Wooden structure is tend to vibrate after you move in, top floor is the worst.

Being a first time buyer of a new home, i am highly disappointed in the plumbing fixtures installed, very inexpensive and after 2 months already discoloring on the finish...they installed a very low end disposal, and we don't have hot water to the kitchen ( as it needs a comfort pump) this should have been taken care of by builder... we have pressure issues and hopefully all will be resolved, overall i would say the next buyer needs to be sure of what fixtures that are included in the purchase

You need to keep on top of the process.

While we understand supply chain issues, the lack of communication about said issues causing a three plus month delay in closing was difficult to deal with. Losing a project manager during the build added to our frustration. The quality is acceptable and most problems are addressed in a timely manner but I would not have expected quite so many issues in a new build. The staff has been very pleasant and conciliatory but clearly over booked as additional construction moves forward.

Working with Kristen Springer was the best part of buying our new home. Kristen is a real asset . She follows up and answers all questions. The actual process of working with sales was difficult and at times confusing.

The crown molding on the cabinets in the laundry room fell off two weeks after purchase - it just fell off! Also, the builder was unable to show us how to work the irrigation system - just didn't know. Houses are being built very rapidly in circumstances where there is difficulty with delivery of materials plus probably some tightness in finding construction labor. We are basically happy with our experience and our purchase, but it is clear the process is strained and perhaps being rushed.

Too much constrution at same time delaying home closings.

We were impressed with the model homes and our salesperson was awesome. The construction supervisors were awesome. However, the quality of the final product was very sloppy. Lots of paint splatters on the new floors and outside on concrete, cabinet trim not finished professionally, dishwasher that doesn't work, just general lack of attention to detail.

Outside finishing in connection with a/c unit, cable box, outlet, etc., must be improved, too much defecting that they are taken as standard finishing.

Buyer has no options on some issues. Painting color selection, failure to finish garage, process for buyer to review plan to ensure design meets expectations and buyer knows what they are getting. More through involvement by buyer at key stages. Seven foot garage doors and layout of drive way needs to change.

The home is beautiful and the build time was acceptable considering the COVID delays in building materials and appliances. But I had trouble getting my field managers to respond to me with the issues I had with the house, before and after I moved in.

Poor quality laborers. Careless. Trash everywhere. Watered down paint. Still waiting on punch items after two months.

Build a good home, but it is built too fast. I am having things fixed or repaired that I missed during my walk through. Crooked vent through ceiling, incomplete retaining walls, scratched window, damaged sink, cracked cement at entrance, damaged vinyl window frame, touchup outside and inside, loose faucet spout in master bedroom, kitchen cabinet slider stuck, finish on kitchen cabinets needed touchup paint and better finishing. My view that I paid for has been cut in half.

We love the home and the neighborhood. However, we had multiple issues with the quality of the workmanship. We have paint splotches on the tile, a stain in the tub, and one outlet that has never been fixed. It was also the worst landscaping we have ever had. They didn't grade the lot or try to feather the sod.

Our Sales Person (Lisa) was very helpful doing the process and kept us informed by phone and with pictures.

The house is good but would never use the mortgage company. Use another mortgage company and safe yourself a world of headache and frustration.

Minimum communication from the time we put down our deposit until the time we moved in. The finish work on the home was terrible. A door was installed backwards, paint specs all over, caulking incomplete on this floors. Most of the topsoil in our front yard was washed away and not replaced and then they installed the grass. The lawn is lumpy and I'm afraid someone's going to twist their ankle on it. We had to give up a small portion of our yard because they improperly graded it. Then they built a retaining wall which cuts off part of our yard. Also we had brochure showing our brick color and the brick on the house is not even close to what was shown. If we had to do it over again we would buy a pre-owned home tear out the inside and get it like we want. Sun City is great though. We do have someone assigned to us to help fix all our problems and he's doing an excellent job. ... More

In my personal experience this company have a lot room for improvement..

We are snowbirds, so we were only there for two weeks at closing. There were a couple items not done at closing, including the dishwasher, and a few more items we discovered after closing. We were told by the construction manager these items would be completed soon and he would let us know when they were complete. After a month we contacted him and were told these items were now being handled by the warranty department. Another issue was with the front door. In our initial meeting withe the sales parson, we had selected an option for a door with glass inserts. When we signed the final contract, that option was missing and we didn't catch it. When we came for closing and discovered this, we were told that Pulte wouldn't change it because it was correct per the contract. We are willing to pay the option price for the door, but we just wanted Pulte to get the work done. So, overall the experience has been a little frustrating. ... More

I would not choose Pulte again because they say things about your prospective lot that are not in accordance with the HOA. They told me I could plant a hedge or line of trees in my back yard to mitigate the traffic noise on Sun City Blvd. This is not true. I must get a special variance which at this time is up in the air. They also failed to tell me that they were going to build up the lot almost 6 feet when preparing the foundation which raised the line of site ABOVE what would have ordinarily been a privacy wall. Now, anyone driving or walking down Sun City Blvd can see into my home and onto my back porch. This fault lies with the sales team who utilize deceptive trade practices to sell their product. I am considering suing them under the Texas DTPA for intentionally failing to disclose a material fact about the lot and construction of my home which would have otherwise caused me to NOT purchase the home. ... The biggest issue is that we had four different field managers over the course of our build which led to a great deal of confusion, and the communication between us and the builder was non-existent until the very end. The last field manager towards the end of the process was better and at least attempted to care about the customer - but up till then it felt like we were not even part of the process. The workmanship was not what I would expect either. Paint splatters on every surface, grout residue and dust all around the tiled areas, gaps under the molding around every doorway - which is where the ants and other bugs are getting into the house from the day we closed. We feel the builder should have been more on top of the problem with window delivery time, notify us of problem which caused them to move the closing several times over a two m o nth period.

Upgraded many options in our home at an additional fee.
