Door had to be replaced which was done in a somewhat timely fashion. Had to make SEVERAL phone calls and 7 weeks later it remains unpainted. Closed without refrigerator which we were told was not included. Except that the contract said that there WAS to be a refrigerator. Took several weeks to get that.

Several quality issues with our new house all of which could have been resolved before closing. Has been difficult to get incomplete or defective items repaired. 12 weeks after moving in and many email and phone calls to our contract manager later, we are still trying to resolve many of the issues and feel like we are being ignored at this point.

Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. I feel forgotten once you close. Also the interior painting on these homes is sub par. The paint is very watered down and who uses flat paint on interior walls anymore? I will also add that almost no upgrades are included in the base price. So the finished product far exceeds baseprice if you want even some of what is considered basic items/finishes. There are also landscaping issues with for example a very low berm in the backyard that is not what was "sold" and will deliver absolutely no privacy. I have already surfaced this to Pulte but no action so far. My neighbors have the same concern. This issue is not going away....we plan to continue to pursue. On the plus side, I am excited to be living in SunCity with all the amenities. I worked long and hard for many years so it's nice to finally be able to enjoy this last chapter of life. ... More

We had considered another builder before Pulte at DelWebb. But due to our circumstances moving back to PA and having to purchase after the sale of our home, we purchased a quick sale home one where the designer selected the details of the home. We paid full cash so not to have a mortgage. They “say” that we got upgrades but given a Toll Home that we had before this, there was a difference. Definitely not better quality in cabinetry, doors, paint, baseboard width and etc. The response of the sales office was great and kept us informed. Everything went well until our walk through and move in. After purchasing 3 other brand new homes with different builders we were very surprised with the product that we purchased. The quality of craftsmanship was not at the same keen attention to detail to the other builders. The home was not clean. It had a huge unpainted area that was repaired but no one came back to paint. Paint on counters, floors, and tile were not removed. Clumps of grout on the floor and tiles. Sanding dust everywhere. Pencil marks on doors and other areas were not removed as markers from contractors used for installation of doorknobs and pipes and etc. The paint….flat paint is the worse. It is not washable or scrubable. None of my past homes had to be painted in 5 years or 12 years where we previously lived. Light wipe or eraser would remove scratches. My arm touched a wall while plugging a light; it left a mark. Pure sweat damaged the wall area and is still there! . They said they put 2 coats on but I highly doubt it. They spray on the paint then use brush strokes that show different directions. Any return to correct an area they use a few brush stroke and not the entire door or wall. What do you think that looks like? They “say” keep a list of things and they will get done after the 11th month. In the mean time your walls look like crap, NO NEW HOME that we purchased came with no chandelier or light fixture over the island even if they gave you the cheapest one at Home Depot or Lowe’s. But here, we had to buy both. There was a film running down on the bathroom tiles that they used a flashlight to see; but, I could see. They sent someone yesterday after 7 weeks who cleaned the tiles and what a difference. Glue stains can not be removed from the wood floors by me so I will see if they can clean it up. The warranty person is a 1 man team for ALL townhomes. Promises made, pictures are taken and time passes before getting things done. I tried to be patient but finally I had to send an aggressive email that I wanted to see things get done, The stainless steel kitchen sink was scratched my first day and I am super careful. I brought from my other home protectors and it is still scratched. The cabinets are not of the highest calibre. I see how fast the homes go up that surround us. Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

How long does it take to get a toilet paper holder in my bathroom. Lived here 4 weeks and only have half of the holder!! Not to mention other issues.

Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. We liked the electrical design of the switches, etc. -- very well thought-through. While other builders like K Hov, and Toll Brothers use local subcontractors, overall, I think that the Construction Manager was not on top of the overall quality. The Del Webb/Pulte homes are not built for people over 55 years of age. We were never told that our house would barely fit on our lot, thereby making our back yard very small and our driveway very short. The attic stairs are very steep, unstable and have a leap from the top stair to the attic landing. In addition, there is nothing to hold onto in order to pull yourself up. Because the stairs are in a tight space, there isn’t enough room to pull the stairs down safely. You have to be tall to pull the stairs down and we are short. Why you would place the a/c handling unit in the attic is a mystery. We are unable to access the attic to change the a/c filter. When I told the Del Webb building supervisor that something was wrong with the trash drawer pullout, I was repeatedly told it was a “dirt in the track” issue. Upon further inspection, it was due to a bent rail. The floors are not level. We were told that due to damage, our driveway would be re-poured. Instead, it was “resurfaced” and 1 week later it was peeling. The cheapest wire shelves were used in all of the closets. We have a few roof shingles that are not nailed down, but I was told the summer heat would fix the issue. So far, the shingles are still sticking up. The upgrades were way overpriced and our LVP floors appear to have marks in them. We were told that the marks were part of the floors, but I’ve never seen those marks on any other floors. We don’t like being treated like we’re stupid, nor do we like being lied to about mistakes made by the builder. ... More

Still outstanding issues NOT addressed. Once you close, you are forgotten

We have (hopefully had) a problem with mold found in the attic at pre-drywall inspection. It was treated just before closing but rather than guarantee it in writing that if there is ever a future problem where it spreads which I pushed for, but instead was told this verbally. You have a 1-year warrantee and "IF" we determine we should cover the repair or ongoing treatment then we will. Otherwise, it will be at our expense, which leaves me very concerned about the long-term quality, safety and potential repair/maintenance cost of our new home.

