The Del Webb Nexton is a beautiful setting, with quiet streets, beautiful ponds, and exceptional Clubhouse and outside pool. The home building process was a disappointment as limited upgrade options are offered, and the finishing work - caulking, attention to details, etc - is unsatisfactory. However, our building supervisor, Jack, is an extraordinary professional who quickly responds to issues, quickly determines the root cause and makes the necessary contacts to remedy the problem. He really is a very valuable asset to the Del Webb Nexton community. The community itself is very well laid out, with walking paths and well-maintained common areas. Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

Great construction manager who communicated well and listened to any concerns that we had. Finance team were disappointing and some of the quality of the finishes were disappointing considering the cost.

Headquarters presented the largest problem. No coordination amongst different departments. Had to provide the same documentation to each department a number of times.

Finishing Subcontractors - were not experienced. Painting and drywall was very sloppy. had to be corrected and redone is multiple areas. walls and doors not straight and had to be corrected. Trim placement and cutting not professional, excess caulking used to cover up sins. Foundation and roofing appear sound. Recommendation is that Pulte needs to hire experience sub contractors - which is dependent on the local labor market. Closing day was hectic with subcontractors finishing final touch ups too late. Again appears to be labor shortage issue. Cleaning was late and recleaning necessary because subs were not careful on last day with final touches and repairs. Paint on floor, drywall dust on floor and cabinets was left after repairs. Cleaners especially the floor was being cleaned until almost 5pm. If closing would have been delayed 2 to 3 days it would have been much smoother and a better experience. ... More

The sales rep, Brigett was great!

It was obvious it was not going to be completed o time, but they would not give me an accurate date until I made a lot of noise. I lived in a previous Del Webb and everything seemed just a little better. While the house was as agreed, it seems that every corner was taken to minimize costs. Quality of the materials were not as expected. Nothing wrong, but not up to the Del Webb standards.

My builder Garrett was the best! He would answer my phone calls on the second ring. Garrett was very attentive to my every call, thought and concern. My closing was delayed due to the sloppy painting of the inside and outside of the house. I was fortunate to have a home inspector with me on my closing for there were many issues which delayed the closing. I wasn’t present for the second inspection because I lived out of state there were minor issues that I only noticed after moving in. My suggestion to DelWeb would be to focus on quality not quantity.

Too many delays in the build process. Changes in building personnel made for a stressful experience.

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. There were mistakes made on things we added and changed. We were very disappointed with him. Our realtor said she would never refer anyone to him again. We were also disappointed in the lady who was our design consultant. She cut our three hour time period short because of a personal matter she wanted to take care of. Our decisions were made very quickly. I tried to change something several days later regarding the model of the gas range and she would not let me do it. This was a minor change from having the controls at the top of the range to having the controls at the front of the range. Our lot had not even been graded yet but she would not let us make the change. ... More

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Several drawer slides weren't installed correctly, and the drawers pulled right out of the cabinet. Painting was sloppy with paint spots left on the floor, trim, and weatherstripping. Caulking around bath fixtures was sloppy and overly thick. We currently working with Pulte to get these concerns addressed. ... More

Don't rush the builder but encourage staying on task without cutting corners.

Overall we are very happy with our home.

When a contractor completes a job, the construction supervisors need to do a better job inspecting. I have 2 light switches that control nothing, and a shower floor that puddles 18” away from the drain. Have requested repairs.

First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice. The side of my lot was also cut in a way that is going to cost me a lot of money to fix, something that would have been very easy for them to take care of at the beginning. I also had to request for them to clean my house before moving in, because it really was disappointingly dirty and dusty. A friend of nine bought first phase (cheaper) and her house definitely looks like they used better quality materials, Had better quality control and craftsmanship, even though I paid a much higher price and bought more upgrades than her. I found some issues on the long run after moving in, but the Project Manager was so professional handling the complaints that fixed most of them.

Your salespeople were great. I felt the clean up people did a bad job also little things like hardware left off doors touch up painting bad. Electrical outlets covered over with drywall. Things left undone for a home this price should not happen

Lot prices are ridiculous and makes it a poor investment.

overall it is great. Some questions and fixing irregularities takes lot longer than expected.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

Overall okay but quality is lacking in several areas

The overall experience ended up being disappointing due to delay after delay. Pulte oversold their lots and over promised the completion timeline, combined with labor and material shortages the results were disappointing. In the end we are happy with our home but if I had it to do over again I would consider another builder.

The jury is still out

Nocatee Del Webb is a sweet spot in NE Florida! Because of that it was rather frustrating to purchase and build. After a very long process… I have to say we’re very happy with our new Del Webb home!

Still trying to get repairs to workmanship that should have been repaired before closing.
