If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. It does come as no great surprise to me that I am being asked to fill out a survey for a house that is actually 400 miles away (River Lights, Wilmington NC) from the neighborhood where I actually did buy (Griffin GA). The Georgia house experience was great… the quality appears to be outstanding… and certainly a terrific value. With that said… run as fast as you can AWAY from Pulte Mortgage… which they try to incentivize you to use.

Often, construction debris is left blowing in the wind, ending up in homeowners property or in the canals with the wildlife. Construction processes create dust and dirt. My new home and my vehicle have been covered in concrete dust and earth dust. Nobody comes to clean the homes next to current buildings projects. Our home was a Contour model. We were scheduled to move in on late September but due to someone in the Pulte Land group we were delayed six weeks and had to stay in three separate Airbnb's at our expense. No one in Pulte would take any responsibility and offer us an compensation. When we finally moved in we noticed that there were large numbers of paint drips throughout the home that had to be scraped off the floor. Plus the base boards needed paint touch ups in every room. There seems to be a total lack of professionalism when it comes to communicating what is being done with issues. We closed on the house and then there was total silence from the builder on open issues - that have still not been addressed.

Lets start at the sales office. Were never told the model was different of what was built. Different roof tiles, windows that did not open and doors that were eliminated. When questioned were told that the model was reengineered. Nice if salesperson told us this at the beginning. The construction of the home in my opinion is not quality built. The 2x4 exterior walls with no sheathing when 2x6 would add more insulation and sheathing would make a much sounder structure. Interior walls at 24 inches on centers is another thing I did not like. All the people here are super friendly and the community building is beautiful. There are many coordinated activities with an awesome website. An ok quality home, but very expensive even though Pulte is not a custom builder. We kept our expectations low knowing that many customers had reported issues which helped to keep our stress level in check. The Construction Manager Maggie was very helpful

Buying this home is as stressful. You have to make lifetime decisions quickly without the ability to make any changes to your home after you sign. Once you go to the design center some things make more sense. Your sales consultant doesn’t know everything. Nor does the design team know what you are an actually buying as well. There seems to be an issue with the GFI breakers. Ovens always shut off. Light bulbs continue to flicker. When it’s windy outside it sounds like a wind tunnel in my unit. The flooring is cheap. There is a squeaking noise in front of my pantry. There is small area on my master bathroom vanity that is peeling. Some areas of grout on the master is not even with the tile.

Main construction of house appear very strong. Doors, windows, trim, all well done. However finishing items were poor at best. Hardwood floors were covered with glue, cabinets have cracks and are broken, air conditioner leaks water, shower pans were covered in dirt, floor tiles had multiple areas of dried grout, grout missing in shower, Reply's to our request to fix items go unanswered.

The structure of the home is solid but quality of materials like cabinets, countertops and workmanship is poor. “Sloppy workmanship” like nails protruding from cabinets. Paint and spackling all over the floors. Response from staff when notifying them of issues is fast but fixing the issue could take months.

Paid for upgraded appliances, but basic decision issues. All appliances were supposed to be Whirlpool. Initial microwave was another brand. It was replaced with a whirlpool but, the display is white when all other kitchen appliances are blue. It is highlight as it sits above oven and you see the difference every time you look into the kitchen. Construction manager has been very responsive in trying to get fix, but so far he keeps getting road blocks. Latest response is others are like that so, no fix. I guess it is OK for this new pair of shoes to be one black and one white

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Not pleased with the overall experience. Already have dealt with several major problems, including a water leak behind a wall which flooded my guest bedroom. Repairs required included cutting a large hole in a wall and having multiple drying machines running loudly for three days. We have a pocket door into the bathroom which was installed incorrectly, and has required four visits from contractors requiring complete removal of the door frame, and resulting in multiple repairs to walls, ceramic tiles, and carpet. Average home that could be in any other Pulte community. We thought being in 55+, Pulte should have designs that accommodate seniors such as all zero-step entries, zero-step showers as standard, built-in shower bench should slightly slope forward so water doesn’t pool on bench, cabinets should not hit appliances or other cabinets when open and light switches should be in close proximity to doors instead of homeowner having to take several steps to reach light switches in the dark especially in the garage. Overall, the community is very nice. The houses on the surface look nice. The follow up for maintenance request is average. The quality/workmanship.is average. The build of the home look kind of rushed, like front door doesn't fit tight. Paint jobs are sloppy with clumps of paint underneath cabinets and ledges, drops of paint all over the place on floors, half the outlet have paint in them or some thing that prevents you from being able to plug into them. Overall a reasonable process. I would strongly recommend you hire a qualified inspector pre-drywall & pre-close & radon. Multiple findings by our inspector had to be addressed (hurricane straps, gas leaks, bowed walls, etc.). Happy with the end result. Trust but verify.

We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.

We were told the amenity center would be completed by 1st quarter of 2024. Unfortunately, this isn’t accurate. The amenity center is a year away. Big disappointment.
