Our field manager was very responsive and knew the answers to all of our questions. Some items/concerns in the house should have been seen prior to our settlement. Most items were fixed eventually but would have been nice to have everything ready on the day we moved in.

A builder is only as good as the subcontractors he selects and employs. The HVAC, paint, and tile contractors were marginal. The HVAC location was part of our original contract, which the HVAC contractor didn't read and installed HVAC incorrectly, which took three months to get right. There are numerous examples of wall paint overspray on the hardwood floors and tile. Cabinetry is damaged and lacks proper finishing molding which we are still waiting on. Also waiting on a garage door. The door hardware doesn't fit properly. The tile and grout in our $10000 upgraded bathroom was unacceptable and poor quality, yet Field Manager Richy T refused to fix it properly - the two options he offered were unacceptable and would have caused further damage to the tile and structure. ... The sales experience with Karen was amazing. She is amazing. The building process got off to a rough start. When Michael took over, the experience totally changed. He was great to work with.

So this is my third attempt to get the word out. Buyers beware!!! Bought a new house and I feel like I bought a fix me upper!!! Here’s just a sample of their quality: Broken shower handle that leaked for days at our expense ( until we demanded attention) buckets of water Chips in the tile flooring that was just laid down with no regard, lack of grout, oh can’t forget about the extra dirt or bugs in the grout Some kind of stain all throughout the house on the tile flooring Front door with rusty hinges and gaps big enough for bugs to get in ( had to put towel in to stop them) Secondary bathroom shower looks like a child was learning how to install, different color grouts, tilted tiles just awful. No transitions in any room from carpet to tile ( to prevent vacuuming rug away over time) this is standard, I guess I should have asked how much more they charge for this. Took it for granted, because I was expecting quality. My bad. Electrical outlets both inside and outside that are not hooked up ( let’s see was l supposed to pay more for that? Just terrible craftsmanship Hurricane windows that have screens that don’t fit properly, broken tabs on screens, oh wait the best one is a temporary paper blind that we hung made the header of window fall out. WE paid extra for hurricane windows, sure hope they protect us Triple slider patio door ( remember your paying premium prices for these) starches on them, again gaps so thrilled we paid more for them I could continue but it’s beginning to raise my blood pressure. I’ll sum it up for you- check on your building process A LOT, call them out on it, don’t let them tell you they will get it later. Make sure you understand that your buying a production house and NOT a million dollar house ( I stood in my house and had someone tell me that) insulting isn’t it. Like wow!! I hope when you read this that you see the horrible things you are selling and maybe take pride in your business again. What you are providing people is not Quality it’s substandard at the most. Difficult to work with. An assembly line. You’re just a number. Much more interested in meeting their financial commitments to Wall Street on home’s closed than meeting customer’s needs.

Very nice experience with how the Pulte sales representative was as well as the Pulte Mortgage people were…

Even many of the upgrades still are cheap materials. The workmanship is a zero out of 5 stars. The drywall and texture in every corner looks like a 6 year old did the work. The paint is so watered down that you need to repaint the inside of your house right away. The cabinets are cheap and half of them don't close properly. The brand new bathroom countertops came scratched and lare so cheap that I am afraid to put anything on the counter. The carpet was an upgrade and it is no better than the cheapest and thinnest carpet I have ever seen. When the carpet installer comes to install carpet in the new builds, they show up with a roll of carpet in the back of a non-marked pick-up, they put the brand new carpet in the street, new side down on the asphalt to cut the carpet to the proper size. They don't put any protection between the new carpet and the filthy street. We have a 19 page report that was sent to Pulte of repairs that need to be done. Not a word in 2 months from Pulte regarding fixing the repairs. The toilet and counter top in the spare bathroom belongs in a kindergarten classroom. The size of the toilet and the countertop is embarrassing that a builder would put that in a new home in a 55+ community. Standard height for every home that I have ever been inside of throughout the country is much taller than both the toilet and sink. The baseboards throughout the house look dirty all of the time. They have been the same since the first homes were built here. If you are building a home make sure that pay the money for the upgraded baseboards. The finish work on the home lacks any pride of workmanship. For example, uneven windows, damaged inside doors, terrible drywall and texture work, paint drops on nearly every piece of tile throughout the house, very sloppy grout work between the tiles and the walls throughout the house, the whole house fan air duct was never connected (how did that ever pass inspection?), broken tiles on the new roof, the list is long. The sub contractors need to be held responsible to clean up after they are done for the day and to respect the home that they are working in. Trash was thrown every single day in our island before it was covered by the countertop. Workers urinated in our spare bathroom bathtub. The construction site is filthy with trash and leftover materials thrown on the ground. Pulte can do better and should do better. ... More

Their project management is lousy - lots of promises but poor delivery; project manager originally assigned did not fulfill commitments, did not pay attention. The finish work is sloppy from the trades.

