Monitor the construction from scratch. Check finish of work done. The Loft installation of HVAC was poor - the unit is fine but its installation is not up to standard and appears unfinished, also the site was listed as a store room but the installation blocks any entry to the possible storage area - management/planning ???

Design choices are decent but limited (we replaced several lights already because they don't fit our decor and no other choices). Construction quality and materials are lower quality. I am very disappointed in the quality of the drywall and painting, fit of moulding, overall construction (we have several walls that are not square!), the tile and grout is poorly done. I think they use unskilled labor for a lot of the work. We were unfortunately unable to be at the house as it was constructed and did not find these problems until after we moved in. I think many of the issues will be corrected ...

Overall, the experience, once project began, was a good experience...Project manager, Jerry, was responsive, attentive, knowledgeable, and addressed any concern(s) quickly...If he didn't know the answer, he promptly found the answer... On the downside, responsiveness to items that need addressing after move-in, have been less attended to...The followup to first 30-day walk through still has many items with no applied remedy/remedies to items (appliance, landscaping, tile work, etc)...Still waiting...

In the beginning many things should have been thoroughly discussed and explained instead of assuming I knew everything about building a home. Things like what the different elevations meant. Telling everything that was extra vs what came with the house (standard). The quality of my home is good but only gave 4 stars as some items were not completely done. Example when we were changing out light fixtures a few we loosely hung. We corrected that when hanging up my fixtures. Time turn around on requests could be more timely. Your people need to know when I as the customer should make a call ...

The sales staff at Del Webb Wilmington was outstanding all around; totally professional and friendly and helpful. But Pulte throws these houses together as fast as possible. The builder contractors are paid by the job, not hourly, so they just slap them together. Then, they bring in the professionals to fix whatever the homeowner is able to find. Most of us know to hire a building inspector at the 10-month mark so we can submit all our warranty claims before the one year warranty runs out.

Painful to get repairs after closing / sloppy painting

Once I closed on my home, repair requests go through the Warrenty program. I have taken time off work just to have vendors not show up or require multiple visits to finish a repair. There is poor communication and almost no follow up unless I escalate. Good luck with the Warrenty work. As for workmanship, the painters and cleaning crew are sloppy. I repeatedly asked for light switch and sockets covers to NOT be painted to the wall. They are.

We are one of the very first homes to complete in this community. As such we are dealing with some issues as the bugs are worked out of the build process. While Pulte/Del Webb build 100's of homes a year, and this community is experiencing great sales, it was disappointing that processes in place have not been followed to merit higher ratings. If you are a smart shopper, you'll pay only to upgrade items in the design center that are too expensive to remove and replace after moving in. The markup on design upgrades for many finishes is insultingly high. When you can demolish brand new ...

Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

When our PM was taking care of problems things were handled very well. He is excellent. When we switched over the communications slowed down. I have three issues pending right now that I still have not heard when they will get fixed. To be fair one just happened Saturday. All of our smoke alarms went off and would not reset. It’s very noisy in here when that happens. Must be a wiring issues .

I closed on my new home at Del Web Sun City in Buckeye AZ in July; but have not moved in yet. I plan to move in at the end of September. At the final walk through I was very happy with the final product. My Construction manager was excellent and did a great job. I found the Design Center staff to be very unprofessional and non-responsive to errors they made in documenting my choices and was forced to live with their errors. Some of the material choices where not current as far as technology, ie Can Lights and Controls; window material vinyl versus wood or fiberglass.

My dryer vent caught on fire because the 220 plug was not properly wired. I had a natural gas leak outside between the meter and house due to incorrect parts and poor workmanship. While working on the house next door a subcontractor damaged my soffit and stucco. They just started a house on the other side, stay tuned. Justin has been a great help but he is not Superman!

The Pulte BOD has not taken a position to maximize safety for the community. The safest approach is to OPEN UP THE RESORT CENTER so that residents do not have to spend extra money and go out into the community for swimming, exercise equipment, pickle ball, etc. Those who are staying at home to avoid all exposure would not be threatened at all by having the amenities open. Appears BOD is only concerned about their potential liability not the health and well being of the residents. We purchased at Del Webb for the Resort Center and now we have to spend more money and travel to replace those ...

We have had some issues with a water leak since we moved in 2 months ago and they continue. I have followed the process and reported the issue but the response to repair the leak has not been what I had expected. Granted there is new construction happening and the crews may be busy with that but I think after 2 months this should been corrected. The structure itself is fine with very minor issues and we are happy with our location and house size. I just hope this is not an indication of how "warranty issues" will be addressed since we felt that was an important part of our purchase decision.

The house is well made and asthetically pleasing. There are a few follow up issues that are under warranty that have been addressed but have not been fixed. Timeliness and follow up on maintenance issues is essential to ensure customer service and satisfaction.
