Our builder was very informative, kept us update as to the progress of our house. We feel the interior paint and windows are of low quality. The windows are cold and get near the wall with anything and you leave a mark. The stove fan installation was terrible. Parts of the mounting equipment we missing, it wasn't level.

Picking out your new home and lot was made easy by Janice in the sales office. She is defiantly working for you as a buyer. The building process is well organized and building superintendents like Craig keep a close eye on the building process. The real draw is all the activities that are available and the closeness each individual neighborhood. Each neighborhood is broken into blocks where neighbors get to know each other. The buying process was easy, no issues. The construction part was also easy with no issues until we closed. The house was "clean" but boy we had and are still having issues. The paint and mill work was not to par. Grout cracked and missing in areas. Shower silicone is peeling off. The outside stucco was dirty and nails showing. Getting the issues fixed but the time line is taking longer then it should especially when they have to come back 2 to 3 times to get the fix fixed correctly. When I first drove into Chambers Creek it immediately felt like going home. My sister has a DelWebb home in SunCity so I was familiar with the builder. My experience with all the “hiccups” throughout the construction has been disappointing. After I moved in there is very little to no communication as to when these concerns are taken care of. I had a $372 water bill from a faulty sprinkler that STILL has not been taken care of.

Make sure everything is fixed your liking before you sign the papers. There was way too many issues in our house for a bit brand new and they being building houses for a long time. Unacceptable.

Home buying experience was very good. Sales and building teams kept us informed throughout the entire process. However, given the premium price of the condo units, the craftsmanship and quality of the materials used is just adequate even with upgrades. Customer Care Manager is fantastic. However, getting replacement items under warranty takes a long time. A couple of obvious defects should have been addressed before the sale date.

Mail box fiasco

On closing, we did not get a mailbox key. Nobody at Pulte took ownership to resolve this, instead, they made it my responsibility. After many weeks of promises and inaction, one person finally came through in helping out after I stated I was going to elevate my request into the public forum. Slow Response Times on Repairs

This is my second new build. Very slow response time on repairs. They will not do repairs on issues found after final walk through. Now I have the bathroom countertop that has scratches we didn’t notice at the walk through they will not repair. The same on the granite on the kitchen countertop that was brought up at the walk through but now are saying that’s normal. The countertop looks dirty covers in water spots and smudges. All they did is sent the cleaners to reclean but still looks horrible. Now I have to pay to have it replaced. Ridiculous. It’s been two months still waiting ...

Our new mutual experience was good with Alex. He was very professional, knowledgeable and responsive. After the closing it went downhill fast. They had to come back four times to install the right glass in the master shower. They came back four times to fix/replace the flex room doors. Finally had to remove entire frame. Still waiting for them to be painted. During final walk through we identified many issues with cabinets (screws coming thru range hood, dings and warped cabinet doors). It felt like once the home closed the attitude went from “tell us what we can do for you,” to “we did that according to code and you need to accept that.” Items like fencing are not included. Builder issues have arisen in the community with ground movement, though not to us directly. Issues have also arisen with construction of the community center. But we love the location and our neighbors.

Glad I did it, but overpriced for what I got

I do like what I ended up with, but looking back, this is an overpriced product. Pulte has builder level product, builder level quality, which I can get at any Home Depot. My expectations for the price I paid were much higher. Based on stories from others in our neighborhood, I feel very lucky with the sales person and construction supervisor we had - both were excellent in my opinion.

No Quality For the Price

We paid over $800,000 for a less than 2,000 SqFt home. The fixtures, lights, plumbing hardware, and finish trim are all builders grade on the cheep end. The switch locations for various lights make no sense, The lawn is nothing but weeds. On the plus side, the house fits our needs very well, the location is outstanding, and the Del Webb activities and social aspects are outstanding. Those are built into the house cost, but the basic house is no where near a $400 per sqft property

Like I said the whole buying process was great but then it went down hill. Pulte Title is horrible. Kept asking for same documents. Pulte Mortgage was great. Workmanship is horrible. Paint splatters and spray everywhere. House was dirty when we moved in. Didn't clean windows or windows sills (the high ones that you can't see, left paper and saw dust up there) , left the paper from sliding glass doors on the frames and caulked it on them. Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

Door had to be replaced which was done in a somewhat timely fashion. Had to make SEVERAL phone calls and 7 weeks later it remains unpainted. Closed without refrigerator which we were told was not included. Except that the contract said that there WAS to be a refrigerator. Took several weeks to get that.

Several quality issues with our new house all of which could have been resolved before closing. Has been difficult to get incomplete or defective items repaired. 12 weeks after moving in and many email and phone calls to our contract manager later, we are still trying to resolve many of the issues and feel like we are being ignored at this point.

Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. ...

We had considered another builder before Pulte at DelWebb. But due to our circumstances moving back to PA and having to purchase after the sale of our home, we purchased a quick sale home one where the designer selected the details of the home. We paid full cash so not to have a mortgage. They “say” that we got upgrades but given a Toll Home that we had before this, there was a difference. Quality is not what you get, it is what you are told though. Building processes are wrong and things in home get damaged during construction. Once house closes, items are no longer build problems but now warranty issues and response is slow to get fixed. A few small inexpensive changes could make home much more efficient. They are not options and you cannot change later. The construction manager is really just a PR guy for Pulte and oversees too many homes to be focused on quality. The common response to issues is” that’s the way we do it”.

Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.
