Project manager was awesome for about 3 weeks regarding concerns. He then dropped off the map entirely because he was "closing out the community." At first he wanted us not to contact the warranty people so he could fix the concerns we had. Now, that is our only way to solve the concerns we have.

Realizing that this is not a custom built home, the builder could have been a little more flexible. For example, I wanted to upgrade the paint( very low grade) both exterior and interior. The answer was NO. I wanted the builder to not assemble the master closet shelving, the answer was NO. Didn’t know that my garage was not going to be finished until a month before closing. The Sales rep was a nice guy, but he made several mistakes during the build and didn’t offer certain option that we could have purchased. There were other issues as well. Felt like once you signed to build they moved on to the next people. Things not explained well or thoroughly. No appliances we selected at closing so we got loaners. Still waiting 2 plus months later. Feel like we got the shuffle.

I told salesman I would plant plants in my yard. He said no problem. He said for outside house construction issues I would have to submit request to HOA. I did not know planting a single plant would require an HOA approval at the cost of $25!! had I known, I would NEVER have bought here!!

My new house is beautiful but I needed to do quite a bit of upgrading to get the look I wanted. The general selections I found to be very limiting. My family and I were also extremely upset that used appliances were placed in my home during a global pandemic because mine were not in at the time of my closing. I never used any of them. House was built very rapidly. Limited number of options. Unwilling to make small changes during building process if not in the plans even though it could save the builder and purchaser money. Very important that the purchaser remain involved during the building process. The order of the building process is not always the most economical. For example not putting in outlets in some cases before the drywall was installed. Drywall was installed over switch boxes. We heard..."I am sorry, but you must have slipped through the cracks"...one too many times. Everyone we spoke with was nice but too many times things did not get done unless we pursued them. We were made to feel like we were the bad guys in just trying to get people to follow through on what the committed to doing. Several individuals were very good (ex. Construction Mgr) but it was a bumpy road getting there.

I am very disappointed in the lack of pride or workmanship in the house. We have many ongoing issues to be corrected. Some of which are out of square walls which they will not correct. Hardwood flooring that was damaged and has been repaired twice only to be damaged even more while repairs happened. Many blemishes in the texturing and pour drywall finishing including a huge gap above one door that appeared it was just hammered out. Some electrical issues that were not correctly wired. Although our home ended up as we hoped it would. Plute is hard to deal with. Salesperson was great, project manager was great, however with the amount of builds that are taking place every owner should hire a private home inspector throughout the build. They don’t quality check on every turn of the build and they don’t have the staff to do it with. I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.

Perhaps the number one thing to point out is that your home will cost more than the advertised 'starting' or 'base' price. That is to be expected - but be prepared - EVERYTHING is an upgrade. It goes without saying that most of the things you'd typically want are NOT in the base price. You'll want the nicer countertops, carpet, cabinets, etc. This wasn't necessarily a surprise, but there were times when you sit back and think, "Seriously?" Ask for Tanya in the sales office. Ask for Ron as your building superintendent. Expect laborers to take no pride in workmanship and leave trash everywhere. Be VERY cautious when going to the design center. Their samples are not actual representations of what you will get in your home. Keep detailed records of all upgrades and ensure that they actually get placed into your home. Expect great service post closing date from Darryl.

I'll first say that I bought during Covid and I was not close by, so everything was done by phone and online, which was challenging in itself with so many options. Be prepared to spend a LOT on upgrades, or you'll be driving a Kia with roll-up windows! Since this is my 2nd new home build, I do have a frame of reference and I spent twice as much on upgrades at Del Webb, with the quality seemingly less than what I had previously. Home is of average quality. Heating system is poor as temperature is not consistent throughout house. Some rooms are very cold while others are quite warm. Lighting plot is awkward with light switches inconveniently placed. Wall boards are thin and window areas are cold. Pulte seems to cut corners wherever possible.

Amount of loan preclosing after downpayment $142K; jumped to $165 at closing due to all the money-grab expenses. Seller's agent insurance quote of $845 annually was bogus. Amout had jumped to $1161 when policy docs received.

We bought the Sanctuary model in Dove Mountain and we had very limited choices in interior selections. If you are buying in Arizona, ask to use the Phoenix Design Center which apparently has more choices. The closets, laundry room and pantry are very basic. Many people in Dove Mountain had to do modifications after they moved in, Pulte uses material that maximizes profit such as compressed paper for door jambs, the paint choices are virtually non-existent.The community is great and friendly which is why we chose Dove Mountain. But for the price, we really expected better quality.
