Our salesperson promised all sorts of after the sales support but then got transferred to a different development and pretty much ghosted us. Our project manager seemed pretty good at the beginning, then started neglecting more and more as we got closer to our move in date. there were still a handful of things that should have been easy enough for him to take care of shortly before or soon after our move in that just didn't get done before he stopped answering our calls or responding to our texts. All ten (10) interior doors were incorrectly installed and our service request has not been responded to. A roof leak damaged a bedroom ceiling and fixtures. On site personnel were slow to respond. Fortunately a field inspector’s actions got the leak repaired but now we’re waiting on ceiling repairs. We’ve just read that owners are having to wait more than one month for approval of landscape change. Proposals. These are our most serious concerns.

House is breezing it colder inside than out side my olive is frozen in the pantry! hot water takes forever to get to the bathroom and kitchen.concrete in drive way is coming up.purchase the more expensive paint but when you wash a mark it makes it worst

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. My goal was to have at least 1.5 to 2 feet extended in center of the bow on the inside of the room. But by the time I discovered from the Pulte sales agent that the bow window only extended by 1 foot or less on the inside, she said she gave us the 'exterior measurements' at the time of the sale and was too late to change. The option costed us $6000 and bought me only by 1 foot or less in center of the bow! The other option is worth raising an issue was that the kitchen cabinets have option for 'full overlay' which meant the cabinets doors would install close together per Pulte sales agent. However, in reality, they didn't. The option was $1000 to have cabinets doors to install 'almost' close together. It would have been better to have them install close together for a higher price. Lastly, after you moved in and found things around inside and outside of your house either didn't look right or didn't work right. I entered these warranty items in both using their email link AND our Pulte account portal and waited for more than 3 weeks and got no response from Pulte customer care. What you see in model (and we don't mean the upgrades) doesn't necessarily represent what you get as a final product quality. Also, be, be aware this builder does not adjust grading after you purchase so be sure to be accept the grading on the lot you select. Finally, be ready to be nickeled and dimed for things that you would assume would be part of a "Luxury Builder"

It does come as no great surprise to me that I am being asked to fill out a survey for a house that is actually 400 miles away (River Lights, Wilmington NC) from the neighborhood where I actually did buy (Griffin GA). The Georgia house experience was great… the quality appears to be outstanding… and certainly a terrific value. With that said… run as fast as you can AWAY from Pulte Mortgage… which they try to incentivize you to use.

Often, construction debris is left blowing in the wind, ending up in homeowners property or in the canals with the wildlife. Construction processes create dust and dirt. My new home and my vehicle have been covered in concrete dust and earth dust. Nobody comes to clean the homes next to current buildings projects. I’ve washed my truck several times at no small expense. My screens and lanai covered with dust. The sprinklers flood the property and the front street side of some homes are puddled with water. Arriving home, one tracks water and or water with sand into their garage. Water pools onto the cart path and sidewalk. Morning walks have swinging routes onto the roadway to avoid these small sidewalk ponds. The sprinklers are set somewhat random and may jet water directly against your new home, eaves, onto the roof or directly into one’s lanai. But, the irrigation errors are the landscapers responsibility. The noise and traffic of construction is constant and our street is often dirty and wet. Walking our dogs in one direction leads them to flooded sidewalks. The other direction leads them into dirt, debris and discarded chicken bones from the workers. ... More

Del Webb has always been to be the ultimate home buyers experience. But, ours was disappointing ! Sales had to be tracked down every time we came in to see community and to have our needs met. We had to request another Sales Agent to assist us. Project manager meet appt for walk thru was good… But, Closing day walk thru punch list not completed!! Another manager rushed thru our walk thru, leaving things Incomplete. ( Everyone always rushing to another appt)!! Closing rep was nice at the Sales Office Closing and was very thorough. During closing our SALES AGENT walks by us in the lobby and did not even know who we were or say hello !!!! ( AFTER HE MAKES A NICE COMMISSION. That was the most DISAPPOINTING moment and the reason for this review). ... More

Our home was a Contour model. We were scheduled to move in on late September but due to someone in the Pulte Land group we were delayed six weeks and had to stay in three separate Airbnb's at our expense. No one in Pulte would take any responsibility and offer us an compensation. When we finally moved in we noticed that there were large numbers of paint drips throughout the home that had to be scraped off the floor. Plus the base boards needed paint touch ups in every room. The closets were still full of large spiders and we had to spray everywhere and sweep out the webs. There were some scratches on the shower door and mirror that we missed during final inspections. Plus we had missed a small scratch in an appliance door as well. So overall we were still happy to have finally moved in and were out of lengthy temporary housing finally but we were not impressed that the painters had made such a mess and really did not do the level of quality that they could do if they had taken their time. ... There seems to be a total lack of professionalism when it comes to communicating what is being done with issues. We closed on the house and then there was total silence from the builder on open issues - that have still not been addressed.

The quality is not good at all. My tile floor has cracks already. The carpet is awful it has runs in it and it looks filthy all the time. My counter top in the kitchen , I don't believe is quartz at all. It is so hard to clean. My shower door is not fixed as per closing. Quality...what quality? I am a Realtor and will have a hard time selling in here in the future because of the quality of your merchandise. Not your builder.

Sean was helpful in the sales office. Tiffany in design center was very nice and helpful. Alejandro was our project manager and he was the best part of our entire process. Design center was an absolute money grab. Everything was overly expensive. Several of our new neighbors are ripping out the free items and putting their own tile and carpet in because the prices in the design center were SO extreme. Talking about our new HOA.....If your friends are in town it will cost you $5 a piece to bring them into the pool/ hot tub or workout area. I think to bring a friend to the pickle ball courts cost $5 as well. Keep in mind we already pay $153 monthly for all these amenities We love our new home and so far really enjoy our new neighbors, but I will NEVER buy another new home. ... More

Construction managers were very responsive.

