We think we made the right decision in moving to Del Webb, but were surprised about how many items in the house that we thought would be included, cost extra, driving the price higher when we had to make our design selections, months before the build (and could NOT make any changes). We are disappointed that the house seems "low end". The quality of some of the materials and labor are sub-par. If your expectations are low, this would work for you.

First the positives: very friendly and responsive staff, across the board. Secondly, they are very schedule conscious-your home will be finished on time no matter what. This positive leads to the negative. Negative: quality of workmanship. There were multiple instances of poor installation/craftmanship. If you raise the issue, the customer service team will address it right away (not necessarily right away to fix, but will respond promptly). That said, I have the feeling if the home buyer doesn’t point out the problems before closing, they get left as is—-probably to keep on schedule ...

Lots of Sizzle at a premium price.

You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. New home and neighborhood, working out the kinks

We have had many unexpected events including gas meter leak, weeks without mail, electricity failure, and issues with appliances. The support people are wonderful and buying the home was a breeze, but we didn’t expect to have issues with a brand new home. Hopefully, the road ahead is all roses!

Have a few issues with my new home so far I haven’t heard back when they will be taken care of. Paul Warn was a wonderful contact person to keep me updated. Details of the home may have been overlooked? We’re simple things such as painted doors, light fixtures, that don’t work sliding doors that have issues things that I would have thought after hiring, my own inspector would have been found? Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

Biggest issue I have is the quality of the tile installation. I paid for the very best tile throughout the home and when I arrived just prior to closing I noticed numerous issues with the tile layout, grout work was very bad, and there are numerous areas where the tile is not level with adjacent tile causing me to trip.

Don’t fall for all the marketing hype and sales pitches…your overall construction process will be an adventure! The Construction Managers (CM’s) are overwhelmed (i.e., assigned more homes than they can properly supervise) with a number of subcontractors that lack quality workmanship & supervision. Construction rules (e.g., debris pick-up, eating within homes, etc.) are completely ignored and are not enforced. Trent was very easy to work with and answered all questions and got things done. He went above and beyond in accommodating us with meeting times since we were from out of state. Overall, the condo looks great. When we asked the sales team why one side of the building was considered 'premium'. The response was that they do not decide but they are told by their management which side is considered premium. Of course, we do not actually see our condo until it is finished, and we do the walkthrough. It is then we found out why one side was considered the premium side of the building. We chose this neighborhood bc it is absolutely beautiful. We decided on the Contour plan by Pulte. The workmanship is definitely lacking. The painters were sloppy. The tile guys did not do quality work either. Our tile in the master bath is extremely uneven. Waiting on repairs now & they r not very responsive. Just not as pleased as we thought we would be with our new home. And sadly the lady that did our closing was extremely unprofessional. Overall we do love the house & the neighborhood and will certainly enjoy the amenities when they are available.

Good Home and Construction Process - Terrible Warranty Service

Construction progressed very well, our construction manager Billy was awesome and resolved all issues for us. Warranty service is terrible, have been trying for weeks but not able to get a response from anyone to resolve issues after moving in. Pulte Mortgage was also difficult to deal with - still trying to recast our mortgage 2 months later, something they told us would be an easy process.

We have little experience in buying homes, as this is only our 2nd home purchase. The selection of options was not well managed, as the salesperson involved didn't keep us informed of the overall costs of the options, so when we got the bill, we had grossly overspent our budget. The home took 15 months to complete. We had a good project leader ( Ed ) after the first two were changed. You have to stay on top of the builder DAILY. It is important to note that the Builder DOES NOT ALLOW ANY CHANGES to the original contract … dont even ask (or beg), it will fall on deaf ears.. This was very odd in that we had to accommodate Del Webbs cabinet changes due to eliminating their supplier. Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.

DEL Webb seems to offer some Saks Fifth Avenue features in their homes, with a touch of Dollar General thrown in.. Some of the design features make absolutely no sense, and there is no flexibility to address these issues. Some subcontractors are excellent, others not so much. I would like to give a shout out to my PM, Steve, who did his best to make sure the work was done correctly. His communication and professionalism were very much appreciated. Our superintendent Josh was great and stayed on top of everything, including getting subs back to correct mistakes (plumbers, drywallers, roofers, electricians, framers and tile crew) during the construction phase. Rate Josh 5* Sales and Design staff were great also. Home was completed a month early - woohoo!! Not a custom home, have learned to live with the flaws. The workmanship and materials were not up to what I expected. This is the fourth home I have owned, the 3rd in which I was the first owner. Many things were shoddy. The tile floors had glue spills all over them. There are several points where the cuts to install something (eg an electric socket) were too long and stick out. The seams between things were not smooth, glue, paint, caulking were on the floor, and on the walls. The pipes were not flushed, sand almost clogged the shutoff valve in one bath room.

Jerry our selling agent was very efficient and helpful throughout the whole process. The closing process went very smooth. Richard the construction manager was very helpful as well with dealing with issues we found during the walkthrough.

Workmanship wasn't great. Had to repaint the interior walls and repair appliances provided with our home. Interior lightning and garage were subpar. Had to install several fans with lights to make it livable. Cabinets in kitchen were not the quality we expected and were not wide nor deep enough to store our kitchen items. Overall, we rated the experience in the middle as noted above.

Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction.
