Project manager was awesome for about 3 weeks regarding concerns. He then dropped off the map entirely because he was "closing out the community." At first he wanted us not to contact the warranty people so he could fix the concerns we had. Now, that is our only way to solve the concerns we have.

Realizing that this is not a custom built home, the builder could have been a little more flexible. For example, I wanted to upgrade the paint( very low grade) both exterior and interior. The answer was NO. I wanted the builder to not assemble the master closet shelving, the answer was NO. Didn’t know that my garage was not going to be finished until a month before closing. The Sales rep was a nice guy, but he made several mistakes during the build and didn’t offer certain option that we could have purchased. There were other issues as well. It wasn’t all bad and they did do certain things right, but there is definite room for improvement and the leadership needs to understand customers needs. ... More

Decent home construction but not much flexibility in making any changes while being built.

Felt like once you signed to build they moved on to the next people. Things not explained well or thoroughly. No appliances we selected at closing so we got loaners. Still waiting 2 plus months later. Feel like we got the shuffle.

I told salesman I would plant plants in my yard. He said no problem. He said for outside house construction issues I would have to submit request to HOA. I did not know planting a single plant would require an HOA approval at the cost of $25!! had I known, I would NEVER have bought here!!

My new house is beautiful but I needed to do quite a bit of upgrading to get the look I wanted. The general selections I found to be very limiting. My family and I were also extremely upset that used appliances were placed in my home during a global pandemic because mine were not in at the time of my closing. I never used any of them. I just sprayed them with Lysol. I have too many underlying health conditions to take chances during this crisis. I just received my range today. Still waiting for the vent hood and dishwasher. I’m glad I purchased my refrigerator. I would have preferred to just buy all my own appliances, but was told I couldn’t. I’m disappointed that it’s taking so long to receive what I’ve already started paying for in my mortgage. After all, I put my deposit down on this home in September, 2020. During the 5 months it took to build my home, appliances should have been made available! You can only eat microwaved and fast food for so long and stay healthy during a pandemic. ... More

House was built very rapidly. Limited number of options. Unwilling to make small changes during building process if not in the plans even though it could save the builder and purchaser money. Very important that the purchaser remain involved during the building process. The order of the building process is not always the most economical. For example not putting in outlets in some cases before the drywall was installed. Drywall was installed over switch boxes. Suggest that you make lots of pictures of walls before the drywall is installed. Follow up all discussions by email in order to put everything in writing. ... More

We heard..."I am sorry, but you must have slipped through the cracks"...one too many times. Everyone we spoke with was nice but too many times things did not get done unless we pursued them. We were made to feel like we were the bad guys in just trying to get people to follow through on what the committed to doing. Several individuals were very good (ex. Construction Mgr) but it was a bumpy road getting there.

I am very disappointed in the lack of pride or workmanship in the house. We have many ongoing issues to be corrected. Some of which are out of square walls which they will not correct. Hardwood flooring that was damaged and has been repaired twice only to be damaged even more while repairs happened. Many blemishes in the texturing and pour drywall finishing including a huge gap above one door that appeared it was just hammered out. Some electrical issues that were not correctly wired. Chipped granite countertop that was repaired but still looks poor. Cabinets with many dings and scratches and very poor adjustment of doors. A bath tub creeks each time there is movement inside of it. A poorly designed hot water system that means even on full hot it is barely hot enough to have a shower. There is some poor planning and design of the home with such things as poor placement of electrical outlets and placement of a doorbell which cannot be heard through most of the home. While this is indeed a new house, there is a distinct difference between new construction and a production built house. Options and choices are not what the average person would expect from new construction.

Although our home ended up as we hoped it would. Plute is hard to deal with. Salesperson was great, project manager was great, however with the amount of builds that are taking place every owner should hire a private home inspector throughout the build. They don’t quality check on every turn of the build and they don’t have the staff to do it with. You are the quality check and rest assure unless you were in the business of home building hire an expert for your interests on quality checks. So far as we have moved in I have found their phone numbers to call not effective at all. You have to hope your project manager or salesperson will have your back and resolve issues. Biggest problem for future home buyers are quality of the build not quality of their staff or materials they just need more help. ... More

Overall quality of workmanship was average at best and I would recommend that any buyer not to build in absentia but rather be there to inspect construction on a regular basis.

I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.

