The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In fact 2 weeks before I wrote an e-mail to the Sales Rep. asking if the meeting was ...

Solid House, horrid fit and finish

The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.

Pulte mortgage was excellent to work with. The quality of building materials was not equal to the cost of the house. Builder had no flexibility to correct design flaws.

Painters were extremely sloppy - there is paint dripped everywhere! There is also grout on the tile floors which is very difficult to remove. The quality of the paint isn't great - they will not let you buy your own paint for them to use.

The initial drive into Stone Creek as well as the models and the staff all A+. The finished product comes in at a C for the following reasons. Attention to detail is lacking both inside and out. For example, on the interior we needed to sand and re-paint some window sills and caulk base board joints and crown molding shortly after moving in. Had issues with shutters because the windows are not even. On the exterior. By far the outside is our biggest disappointment for the following reasons. Overall the quality of the Pulte home is OK. My impression is that in some areas, especially finish work the personnel got a bit sloppy. On one pantry rack one bracket was missing and some of the caulk was sloppy. My main complaint deals with TAC who is the design center used in this community. I would never recommend TAC. The service we received at the initial appointment was terrible and the quality of the floor they put in was terrible. We had to replace it at our cost.

Del Webb has always been to be the ultimate home buyers experience. But, ours was disappointing ! Sales had to be tracked down every time we came in to see community and to have our needs met. We had to request another Sales Agent to assist us. Project manager meet appt for walk thru was good… But, Closing day walk thru punch list not completed!! Another manager rushed thru our walk thru, leaving things Incomplete. ( Everyone always rushing to another appt)!! Closing rep was nice at the Sales Office Closing and was very thorough. The quality is not good at all. My tile floor has cracks already. The carpet is awful it has runs in it and it looks filthy all the time. My counter top in the kitchen , I don't believe is quartz at all. It is so hard to clean. My shower door is not fixed as per closing. Quality...what quality? I am a Realtor and will have a hard time selling in here in the future because of the quality of your merchandise. Not your builder.

I’ve been here now for a little bit over a month and have discovered a few things that I didn’t realize before I purchased my unit. All but one of the sinks in my unit were designed for ADA compliance. This meant that there was no bottom to the sink it went straight to the floor. So I had to pay a workmen $360 to make a shelf under the sink and install it. Personally, I believe that Del Webb Chauncy Lake should have designed the sink so The bottom of the cabinet could be unscrewed and removed for compliance with ADA regulations. Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. I love the home. The buying experience was as good as I believe it can be. Construction Manager was very responsive DURING CONSTRUCTION but after did not return numerous phone calls and texts. Landscaping around my house was very poorly installed. It took weeks to get even a small thing addressed and the large item still has not been.

The day we closed, the punch list wasn’t completed. The tile and carpet floor was a mess. There were no shower heads in either bathroom. More important though was the drain in the master bath was completely blocked. It had to be jack hammered down to the P trap. That took days. After the drain was repaired the repair job to the tile was unacceptable so the tile work had to be remediated. Much better but still not perfect. There is still an unfilled shallow hole in the rear lot. Construction manager say it’s now the HOA responsibility. Of course I’m well down on the HOA maintenance ...
