I'll put the ending first - now that we are settled in our home, we are very happy. The community is wonderful because the people who live here are wonderful. And we like our home. The experience of having the home built was fraught with issues and disappointments. At one point there was no progress on our home for over two months, which delayed our opening and caused us to have to extend our rentals. The only reason given was that they were waiting on an inspection. We did everything we could think of, including sending an email to the Pulte customer service people that they refer you to when you write a bad review here. When you send a complaint to Pulte Customer Service, they send a nice note saying that they are very concerned and that they are sending your complaint to your local office since they are in a better position to solve the problem. Unfortunately, in our case the lack of response from our local people was the issue we were complaining about. As a homeowner you are assigned a customer service person that you are supposed to meet during your walk-through prior to closing, this person is supposed to be your contact for when you have any issues with your new home. Ours did not show up for the walk-through, nor did he call or communicate in any way. We were given a name for this person, but we have lived in our home for almost two months now and we have neither met nor heard from him. In summary, there were commitments made and not kept, and there was a time when we could not get anyone to tell us what was going on, and we felt helpless. Now that we are in our home, we are very happy, but we are certainly glad that the building process is over. ... More

No matter WHAT the issue, the Team at Del Webb is extraordinarily responsive with both answers, solutions and even minor assistance. One of the best developers/builders I have ever had the pleasure of working with. HIGHLY recommend!

Very pleased with the results

We have a new, beautiful home that allows my disabled husband to have a better quality of life. The house isn’t our dream home because I had to make some design center choices early in the process that I would not have made if I had known in advance the accessibility costs. In the end, the accessibility costs were minimal but beyond the design deadline. I called the design center and they confirmed we were unable to make any changes, even if minor. After we are settled, we will make the changes to upgrade our home’s appliances; repaint the home’s interior (I loathe the flat wall and baseboard paint and baseboards are not what was promised by the design center); add laundry room cabinets, etc. We are pleased with the accessibility changes that allow my husband to enter the house through the interior garage door and to go out on the patio, but not pleased that he is unable to enter our home through the front door due to engineering issues. We should have been guided to a different lot before the house was purchased and built. The Sales liaison, the Builder’s liaison, and the Mortgage company were wonderful to work with but we wouldn’t work with the Title company again. The entire process would have been enhanced if communication was better between all parties involved. ... More

The very poor quality of work particularly the painting interiorly and exteriorly. Painted over dirt on windowsills. Semigloss will have to be done by a professional painter done at our expense. Would not allow the original painters back on this property. Dripped paint on upgraded tile floors, cabinetry, light fixtures, etc. throughout house. Not qualified painters and should not be part of your providers. The numerous mistakes regarding upgrade installations from door levers to front door lock. Total waste of time having to replace items. Damage to upgraded kitchen cabinets by a sub contractor not the cabinet installer. Damage done after completion of cabinetry installation. Carpeting installed over dirt filled flooring. Personally had to stop the installer who refused to vacuum stating he did not want to damage his vacuum. I personally had to sweep the floor which angered him. Mistakes made in master bathroom tile installations. At walk through, house was filthy, windows not washed, bathrooms and all flooring not cleaned. This is the 6th new home I have purchased and have never experienced such poor quality work by a builder. Was sickened by the whole experience at the walk through. Was repeatedly reassured that everything would be done to remedy and followed through with close of escrow. It is a shame as the floor plans are excellent in all models and the community is wonderful. Your execution from construction needs to significantly raise their standards, with all aspects no better than a C to D. I worry that the basic construction will prove problematic in the future. ... The home is beautiful and the build time was acceptable considering the COVID delays in building materials and appliances. But I had trouble getting my field managers to respond to me with the issues I had with the house, before and after I moved in.

The house was not ready for us to move into on our closing date on August 3. The floor tile was defective and the builder knew this 30 days before closing, the carpet was badly stained from muddy shoes and needed to be replaced. The kitchen vent shroud was installed poorly and totally unacceptable. We were told that we could not move into the house for 30 days after closing due to these construction defects. It is now 70 days after our closing and we are still waiting for the kitchen shroud to be installed and the correct dryer to be delivered. We are still waiting on payment for compensation for us to rent back the villa we were living in due to extending our closing for the second time. All this has caused extreme stress and frustration. ... More

Wonderful staff to work with!

I am impressed by the details I would not have thought to ask for are part of the design. Things like lighted attic, convenience electric outlets and 3 way switches. Lights had LED bulbs already installed. None of these would have been deal breakers had they not been done but all tell me someone cared to design and deliver a home.

Be very careful of promises. Once the deal is done getting things done is not so easy.

An overall outstanding homebuying experience

My builder Pete Walker and the Del Webb staff Chuck and Mary all made it possible to build while still living in another state.

We are enjoying our new home I only wish that the finishing teams would have taken more care trim that does not come down to the floor on doorways holes cut too large for fixtures flooring not done completely the finish on the tile in our master bath these are just some of the things that I wish they would’ve taken more care with

This is our 4th Del Webb - Pulte 55+ Home since 2003. It goes without saying that 3 People stood out during the entire process: Sales-- Bly T. and Randy C. PLUS the Top standout was our Field Manager-- Corey E. who was totally committed to provide us with a gorgeous home. Ken and Janis K.

Our project manager Jason was superb throughout the building experience. He called with weekly updates, gave us access to our home at every step of the process, was super alert and reactive to any minor issues that came up during the build. We love our new home. It’s everything we hoped for and we are delighted with Del Webb/Pulte. They are an inclusive company, and we have no regrets choosing to build through them.

The communication should have been a lot better than it was. Due to the lack of communication, it cost us a lot of money.

Steven Locke was great. He explained everything fully knew what he was talking about. He helped get last minute details completed.

When the housing market went crazy, they did not cancel your contract and hold you over a barrel to pay more, like other builders did. There are several things they do extra that others don't (in Texas). I believe they should point outl those attributes of the building process up front during the sales phase.

That there is not enough storage in the master bathroom and guest bathroom, The towel bars are plastic, not enough light in the bathroom. The thermostat is old school and not easy to use. I had to call in a service order to get my back door working so it would not stick and a service order to have a kinked pipe straightened out so my dish washer would work.

As a 1st time new construction buyer, I was pleased to see how smooth the process went from our initial model tour to our escrow close.

- Quality and value of new home -- sloppy paint job, poor workmanship, ingenuine, defective and/or substandard products - Poor quality control by Quality/Safety manager - Inspection: Demand more time, Don't be rushed. Hire professionals for detail inspection - pre-drywall and final.

The lack of communication during and after construction was, and continues to be, very unprofessional. The sales person was great, but the people handling the mortgage and title were careless in their work with us (especially when it came time for the wire transfer) and that created a very stressful situation for us as buyers. After living in the house for a month, we still have numerous unresolved issues (such as no caulking in bathtub, large gash in wall by the cooktop hood, lots of paint/glue/something spots on the floor tiles, pantry shelves and doors are missing as are towel racks in bathrooms). Someone finally came around and installed a gasket around the exterior door frame of the door in the master bedroom. The gaps were so big that wind, sunlight and lots of bugs came in the room. And did I mention that there were several families of field cockroaches and crickets living in the house when we moved in? The interior of the house upon closing was dirty and landscape sand was on the driveway/patio/sidewalk pavers which eventually was tracked into the house. This huge lack of details is not what we expected out of such an expensive house. ... More