The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. As an example, the PAINT workmanship needs a lot of improvement! Since the interior paint was already an upgrade, we had no option than to accept it. We pointed out some places that needed to be repainted, but after moving in, we found that the painters had still missed some areas, but even more concerning was that their attention to detail was terrible! Splatters of paint thru out the house, on the floors on the carpet, in the pantry/shelves, light switches painted, on the master bathroom commode and on the kitchen cabinets! Every time we do something or move something in the house, we continue to find problems with the paint job! Unfortunately, we didn't have the option of not having the paint upgrade because we would have never opted for that option! It was somewhere in the neighborhood of $2300 dollars for the upgrade (I believe) and NOT WORTH IT! Other items were also found to be in need of looking at or repair or replacement and we have contacted the appropriate personal with a list of items last week and was told via email that someone would contact us within 24-48 hours, and WE ARE STILL WAITING! I am not one to wait or have someone give me excuses for not contacting us, especially with all the forms of technology now a days to get in touch with someone, so I am also not one to continue to ask and submit issues when it was already done in the first place, so I will then start doing things myself and not be dependent on Del Webb to do what they promised to do. It might seem like some minor details to some, but you expect for the builder to at least follow up and let you know that they will eventually get back to you and take a look at your concerns! Finally, we did buy the Del Webb property because of its location! It is currently nice and peaceful and that is something we hope to enjoy for years to come! The overall quality and craftsmanship is not there for the value that we paid. Terrible responsiveness to issues throughout the build and after we moved in. Still have not been reached out to regarding numerous warranty issues that I sent in and we closed on Jan. 26, 2024.

Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

Lack of communication. Sales consultant forgot who we were after closing. Another employee has been very helpful, as we had previously expected when purchasing a Del Webb home.

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. So rules evidently changed 2) HOA dues presented as one thing but turning out to be something else 3) improper sizing of appliances sold through Del Webb Too much finger pointing between HOA and vendors. Trying to figure out “who drives the boat” - not one person is in charge and no one knows what another department is doing. Severe lack of work ethic of trade workers - they just perform the bare minimum. ... More

Just found out there is homeless shelter for families going in next door which wasn’t revealed during the home buying process. Happy with the swimming pool and recreation center but now wonder if it will be crowded when they finish building all of the units. Paying the HOA fee has turned out to be an incredibly difficult task since the HOA administrators are incredibly disorganized - I have sent in both a direct withdrawal form for my checking account and a check when that didn’t work and they didn’t take the funds with either method. Quality of the units aren’t great- I have upgrades for everything including the flooring and kitchen. The cabinets are particle board and the tile floors were completed sloppy. ... More

Buying the condo was easy. The issues are another story. The air conditioning has been a problem from day one. I have learned from EVERYBODY that this is an ongoing issue. Should have been fixed long ago as this is building number 6 of the complex. The problem still continues. My first night there I had to stay at my sisters because it was too hot to sleep there. Any hot day my condo is uncomfortable. They have tried temporary repairs. Still waiting for the repair. We moved into the condo in July. Keys are another ongoing issue. They are Hager keys and say do not duplicate on them. So the building and the condo association point their fingers at each other for responsibility. Meanwhile I am still struggling to have keys made. Traveled to Framingham as they told me to and none of the keys work. Still waiting to get working keys. Another issue that should have been resolved long before I bought the condo. There have been expected issues with new build and some are fixed quicker than others. From the questions in this review, I am not sure who specifically to review. We have dealt with a number of people. Most were responsive to our concerns. Were our concerns taken care of would be a better question. Our issue was with our walk-thru; we felt very rushed and were told some things that would be taken care of that were not. It was not a pleasant experience. Also I am not sure how to answer "Trustworthiness". Who specifically is the question referring too?

I asked regularly for workmen to take their time and do things right. I was obviously not listened to-rush rush. Incomplete, wrong, crooked etc etc etc

The sales person did not listen to my needs, I believe she is not longer with the company, as mentioned on my last review I paid $ 700 to upgrade the sanitary bowl and I got the ugliest bowl with wooden top that does not close automatically and already have a ship on it, the bowl that I wanted cost last then $ 250 at home depot The sprinkler is the worst, the plants & grass is dying and water runs twice a day on the wrong directions, what a waist of water & money Suggestion, when on last stages of completion you should allowed the buyers to review the house to check if there is any discrepancy’s The house is comfortable and the inside is well design ... Renee and Josh were enjoyable part of the experience. Follow up on issues has room for improvement. Quality of workmanship I would rate as average and suffered from project manager being stretched too thin.

I had a great experience working with Brian, Jeff and Terry from the initial contact to closing. Unfortunately, once we closed on the home I have run into several brick walls trying to resolve lingering construction issues. I would advise buyers to get everything in writing and never sign off on punch list items that have not been completed.

Windows and doors installations have significant opportunities to improve on. Having to come back to align, reinstall doors and windows is not efficient. Getting contractors back out is a struggle.
