Working with the sales team was very nice as I had expected it would be. Working with the construction team has not been all peaches and cream. Have had more issues than I thought. I expected more from Pulte but not sure it will ever make it my expectations, unfortunately!

A Stressful Experience

Everything from the start was very difficult for. We wanted to give up but our need to be close to our daughter and family for their assistance in the future didn’t allow us to stay in our previous home. We believe we were misled throughout the purchasing process. Told we were not allowed certain styles, colors or additions. We were left with secondary choices and not what we really wanted. Homes are nice

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

Our salesperson promised all sorts of after the sales support but then got transferred to a different development and pretty much ghosted us. Our project manager seemed pretty good at the beginning, then started neglecting more and more as we got closer to our move in date. there were still a handful of things that should have been easy enough for him to take care of shortly before or soon after our move in that just didn't get done before he stopped answering our calls or responding to our texts. We were denied several features which we had in 2 previous homes in DW sun city, TX. One of those was a Patio extension which two close neighbors have.

All ten (10) interior doors were incorrectly installed and our service request has not been responded to. A roof leak damaged a bedroom ceiling and fixtures. On site personnel were slow to respond. Fortunately a field inspector’s actions got the leak repaired but now we’re waiting on ceiling repairs. We’ve just read that owners are having to wait more than one month for approval of landscape change. Proposals. These are our most serious concerns.

What you see in model (and we don't mean the upgrades) doesn't necessarily represent what you get as a final product quality. Also, be, be aware this builder does not adjust grading after you purchase so be sure to be accept the grading on the lot you select. Finally, be ready to be nickeled and dimed for things that you would assume would be part of a "Luxury Builder"

We had mostly a good experience with Pulte but they have finished out poorly. Getting the last issues resolved has been frustrating to say the least. No way to directly talk to someone, only sending in email requests that go unanswered. Our sales guy has been great!

The trades are very sloppy, and the Construction Manager missed a lot. We had several issues including light switches not connected to exhaust fan (how did that slip by the code inspectors), missing gutters, NG drop was too short and would not turn on, water under kitchen sink sometime during the build and left the cupboard flooring bubbled, hot water connected to the cold water connection which was labeled "Cold", Quartz in bathroom that was stained and had to be replaced, etc. I could go on and on but will leave it at that. As mentioned, the Warranty Manager, Brandon, is a lifesaver.

Issues related to quality of workmanship and materials

Pulte team is quite responsive. However, the quality of workmanship by some contractors and materials used is not very good. For example, paint quality, in particular on window frames, is very low. A two-door garage has only one spring, posing potential safety risk. We have noticed many small issues, such as caulking and cracks on the garage floor, after moving in.

Having come from a background as a custom home builder the overall experience with Pulte was less than stellar. There were deficiencies in the customer experience from the information provided on availability and timelines of lots we wanted to, the workmanship and pride in doing a job well and right the first time during construction. The end result is a home that is probably well built in general with many flaws that may not be noticed by anyone but the owners. The construction Manager Carlos worked hard to do what could be done to improve the experience.

Pulte homes would do a better job with Management that kept track of the progress of the homes and supervised the subcontractors to make sure that when they were on the job,that they took the time to protect the work of the other subcontractors.A lot of the punch list would be avoided if everyone respected the work of all of the subs involved.The warranty person has a hard job of call backs for damage done during the job because subs don't protect the work of other subs.There is also a lot of down time-it could be lack of qualified workers,lack of training,poor supervision.Safety training ...

There were electrical issues and the office doors would not close due to significant overlap. The construction manager was awesome and responded immediately to fix all issues.

The cost of the home after discounts was still high for the market and the appliances and many of the finishes are low quality. I felt pushed to use the builder's title company and the builder did not cover many of the typical seller's closing costs. I was told it was because the discounts were applied to the price of the home rather than the closing cost. However, the cost was high for the market and significantly higher than the appraised value.

Need a lot of patience while waiting for escrow items to be completed. Weather is a partial reason for delay but so is focus on building/closing new homes rather than completing existing homes. HOA process also cumbersome.

I was disappointed when we closed that I could not keep Money back because we paid cash and the house was not complete at closing. Many things were not done from the walkthrough the week prior even though they tell you it will be. So you have no recourse except to be a squeaky wheel. Our kitchen backsplash and bathroom tile jobs had to be redone. Such a pain to move in and then have to work amongst the mess when they knew at least a few months prior that it was subpar and unacceptable. It’s hard to rate a company or experience when you discover you were lied to by the construction manager during the walk through Immediately after moving in we had air conditioning issues that should never have occurred and when it’s 110 degrees outside it’s a big issue

What should have been an exciting and positive move to a new life and lifestyle had many, and continue to have frustrating issues. There are moments of joy, the community is filled with great people that care for each other and their homes. The issues are ongoing and disappointing as I held DelWebb and Pulte to a standard that I overestimated. I hope to have these concerns resolved while working with their teams to turn things around and smooth out the bumps in the road.

We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options."
