I really love the neighborhood. This is a great place to live. We purchased the house in May of 2021. Vickie was excellent to work with. She is very knowledgeable and was not pushy. I would give five stars on this part of the process. The building phase was not as great. Yes, i know about supply chain issues and all of that. I didnt mind waiting my turn for stuff to come in. What I did not understand was how houses purchased after ours were completed months ahead of ours. That part was frustrating. But I will say that things started moving along once Ian became our foreman. He kept us in the loop. He didnt always tell us what we wanted to hear, but he was always very responsive to our needs. The actual home is about what we expected. Lets face it, they dont build stuff like they used to. I knew that going in. But all in all we like the overall quality of the house. Overall I am really pleased with my house. However, there were many ups and downs during the buying and building process which I am sure are true with all homes. My lesson learned is to really stay engaged and on top of everything and be your own advocate throughout the building process.

Some examples of poor workmanship: Fan switch installed but not working, Electrical plug installed but could not be used, stove scratched, shower door scratched, grout and chalking very sloppy. Quality of sod installation was very poor. Overall the quality of the products were good, it was how they were installed. How can anyone install an electrical switch or plug and not test to see if it works? Why install prodeucts that are scratched in a new home. I must say the contractors warranty program works great but the sub contractors are very slow to respond. The sales process was changed in the middle of us buying our home. After we had picked out a lot and put down our deposit on that lot they changed the process and we had to go through an additional 2-3 week bid process to see if we could get the lot we already put our deposit on. ... Someone should have also mentioned that our front patio would not be finished. How do we know that if nobody tells us. We should have been kept up to date on the progress of our house instead of responses like ' We can't even make a guesstimate '. Poor communication or no communication.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. Our last Project/Field Manager Frank was fantastic! With clear communication and eagerness to help, Frank went above and beyond -- exceeding all of our expectations. Took 4 months more than promised to finish. Still some small items need to be addressed. Not always responsive to these issues

The workmanship of the finish work for trim, doors, countertops, tile and cabinets was not as expected based on the model homes. Several items are still in need of repair and we have been in for six weeks. Repairs are not expected for another month. Overall, though, the house fits our needs and our selling agent and warranty man are great to work with.

Don’t settle for poor quality of workmanship. We shouldn’t have settled until corrections were made.

This house, according to our realtors was not completed by closing date. Many other homes were also rushed through to meet the 2021 deadline. Thus, many issues that need attentions and we are not happy.

Pulte standard choices are poor quality

Our construction manager was very through. Chase B. is quite knowledgeable about the houses he oversees. His good attitude took a lot of stress out of the entire process. Thank you!

The builder was responsive and easy to work with. Disappointment is with the quality of the workmanship and materials, in particular the paint/caulking/interior doors.

I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

Quality is only as good as you let Pulte get away with. You must stay on top on construction and fix issues as they occur. Responsive to complaints but almost 2 months in the house still getting repairs done. Quality should be built into house not repaired after.

Pros: Good value for money. Once construction started, excellent responsiveness from build manager, and similar excellent responsiveness on minor fixes since move-in. Design of home was attractive from the start and is very livable now we are moved in. Cons: Salespeople appeared relatively powerless when things went wrong and communicated poorly. Indifferent workmanship in certain areas.

We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that does not have to be that way. The fact that you have to have the same floor throughout the house, even though you may be willing to pay more. We got stuck with some appliances that we didn't want because the person was not clear and gave us price, not color, the fact that you have to decide on thousands of dollars of upgrades in 2 hours. There are many issues, but as I said before is a corporation and they only see the $$$$ sign. ... More

Felt like once you signed to build they moved on to the next people. Things not explained well or thoroughly. No appliances we selected at closing so we got loaners. Still waiting 2 plus months later. Feel like we got the shuffle.

The overall quality of the homes is good, there were a lot of details that needed to be revisited and could have been done better the first time around.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In fact 2 weeks before I wrote an e-mail to the Sales Rep. asking if the meeting was still on due to the Coronavirus Restrictions and he said yes. Turns out our keys to the house were sent to our Calif. Resident when we were here in Florida. The whole closing process left me totally unsatisfied and thought it was very unprofessional when your spending good money on a house. ... More

The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

Lots of issues with being blocked in and not able to get in and out of my driveway.

The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.
