The builder has been really nice in trying to remedy all issues

The construction of the home is well built and energy efficient. It the finishing work we have a problems with especially the painting and cleaning up before walk through. The other problem we had was landscaping, sod. The homes are being rushed through actually so that they can close on homes. The community and amenities are wonderful. We had a great experience with Pulte financing personnel. Needed several work orders submitted for finishing work inside and outside to bring home up to new move in condition. Estates construction took precedence over garden and classic models. Delays and excuses from construction team from start to finish. The lowest level of paint was used in the interior. We had to purchase a refrigerator on our own. Pulte credit covered 60% of the cost. We regret the decision to build with Pulte.

Our home was completed three months later than promised and over the course of the building process kept getting pushed back so that I had to reschedule our movers three times. While our construction manager was wonderful, the communication within Pulte was very poor. We received the wrong house keys at closing, our trash cans did not arrive for 6 weeks, we had no mail service to our home for over two weeks because of a nonfunctional mailbox. The mailboxes were not even installed for more than a week after settlement and after that there was still no mail service. Two months prior to closing, our refrigerator arrived with dented doors and they were not replaced until six weeks after closing due to communication issues within the Pulte organization. We do love our home and our neighbors, however. The building process, though, was frustrating and not buyer friendly. Pulte really needs to improve its communication among its own departments! One hand of Pulte does not seem to know what the other hand is doing and the buyer suffers. ... More

The installation of my lawn was a failure . The dead patches are obvious even after I had a professional service work to save it . I realise Del Webb ( Pulte ) does not guarantee the installation; however , they also did not insist the work was done properly . House construction was fine , the lawn was not .

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. The process, for us, has been long and the response from subcontractors slow. This may be a reflection of the industry and the markets; I don't blame Dell Webb or their experienced staff, but for the homebuyer, it creates a frustrating and exhausting process. Sales were great, responsive, helpful, and there when called upon. Our construction manager is top notch - he cares, has a sense of urgency, and extends himself to make up for the shoddy workmanship. Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. Completely uncalled for. Now my lawn is starting to die off, not from lack of water, but from something yet to be determined. Note, I've only been here for 5 weeks, and it's not looking very good at the moment. ... More

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed. On the positive side, the sales staff and design studio staff were great. The sales staff was very responsive throughout the process. We lived over 1,000 miles from Arizona and the salesperson would take pictures for us when we needed to see some progress on our home. We also felt like we needed more time in the design studio. We felt rushed to make so many choices but with the design staff's help our home looks great. All in all, even with a few negative issues I am very happy with my new home, now that I am living in it. Process began in November 2021. Entire process seemed to drag, hard to get any concrete answers to questions and or timelines. Cost of project went continually upward with no definitive end date. Folks were cordial enough, but pushy at times and unable and/or unwilling to share information regarding timeframes and costs. Once builder decided to move forward and complete home things were fast and furious from May 1, 2022 until closing on June 30, 2022. The mortgage process was painful at times and definitely lacked communication when the process demanded better and more frequent communication. It was apparent at times that we as buyers were not the first priority, it was moving the unit at all costs. The final figures were wrong after we had wire transferred funds for closing and we had to wire additional funds prior to closing at our expense. The closing was a two hour event when it should have been half of that as the final figures were still incorrect and needed to be changed while we sat at closing. We are very happy with the end product at this time, but have yet to move in, we do not expect any major issues. We are very satisfied with our construction manager and highly recommend him to all. We are excited about our new home and eagerly await our move in September to begin to explore and enjoy our retirement home in Florida. I am not trying to be critical, but it seems to me that a multi-billion dollar company and its' subsidiaries can do better moving forward. Thank you ... More

