house. With our last house house build, there were not issues with EVERY single surface: poorly painted walls; stained carpet; scuffed baseboards; horribly finished drop-zone; filthy and stained pool; damaged drainpipes; marks in bathtubs; chipped tile; damaged cabinets; missing shelves; roof issues; garage floor unable to park on for 2 months; garage doors missing insulation; no refrigerator; dryer that doesn't heat; pocket door and slider damaged; windows that don't lock; damaged pavers; hole in screen door; exterior and front door needing paint; slab honeycombing; grading of yard needed; all interior doors roughly cut; electric problems; and a water heater that doesn't supply hot enough water which means tepid baths! ... On time delivery for closing

We were excited to purchase our home in Sun City we love it here, but all the problems we had with the quality of workmanship and having them having to come out and correct them takes a lot of time away from other things we could be doing here. I wish the quality control people would’ve spent more time inspecting the homes. Make sure you look very closely at everything.

The overall quality is the best. As with any builder, there are finishing issues they respond to attentively.

This is my fourth Pulte home. The homes are being built too quickly and the attention to detail is lacking. I had my own inspection after closing that revealed several issues with the home. Specifically the attic and roof. Areas that cannot be seen by the home owner.

Our closing date was pushed back 3 times. Poor communication with requests and issues. Overall the house is fine, about 18 items still need to be addressed.

The home was built a lot faster than anticipated.

There is a lack of quality workers including craftsmanship and accountability resulting in a negative experience and low quality construction.

This house, according to our realtors was not completed by closing date. Many other homes were also rushed through to meet the 2021 deadline. Thus, many issues that need attentions and we are not happy.

Quality of workmanship. Reliability of staff.

Poor attention to detail and finish work. Many items left unfinished and not yet corrected, a month after closing. Examples: baseboards not properly joined, front door trim not finished, thresholds and transitions not completed, cracked window trim not repaired, chips in quarter rounds, stovetop scratched, lots of caulking not done, scuttle door in closet not finished, and more relatively small items. Although I know I’ll love living in my new townhome, the number of punch list items and trying to get things fixed as they should have been (and as I was assured they would be), is quite frustrating and disappointing. ... Excellent System and Knowledgeable People

Overall we had a fair building experience at Del Webb. The sales person did a good job. But the construction quality was lacking. Attention to detail was not present. Workmanship was fair at best: Tile chipped, Wood floors damaged, electrical outlet Sheetrock over, windows not square causing closure issues for 5 windows, Construction management team changed 3 times over during build. Overall, you get value for your money. Through the punch list you will eventually get the items repaired. Recommend better supervision and guidelines for sub contractors. Our Field manage did an excellent job representing Pulte Homes. He was very responsive to our needs and questions. Our phones calls and text messages were returned very quickly. Our punch list items were fixed in a good timely fashion.

The Process was scheduled well.

My Project Supervisor responses quickly to punch list items, but the Sub contractors Del Webb is using are very slow to respond. I understand that Covid and supply chain issues may play a big part, but when a new home owner has the same issues and their’s get resolve before ours, it is not right.

Find another builder. Workmanship on these homes is of poor quality. Communication about the building of your home is non-exsistent. Once you make your down payment you are at their mercy. Do not buy a home from this company!

Very impressed with the models and the sales people. Very disappointed in the quality of workmanship and the response time in trying to get repairs done due to closing being rushed. Shortcuts were taken. Issues with painters, plumbers and electricians

My biggest issue was that everything is rushed. These homes are pushed to be completed within 3 months. it should be 4-6 depending on the size. The tradesman just throw things up. I moved in without grout and some tiles in the kitchen, the house was dirty, the house to the office are a mess, missing insulation over the front bedroom, hole in my siding, leaking faucet and drain in master, etc. These are issues from trying to get things done to fast. I believe that the home is hopefully structurally sound, but attention to detail and the finishing touches are lacking.

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. After closing, there were a number of small issues that the QC team addressed quickly. Having the builder handle your pool (will require additional down payment) and fencing will make these items more expensive, as opposed to direct communication with contractors and having them built later. When planning your move, whatever the salesman tells you your anticipated closing date is, be prepared to add 2-3 months to that estimate, especially if the builder handles your pool for you. Also, as of 2021-2022 it could take 2-4 months for furniture to be delivered once ordered. Overall, good experience. Pulte has cut back on quality of products offered. Example, I not satisfied with the cheap lighting fixtures, no globes in the garage offered and discontinuation of decorative doors. There are so many subtle short cuts. They offered more in the older homes and more style options. Although the build process was informative, I am not a fan of quality versus price!

Eagerness to close the sale, but lack of attention to the completion of the product.

Overall quality is great. Due to shortages, delays were hard to swallow. Once house was closed, a couple of issues arose that I felt Pulte did not come through as expected.
