Look very closely at all aspects of the home--the little things. Check very carefully for insects. Paint issues, grout smears on tile, doors, drawers,and locks with keys. Don't assume everything works/is OK. The main gate is left open on the weekends. The other gate is never closed, and locked. So It's not really a gated comunity at this time like I assumed. Ergo, I had to purchase ADT--UGH!

We have numerous items that remain unresolved from our walk through and punch list. Several are significant. We have not heard back on any of them. We closed June 22. Over a month ago. We have also submitted other issues through the warranty process and none of them have been resolved. No communication. Nothing fixed.

Based on this experience, I would say that Del Webb Fulshear is not a priority for Pulte.

It is very difficult to trust people in this build when construction supervisors, customer care, etc. are moved to other projects. Customer care rep. was good about touching base with us on open tickets-airteam showed up when scheduled, however, whoever is in charge of landscaping has done nothing to correct the mistakes made in the front, side and partial backyard. They were here over two weeks ago and said they would be back to fill in the yard and replace some of the grass but we haven't seen them since. I was also told that they couldn't replace any of the grass on the side because ...

We were very excited about purchasing a new Del Webb home in Summerville, SC, but needless to say our expectations fell a little short. Poor communications, a delayed closing and poor workmanship were just a few of the reasons we were very disappointed. We paid for upgrades in almost every area, only to be disappointed with finishes, choices available and finally the end product. We are post 2 months closing and still dealing with issues.

Pinchlist items not completed a month after close Construction supervisor was awesome when you had his attention ! Seemed he was overloaded and communication was not timely. Sales person held communication together!

I was mislead on the market for selling me house to buy this one. I was told the down turn would not effect North Carolina. I took a 70k loss on selling my house and was forced to pay top dollar for this one because I had put a down payment. The price of this house is way too high for what you get and the fit & finish is subpar. I could right a book this.

We were disappointed in the first agent we had at the Del Webb sales center. She was extremely rude. Our realtor reached out to the sales manager at the sales office and from there on he worked with us and he was great. As far as the building process, we had questions that were not answered by the building supervisor for our house. Very disappointing. Overall the attention to workmanship is lacking. Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. The beginning of my process was great, good communication, pre-sheetrock walk through good, regular updates. The final 45 days not so good. My builder representative did the surprise, it's ready early after telling me the house would be ready later for months. Then 2 days before closing wanted to push closing for a few minor things - all theatre! Do not close if you have even the smallest items outstanding, it's almost impossible to get them done after closing. Pulte may build a good house structurally but the finishing of the home & attention to details is of poor quality.

Our experience with Allen our salesman at Stone creek was excellent he is knowledgeable, personable and provided great service. Our construction manager was ok, we feel he should have been keeping a closer eye on what was going on in the home during the build, which would have avoided some of the problems. Workers from numerous trades are very careless, large gouges, dings and scapes were in the drywall throughout the house which needed repair and repainting. While we rally like the community and the home design, we've had more issues than we would have anticipated for a home of this cost and new construction. While the basic construction seems to be of good/average quality, the finish and some of the materials (windows substandard (poor build and screens not well fitted), cabinetry faulty glue system, roofing system not executed to code (ridge vent), terrible HVAC drain design, concrete is poor - rust spots all over) were not of the quality expected. Use cheapest rarely used toilet flash system. I will have to hire a plumber outside to replace them. Garage and driveway not even.The alarm system is impossible to set up and after reading the manual. The builder next foot useds my electricity to build their new house and use my outdoor faucet to water their lawn.

We have a list of issues that I first officially reported on June 21, 2023, that have still not been addressed two weeks after my initial email. I called the sales office because no one was answering the Customer Service line, they said to just wait a few days. Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.

I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

Interior doors, handles, windows, bath & kitchen fixtures, interior paint for a base plan are lowest quality and would predict would have to replaced after warranty. You are not really given options to choose interior paint beside color. The stage management system is frustrating. There should be a point person from start of build until the first year after closing. At each stage it seemed the home buyer was starting over.
