Being an out of state purchaser, we had to contact them for any progress reports or schedule visits that were part of their promotional materials. We were never told our expected completion was moved from June/July to August/Sept until June. When an issue with the quality of a truss being used that was revealed in pictures and email to them, we had to contact home office before being addressed. Three other truss were installed broken and repair on site. Our shower started leaking which was the result of a staple being in the waterline. The lot was poorly graded and turf was poorly laid with some dead pieces of turf. The other parts of home were acceptable, but the master bedroom crown molding was missed, which was in the building plans and a small part of the roof was missing shingles. The home construction is great and all the amenities we ordered were delivered and installed. The only complaint is the very poor workmanship of the painters. There are paint splatters and over runs all over the house. Many spots were over caulked or not caulked at all. A lot of painted areas were sloppy. This is definitely a black eye for Del Webb, a company that is known for quality.

They try to do a good job. Many of the subcontractors are not reliable and you really need to stay on top of them for many items. Also, I think they are overworked. I also think some of the products they use are not of high quality which may force us to re-do many items in the house.

Our home was inspected prior to closing and the inspector found several issues with the structure and the plumbing. Some were fixed prior to closing and some were not. We find the finishing work to be very shoddy (paint drips everywhere both floors and hardware, molding not fitting, no molding on the top of the fireplace, very sloppy paint jobs). In addition the EZ Breeze was not installed properly and we had to get the president of the company out to fix things. The pantry door was installed incorrectly. Much of this could have been taken care of with proper project management. I have since sent a spreadsheet outlining the fixes required to our PM, and have not heard back. Sales office was knowledgeable and helpful. The build quality is what I expected and satisfactory. The project manager was great.

Extremely detailed and great use of experienced and quality subcontractors throughout all phases of construction. Delivered the house on original schedjule.

I was buying a model home "as is". Pulte asked to move up the closing and close in 2 weeks (6 weeks earlier than scheduled)which I did. The day before closing my realtor did a walk thru and noted the items to be addressed that were not considered "as is". This was a model home that had a sales office in the garage. After closing I went to the house to find nothing that was noted the day prior had been completed. A few weeks prior in a walk thru I was told that the garage would be turned back to a completed garage. They had walls, ductwork, hvac, lighting and flooring to remove. While I was moving in they came to power wash the garage. I asked to push it back a week. Then I was told that I would have to move everything out of the garage which you can imagine was considerable given I just moved in the day prior. Would not have been an issue if done prior to closing as expected. They were coming in the morning so we got up early to move everything and then they didn't show up until 3pm. All of my stuff was sitting in my front yard all day. The power wash was a poor job that left residue and marks from the temp walls and flooring all over the floor. They also said the house was going to be cleaned which wasn't done. They came to clean as the movers were moving everything in. They drywalled the baseboards up around the perimeter of the garage for the sales office and when the temp walls were removed there are now big gaps where the temp walls met the garage walls. Still not fixed almost a month post close. Also I discovered that the freezer didn't work and was told that I bought the house as is and that it was not working earlier and they had a part replaced and didn't realize it still wasn't working. Told me to call to see if the part was still under warranty. I understand "as is" but aren't sellers responsible for disclosure of these items to buyers? And wouldn't you think that a house that is 2 years as a model home so never lived in would have working appliances? I have called for service but warranty people can't come out which will be 6 weeks post close. Even then there is no guarantee that it will be covered by the warranty. They damaged the siding when they removed the equipment for the sales office and was noted several weeks before closing. Wasn't fixed and was told I purchased "as is" and they provided me the name of someone who could fix it at my expense. Needless this has been a disaster and completely avoidable. Get everything in writing , require all things be completed prior to close, and buyer beware with Pulte. ... More

This is our 2nd Del Webb home in 2 different communities…AZ and FL. We had no major issues and the minor ones were taken care of promptly.

Have been in home since September 10th...still waiting on towel bar in master!!!!... several repair items.... still waiting on response!!!!

The home took longer to build, but we knew that going in. Due to the storm and materials being hard to come by. The rest of the process went really well. We are very happy with the end result!

Poor fit and finish on most walls, trims and doors. Huge gap's throughout filled with caulk or sealer. Sub's are under skilled and rarely supervised. Most damage caused from rough handling of supplies. Plus side is that supervisor does his best to satisfy and fix items.

Overall experience was great. I had one hiccup in my building process, but the issue was resolved as best could be. I feel some of the tiling and caulking could have been done with better attention, and I didn’t feel I received good instruction on some of the details with the sprinkler system that caused me to have a huge water bill. Overall I’m please with my home and neighborhood.

I did this build remotely from Florida,everyone from the sales people and the construction supervisors and everyone in between make the experience feel like I was there. The communication was excellent I love Dell Web and everything they represent !

There are some good people working for Del Webb and there are some that are really not very good. It takes a long time for them to make needed personnel changes. In general, the sales team is not very good and makes promises that cannot be fulfilled. The onsite building managers are very uneven. Some try hard, others are awful and just saying it is a supply chain issue doesn't cut it because when a new, competent on site manager comes in, things start to happen.

The reason for two stars under quality is the lack of a quality control program, which caused several unresolved issues that still exist 30 days after moving in. The reason for one star in responsiveness is poor responses to inquiries and failure to act on unresolved issues.

Trustworthiness and reliability during a difficulty time in the building industry.

Lack of communication in process.

Pulte Homes did not want to accept VA financing and made it quite difficult to purchase using outside financing. They fired our lot supervisor and neglected to tell us for over 6 weeks. We love our neighborhood and our neighbors and sincerely hope that Pulte cleans up its act.

They do a great job from start to finish in keeping you informed & after the sale keep checking to make sure you are happy

Unfinished and filthy. Poor follow up and home missing basic items throughout community. Models and clubhouse clean and landscape looks great. Homes left partially finished and it’s shocking how dirty the homes are left once completed and the building materials left behind.

The quality of work done by the tradesmen working on the homes in the Del Webb Sunbridge community are below average. It is difficult to get repairs or missed work completed after you close. I am not confident that I have a quality built home, I thought Pulte would be different but they have proven to be like all other mid-range builders; their multi-step build process did not add to the quality of the build. You can expect a punch list of things to work on after any build, but Pulte's after closing repair list is extensive and takes the joy of having bought a new home away from the homebuyer. While we are really enjoying and loving the Del Webb community unfortunately the home building experience was less than desirable. Structurally we have a well built home but the quality of finishing materials and workmanship was so subpar that it made the entire experience stressful and unpleasant. When you are paying top dollar pricing you expect to receive top quality and unfortunately that was not the case. The line “this is not a custom build home” was used way too much and frankly I suggest you all come up with an alternative reason for workmanship that is not in line with the price of the homes.
