Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.

Sean was helpful in the sales office. Tiffany in design center was very nice and helpful. Alejandro was our project manager and he was the best part of our entire process. Design center was an absolute money grab. Everything was overly expensive. Several of our new neighbors are ripping out the free items and putting their own tile and carpet in because the prices in the design center were SO extreme. Working with a builder-company has been very cumbersome. Too many people involved to get things resolved quickly (vs one point of contact) and/or spread too thin. The community itself is nice, the amenities, however I am not thrilled that I have lived here one month and HOA dues already increased 7%. One month and there are issues that were maybe part of "punch list" that are not yet resolved and I have no idea who to contact about them and get the stuff finished/corrected. I have a cracked window, have no idea who to contact about that, etc... It is not a particularly friendly community, ...

We had a bad experience with the PULTI Mortgage rep while working on financing. He would never call us back or answer questions. Then when it was getting close to the closing, the closing company actually was able to get everything figured out. Thank Goodness! Learning all the different websites and how to enter complaints/work request took us a bit. (still learning). This is the hardest thing. We have had plants die. The Del Webb Nexton is a beautiful setting, with quiet streets, beautiful ponds, and exceptional Clubhouse and outside pool. The home building process was a disappointment as limited upgrade options are offered, and the finishing work - caulking, attention to details, etc - is unsatisfactory. The building experience was good considering we were 1100 miles away while it was being built. The Pulte mortgage experience was a complete disaster. We have found a lot of things wrong in the house since moving in.

Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

Finishing Subcontractors - were not experienced. Painting and drywall was very sloppy. had to be corrected and redone is multiple areas. walls and doors not straight and had to be corrected. Trim placement and cutting not professional, excess caulking used to cover up sins. Foundation and roofing appear sound. Recommendation is that Pulte needs to hire experience sub contractors - which is dependent on the local labor market. Closing day was hectic with subcontractors finishing final touch ups too late. It was obvious it was not going to be completed o time, but they would not give me an accurate date until I made a lot of noise. I lived in a previous Del Webb and everything seemed just a little better. While the house was as agreed, it seems that every corner was taken to minimize costs. Quality of the materials were not as expected. Nothing wrong, but not up to the Del Webb standards.

My builder Garrett was the best! He would answer my phone calls on the second ring. Garrett was very attentive to my every call, thought and concern. My closing was delayed due to the sloppy painting of the inside and outside of the house. I was fortunate to have a home inspector with me on my closing for there were many issues which delayed the closing. I wasn’t present for the second inspection because I lived out of state there were minor issues that I only noticed after moving in. My suggestion to DelWeb would be to focus on quality not quantity.

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. 2 Light Switches Control Nothing?

When a contractor completes a job, the construction supervisors need to do a better job inspecting. I have 2 light switches that control nothing, and a shower floor that puddles 18” away from the drain. Have requested repairs.

First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice.