Perhaps the number one thing to point out is that your home will cost more than the advertised 'starting' or 'base' price. That is to be expected - but be prepared - EVERYTHING is an upgrade. It goes without saying that most of the things you'd typically want are NOT in the base price. You'll want the nicer countertops, carpet, cabinets, etc. This wasn't necessarily a surprise, but there were times when you sit back and think, "Seriously?" Moreover, there are options that you wish you DID have, but couldn't. Like a different shower head configuration - which you'd like to do during the building process as opposed to after. Or some sound insulation in the walls of your office or having a door swing 'in' vs 'out'. The homes are custom based on THEIR ala carte options, and there is very little else you can do, even if you're willing to pay for it. Quality: Living in MN, and being my first 'slab' home, I wish we would've had an option for a hot water 'recirculater' unit. It takes forever and a day for the water to heat up at any given faucet. It would've likely been an expensive, but a 'worth it' option. Heated floors in the bathroom? Why not? I also think the 2-car garage option should be a bit larger - it was on the smaller side. The house is drafty, but probably within acceptable ranges. It's hard to measure the quality of build in such a short time (it's been about 3 months) - so I'll be anxious to see what happens over a year. Overall, I'd say the quality is above average. There are bound to be issues - 'some' is fine, but you can have too many. We didn't have too many, and the ones we did were promptly fixed. Fixed to our satisfaction? Not always, which is why I gave 4 stars instead of 5 on Responsiveness to issues. People: The people we dealt with associated with the build process were exceptional and great. The people we dealt with on the finance side (e.g. Pulte Mortgage) were....not exceptional. Bottom line, I would NOT finance with Pulte Mortgage ever again. (But this is about Del Webb and not Pulte??) Overall, it was a good time to build a house because prices were on the increase and in the end, we ended up with a house worth more than what we paid for it - who doesn't like that? Would we do it again? Absolutely! But knowing what I know now, I would've fought for more NSO (Non-standard options) to help tweak my home's design and features. ... More

Ask for Tanya in the sales office. Ask for Ron as your building superintendent. Expect laborers to take no pride in workmanship and leave trash everywhere. Be VERY cautious when going to the design center. Their samples are not actual representations of what you will get in your home. Keep detailed records of all upgrades and ensure that they actually get placed into your home. Expect great service post closing date from Darryl.

I'll first say that I bought during Covid and I was not close by, so everything was done by phone and online, which was challenging in itself with so many options. Be prepared to spend a LOT on upgrades, or you'll be driving a Kia with roll-up windows! Since this is my 2nd new home build, I do have a frame of reference and I spent twice as much on upgrades at Del Webb, with the quality seemingly less than what I had previously. The number of places where I've found sloppy work, like paint drips, roughly finished edges, cracks in window sills and caulking, etc. have been numerous. If you don't upgrade, the quality is seriously lacking. I didn't upgrade my dishwasher, but didn't expect they'd put in such a cheap one. Also, I was forced to pay for things that I didn't want, like shoe base (not necessary) and slab choice, when I couldn't even look at them in person, due to Covid. I did pay extra for my Whirlpool fridge, and the water/ice machine still doesn't work (6 weeks now). My heater didn't work for several weeks - luckily the weather was nice. Another issue was that I requested to have double barn doors installed in my Den, and that was not done. It didn't get on my order, so I didn't pay for it, but I will still have to get it done after the fact now. I let my sales person know that this was missed and I got Zero response about it. No apology or offer to help make it right. They haven't completely left me in the dark. The construction supervisors are helpful and doing the best they can, but the sales office has moved on and has no interest in the final outcome of my new home or my satisfaction and happiness. On the plus side, the overall quality of the home seems solid. I love the layout of the home and it has a nice sized yard, plus the common areas are beautiful and well kept. ... More

Pay close attention to the the workmanship a

Home is of average quality. Heating system is poor as temperature is not consistent throughout house. Some rooms are very cold while others are quite warm. Lighting plot is awkward with light switches inconveniently placed. Wall boards are thin and window areas are cold. Pulte seems to cut corners wherever possible.

Still waiting two months for our refrigerator we paid extra for at closing!!!!!!

The trim carpentry was poor in some spots. The paint job and chaulking was sloppy. The final cleaning was just OK certainly not real thorough.

Not a pleasant experience at all! We felt exploited and taken advantage of at almost every turn.

We bought the Sanctuary model in Dove Mountain and we had very limited choices in interior selections. If you are buying in Arizona, ask to use the Phoenix Design Center which apparently has more choices. The closets, laundry room and pantry are very basic. Many people in Dove Mountain had to do modifications after they moved in, Pulte uses material that maximizes profit such as compressed paper for door jambs, the paint choices are virtually non-existent.The community is great and friendly which is why we chose Dove Mountain. But for the price, we really expected better quality.

HOA Mgr does not answer emails or phone and home punch items still not fixed.
