Overall, the community is very nice. The houses on the surface look nice. The follow up for maintenance request is average. The quality/workmanship.is average. The build of the home look kind of rushed, like front door doesn't fit tight. Paint jobs are sloppy with clumps of paint underneath cabinets and ledges, drops of paint all over the place on floors, half the outlet have paint in them or some thing that prevents you from being able to plug into them. Studs in the wall seems to very as if random. Even the toilet paper holder was put in incorrectly - nothing catastrophic, but you don’t get ...

I love the home. The buying experience was as good as I believe it can be. Construction Manager was very responsive DURING CONSTRUCTION but after did not return numerous phone calls and texts. Landscaping around my house was very poorly installed. It took weeks to get even a small thing addressed and the large item still has not been.

Disappointed with elevator. Has been down a few times in two months! Also, no A/C vents at entrance. This means that entry into the unit is not pleasant since no air movement. Too many dogs!

We purchased the higher end model in the community, the Pinnacle Collection Sonoma Cove. We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options." Simple things like bath hardware, window sills, tile selections, flooring selections... nearly anything above Simple builder grade, as an additional charge "option." The Del Webb Nexton is a beautiful setting, with quiet streets, beautiful ponds, and exceptional Clubhouse and outside pool. The home building process was a disappointment as limited upgrade options are offered, and the finishing work - caulking, attention to details, etc - is unsatisfactory. However, our building supervisor, Jack, is an extraordinary professional who quickly responds to issues, quickly determines the root cause and makes the necessary contacts to remedy the problem. Overall a reasonable process. I would strongly recommend you hire a qualified inspector pre-drywall & pre-close & radon. Multiple findings by our inspector had to be addressed (hurricane straps, gas leaks, bowed walls, etc.). Happy with the end result. Trust but verify.

We think we made the right decision in moving to Del Webb, but were surprised about how many items in the house that we thought would be included, cost extra, driving the price higher when we had to make our design selections, months before the build (and could NOT make any changes). We are disappointed that the house seems "low end". The quality of some of the materials and labor are sub-par. If your expectations are low, this would work for you.

We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.

First the positives: very friendly and responsive staff, across the board. Secondly, they are very schedule conscious-your home will be finished on time no matter what. This positive leads to the negative. Negative: quality of workmanship. There were multiple instances of poor installation/craftmanship. If you raise the issue, the customer service team will address it right away (not necessarily right away to fix, but will respond promptly). That said, I have the feeling if the home buyer doesn’t point out the problems before closing, they get left as is—-probably to keep on schedule ...

We were told the amenity center would be completed by 1st quarter of 2024. Unfortunately, this isn’t accurate. The amenity center is a year away. Big disappointment. Also, the security gate still isn’t staffed by a guard at night. Why? Many homes are occupied, Pulte! Where is our security? The construction workers need to take more pride in their work. We wish that Pulte,would have been more flexible with our closing date. It seems everything had to be by Pulte rules. The outside paint job on my home was terribly substandard hopefully it will be corrected for future home buyers.

The day we closed, the punch list wasn’t completed. The tile and carpet floor was a mess. There were no shower heads in either bathroom. More important though was the drain in the master bath was completely blocked. It had to be jack hammered down to the P trap. That took days. After the drain was repaired the repair job to the tile was unacceptable so the tile work had to be remediated. Much better but still not perfect. There is still an unfilled shallow hole in the rear lot. Construction manager say it’s now the HOA responsibility. Of course I’m well down on the HOA maintenance ...

You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. It's not dishonesty, but certainly salesmanship very well ...

My biggest issue is with the lack of pride in workmanship that I have encountered in different areas of the build. That goes from laying sod on top of weeds and trash in the yard, to still finding paint on my carpeting, breaking the door frame on the main entry door and trying to cover it up with caulk and paint, and finally to the way the brick fireplace was finished around the outlet boxes. There was skilled workmanship done in many areas like the brick and stone work on the outside, but it is overlooked by all this other stuff.
