Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

We have purchase and close on four previous homes, the last was in 2005 a Del Webb-Solera house in San Tan Valley, AZ. without any problems. The Sun City-Peachtree Sales Office staff hijack the closing with demands and threats! The trustworthiness, 1 star rating refers to the sales office staff, only.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. You have to be an informed buyer. Most of the build quality issues could make this an amazing experience. Some are related to skill and oversight and others are related to materials. The post closing experience has also ...

Pleased overall but some of the workmanship was not at the level I would expect given what we paid for the home.

Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.

We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. Field Manager and Sales have been very responsive to all questions and concerns.

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

The only issue is with the responsiveness of the Pulte group to fix the issues with the home. They do not seem to provide feedback and a schedule in a timely manner.

Overall a really good experience

The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I expect a number of us will be contacting higher Pulte management to discuss ...

Frisco Del Webb New Home Review

Our builder did a great job keeping us informed weekly on progress of house build. He also addressed any questions or concerns we had in a timely manner. We like our new home. Only wished that we could have made a few extra changes to floor plan (add a sink, add built in shelves in showers, etc.). Pulte mortgage process was easy.

Feedback for buying a spec/inventory home. When buying one of these you may have little to no input on design and options selections. In my case, the home was complete.

I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. My intentions for providing this review is in hopes that it would help a potential buyer and help the builder improve. Initial purchase included walking homes that were built and ready within a timeframe I requested. This process was fine. I would advise homeowners to ask questions such as, what are the ...

The home is well built and the project manager was excellent. Cabinet and appliances are poor. Even if upgraded from base level. Most cabinets had defects from factory and had to be removed and replaced and all appliances needed warranty repairs immediately .

No hot water in master shower for a month

The hot water issue could have been handled much faster by replacing the regulator instead of waiting for parts. The exhaust fan in the kitchen wasn’t connected to outside. Took about a week to correct. Still waiting for a door lever for our den. Been here nearly two months now.

Know what your options are...

The best advice I can give is to make sure you know what you are getting. There are many things about the models that are not standard. Do not assume anything you see is going into the home you are contracting for. Go threw the model you like with your sales rep and let him tell you what is in the base price and decide every single upgrade you want. Like outside flood light, can lights in a particular room, under counter garbage cans, an extra outlet somewhere...everything just be spelled out before you sign on the dotted line. Upgrades can easily exceed $70,000.

Worth the effort depends A lot on who your supervisor of the home is.

To begin with our construction supervisor was great. This helped in making it better. You have to remember these are not custom homes. They are out up pretty fast. If you can. Live to visit often you are much better off. The worst and really is annoying is the cheap paint. You can't upgrade the paint quality but almost everything else. Since it goes up quite fast and it is contract labor you need to be aware that the walls are not square. In putting in shelves and other items to our house we found walls were off as much as 3/4 inch from top to bottom. The master bedroom was ...

Great attention during the build and before closing. Poor response to complete final punch list after closing. Project manager said he’d be available to me up to 30 days after closing to schedule the trades in for the final punch list. He was not available and he did not schedule the trades. Regular service repair people from the community were scheduled instead. The electrical issues (outlets not working) have not been addressed in spite of my repeated attempts to get this done. My house is beautiful but I can’t cook and can’t use any outlets in the kitchen. Some work is scheduled for next ...

We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.
