I feel I was duped into thinking the house/community would be within the city of Little Elm. Since I was in CA, I Googled "Little Elm TX" and what I read sounded great. Now having moved into the home I find that I am far from the community I thought I would be living in. In fact the traffic situation is horrendous if I want to get into Little Elm - one has to plan carefully to avoid bumper-to-bumper traffic. A lot of information a newcomer needs (voter registration, DMV office) is not readily available. Deliveries have to be made to "Aubrey, TX)" - not Little Elm as the sales brochure ...

Just don’t look too closely. I think some of Pulte’s contractors cut corners where you don’t notice until you live in the house for a while.

Do understand that these are not custom homes but are standard spec houses. In generally they are very nice homes but just a few key areas in construction were disappointing. The OSB sheathing in an area or or two went down to within an inch of the ground and I fear I will have hidden damage from water relatively soon. The fascia boards around the doors, windows & gutters appeared to be a particle board material which I feel will degrade within 10 years. We think the sales office needs to pay more attention to buyer(s) getting acquainted with amenities (we never personally received any introduction to anything; heard later that some buyer(s) received tours of facilities onsite). Also, we have an ongoing issue with sales with trying to assess if we received correct cabinets in bathrooms; got runaround and never was able to follow thru with our precise question. Home is attractive and comfortable. Some workmanship was quite good, such as tile work.However, quality of paint and paint workmanship was not what I hoped. Most fixtures are fine, but some (toilet seats, for example) were What I perceived as very entry level.I'm not unhappy, But I paid a lot and Didn't get "wowed" as much as I expected.

We were very excited to get our Del Webb home. Upon moving in, we noticed numerous flaws in drywall and painting. It will take us a long time to correct them all. Our driveway has already cracked. Our hardwood floor is cracking and is chipped along the edges. Paint splatter even on the hardwood floors. Our shower door can only open one way because the walls are not straight. Many chips and imperfections also exist in the kitchen cabinets. There really appears to be a lack if attention to detail on the finish work.

Overall we were pleased with the building experience. Our supervisor was excellent and on top of issues. The quality of the materials used was not the highest quality but then we knew some of that going in for a non-custom built home.

I love my new home in Del Webb at Dove Mountain. All the Del Webb and Pulte Homes employees are wonderful. My only issue is with the quality of craftsmanship. The paint job both inside and outside is not good. In the models, they do use two coats of paint but in my home, they only use one coat barely. Also, I assumed they would use a paint that would seal for the rooms that use water but they used the same matte paint throughout. I will have to have bathrooms repainted soon. The state I came from requires an eggshell paint in all bathrooms, kitchens, and laundry rooms. I assumed it was ...

Del Webb home: 1. Quality of workmanship is poor. Examples: a) shower pan in master bathroom is not level, the result is pondering and poor drainage. Additionally, the metal plate does not securely fit into the opening.- i have cut my foot on this twice. b) faucet in kitchen sink is poor quality- the extension and retraction features do not work well. We are overall pleased with our new home. From start to finish, our sales representative was available to assist with any and all concerns or directed us to the appropriate person. The building team leader was responsive to our concerns during and after the House was completed. However, we recommend an independent home inspector and a real estate agent. In our case, both our agent and home inspector agreed that our home was well built

Due to turn over with Pulte homes I did not meet with my construction rep until the house was about 3 to 4 weeks from Dry Wall. In fact he told me that he was leaving the company in two weeks. I felt that he had a bad I really don't care attitude. Thankfully his replacement made up for all the negative experiences I had. Danny made it right and was very responsive to my concerns. In the end I was very happy.

Overall, the Del Webb home buying experience was good. The sales consultant, the builder, everyone went out of their way to be supportive and helpful. The exception was the Sales VP who came across very arbitrary and capricious. Also, the processes used by Pulte Mortgage were unnecessarily complex and challenging.

We had three different sales reps during our sales/buying cycle. The first two were promoted during our cycle but unfortunately the 3rd was a "rookie" and we knew more about the product & process than she did by that time. Our workmanship was just OK, but I guess that is to be expected for such "cookie-cutter" houses however the lack of true options to customize things such as kitchen appliances was very disappointing. In the sales office the process is presented as easy and fast. The closing date had to be changed twice do to lack of cooperation between my bank and Pulte's multi-business agencies. Unless you have a really good reason to use an outside lender, it may be best to just use Pulte Mortgage. Will probably save you time if not money. Used the cheapest materials possible. When I spend $700K for a home I do not expect to have replace things like door knobs, garage doors, repaint all the walls, etc. in the first six months. If they had spent an extra $20K they could have made it a quality house. Also garage is so tiny that if you park two cars, you can’t open the car doors. Driveway is so short you can barely park a car on it. Streets are so narrow the county is going to impose a no parking restriction because emergency vehicles can’t get through.
