The construction of the home is well built and energy efficient. It the finishing work we have a problems with especially the painting and cleaning up before walk through. The other problem we had was landscaping, sod. The homes are being rushed through actually so that they can close on homes. The community and amenities are wonderful. We had a great experience with Pulte financing personnel. Needed several work orders submitted for finishing work inside and outside to bring home up to new move in condition. Estates construction took precedence over garden and classic models. Delays and excuses from construction team from start to finish. The lowest level of paint was used in the interior. We had to purchase a refrigerator on our own. Pulte credit covered 60% of the cost. We regret the decision to build with Pulte.

Our home was completed three months later than promised and over the course of the building process kept getting pushed back so that I had to reschedule our movers three times. While our construction manager was wonderful, the communication within Pulte was very poor. We received the wrong house keys at closing, our trash cans did not arrive for 6 weeks, we had no mail service to our home for over two weeks because of a nonfunctional mailbox. The installation of my lawn was a failure . The dead patches are obvious even after I had a professional service work to save it . I realise Del Webb ( Pulte ) does not guarantee the installation; however , they also did not insist the work was done properly . House construction was fine , the lawn was not .

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. Process began in November 2021. Entire process seemed to drag, hard to get any concrete answers to questions and or timelines. Cost of project went continually upward with no definitive end date. Folks were cordial enough, but pushy at times and unable and/or unwilling to share information regarding timeframes and costs. Build took longer than expected. Several issues with the roof that need to be repaired after having a Home Inspection done. Was unhappy with the level of service I had from my original Project Manager Thomas, but I was happy with Anthony who help get the build finished and even came by to address some issues after I moved in to the home.

The sales experience wasn’t the best. My original sales person was transferred to another community and I was assigned another person to oversee the details after I had signed my contract. There was a lot that slipped through the cracks. As a former design center consultant for another builder, I thought the Design Center prices were on the high side with little flexibility to change things on my spec home that I KNEW could be changed. Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

Disappointed! Things were not completed by my closing date of March 18,2022 and they knew I had to close by that date. And I signed the contract on May 8,2021 !! Still waiting for completion and backordered Whirlpool appliances!!

Pulte as the rest of us and the world have been put in an unprecedented situation with COVID, shortage of skilled labor and supply chain issues. We will not mask the fact that there are issues.. Lack of ownership from sales to customer service could be addressed. Pulte uses the current world circumstances as a crutch.

The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

The paint was terrible, I think they used 1/2 water as it's like chalk that rubs off. The baseboards did not get sanded, just slapped paint on them. They are coming back to sand and paint. I love the size. But you get the surprise of putting your trash in the garage and not outside and then having to install a trash enclosure.

The rush to close out by year’s end caused a lot of sub par workmanship. With so many homes currently under construction, quality control could be an issue. The company’s personnel are first rate but can’t keep up with the required fix up work and are at the mercy of their subcontractors. The subs are difficult to coordinate, not timely, come unannounced and most don’t speak English. There doesn’t seem to be any oversight of their work. The work is getting done but it has been a stressful experience.

In general we had a good building experience. Our sales person and design team did an outstanding job. Project completion was very delayed from the initial estimate. Also, we are still waiting on unresolved open issues that were noted shortly after closing.
