We were on our third site manager six weeks into the process (James, Jason, Chad). Chad seemed overburdened in trying to manage our site as part of his plate (not his fault). Nonetheless, Pulte displayed little to no flexibility in the build process. Even as a spec home, they would not allow for even minor variations in customer request that were more logical than Pulte's perspective (i.e. wall outlet placement/addition/deletion; closet configuration, etc.). Leaving a 1" lip from the sidewalk to the front porch makes zero sense from a safety/tripping/liability standpoint - yet, Pulte swore (in writing to me) it was their policy-procedure to leave such a lip. The sidewalk also tapers toward the house rather than (the standard) away from it. Putting cabinets in too early that then allowed for the slide rails to get mucked up so the "slow close" functionality is now also mucked up. Creating a scenario that allowed for contractors to use "our" new toilets at their discretion was appalling when we found urine and fecal matter in the toilets, under/on the seats, etc. They were meant for us “to christen”.., no one else.., given what we were spending on this home. They were certainly not meant to be desecrated with someone else’s fecal splatters and unflushed urine deposits – for us to then encounter and formulate our “Pulte perspective” on. Moved in to find the master shower fully clogged from tile grout (from a last minute tile repair). Moved in to find the Dryer breaker will not remain in the on position (and, we had laundry to do). Several issues on the roof (potential leakage and future mold/rot concerns) that were noted by an independent inspector (and, not fully fixed). The kitchen back-splash was not done properly in terms of how to visually balance the "stop-start" of the patterning and looks unfinished/uncapped (I've been around residential construction for 50 years and have frankly done these jobs personally before with better, cleaner technique). Wasn't thrilled with how they cut holes into the cabinet backing to allow for piping, etc. then plugged with unsightly patches. Back yard has low spots that pooled up with Thursday's rain. This isn't about my wife and I being too picky.., in most of these cases, it's about a solid dose of common sense and contractors merely taking pride in one's work. I've been in the procurement-production management world for 40+ years. There are very basic processes and procedures that could be incorporated/enforced that would minimize the potential for "disgruntledness" and increase the potential for greater satisfaction. As example, we've had other homes built where the builder did an electrical walk-thru with us to discuss/review the logic/reason behind outlet placement. Look at our new living room as one simple example - the east facing wall is clearly the TV wall. With so many people today mounting large screen TVs in living rooms - wouldn't it stand to reason you put an outlet 5 feet up from the floor, in the center of the wall - rather than requiring us to pull a cord downward in an unsightly manner off to the left or right of center in order to reach an outlet? A little common sense can go along way in improving a product and satisfying a customer. ... More

Although our inspector said that for a Pulte home ours was above average we still had lots of issues. Shortcuts were taken, poor workmanship, and lots of waiting for warranty services (not with contractors but Pulte coordination). I felt that we were coerced into giving good ratings because staff told us that their jobs were tied to it and in one instance we were told that if we couldn't give a rating of 10, not to rte them at all. WHAT??

This is my first experience with building a home in a planned community. My assigned construction manager was as responsive as he was allowed to be. I am pleased with my house but very disappointed in Pulte's attention to customer service issues.

Promises may not be kept. Pay attention to the process. Many things were told to us and they were not true. The actual building crews lack safety concerns, leave trash at the building site and just do not have experience in home building. The construction supervisors are trying to do their best with what they are given to work with. This experience has been all Pulte's way. There were no change orders accepted. None.

Trying to get a shower door seal that does not leak water all over the floor has been very frustrating. Pulte should be able to install a strong enough seal at the bottom of the shower door to prevent leaks. I have been given the run-around in that I'm told that the kind of seal installed is all that they have. They should be able to get a better seal.

We found that after completing our design selections there were several misunderstandings as to what was or wasn’t included. It would be helpful if a final visual representation was provided to avoid confusion. Quality is satisfactory but we found several small flaws and issues. We’ve brought these to the attention of our customer care associate. I’m hoping we’ll be pleased when the issues are resolved

This is the second home that I purchased from Pulte and it will be the last. The first house which was located in Florida had a terrific floor plan and the service that I received from Pulte was good. I liked the floor plan for the current house in Lake Las Vegas but after living here for a few weeks I realize that there is too much useless space. This means that the places where space is needed are too small (ex. closets, kitchen cabinets, pantry). The worst feature about this house is that that the air conditioner and the forced air unit were installed next to the master bedroom. There are three thermostats in this place which means that the air conditioning system cycles three times in a row to cool the entire house. The compressor and forced air unit make a tremendous amount of noise every time they start and stop and this makes it very difficult to get any sleep. Whoever designed this system was brain dead. ... We were so excited to have this house built and our move from South Naples to Ave Maria. Our sales person was over the top helpful from start to finish. But after closing, the number of functional issues we have run into, that should have been discovered prior to closing, is very frustrating and disappointing. Too many electrical issues (one dangerous), windows that did not open, and....... We have spent over a month (and still going) of constantly having contractors over handling issues. I do have to give Del Webb/Pulte a good grade for taking care of the issues on the back end but so much of it could have been caught if the folks that are paid to check the house from top to bottom did a better job. I don't think it is too much to ask that someone test the outlets or make sure that every light has a switch to turn it on. It just does not seem that during the construction process that contractors are being held to high standards. The contractors that handle the warranty issues know exactly what needs to be corrected because of the pattern of problems created during construction. I am just not sure that Pulte understand the amount of time that the owner needs to take to get these issues corrected and to be around waiting on contractors. I hate to write a bad review. We love our new home but now question the quality. I am hoping that a year from now we can move on from some of the very large issues and I can write a better review. While the community has great amenities, the new home building lacks quality. They changed the style of the homes and they all look alike. Not enough details on the elevations. I wish I would have bought a resale as the older homes are much better quality. The new homes are on much smaller lots….so they can fit in more homes. Pulte will cut every corner they can financially. You pay top dollar for a mid-quality home.

