Pulte mortgage and insurance were difficult to work with often not keeping me up to date or calling me back in a timely manner!

There were problems with delays and no materials. We had to spend additional monies that wasn't budgeted for living expenses over and above. Not very pleased with timing. House is fine.

I would like a better system of repairs or other problems in the home handled by the builder for the first 30 days at least instead of immediately passing these situations on to the warranty department.

Purchasing, choices, construction process........all very good to great! Mortgage process.........the worst experience of all!

we are disturbed that the finish work is not up to par. The painting work was terrible. They painted over red mud, missed lots of spots, They planted sod over scraps of roofing shingles so the grass was not growing. We went out and grabbed sod from a pile in the street and fixed this problem ourselves. Took 8 weeks to fix a problem created by Pulte Mortgage people that would have only taken a couple of minutes to fix.

Dell Webb standards are excellent, but the quality of the workmanship is mostly subcontractor dependent. Our field manager was excellent and required many do-overs by subcontractors not meeting Pulte standards, but not everything could be identified and fixed.

I found that our construction supervisor, Chris, was unresponsive and said what ever would make us happy at the time with no follow through vs. our warranty supervisor (Julie) who is totally responsive and takes care of any problems in a timely fashion and follows up to see that work is done to our satisfaction.

I have only lived here for 6 weeks. It would be better to ask after I have been here longer. It has not been without issues. Some have been resolved and some are pending. I continue to notice things.

There are a couple issues I have that should have been explained regarding the outside structure before I purchased the house. Other than that most of the house is beautiful and I am enjoying living in Texas.

Construction seems to be good. The people who do the finish work don't seem to have any pride in the work for the most part, a few do!!

I have only been in the house for 2 months. I am sure they will take care of any problems at the 1 year review.I feel very comfortable with everyone at Pulte/Del Webb. There are some design faults which cannot be changed. However the quality of the materials and fixtures are first rate. My main concern is the finish work. Trim poorly installed,paint and clean up should be improved! Our field manager was outstanding and he tried to accommodate us but I felt he was too busy and could not oversee everything.

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

Builders were strict about modifications. There were a lot of "we can't do that" as we went through the options when buying the house. The changes we did make were well documented. Change control was excellent. Fit and finish is average, with all the subcontractors it was expected. The value (4*) comes with the community of like minded owners.

In general, the experience was OK. There were options that were not available when we purchased our home. It would have been nice to have these options available. The quality of the work is good, however, a wider garage would be nice. A little tight for two cars on the two car garage. We have been here for a little over three months, just one issue so far. Hopefully no more. The landscaping is very nice.

We love our home however some upgrades were super expensive compared to after market sub contractors. Builder flooring was not customizable unless you pay more than double of what it's worth. Backyard and front yard landscaping should be more customizable. Exterior paint was substandard. Drip lines are all done with cheap thin wall tubing that always breaks after a few years.

Del Webb builds a wonderful home. The only issue is the options you choose above a base model is OVER PRICED!!

Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.

Sam was super responsive and a great guy

Sean was helpful in the sales office. Tiffany in design center was very nice and helpful. Alejandro was our project manager and he was the best part of our entire process. Design center was an absolute money grab. Everything was overly expensive. Several of our new neighbors are ripping out the free items and putting their own tile and carpet in because the prices in the design center were SO extreme. Talking about our new HOA.....If your friends are in town it will cost you $5 a piece to bring them into the pool/ hot tub or workout area. I think to bring a friend to the pickle ball courts cost $5 as well. Keep in mind we already pay $153 monthly for all these amenities We love our new home and so far really enjoy our new neighbors, but I will NEVER buy another new home. ... More

Working with a builder-company has been very cumbersome. Too many people involved to get things resolved quickly (vs one point of contact) and/or spread too thin. The community itself is nice, the amenities, however I am not thrilled that I have lived here one month and HOA dues already increased 7%. One month and there are issues that were maybe part of "punch list" that are not yet resolved and I have no idea who to contact about them and get the stuff finished/corrected. I have a cracked window, have no idea who to contact about that, etc... It is not a particularly friendly community, especially if you are single - but that is not their target market. The HOA rules are rigid for my taste, some people like that and it does control the quality of the community, This was probably not the right home-buying decision for me. Really like design layout of house, but there are/were problems. 1. HVAC air conditioning compressor motor/fan out of balance and needs to be replaced. 2. Forced air furnace installation was not complete. Once completed still does not work. 33 F degrees this morning - a little cold for this 84-year-old! 3. Forced air furnace vent rain cap not installed 4. Seal on bottom of MBR shower leaks 5. Exterior AC power outlet near garage service door has no power 6. Exterior light at single car garage not installed properly - has loose internal shade. 7. Glass windows in several rooms were scratched when installed. 8. System air filters used during construction were not replaced when house construction was finished, leaving four very dirty filters for homeowners to immediately deal with. 9. Next? ... More

The Sales Person Kevin was not helpful in the least. Once he had our downpayment never heard from him again. I am glad that portion of the experience is over with. Overall, the wife and I are enjoying our new home.

We had a bad experience with the PULTI Mortgage rep while working on financing. He would never call us back or answer questions. Then when it was getting close to the closing, the closing company actually was able to get everything figured out. Thank Goodness! Learning all the different websites and how to enter complaints/work request took us a bit. (still learning). This is the hardest thing. We have had plants die. They replaced some prier to move in , only to have some die again. They are scheduled to replace them at earliest convenience. (Rain stopping them) We put in a work order for floor work. They came out the next day. So far very happy with warrantee response. We love our home though it is bigger than we wanted. It is small to most. We just wanted 1000 sq ft. It is only 2 of us. Overall, I am happy with my purchase! It is just me that has a problem with technology. Love the neighborhood, Just wish a Trader Joes and other conveniences' where closer. All in Due Time I think.