Working with a builder-company has been very cumbersome. Too many people involved to get things resolved quickly (vs one point of contact) and/or spread too thin. The community itself is nice, the amenities, however I am not thrilled that I have lived here one month and HOA dues already increased 7%. One month and there are issues that were maybe part of "punch list" that are not yet resolved and I have no idea who to contact about them and get the stuff finished/corrected. I have a cracked window, have no idea who to contact about that, etc... It is not a particularly friendly community, especially if you are single - but that is not their target market. The HOA rules are rigid for my taste, some people like that and it does control the quality of the community, This was probably not the right home-buying decision for me. We had mostly a good experience with Pulte but they have finished out poorly. Getting the last issues resolved has been frustrating to say the least. No way to directly talk to someone, only sending in email requests that go unanswered. Our sales guy has been great!

Lets start at the sales office. Were never told the model was different of what was built. Different roof tiles, windows that did not open and doors that were eliminated. When questioned were told that the model was reengineered. Nice if salesperson told us this at the beginning. The construction of the home in my opinion is not quality built. The 2x4 exterior walls with no sheathing when 2x6 would add more insulation and sheathing would make a much sounder structure. Interior walls at 24 inches on centers is another thing I did not like. The floor outlet in the great room is useless as it cannot be put where you want it. Limits furniture layout. The base price for the house is reasonable but the addons are way overpriced. I wanted a side door in the garage but at $10,000 insane. We chose to have different interior paint other than the base white. Cost $5800 Does a different color paint cost this much maybe some additional labor. In costing out the money we spent on upgrades $72000 my cost to do would have been at least 35% less. If I had to do it over again, I would buy the base home and do the upgrades on my own. At the end of construction, we did a walk through with the Project Mgr. and noticed a lot of blue tape for things to be corrected mostly paint, the big disappointment was the carpets were not put in the right rooms. We did close after the walk through but will never do this again until we have a second walk through to make sure everything is completed to our satisfaction. Upon moving in we still had blue tape on walls for paint touch up and we noticed other areas that needed touch up, During the next four weeks in the home we had the following issues , crack around exterior window, 2 cabinet doors came apart, broken shelf in cabinet, exterior doors needed adjustment, crack in mirror where outlet was installed, micro wave frame came loose, plunger in sink not connected, kitchen spray nozzle needed adjustment, patio ceiling needed to be repainted, window installed crooked needed adjustment and electrical issues. There were some outlets that did not work switches hooked up wrong. These were corrected but it took them 2 hours. We signed up for the white service and had a difficult time getting this service as no one seemed to know about it. We are waiting for some things to be completed. Another issue was the filters for the ac/heating unit. I was told they were changed after the completion of construction but when I checked them, they were clogged and full of sheetrock dust. Very disappointed that there were so many issues in this build. Most of these items should have been noticed by your project manager example: how can you not notice that the wrong carpets are installed!! We love the Mesquite area and hope to enjoy are new home once all the issues are taken care of. ... More

Really like design layout of house, but there are/were problems. 1. HVAC air conditioning compressor motor/fan out of balance and needs to be replaced. 2. Forced air furnace installation was not complete. Once completed still does not work. 33 F degrees this morning - a little cold for this 84-year-old! 3. Forced air furnace vent rain cap not installed 4. Seal on bottom of MBR shower leaks 5. Exterior AC power outlet near garage service door has no power 6. Exterior light at single car garage not installed properly - has loose internal shade. 7. Glass windows in several rooms were scratched when installed. 8. System air filters used during construction were not replaced when house construction was finished, leaving four very dirty filters for homeowners to immediately deal with. 9. Next? ... More

All the people here are super friendly and the community building is beautiful. There are many coordinated activities with an awesome website. An ok quality home, but very expensive even though Pulte is not a custom builder. We kept our expectations low knowing that many customers had reported issues which helped to keep our stress level in check. The Construction Manager Maggie was very helpful

Salespeople were great, craftsmanship of the home not great, finishes are kind of cheap, Pulte options were extremely overpriced

We looked forward weekly to seeing the progress of our home.

The trades are very sloppy, and the Construction Manager missed a lot. We had several issues including light switches not connected to exhaust fan (how did that slip by the code inspectors), missing gutters, NG drop was too short and would not turn on, water under kitchen sink sometime during the build and left the cupboard flooring bubbled, hot water connected to the cold water connection which was labeled "Cold", Quartz in bathroom that was stained and had to be replaced, etc. I could go on and on but will leave it at that. As mentioned, the Warranty Manager, Brandon, is a lifesaver.

Pulte team is quite responsive. However, the quality of workmanship by some contractors and materials used is not very good. For example, paint quality, in particular on window frames, is very low. A two-door garage has only one spring, posing potential safety risk. We have noticed many small issues, such as caulking and cracks on the garage floor, after moving in.

Buying this home is as stressful. You have to make lifetime decisions quickly without the ability to make any changes to your home after you sign. Once you go to the design center some things make more sense. Your sales consultant doesn’t know everything. Nor does the design team know what you are an actually buying as well. They don’t really know what the house gets with purchase. The build was overwhelming at times. I felt like we were babysitting our construction manager and all the trades. We became the annoying buyers, but we felt our brand new home should be almost perfect. We hired an inspector for two inspections and I would never have thought he would have found as many issues as he had. We had problems with our a/c they promised us it was corrected, three hours after our closing we had no a/c for three days, in August!! Synergy is awful we had to reach out to them to get our items we purchased. I feel we should have received a higher quality build than we had. ... More
