I have a beautiful home but needed somethings addressed and our Field manager was on it. I love the amenities and people in my community.

Quality of build. Amenities to use

Home is well constructed, everything about the home was explained and if any problems arise they say they will be there. The only problems we are having is with the appliances, dishwasher and refrigerator, which are being addressed at this time and looking forward to a satisfactory conclusion.

They are in a little too much of a hurry to get you in your home

We loved the design the Villa we bought both for our current needs but also for our lives 20 years from now. Having been an Executive at a Life Plan Community I am well aware of life changes as we age. Complete first floor living in style and comfort was met with the home design. The quality of options was good although limited and somewhat dependent on salesperson and timing of purchase. Overall for the type of building (mass construction) it is well constructed. Post construction fixes are not as easy to accomplish bc the priority is getting the buildings up. Then you are subject to quick fixes that aren’t the best quality or aesthetically pleasing, or quickly completed. The community life makes the slight inconveniences worth it though. Mostly a good experience but still waiting on items that were not complete such as shelves in linen closet

Buyer has no options on some issues. Painting color selection, failure to finish garage, process for buyer to review plan to ensure design meets expectations and buyer knows what they are getting. More through involvement by buyer at key stages. Seven foot garage doors and layout of drive way needs to change.

We would never purchase Pulte again. The finish work is Terrible. Lots of damage. The house was treated like garbage. We are living with permanent damage to floors and sinks, windows that are not straight, imoroperly mounted doors,, etc.

Get inspections done at pre-drywall, pre-close and 10 months out (just before 1 year warranty is up). I have future neighbors who are experiencing major issues and have brought Pulte management in to review the poor quality.

Make sure you have everything before closing! We still have a loaner refrigerator and Whirlpool could care less if we get the one we ordered and paid for! 6 weeks and they have gone silent!

Stay on top of the build process, the subs are very sloppy and appear to not care about other work completed, many tasks have to be redone because they are not done correctly the first time, ensure all problems are rectified prior to closing or it takes a long time to get them resolved.

This builder workmanship is poor. They throw up the homes. They build homes with crooked walls, uneven window seals. They throw your yard in leaving big gaps where you could twist your ankle while walking in your yard. They even out dead grass down and don’t level the yard so water won’t stand. They say they will return to replace dead grass but never do. If they do come back to fix something they then make another mess which needs to be fixed. Horrible home builder , no pride in their work.

Amazing sales experience. Hoping follow up on some issues improves

- Del Web and Ave Maria is as very well thought out with great community planning and outstanding landscaping and amentias. Pre sales and post sales support from local sales office was outstanding!!! -Building process and communications could be better. Overbooked and trades getting sloppy with their workmanship, I suspect because of time crunch. - Quality of workmanship could be better, especially for the cost.

I feel like I have a reasonable quality home. Pulte is very responsive until closing. Then it’s a bit of a struggle. I feel there should be more choices than whirlpool corporation appliances. They have shownTo have some minor issues that I can see so it worries me about what I cant’t see.

Questions and or concerns were quickly answered.

Took almost two months to fix broken tile on fireplace, our whirlpool refrigerator had no ice and water and seal leaks on right hand door , still not fixed with Pulte the builder and bottom line , took 10 months to build the home , four months late from original closing promised

items were not available as options such as lights fixtures, gas lines, etc.

We are pleased with the overall experience building our home. We love the home. Somethings we noticed the might helpful to new buyers: - landscaping around the homes is ok. Del Webb hires a company to perform this for the entire complex. Around the homes it would be great if more attention was made to help with weeds. - more attention to insect control prior to moving in would be nice. - two coats of paint inside and out would be preferred. More interior colors would be nice. - more attention to cleaning the home prior to moving in would be preferred. - the sales office was very helpful. YOUR OPERATION PEOPLE ARE GREAT.EXTREMELY RESPONSIVE AND DEDICATED TO BUILDING A WONDERFUL HOME.

I'll put the ending first - now that we are settled in our home, we are very happy. The community is wonderful because the people who live here are wonderful. And we like our home. The experience of having the home built was fraught with issues and disappointments. At one point there was no progress on our home for over two months, which delayed our opening and caused us to have to extend our rentals. The only reason given was that they were waiting on an inspection. We did everything we could think of, including sending an email to the Pulte customer service people that they refer you to when you write a bad review here. When you send a complaint to Pulte Customer Service, they send a nice note saying that they are very concerned and that they are sending your complaint to your local office since they are in a better position to solve the problem. Unfortunately, in our case the lack of response from our local people was the issue we were complaining about. As a homeowner you are assigned a customer service person that you are supposed to meet during your walk-through prior to closing, this person is supposed to be your contact for when you have any issues with your new home. Ours did not show up for the walk-through, nor did he call or communicate in any way. We were given a name for this person, but we have lived in our home for almost two months now and we have neither met nor heard from him. In summary, there were commitments made and not kept, and there was a time when we could not get anyone to tell us what was going on, and we felt helpless. Now that we are in our home, we are very happy, but we are certainly glad that the building process is over. ... More

No matter WHAT the issue, the Team at Del Webb is extraordinarily responsive with both answers, solutions and even minor assistance. One of the best developers/builders I have ever had the pleasure of working with. HIGHLY recommend!

Our Field Manager, Brett, was very responsive to our issues during and after construction.
