House Is Great But Adjacent Common Areas Are Neglected

I paid a high premium price for my lot, which not only backs up to a lake, but is also adjacent to a large common area that is to remain vacant. My property only extends 12 feet behind my house, so there is about 60 feet of common area behind my property to the lake. The Del Webb HOA is supposed to install sprinklers and maintain grass in the common areas, but these areas have been neglected as overgrown weed patches instead! The HOA only mows the weeds once a week.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.

Many many little issues and a few larger ones. The larger issues were fixed fairly quickly, mostly by 3rd parties. HVAC by company that installed the unit, same for electric and plumbing. Issues with appliances were done by warranty service companies. Important tip- register ALL your appliances and equipment the day you move in. Chances are you will be asking for assistance before the day and/or week is through. We lived close by so were able to watch the building process. We knew right from the sale that it was a "take it or leave it" process because they do not make changes outside their standard. So we knew we needed to watch and be involved in the process. We visited each week. We noted that the furring and studs were not evenly spaced so in one room where it was critical because of the load the wall would bare, we personally added some because they would not. Quality is an issue for me. We have had major issues with the Whirlpool appliances, HVAC system, foundation crack, electrical problems and that is after two months of occupancy. The Whirlpool appliance required a new control board. The HVAC system electronic air cleaner was assembled wrong and requires a new transformer. The foundation crack was the least of the problem as the team here responded quickly to repair the cracked foundation and stop the resultant leaks. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

DO NOT TAKE any Del Webb answer at face value. Constant vigilance of their actions is mandatory by the buyer. Blue tape items were not fully completed even though they were stated complete. Pre-closing inspections should be done by trained inspectors (my mistake) and should take at least a half day. Buying quality surveys should never take place 1 -2 days after closing. Earliest should be minimum of 30 days. Successes and faults can not be properly assessed after 1-2 days.

The builder seems to have a strategy to do the lease amount of quality building that they can get away with. If the buyer doesn’t find a problem neither will the builder. The buyer will finally get tired of trying to get things done right and just accept what they get and move on.

Quality of materials and workmanship is below expectations

Overall we are very disappointed with the low quality of materials like cabinets, and baseboard and low quality workmanship on cabinet install/repair, texture, and painting. Lesson learned: Never sign closing documents assuming the builder will complete promised repairs afterward, even if you're acting in good faith. We were assured that all identified repairs had been finished, but several were not. Additionally, the project manager claimed that our oven's intermittent ignition (turning on and off every 5 minutes during baking) was normal operation. However, the manufacturer later confirmed this is not normal and may pose a safety risk. We really love the home design of our home and Alex is a great project manager. However, the quality of the workmanship is below average across the board. The electrical contractor, in particular, was horrible. We had many issues with their work during construction and continue to find electrical issues now that we live in tbe house. I have a window blind that has not worked, new construction, since the day I moved in. My construction manager, Steve, told me that he knew it was broken before I moved in. The concept of KR is good, the execution is cookie cutter. Poorly designed spaces that defy logic. Cheap cost cutting measures leave a new home owner with a bad taste in their mouth. Sure hope the lifestyle is worth it.

My shower had to be reinstalled three times before the floor was graded properly, and the tile placements were corrected. The windows are not squared off. A lot of the walls are not squared off overall there does not seem to be pride in the workmanship of the workers. Most recently The VIDEO DOORBELL was a terrible install job. I bought a new home in Stone Creek. Overall the home is good for the price point. My problem is the sliding glass door, I paid for a new door and got one that is patched together with pieces that don’t fit right and let the bugs in. I have put paper in all the holes. I paid for a new door, not one that isn’t right. I want the whole door replaced.

We have found that the total quality of the home build to be subpar. I believe the reason for this is the quality of work done by your contractors and sub-cotrators. Their should be better inspection of their work and attention to details of the home build.