The home buying experience was rushed because I took over someone else’s purchase. There were corrections that needed to be made prior to closing that were not completed. I became aware of them two hours before the closing. I was promised at the final walk through that they would be completed. Days after my closing the project supervisor was dismissed so there went my promised corrections. There is a lot more to say, but I think one of the last things I will say is that my closing was classless, I met with an attorney, there was no Del Webb/Pulte representative, I didn’t get a welcome plant, keychain or even an envelope for my closing paperwork. I understand that the developer owes me nothing, but for the premium I paid for this home I think a keychain or a plant is not a lot to ask for. Do better Del Webb/Pulte. ... More

Lots of issues due to poor craftsmanship. Now I must spend time waiting for repair men to to come and go for things that should have been addressed prior to closing.

Trent was excellent. I’m disappointed because I don’t feel that we received the proper quartz countertops. I don’t believe the width was correct and I feel like I received a lot of double talk to confuse me. I’m very disappointed. The brick pavers for the side walk and front porch were slanted towards the front door causing floods in the den and hallway. The pavers had to be redone twice.Now the replaced the pavers that hold down the storm shutters are in the wrong order. I will have to file another request for that to be fixed. The best thing you have going for you is Trent, very responsive. He’s customer service oriented. ... More

Problems that were identified prior to closing are still un resolved, more than 6 weeks later.

We love the home, the development and our neighbors. We have no regrets buying the home, but I think its important for future home owners to be aware of the issues we are having. Del Webb/Pulte focus on their "quality build" when you are purchasing and building the home. We are hopeful that the construction and "behind the walls" workmanship/material align to that expectation. However, we are disappointed in the quality of the finishing work. We are dealing with paint and stain splatter/drips on flooring and carpet, broken/poorly working cabinets (which have been fixed), damaged kitchen sink, un-level/damaged countertops, poorly finished drywall and trim, an exterior sliding door that doesn't lock properly, a broken baking drawer in the stove, and more. Customer service has been receptive to our concerns, but slow to address them. We've also been told this is a "production home", which is a very different theme then the before closing "quality build", If we had been more aware of the potential finishing issues, we probably would have made different choices with upgrades...such as paying to have the garage finished. Felt that facts around the home but came out gradually. Too much value associated w Del Webb name and should be into property quality.

We commend our informative construction manager Jacob. He sent pics and updates throughout the build. Design consultant Nikki was generous with her time and helped us in choosing our finishes. There are certain finishes that are not the same quality as what we saw in the model homes. The performance of the a/c system is poor coupled with inadequate insulation resulting in significant variation in temperature in some rooms. Ultimately you move here for the community so keep that in mind.

We were very excited about moving into our new home. Yes, we knew there would be issues with a new build. However there have been SO many quality issues with our new home and repairs needed. At this time we truly question the overall quality & workmanship.

The attention to detail is very much lacking. The Homes are built quickly with many unresolved issues.

I thought "new home" would not need inspector since everything is new. Wrong. Three days after move-in we discovered a water leak, apparently caused by carpenter drilling a screw into water pipe causing floor damage and mold build up in bathroom cabinet. Maybe not unusual for one craft to cause damage to work of others but nobody watching for sloppy work by unqualified contractors, Vinyl plank floor also had several places with gouged-out damage not apparent during final, brief walk-thru. Damage apparently caused by moving in appliances or heavy materials. Lots of paint touch-up required. Also discovered paint was not washable and minor dirt spots would wash away paint with any dirt cleaning effort. Not impressed with uality of materials or workmanship. Should have hired a qualified inspector that specialized in new home construction with focus on quality of work. ... More

Sales staff is great and the construction process until the end was great However near the end things get sloppy and do not get taken care of as promised

Overall it was a avg experience There were things that we would of liked to do but they were not a option..we did see alot of waste going in the dumpsters during every home build. With the cost of lumber we were amazed! Since this is a new community and we are at the begining of the build hopefully it will reach the standards of other del webb communities..this is our 2nd del webb home. Thank You

I knew that Pulte used some less expensive materials and equipment in order to reduce the cost of their homes, but I was disappointed to find out that the workmanship was far below the standards that I experienced in other homes that I had purchased. This was compounded by inadequarte quality control and supervision.

This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved. Hopefully no home owner or visitor is injured or killed because of people being greedy for power and money. ... More

Salesman was great, Pulte mortgage was terrible, we luckily were able to not need them! Workmanship is not so great, hopefully all gets corrected . Time frame of completion was earlier then expected.
