Finish work lacks attention to detail. Caulking was messy and missing in places. We were missing a door knob. Kitchen drawer hardware was of very poor quality. Drawers very wobbly. We are trying to get these addressed.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

Doors could’ve been installed better!

Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. However, walking down the stairs, it was obvious that the bottom step is 1 1/2 inches deeper on one side than the rest of the steps. Several “quick fix” attempts have been made to correct it without success. This issue includes the side plate being shorter on one side at the bottom of the stairs. The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. I do want to say that Zac, Brandon and KrisAnn have been very helpful in trying to solve our issues. Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Lack of natural gas in the community is a big draw back - every thing is electric.

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

We have purchase and close on four previous homes, the last was in 2005 a Del Webb-Solera house in San Tan Valley, AZ. without any problems. The Sun City-Peachtree Sales Office staff hijack the closing with demands and threats! The trustworthiness, 1 star rating refers to the sales office staff, only.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. You have to be an informed buyer. Most of the build quality issues could make this an amazing experience. Some are related to skill and oversight and others are related to materials. Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.

We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. Field Manager and Sales have been very responsive to all questions and concerns.

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

The only issue is with the responsiveness of the Pulte group to fix the issues with the home. They do not seem to provide feedback and a schedule in a timely manner.

The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I expect a number of us will be contacting higher Pulte management to discuss solutions to what is clearly a major problem for many homeowners and the lack of a real solution we have received. Our builder did a great job keeping us informed weekly on progress of house build. He also addressed any questions or concerns we had in a timely manner. We like our new home. Only wished that we could have made a few extra changes to floor plan (add a sink, add built in shelves in showers, etc.). Pulte mortgage process was easy.

Not enough flexibility. Designer at design center provided different rules between different buyers.

I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. My intentions for providing this review is in hopes that it would help a potential buyer and help the builder improve. Initial purchase included walking homes that were built and ready within a timeframe I requested. This process was fine. I would advise homeowners to ask questions such as, what are the differences in these home, please show me the upgrades, does this home come with the standard features that were provided? My salesperson was not forthcoming of this type of information and a major standard feature was missing. Once I brought this to their attention they had the missing feature added to the home in a timely fashion. Inspections done by independent inspectors identify many items that the builder say are not required to be addressed due to code differences. Additionally the buyer cannot always verify a repair was done. This unfortunately is the nature of the beast and buyers that have not been through this process may need to be informed prior to inspections. I have built before so I was aware this would be the result. Final move-in was less than stellar. During the walkthroughs items for repair were marked with blue tape. However many items identified were not corrected by closing as promised. It appeared that the blue tape was removed without making the repairs. The home was very dirty, from the tile floor to windows you could hardly see out. Some of these items were cleaned after move in which is very inconvenient to the buyer. Quality is questionable. Since before the first walkthrough the external doors have been difficult to lock, requiring two hands which is not easy for older adults and the internal doors rattle when closing them. The irrigation system design is extremely poor, the trees provided were diseased and the grass is a patchwork of different varieties of bermuda. Expectations of how long a repair should take are not properly explained. The builder representative should set timeframe expectations that are reasonable based on their experience. Even if the timeframe is going to be 4-5 weeks it is better to set that expectation up front. Responsiveness to small or emergency issues has been timely. ... More

The home is well built and the project manager was excellent. Cabinet and appliances are poor. Even if upgraded from base level. Most cabinets had defects from factory and had to be removed and replaced and all appliances needed warranty repairs immediately .

Good things: the house meets my needs. The design is nice. Bad things: The quality is under my expectations. The repairs take a long time to make.

Do not expect to have a custom built home.
