I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.

Starting with Pulte mortgage it was an aggravating, frustrating and wish we had done it different experience. The contractors hired to do the work have no pride in their work and there is no accountability or follow through when they don’t do good job. We feel like any old way is good enough. The house is out of square, walls are not plumb, one garage wall is longer than the other…..Along the same contractor issues we have had to constantly clean up trash from the new build next door. No system in place to advise new owners of contraction Schelds within ear radar of alarming noise and the early time! I understand that lots must be built on, but lack of communication is stressful for me looking forwarded to moving into a relaxing, retirement area as advertised.

I think Pulte did a fair job and missed a lot of easy opportunities to build a great home and engender goodwill with this customer. My perspective is likely skewed as my last new home purchase and build was 30 years ago, and for a much larger home at less than half the cost of this home. I don't feel the contractors hired by Pulte were striving for excellence in any way, shape, or form. Quality of workmanship is subpar! To get something fixed impossible takes forever!! If you measure each room including sunroom the measurements are smaller then what brochure says!!!! Bought property driveway was somewhat flat had walk thru now driveway is 45 degrees which is stupid especially since your selling to an older crowd. I would have had 2nd thoughts if I knew!!!!

I bought a yard of dead sod at closing. I was reassured the sod would be replaced by Pulte Hones. This has not happened and is unacceptable.

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No ...

Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.

Great with sales, but the contractor and follow up was a bit difficult. Had lots of questions that were down played! Lots of cheep construction and issues that were done NOT in line with the plan, but because of laziness and really not professional Had bathroom that could not be used , had a dryer that could not be used ? Had a shower that flooded the bathroom and bedroom had a stove that was put in out of plum and original had plants placed down the middle of the yard ,, NOT a great experience

We recently built a home in Bexley and moved in March 2024. We love the neighborhood, HOWEVER... since moving in, we have had numerous problems. The problems started during the build phase. Our builder manager, Rafael, said the right things, but did not fulfill the promise. The worksite was filthy throughout the process, and as a result, the HVAC motor was damaged and needed to be replaced shortly after closing (it whistled loudly for 6 weeks).
