There seems to be an issue with the GFI breakers. Ovens always shut off. Light bulbs continue to flicker. When it’s windy outside it sounds like a wind tunnel in my unit. The flooring is cheap. There is a squeaking noise in front of my pantry. There is small area on my master bathroom vanity that is peeling. Some areas of grout on the master is not even with the tile.

The Sales Person Kevin was not helpful in the least. Once he had our downpayment never heard from him again. I am glad that portion of the experience is over with. Overall, the wife and I are enjoying our new home.

Having come from a background as a custom home builder the overall experience with Pulte was less than stellar. There were deficiencies in the customer experience from the information provided on availability and timelines of lots we wanted to, the workmanship and pride in doing a job well and right the first time during construction. The end result is a home that is probably well built in general with many flaws that may not be noticed by anyone but the owners. The construction Manager Carlos worked hard to do what could be done to improve the experience.

Pulte homes would do a better job with Management that kept track of the progress of the homes and supervised the subcontractors to make sure that when they were on the job,that they took the time to protect the work of the other subcontractors.A lot of the punch list would be avoided if everyone respected the work of all of the subs involved.The warranty person has a hard job of call backs for damage done during the job because subs don't protect the work of other subs.There is also a lot of down time-it could be lack of qualified workers,lack of training,poor supervision.Safety training ...

There were electrical issues and the office doors would not close due to significant overlap. The construction manager was awesome and responded immediately to fix all issues.

The cost of the home after discounts was still high for the market and the appliances and many of the finishes are low quality. I felt pushed to use the builder's title company and the builder did not cover many of the typical seller's closing costs. I was told it was because the discounts were applied to the price of the home rather than the closing cost. However, the cost was high for the market and significantly higher than the appraised value.

Need a lot of patience while waiting for escrow items to be completed. Weather is a partial reason for delay but so is focus on building/closing new homes rather than completing existing homes. HOA process also cumbersome.

I was disappointed when we closed that I could not keep Money back because we paid cash and the house was not complete at closing. Many things were not done from the walkthrough the week prior even though they tell you it will be. So you have no recourse except to be a squeaky wheel. Our kitchen backsplash and bathroom tile jobs had to be redone. Such a pain to move in and then have to work amongst the mess when they knew at least a few months prior that it was subpar and unacceptable. We had a bad experience with the PULTI Mortgage rep while working on financing. He would never call us back or answer questions. Then when it was getting close to the closing, the closing company actually was able to get everything figured out. Thank Goodness! I’ve been here now for a little bit over a month and have discovered a few things that I didn’t realize before I purchased my unit. All but one of the sinks in my unit were designed for ADA compliance. This meant that there was no bottom to the sink it went straight to the floor. So I had to pay a workmen $360 to make a shelf under the sink and install it. Personally, I believe that Del Webb Chauncy Lake should have designed the sink so The bottom of the cabinet could be unscrewed and removed for compliance with ADA regulations. Finishing items were poor at best!

Main construction of house appear very strong. Doors, windows, trim, all well done. However finishing items were poor at best. Hardwood floors were covered with glue, cabinets have cracks and are broken, air conditioner leaks water, shower pans were covered in dirt, floor tiles had multiple areas of dried grout, grout missing in shower, Reply's to our request to fix items go unanswered.

Poor Quality of Materials

The structure of the home is solid but quality of materials like cabinets, countertops and workmanship is poor. “Sloppy workmanship” like nails protruding from cabinets. Paint and spackling all over the floors. Response from staff when notifying them of issues is fast but fixing the issue could take months.

Paid for upgraded appliances, but basic decision issues. All appliances were supposed to be Whirlpool. Initial microwave was another brand. It was replaced with a whirlpool but, the display is white when all other kitchen appliances are blue. It is highlight as it sits above oven and you see the difference every time you look into the kitchen. Construction manager has been very responsive in trying to get fix, but so far he keeps getting road blocks. Latest response is others are like that so, no fix. I guess it is OK for this new pair of shoes to be one black and one white

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Not pleased with the overall experience. Already have dealt with several major problems, including a water leak behind a wall which flooded my guest bedroom. Repairs required included cutting a large hole in a wall and having multiple drying machines running loudly for three days. We have a pocket door into the bathroom which was installed incorrectly, and has required four visits from contractors requiring complete removal of the door frame, and resulting in multiple repairs to walls, ceramic tiles, and carpet. Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. What should have been an exciting and positive move to a new life and lifestyle had many, and continue to have frustrating issues. There are moments of joy, the community is filled with great people that care for each other and their homes. Average home with no special provisions for being in 55+ community

Average home that could be in any other Pulte community. We thought being in 55+, Pulte should have designs that accommodate seniors such as all zero-step entries, zero-step showers as standard, built-in shower bench should slightly slope forward so water doesn’t pool on bench, cabinets should not hit appliances or other cabinets when open and light switches should be in close proximity to doors instead of homeowner having to take several steps to reach light switches in the dark especially in the garage.
