We think we made the right decision in moving to Del Webb, but were surprised about how many items in the house that we thought would be included, cost extra, driving the price higher when we had to make our design selections, months before the build (and could NOT make any changes). We are disappointed that the house seems "low end". The quality of some of the materials and labor are sub-par. If your expectations are low, this would work for you.

First the positives: very friendly and responsive staff, across the board. Secondly, they are very schedule conscious-your home will be finished on time no matter what. This positive leads to the negative. Negative: quality of workmanship. There were multiple instances of poor installation/craftmanship. If you raise the issue, the customer service team will address it right away (not necessarily right away to fix, but will respond promptly). That said, I have the feeling if the home buyer doesn’t point out the problems before closing, they get left as is—-probably to keep on schedule It seems there should be more supervision of the trades at each stage. I might rate a level higher on most items, but am still waiting for some issues to be addressed. ... More

You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. It's not dishonesty, but certainly salesmanship very well crafted. Absent the neighborhood itself, the product could cost 35% less using a General Contractor, but the process would take much longer as their construction time efficiency is very good. Get them in, accentuate the positive, keep the sizzle loud, close the deal, get it built, and move on to the next. It's a money machine. ... More

We have had many unexpected events including gas meter leak, weeks without mail, electricity failure, and issues with appliances. The support people are wonderful and buying the home was a breeze, but we didn’t expect to have issues with a brand new home. Hopefully, the road ahead is all roses!

Have a few issues with my new home so far I haven’t heard back when they will be taken care of. Paul Warn was a wonderful contact person to keep me updated. Details of the home may have been overlooked? We’re simple things such as painted doors, light fixtures, that don’t work sliding doors that have issues things that I would have thought after hiring, my own inspector would have been found? My daughter is a real estate person from Orange County. We have different people coming up to check the Del Webb retirement area out??. I will have a better handle on things after being in the home for more than a month hopefully? After things are addressed. ... More

Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

Biggest issue I have is the quality of the tile installation. I paid for the very best tile throughout the home and when I arrived just prior to closing I noticed numerous issues with the tile layout, grout work was very bad, and there are numerous areas where the tile is not level with adjacent tile causing me to trip.

Don’t fall for all the marketing hype and sales pitches…your overall construction process will be an adventure! The Construction Managers (CM’s) are overwhelmed (i.e., assigned more homes than they can properly supervise) with a number of subcontractors that lack quality workmanship & supervision. Construction rules (e.g., debris pick-up, eating within homes, etc.) are completely ignored and are not enforced. Various projects within a home will be started and not finished with no common sense nor explanation. It is not uncommon for several of these projects to sit for several weeks at a time. Lack of quality communication and overall transparency to the building process. Expect your messages to go unanswered, with no specific details provided to your questions. And if you can roll with all these punches and keep a very close eye on your homesite, you will eventually come out with a closing date that will often be pushed out with several “last-minute” issues that should have been addressed weeks prior. Trent was very easy to work with and answered all questions and got things done. He went above and beyond in accommodating us with meeting times since we were from out of state. Unfortunately the quality of some of the work done was not up to our expectations due to the limited workforce they are working with. Ryan, sales representative was great to work with throughout the process. He provided a lot of additional information on area and referrals for additional work to be done after closing. A little disappointed that after closing, we did not receive any type congratulations or "thank you" from him once we closed. Pulte Mortgage - this process was very cumbersome...there were too many people that we had to deal with - and we had to provide all of the same information multiple times. They obviously did not communicate together. We utilized Pulte Mortgage due to the closing incentives. ... More

Overall, the condo looks great. When we asked the sales team why one side of the building was considered 'premium'. The response was that they do not decide but they are told by their management which side is considered premium. Of course, we do not actually see our condo until it is finished, and we do the walkthrough. It is then we found out why one side was considered the premium side of the building. In the unit we were interested in purchasing, as you look out each window on the east side, all you can see is a state owned impounded, car lot. We asked if there were any other available units within this building. We were able to view them and liked one of the units shown to us. We asked if we could swap units and purchase one on the premium side. The sales team could not answer but later that day, we were told their immediate manager said no. We asked to speak to the manager. A call was to take place the next morning. We had decided, even though we had put down the required 15%, we were ready to walk away from the condo. Once we talked to the manager the next day, we told him we were not living in that unit. He agreed to let us change out the condos. After being here a few weeks, we found out that the impounded car lot was an ongoing issue with several residents within the community over the last two years, so we now also knew the sales team obviously knew and withheld that information from us. As for the quality of the condo, we have noticed some issues. The AC/heating unit is essentially outside the condo. I can see it is insulated and has a small heating unit, but it is separated from the rest of the condo. The problem is that this is New England. If we lose power in the winter, there is a good chance that significant damage could be done. I am told this has happened already to some of the units at this complex, mainly pipes freezing. We were also told to check on the heating unit during the winter just to be sure it is still working. Apparently, some of these heating units stopped working but most were discovered in time to have them repaired/replaced. I have been to several condos in Florida and they put their units in the interior of the unit. The hardwood flooring was not installed correctly. There is also some type of glue that someone dropped on the hardwood floor. We have notified Pulte personnel, and a work order has been submitted, but no date as to when they will be here to repair. We were told that they are busy and will try to schedule us in when they have time to get the work done. The screens in the window do not sit flush with the sills. I am constantly pushing the screens down, but they seem to manage to open up that little crack again allowing these little annoying bugs (gnats, mosquitoes, and one-time yellow jacket) into the condo. The lights, faucets, and hardware in the bathrooms seem to be whatever was laying around at the time the workers were installing them. We have a mix of brushed nickel and chrome. There does not seem to be any thought in what was picked to install the bathrooms. The last three items are more annoyances than anything else. But when you purchase something brand new, you expect to have quality work done and not looking at something that appears to be thrown together just to get it off the shelf. ... More