The home has ended up being of average to moderately above-average quality for the price paid in summer of 2021. Since the price was locked at contract-signing, but the house took another 10 months to build out and complete, the value went up, but only because of the general housing shortage amid unprecedented national consumer demand. Initial workmanship flaws and timely and accurate attention to professional-grade corrections were noticeably lacking throughout the build, and the timely response of middle and senior management to emerging and entrenched problems, even more-so. As ever in full-employment times, senior management was loathe to adjust their practices or pay-scales to the new realities at the boots-on-the-ground level, and quality, reputation, and employee retention suffered materially. I was down to the house, from Chicago, at least once a month throughout the build, and had a professional home inspector/photographer taking 80 photos every weekend, so that I could catch mistakes as they emerged, or the house quality and finished product timeliness would have suffered even more. I also had to play the game of delaying the closing 4x, to get the yet-to-be-fixed punch-list of problems whittled down to single digits BEFORE closing, after which the buyer's funds are in the seller's hands and the buyer's negotiating power is nil. The whole process was incessantly at a low grade of anxiety and aggravation, at times boiling up to true outrage and anger. Games-playing on contracted-for appliances, and Pulte trying to unilaterally recut the contract on such issues, was just one example. More than once, I had to call the City of Westfield's inspection team. Pulte's senior-management decision to outsource finishing work to local companies is a poor one (and a practice that is new in the past decade), and its quality and reputation have suffered accordingly, although I'm betting that senior management's bonuses and pay have not. My sister's Pulte Del Webb house in Boulder, CO, built 15 years ago, is of the highest quality, according to her & her contractor husband. She and her husband were shocked at the degradation in quality and professionalism of the current Del Webb "product," as of 2022. Senior management needs to adjust their attitude and approach, and stop trying to mint money today at the expense of their reputation and future sales. The boots-on-the-ground managers were doing their best, but pretty much with one hand tied behind their back in terms of proper funding, hierarchical support, or adequate employees for the challenges, and the results are telling. ... Generally very pleased but your follow-up to issues and punch list items is TERRIBLE!!!! This is the feeling among everyone I have met. Know you have many houses to build but PLEASE PAY ATTENTION TO THOSE OF US WHO HAVE COMPLETEDTHE PURCHASE PROCESS

Build took longer than expected. Several issues with the roof that need to be repaired after having a Home Inspection done. Was unhappy with the level of service I had from my original Project Manager Thomas, but I was happy with Anthony who help get the build finished and even came by to address some issues after I moved in to the home.

Overall quality of subcontractors work was below average, specifically painting and electrical

The sales experience wasn’t the best. My original sales person was transferred to another community and I was assigned another person to oversee the details after I had signed my contract. There was a lot that slipped through the cracks. As a former design center consultant for another builder, I thought the Design Center prices were on the high side with little flexibility to change things on my spec home that I KNEW could be changed. Been there done that AND Pulte could have done better! And when the sales department rushed me to close way earlier than expected it became a fiasco. Too bad, because I really love this community and home. You probably shouldn’t sent me any more surveys because I have way too much insider information to be answering these type of questions. ... Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

Inflexible builder for a custom built home.

The building experience was pleasant, however after the walk thru seems like we were just pushed to the wayside. No follow thru and very hard to get things corrected.

Disappointed! Things were not completed by my closing date of March 18,2022 and they knew I had to close by that date. And I signed the contract on May 8,2021 !! Still waiting for completion and backordered Whirlpool appliances!!

Pulte as the rest of us and the world have been put in an unprecedented situation with COVID, shortage of skilled labor and supply chain issues. We will not mask the fact that there are issues.. Lack of ownership from sales to customer service could be addressed. Pulte uses the current world circumstances as a crutch.

The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

The paint was terrible, I think they used 1/2 water as it's like chalk that rubs off. The baseboards did not get sanded, just slapped paint on them. They are coming back to sand and paint. I love the size. But you get the surprise of putting your trash in the garage and not outside and then having to install a trash enclosure.

The project managers were awesome. Always able to answer questions and listened to our concerns. We appreciated being able to come and see the progress whenever we wanted.

The rush to close out by year’s end caused a lot of sub par workmanship. With so many homes currently under construction, quality control could be an issue. The company’s personnel are first rate but can’t keep up with the required fix up work and are at the mercy of their subcontractors. The subs are difficult to coordinate, not timely, come unannounced and most don’t speak English. There doesn’t seem to be any oversight of their work. The work is getting done but it has been a stressful experience.

In general we had a good building experience. Our sales person and design team did an outstanding job. Project completion was very delayed from the initial estimate. Also, we are still waiting on unresolved open issues that were noted shortly after closing.