We were able to close and move in on last closing date date give. Approximately 6 weeks before. Had several building issues but not major Most have been addressed in Tinley fashion. We enjoyed working with our construction manager and trusted his recommendations and judgement.

House plan was just what me needed. Lot view is great. Quality and on time.

They stand by their work

Very smooth process.. When ever we thought was not up tp par we addressed it with our field manager and it was taken care of right away. We are pleased with our new home. We chose a spec home and are pleased with the final results

I have built other homes with other builders in the past. This has been a terrible experience. Lack of communication. Lack of follow through. Empty promises. Could not keep to schedule. Long list of punch list items still not addressed and we closed on our new home 5 weeks ago. I do not recommend Pulte. Find another builder!

Basically, this was a bad experience that should have been exciting for this new chapter in our lives. Many mistakes were made with the add on's we purchased, and they seemed bothered that we wanted them fixed. We had to continually request and follow up on issues that had not been completed at closing. After a month we are still waiting for some of the items. The walls seem thin and we can hear everything going on from most rooms in the house. The light switches do not make a lot of sense to where they are connected.

the quality of workmanship was not up to par in my opinion. some of the rooms did not have ceiling lights when I moved into the house. the landscaping around the house is not good

do not accept three stars as acceptable. The company can do a lot better by staying in front of their subs, meaning stop unacceptable workmanship in its tracks , fix the issues in mid stream, so not to have to come back and repair the screw ups of subs.

Our field manager kept us informed and up to date on everything that was happening with our home. Weekly calls and in-person meetings were so helpful. We now have a Care Consultant that is wonderful. She is on time, always on top of things, follows up on any requests that we have made - I couldn't be happier with the service.

Del Webb/Pulte sales staff has slick marketing and friendly folks to sell their product. As we waited over the next 6 months, we heard nothing other than from the money people wanting to make sure we paid. Our "celebration walk" (looks great in the video, smiling customers, clean home, etc.) was a DISASTER. The home was SO dirty - floors, cabinets, walls, ceilings and they were ALL damaged or so poorly finished we couldn't believe they would turn over a house in such a condition. Del Webb's/Pulte's response was "well, you get a year to let us know what needs fixed." We wanted a house we could move into and enjoy - not this! We spent the first two weeks on our knees just trying to clean paint off the tile floor through the WHOLE HOUSE - one tile at a time. We spent the first two months waiting for sub-contractors to show up to "fix" things that should have been fine in a brand new home. Now we're starting month-3 and over half of the contractors never showed up in the first two months. Apparently, our time doesn't mean anything to Del Webb/Pulte. We are SO frustrated. We moved to this community for the amenities, but haven't been able to use any because we sit home waiting for subs to come get our house move-in ready - as we live out of suticases waiting for repairs to EVERYTHING! Del Webb/Pulte doesn't give you any way to reach anyone other than one person - so if they aren't responsive, you're out of luck. ... More

My experience with Diane and Matt was awesome!

Our walkthrough representative Josh was excellent and very responsive.

We would be very hesitant to recommend Pulte Builders as a quality builder. There were so many disastrous situations we experienced during our build. Unfortunately, some of our problems have yet to be resolved. It's a real shame when you spend nearly a half million dollars on a home that you THINK is going to be a quality build, and it turns out that shortcuts and poor quality workmanship are the standard. So very disappointed in what we thought was going to be our "dream home."

Beware, the Welcome Center will talk to you about ‘quality build’ but the product received is not up to this standard. Also, make sure to hire an independent building inspector to keep a keen eye on the process.

We purchased our home from Pulte in Del Webb at Traditions from afar. The sales people and design people were wonderful to work with while helping us to wade through the intricacies of purchase and design. Kudos!
