I recently purchased a home in Stone Creek, Del Webb. Excited to be in a new home, I was there the week before closing to do my pre-closing walk-through. We marked up many many things that needed to be addressed and the site supervisor, Jeff, told me that I was very particular, and that I should be reminded I am buying a production home and not a custom home. Poor workmanship.

The builder neglected details and was in a rush. Grouts in the bathrooms are barely there and rough. I wonder if the tiles will stay together much long and grout sealer was not even applied where the bathtub and floor meet and the grout is cracking from drying. Generally the workmanship is quite poor. I wonder what else I will notice later. And the doors are too big where the space is small; they hit together. Buying process was pleasant.

Overall the house is OK, lots of issues yet to be addressed. Wish they would handle punch list issues within a set time frame, like 30-60 days after closing. I like the neighborhood and the amenities but the inside finishes do not align with the cost of the house.

Could not get you back to finish the job

Whilst we identified our sliding door as an issue on our punch list upon closing it took two weeks and multiple outreaches to have someone come out and look at the door. They were able to fit a functioning lock but the door still does not slide. Advised someone would return but has been over a month and no communication.

Rusted natural gas line that won't open for my natural gas grill. Master shower that won't drain because of debris in the pipe. Poor responsiveness to these issues. Another quality Pulte product. At what point do I write Pulte, state representatives, etc.

problems and changes to HOA rules

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

The community we have moved in to is amazing and close friendships are already established. Unfortunately, the experience of building this house was not a good one. Lack of communication and concern by the builder has left us with a less than desired result. This is the 5th home we have built and had more issues with poor workmanship and choices. Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

The finish work was probably the worst I have experienced. They didn't finish the items prior to closing. Doors are damaged, stove burner doesn't work, dishwasher had problems etc. There are several items not completed and it is a nightmare trying to get them back in.

Lack of response for warranty issues submitted on line or called in. We have to follow up 3 or 4 times just to get a response, then we have to wait for the trades to "hopefully" show up.

It seems after Pulte gets your money that they dont have any concerns about addressing your issues that arise after the sale. Emails went unanswered and nobody seems to care about the items that need addressed after the money changes hands.

Delm Webb has a great reputation but the workmanship and fitgnish work especially is terrible. Production houses have subcontractors with little or not Q/c except the customer service reps who are responsive and well intentioned but overwhelmed. If you want to live in a home being adjusted to various issues, things will eventually get done. Not fun at age 77 with some health issues. BUT still glad we bought just disappointed with initial work

After you take possession of your new home a 800 number is provided for issues. The recording says allow up to 72 hours for a call back. And company that takes 72 hours to return a call should so re evaluate their business practice. When I did receive a call back the person was very unprofessional. Thank God my issues are minimal because I feel like I’m on my own.

Sales coordinator Jill was awesome, workers showed little pride in quality of their work in several areas though construction project manager Jordan communicated well and was somewhat effective in getting problems addressed. Have had poor post close communication and no resolution efforts on any defective work after 45 days since close.

Don’t close escrow until all things in your home are up to standard. Once you close, they seem to forget about you. They keep building new houses, but don’t come correct/fix things in homes already completed.

We do enjoy our new home. The lot, the view, the finishes, all meet our expectations. HOWEVER, requests for updates on the multitude of warranty issues that have been submitted remain either uncorrected, or completely ignored. NO NEWS IS NOT GOOD NEWS! We want what we paid for and although I know it takes time, I do not appreciate being ignored! It was supposed to be a dream house for retirement. We liked the location and the floor plan. The model houses are presented as spacious with views out of your window, but when you end up in your newly built house you have houses next to you in 12 feet. Windows do not help much to get daylight. AC units are next to your bedroom. The sales staff is great but the construction manager was incompetent. We identified several issues to him that did not get corrected until after several promptings, including electrical circuits inoperable, garage paint incomplete and the incorrect amount of attic insulation. This was the dirtiest home I have ever moved in to.

First Pulte home purchase

Workmanship is low quality, looks like they were in a hurry. Small things not finished. Painting was sloppy, many areas had to be touched up. Ordered fence and gutters in contract. When did first inspection we were told those are only place holders so had to have those installed on our own. Found all of the windows were not locked when we moved in had to lock all of them. Lawn was not rolled and the gaps between the sod was very large had to have a landscaper roll the lawn and fill in the gaps with dirt.
