In my case, I selected granite for the kitchen counters from poor samples and I am not totally satisfied with the finished product. The sample that was used did not include the total design and/or colors included. Very disappointing.

Make sure that all items that you have noted in the walk-throughs are taken care of. Especially the painting. Only about 60% of the painting touch-up were fixed.

Working with the sales staff & design team was an excellent experience. Regarding the finished home, many details lack quality workmanship. The warranty team, however, has been very helpful in resolving many issues.

We've built several new homes & the quality at Del Webb Homes is not top notch but it's decent. We were really disappointed that since we live the majority of our time out of state & this is a "2nd home" , our 1st water bill was horrendous due to the sprinklers being on a cycle of EVERY DAY 3X A Day before we were able to get them changed!!! Check everything out immediately!!

Del Webb met the deadline but needed follow up for sparkling and paint touch up.

Disappointed in kitchen cabinetry. Could be so much better easily plus dishwasher is in wrong place. Big mistake! Flooring installation is poor. People are the best thing Pulte has going for it. Everyone is super nice and as helpful as can be under circumstances. Value is not there. Feel that I have paid too much for what I've gotten.

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.

I was surprised by how many issues we had that in my opinion could have been avoided with better quality contractors. We are now moved in and expect to find the odd issue which to date the warranty person has handled very well. Our field manager Preston was great, wished he’d been involved from the beginning. Pulte not well organised

Our experience with Del Webb was generally good except for an instance of their trying to charge for a change order which was necessitated by their mistake. Utilmatelly the charge was removed.

It was disappointing that the workmanship did not meet my expectations vs the price that was paid for my home which contained many upgrades.

Biggest complaint is windowless bathrooms.

The volume of homes constructed makes quality and attention to detail suffer. Seems particularly problematic with the subs.

Since buying this house it has had some good experiences and some disappointing experiences, Example: Airtron Air Conditioning does not have a rep to help you with your control panel, after spending 200K+ for this house I think it is not asking too much for the new homeowners. Everyone we talk to in the neighborhood has questions on the AC and Heating system controls.

Shingles have fallen off our roof twice. Landscaper company planted a dead tree in our front yard and no one responds to our inquiries about it. We have yet to understand whom to contact when we have such problems. When we e-mail Pulte Customer Service, we receive an automated reply saying someone will contact us in 24 hours. NO ONE contacts us. The only person who is responsive to us is Trent our field manager/construction supervisor. He's been great.

Jeremy watched over our project from start to finish. Since Marnie left he was our primary contact. Always responsive and corrections were made in a tinely manner. Julie has also been a great resourse for our questions about Britton Falls. Missed having our salesperson available but Jeremy and Julie filled in fine.

Nice home.

Sloppy work in finishing details such as drywall, paint, caulk and cabinetry. However my field manager and punch list contact was very responsive and agreed with my observations. Call backs for repairs would be far less if attention to detail was noted during building and each contractor performed work more responsibly.

Painters were horrible. unresponsive to issues.

WE are generally happy with home, however it does take multiple requests to get small things fixed.

Overall the experience has been good. Many calls and texts to the builder have gone unanswered. Neena our sale person has been outstanding to work with.

I feel I was duped into thinking the house/community would be within the city of Little Elm. Since I was in CA, I Googled "Little Elm TX" and what I read sounded great. Now having moved into the home I find that I am far from the community I thought I would be living in. In fact the traffic situation is horrendous if I want to get into Little Elm - one has to plan carefully to avoid bumper-to-bumper traffic. A lot of information a newcomer needs (voter registration, DMV office) is not readily available. Deliveries have to be made to "Aubrey, TX)" - not Little Elm as the sales brochure lists the address. Little Elm taxes - Aubrey delivers - that has been the cause of much confusion. Just don’t look too closely. I think some of Pulte’s contractors cut corners where you don’t notice until you live in the house for a while.

Do understand that these are not custom homes but are standard spec houses. In generally they are very nice homes but just a few key areas in construction were disappointing. The OSB sheathing in an area or or two went down to within an inch of the ground and I fear I will have hidden damage from water relatively soon. The fascia boards around the doors, windows & gutters appeared to be a particle board material which I feel will degrade within 10 years. The house does not come with a front and back water spicket, only midway along the sides (wished I had realized this. The basic structure (walls & trusses) looks good and the flooring, cabinet, counter, bath & electrical fixture selection are good. We think the sales office needs to pay more attention to buyer(s) getting acquainted with amenities (we never personally received any introduction to anything; heard later that some buyer(s) received tours of facilities onsite). Also, we have an ongoing issue with sales with trying to assess if we received correct cabinets in bathrooms; got runaround and never was able to follow thru with our precise question. Our builder/field manager has been great with follow up on house issues being addressed after move-in. Mortgage process went smoothly; however, information on (I think it was called) (recast) was incorrect; employees need to be a little more aware on this. We were told we could put additional monies toward our total mortgage within a reasonable time after closing to reduce our total mortgage; when we checked further, it was not available to us because we have a VA loan. Little things like that make a big difference in overall process. But, we do love our new home in Sun City. ... More
