My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

The overall experience ended up being disappointing due to delay after delay. Pulte oversold their lots and over promised the completion timeline, combined with labor and material shortages the results were disappointing. In the end we are happy with our home but if I had it to do over again I would consider another builder.

Nocatee Del Webb is a sweet spot in NE Florida! Because of that it was rather frustrating to purchase and build. After a very long process… I have to say we’re very happy with our new Del Webb home!

I really love the neighborhood. This is a great place to live. We purchased the house in May of 2021. Vickie was excellent to work with. She is very knowledgeable and was not pushy. I would give five stars on this part of the process. The building phase was not as great. Yes, i know about supply chain issues and all of that. I didnt mind waiting my turn for stuff to come in. What I did not understand was how houses purchased after ours were completed months ahead of ours. That part was frustrating. Overall I am really pleased with my house. However, there were many ups and downs during the buying and building process which I am sure are true with all homes. My lesson learned is to really stay engaged and on top of everything and be your own advocate throughout the building process.

Some examples of poor workmanship: Fan switch installed but not working, Electrical plug installed but could not be used, stove scratched, shower door scratched, grout and chalking very sloppy. Quality of sod installation was very poor. Overall the quality of the products were good, it was how they were installed. How can anyone install an electrical switch or plug and not test to see if it works? Why install prodeucts that are scratched in a new home. I must say the contractors warranty program works great but the sub contractors are very slow to respond. The sales process was changed ...

Someone should have also mentioned that our front patio would not be finished. How do we know that if nobody tells us. We should have been kept up to date on the progress of our house instead of responses like ' We can't even make a guesstimate '. Poor communication or no communication.

Weak management in challenging times.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. Finish Work

The workmanship of the finish work for trim, doors, countertops, tile and cabinets was not as expected based on the model homes. Several items are still in need of repair and we have been in for six weeks. Repairs are not expected for another month. Overall, though, the house fits our needs and our selling agent and warranty man are great to work with.

Some of the quality of workmanship was lacking with regard to the hardwood floors and the deck. Very odd that soap dishes were offered in the showers but not niches. Also felt rushed to closing with items still left unresolved.

I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

Quality is only as good as you let Pulte get away with. You must stay on top on construction and fix issues as they occur. Responsive to complaints but almost 2 months in the house still getting repairs done. Quality should be built into house not repaired after.

Pros: Good value for money. Once construction started, excellent responsiveness from build manager, and similar excellent responsiveness on minor fixes since move-in. Design of home was attractive from the start and is very livable now we are moved in. Cons: Salespeople appeared relatively powerless when things went wrong and communicated poorly. Indifferent workmanship in certain areas.

We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that ...

Felt like once you signed to build they moved on to the next people. Things not explained well or thoroughly. No appliances we selected at closing so we got loaners. Still waiting 2 plus months later. Feel like we got the shuffle.
