This is our third time we have bought over the years as a brand new home and we have had more issues with our Pulte home than the other two builders. The house was built with speed in mind and not so much on quality. The quality or the lack of quality comes down to inspect what you expect. speed of completion seems to be the focus versus focus on quality. Everybody is more than willing to fix the issue after the fact, but the issue never should’ve been there in the first place if the focus on speed wasn’t there. and focus and not so much on quality. Overall, we felt like Del Webb/Pulte were not totally honest and upfront with us during the buying experience. We were led to believe that everything in the Models was available for choice at the Design Center. Boy were we wrong. All of the nice touches added to the Models were additions by the Interior Decorators and are not available for selection at the Design Center. Love the community…. But housebuying experience, not so smooth… told first Real Estate agent the street, and Sun exposure I wanted. She tried to push me on a different street. I said I guess I’ll wait or look at resale, since the street I wanted was not available. Two weeks later, I find out the lot I wanted was sold! Overpriced homes with basic quality of features and lack of attention to detail. Overpriced design features with limited design choices. No flexibility in design features as per model. Getting In Late in Development Is Not Good

Bought one of last homes for sale in development. Builder reps are already working on a new development so responsiveness is awful.

Average experience is mostly due to insensitivity to customers throughout the process. It is somewhat expected of a mass manufacturing and building process, however more emphasis and resources must be provided to legitimate customer issues. Final inspection related issues must be promptly addressed although closing date is passed.

Once moved in noticed issues and while some were resolved others became my problem. The one plus was I had a great project manager who kept me up to date on the progress.

Our home is wonderfully designed, lots of options, and a quality build. The community is beautiful and well laid out offering ample amenities with a fabulous lifestyle director. This is our 3rd Del Webb community and this one had the least informative salesperson and by far the weakest customer service division.

In general, the experience was OK. There were options that were not available when we purchased our home. It would have been nice to have these options available. The quality of the work is good, however, a wider garage would be nice. A little tight for two cars on the two car garage. We have been here for a little over three months, just one issue so far. Hopefully no more. The landscaping is very nice.

Nice home but could be better.

We love our home however some upgrades were super expensive compared to after market sub contractors. Builder flooring was not customizable unless you pay more than double of what it's worth. Backyard and front yard landscaping should be more customizable. Exterior paint was substandard. Drip lines are all done with cheap thin wall tubing that always breaks after a few years.

Working with the sales team was very nice as I had expected it would be. Working with the construction team has not been all peaches and cream. Have had more issues than I thought. I expected more from Pulte but not sure it will ever make it my expectations, unfortunately!

Everything from the start was very difficult for. We wanted to give up but our need to be close to our daughter and family for their assistance in the future didn’t allow us to stay in our previous home. We believe we were misled throughout the purchasing process. Told we were not allowed certain styles, colors or additions. We were left with secondary choices and not what we really wanted. We found it a ploy that during the initial sales portion the agent seemed to display purposeful ignorance. Did the typical lawyer RE Agent routine. You'll need to talk / do with someone else. Making the job of getting information more difficult. Our construction manager, Josh, was 5 start. Easy to work with knowledgeable. Fond issues I missed. After closing, service requests have been handled timely and in an acceptable manner. Only true issue is, how poorly the sod was maintained before closing, granted it was winter and it was dormant. Our final inspection revealed a defect in the ($8000) waterfall island countertop. Replacing it would have delayed our closing, and with our rental deadline and movers, that was not an option, so we settled on a $500 food voucher. Pulte could have worked with us on that. Disappointing. While gutters were being installed after closing, 12 cracked roof tiles were discovered. One of the bathroom sinks has come loose from the countertop. Have a detailed meeting and expectations from building supervisor. Have low expectations if want high quality work. Standardization gives speed to execute, but removes personalized experience.

Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.