We chose this neighborhood bc it is absolutely beautiful. We decided on the Contour plan by Pulte. The workmanship is definitely lacking. The painters were sloppy. The tile guys did not do quality work either. Our tile in the master bath is extremely uneven. Waiting on repairs now & they r not very responsive. Just not as pleased as we thought we would be with our new home. And sadly the lady that did our closing was extremely unprofessional. Overall we do love the house & the neighborhood and will certainly enjoy the amenities when they are available.

Construction progressed very well, our construction manager Billy was awesome and resolved all issues for us. Warranty service is terrible, have been trying for weeks but not able to get a response from anyone to resolve issues after moving in. Pulte Mortgage was also difficult to deal with - still trying to recast our mortgage 2 months later, something they told us would be an easy process.

We have little experience in buying homes, as this is only our 2nd home purchase. The selection of options was not well managed, as the salesperson involved didn't keep us informed of the overall costs of the options, so when we got the bill, we had grossly overspent our budget. The build process seemed to go alright, but we discovered in our pre-closing walkthrough that multiple walls were not straight and/or not forming orthogonal corners; also, there are several other ways in which the plan was a bit deficient -- like a master bathroom suite with only one towel rod (since there are two sinks, a bathtub and a shower, shouldn't one expect at least two towel rods?). There have been many defects identified (windows with defects, cabinets with splitting of the wood, missing deadbolt hardware, etc.), and our overall impression is that the house was built in haste, and not always carefully done. We're happy, generally, with the outcome, but there are many things that we'll want to change now that we have moved in. The home took 15 months to complete. We had a good project leader ( Ed ) after the first two were changed. You have to stay on top of the builder DAILY. It is important to note that the Builder DOES NOT ALLOW ANY CHANGES to the original contract … dont even ask (or beg), it will fall on deaf ears.. This was very odd in that we had to accommodate Del Webbs cabinet changes due to eliminating their supplier. This resulted in us having to change cabinet colors as well as counters, flooring, etc. Expect everything to be one sided. It is obvious they are not used to using outside title companies. We used Chicago title and they did a great job and saved us over $1,200. There were scare tactics telling us how the closing would be delayed using our outside title company - this was almost laughable. So far the warranty team has been really good. Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.

DEL Webb seems to offer some Saks Fifth Avenue features in their homes, with a touch of Dollar General thrown in.. Some of the design features make absolutely no sense, and there is no flexibility to address these issues. Some subcontractors are excellent, others not so much. I would like to give a shout out to my PM, Steve, who did his best to make sure the work was done correctly. His communication and professionalism were very much appreciated. Our superintendent Josh was great and stayed on top of everything, including getting subs back to correct mistakes (plumbers, drywallers, roofers, electricians, framers and tile crew) during the construction phase. Rate Josh 5* Sales and Design staff were great also. Home was completed a month early - woohoo!! Not a custom home, have learned to live with the flaws. Biggest issue we have is the unresponsiveness of the Warranty Department: failure to respond in a timely manner, don't show up for scheduled appointments and overall, lack of communication. dell webb keep changing the closing date ,which cost my wife and I thousands without any type of refund.we were not happy

The workmanship and materials were not up to what I expected. This is the fourth home I have owned, the 3rd in which I was the first owner. Many things were shoddy. The tile floors had glue spills all over them. There are several points where the cuts to install something (eg an electric socket) were too long and stick out. The seams between things were not smooth, glue, paint, caulking were on the floor, and on the walls. The pipes were not flushed, sand almost clogged the shutoff valve in one bath room.

Overall I think the house is solid and efficient but after living in the home now for a little more than a month I have some issues with the fit and finish, some of the workmanship is a little sloppy

Difficult building process from long distance

Workmanship wasn't great. Had to repaint the interior walls and repair appliances provided with our home. Interior lightning and garage were subpar. Had to install several fans with lights to make it livable. Cabinets in kitchen were not the quality we expected and were not wide nor deep enough to store our kitchen items. Overall, we rated the experience in the middle as noted above.

Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction. We signed our contract in February 2022 and possession in April 2023. Never really got a straight answer it is always the other guy's area of responsibility. Too many layers of "managers" ... More

The sales representative was difficult and harassed us often because we financed through a bank instead of Pulte Mortgage. The construction manager was reliable and easy to work with. The design coordinator was good and easy to work with.
