My new house is beautiful but I needed to do quite a bit of upgrading to get the look I wanted. The general selections I found to be very limiting. My family and I were also extremely upset that used appliances were placed in my home during a global pandemic because mine were not in at the time of my closing. I never used any of them. I just sprayed them with Lysol. I have too many underlying health conditions to take chances during this crisis. I just received my range today. Still waiting for the vent hood and dishwasher. Stay involved through out the building process.

House was built very rapidly. Limited number of options. Unwilling to make small changes during building process if not in the plans even though it could save the builder and purchaser money. Very important that the purchaser remain involved during the building process. The order of the building process is not always the most economical. For example not putting in outlets in some cases before the drywall was installed. Drywall was installed over switch boxes. Although our home ended up as we hoped it would. Plute is hard to deal with. Salesperson was great, project manager was great, however with the amount of builds that are taking place every owner should hire a private home inspector throughout the build. They don’t quality check on every turn of the build and they don’t have the staff to do it with. You are the quality check and rest assure unless you were in the business of home building hire an expert for your interests on quality checks. I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.

Perhaps the number one thing to point out is that your home will cost more than the advertised 'starting' or 'base' price. That is to be expected - but be prepared - EVERYTHING is an upgrade. It goes without saying that most of the things you'd typically want are NOT in the base price. You'll want the nicer countertops, carpet, cabinets, etc. This wasn't necessarily a surprise, but there were times when you sit back and think, "Seriously?" The trim carpentry was poor in some spots. The paint job and chaulking was sloppy. The final cleaning was just OK certainly not real thorough.

First, only the good stuff. The community is beautiful. The pool and clubhouse is magnificent. The people we have met are friendly and helpful. Now, for the not so good stuff. If you think you are coming to this community for no maintenance, please know that issues with landscaping (weed control, irrigation changes for pools, etc.) are not being tended to as many homeowners here expected. We’ve only been here a few months, but this has been an issue. Workmanship is standard and responsiveness to warranty issues is standard except for the landscaping issues; hence the two stars.

Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

The experience was a bit stressful. Del Web do not agree on our suggestion. We have to follow all their idea and choice. The quality is fairly good but after building 5 houses this one was not our best experience.

Sales experience was superb. The on site Pulte manager for our home was awesome. Response to in house issues was great. Response to dead bushes noted at inspection very poor. Lawn damage immediately after closing from mowing crew very poor. Sliding berm fix very poor.

We lived close by so were able to watch the building process. We knew right from the sale that it was a "take it or leave it" process because they do not make changes outside their standard. So we knew we needed to watch and be involved in the process. We visited each week. We noted that the furring and studs were not evenly spaced so in one room where it was critical because of the load the wall would bare, we personally added some because they would not. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. Need to keep a close eye on what is being done in a house being built. Builder tends to depend on warranty work instead of doing it right the first time. The focus is not on quality but they will deliver when they say they will. The good news is warranty team never complains about fixing building issues.

Could not get build issues resolved prior to closing and once they had their money, call back issues take forever and don't seem to fix many of the problems. Not the same Pulte experience I had in Virginia.

Cost per constructed square foot is exorbitant against comps in the area and 20% higher than the rest of the Southeast. The problem is that there are almost no other choices for active adult lifestyle.

While we love the layout of the home. The standard contractor flooring is extremely poor. We upgraded our cabinets and counter tops and we do not feel we received quality on either one.
