Overall, we’re happy with our new home. It was a struggle getting the builder to complete construction on time due to unresponsive subcontractors and ineffective management. Promises were made and not kept. Availability of our supervisor seemed to be an issue. There is a serious issue that I need help with and am getting the brush off from the builder. The city of Georgetown placed their concrete light pole 6” from the edge of our driveway prior to construction of our home. This presents a very real hazard especially since the pole is on the right (blind) side of our vehicle as we back out of the driveway. The builders response when I brought the matter to their attention was “. . . the city places the light pole and we have nothing to do with it.” I ask for a point of contact at the city and got no response. Seems to me that the builder knew the location of the light pole when they laid out the plans for our house and therefore had everything to do with the location of the pole and our driveway. I could use some help but don’t know who to talk to. I’m sure this is a code violation. ... More

You need to very detailed in communications and follow up on all request to be sure things are completed to your satisfaction.

Be in area when house being built. Hope that your contractor doesnt change mid-build..

Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste!

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. Window openings vary by 1/2” from top to bottom and you can see the seams on most all ceilings. If you build HIRE YOUR OWN inspector. Do not trust they will find the problems before closing on their own. Our inspector found multiple issues with the HVAC and wood floor installation and they were repaired before closing. Their inspector did not find these problems. Warranty service after move in is very responsive. As with any new home the upgrades are expensive. The Pulte design center is really nice and the designers were extremely helpful. The home seems to be very efficient. It maintains the temperature without constantly running the HVAC system. There will be issues with any home build and overall we are pretty happy with our new home and the neighborhood. I would highly recommend this neighborhood and the homes. Frame materials are 2nd or 3rd rate. Finish subs lack attention to details. Houses and surfaces not properly protected during construction. Home construction and finished detail selection process too fast. Community and club options great.

We were amazed at how fast the home went up and was completed.

Sales representative attentive, helpful, and not pushy. Impressed with some things in the build quality that they need to do a better job marketing, unimpressed with other things not aware of in the build. Need to make some adjustments for 55+ buyers ; like the filters for the furnace, not elderly friendly in a nine foot ceiling. Should older people be on a 9ft ladder changing the filter every month? No standard grab bars in showers and then not installed to meet Amer. Disability Act standards. Pulte Mortgage company a vey negative experience. Pulte needs to stay with building quality homes and not spread themselves so thin, with mortgage arm and insurance arm. Those experiences were very negative and sought mortgage elsewhere. ... More

Finish work lacks attention to detail. Caulking was messy and missing in places. We were missing a door knob. Kitchen drawer hardware was of very poor quality. Drawers very wobbly. We are trying to get these addressed.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

Doors could’ve been installed better!

Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. However, walking down the stairs, it was obvious that the bottom step is 1 1/2 inches deeper on one side than the rest of the steps. Several “quick fix” attempts have been made to correct it without success. This issue includes the side plate being shorter on one side at the bottom of the stairs. The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. I do want to say that Zac, Brandon and KrisAnn have been very helpful in trying to solve our issues. Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Lack of natural gas in the community is a big draw back - every thing is electric.

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

We have purchase and close on four previous homes, the last was in 2005 a Del Webb-Solera house in San Tan Valley, AZ. without any problems. The Sun City-Peachtree Sales Office staff hijack the closing with demands and threats! The trustworthiness, 1 star rating refers to the sales office staff, only.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. You have to be an informed buyer. Most of the build quality issues could make this an amazing experience. Some are related to skill and oversight and others are related to materials. Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.

We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. Field Manager and Sales have been very responsive to all questions and concerns.
