Have an independent housing inspection before closing.

Take your time and make sure you choose the right options the first time

We bought the coffered ceilings in gathering room and pulte refused to paint them as per model. I understand custom paint in model but we paid for the upgraded ceiling and didn't get it. John flatly refused.

The hot water issue could have been handled much faster by replacing the regulator instead of waiting for parts. The exhaust fan in the kitchen wasn’t connected to outside. Took about a week to correct. Still waiting for a door lever for our den. Been here nearly two months now.

The best advice I can give is to make sure you know what you are getting. There are many things about the models that are not standard. Do not assume anything you see is going into the home you are contracting for. Go threw the model you like with your sales rep and let him tell you what is in the base price and decide every single upgrade you want. Like outside flood light, can lights in a particular room, under counter garbage cans, an extra outlet somewhere...everything just be spelled out before you sign on the dotted line. Upgrades can easily exceed $70,000.

While all work very hard to take care of things it seems the leadership is spread thin so it makes it very hard to take care of everything on a timely manner.

Has taken several days to have sub contractors fix minor problems. Also several basic home amenities such as garage walls, ceiling and door not insulated and no patio only a stoop was included. Had to contact sub contractor personally to have patio built.

To begin with our construction supervisor was great. This helped in making it better. You have to remember these are not custom homes. They are out up pretty fast. If you can. Live to visit often you are much better off. The worst and really is annoying is the cheap paint. You can't upgrade the paint quality but almost everything else. Since it goes up quite fast and it is contract labor you need to be aware that the walls are not square. In putting in shelves and other items to our house we found walls were off as much as 3/4 inch from top to bottom. The master bedroom was 3/4inch higher on one side of the room. You must remember you are charged for everything above basic. If you are going into a Sun City it is more for the social activities and not so much the house so I have been told. They certainly keep the common areas up and plenty of things to do. With the growth here some worry if it can support all the people. Right now would do things different in upgrades in the house. Very slow in resolving issues. Fourth and last Del Webb home, not up to others.

Great attention during the build and before closing. Poor response to complete final punch list after closing. Project manager said he’d be available to me up to 30 days after closing to schedule the trades in for the final punch list. He was not available and he did not schedule the trades. Regular service repair people from the community were scheduled instead. The electrical issues (outlets not working) have not been addressed in spite of my repeated attempts to get this done. My house is beautiful but I can’t cook and can’t use any outlets in the kitchen. Some work is scheduled for next week so I’ll be happy to update my review if that repair work goes well. ... More

We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.

Limited colors and options available for all upgrade categories. No inclination or ability to customize for the buyers.

We were pleased with the overall build process of our new home. The sales person was excellent and the Project Manager assigned was extremely helpful and diligent in addressing our concerns. The follow-up after our closing definitely needs improvement. The customer service representative assigned to us was OK the first couple of weeks in responding to our requests, however, responding and then following thru is poor. We should not have to continue to email and call (due to not answering or not following thru) to get our issues resolved. This area definitely needs improvement.

We have not yet moved into our new home, so I can't comment fully on quality, value, trustworthiness and responsiveness. Our project manager however has been very helpful and very easy to work with, and done an excellent job being responsive. However at least two plants were dead in the back yard a couple of days after being planted. The project manager said that there was no guarantee on the landscape plants.

In my case, I selected granite for the kitchen counters from poor samples and I am not totally satisfied with the finished product. The sample that was used did not include the total design and/or colors included. Very disappointing.

Make sure that all items that you have noted in the walk-throughs are taken care of. Especially the painting. Only about 60% of the painting touch-up were fixed.

Working with the sales staff & design team was an excellent experience. Regarding the finished home, many details lack quality workmanship. The warranty team, however, has been very helpful in resolving many issues.

We've built several new homes & the quality at Del Webb Homes is not top notch but it's decent. We were really disappointed that since we live the majority of our time out of state & this is a "2nd home" , our 1st water bill was horrendous due to the sprinklers being on a cycle of EVERY DAY 3X A Day before we were able to get them changed!!! Check everything out immediately!!

Del Webb met the deadline but needed follow up for sparkling and paint touch up.

Disappointed in kitchen cabinetry. Could be so much better easily plus dishwasher is in wrong place. Big mistake! Flooring installation is poor. People are the best thing Pulte has going for it. Everyone is super nice and as helpful as can be under circumstances. Value is not there. Feel that I have paid too much for what I've gotten.

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.

I was surprised by how many issues we had that in my opinion could have been avoided with better quality contractors. We are now moved in and expect to find the odd issue which to date the warranty person has handled very well. Our field manager Preston was great, wished he’d been involved from the beginning. Our experience with Del Webb was generally good except for an instance of their trying to charge for a change order which was necessitated by their mistake. Utilmatelly the charge was removed.

It was disappointing that the workmanship did not meet my expectations vs the price that was paid for my home which contained many upgrades.
