The bidding for lots was sold as fair for buyers. In reality it only served to drive up purchase prices. Repairs after closing take a very long time. Buyers are responsible for purchasing the higher cost appliances because only the stove and dishwasher are included. Some materials are less than good.

The house is still not completed , I closed March 29, Door bell is still not working, some painting not finished as of yet. My keys have not been fitted for just me yet since builder still needs to be able to get into house. I have not moved in full time as of now, loan process with Pultee was not the best, was questioned after closing regarding my fence which Pultee arranged to be include in build, it was picked out during the design phase of the process Doesn't seem like Del Webb and Pultee communicate to each other like they should. It would be beneficial to buyers if it was explained that you have to put at least another 30 - 40 grand just for landscaping, blinds, refrigerator, washer and dryer. That you make sure you look at everything during the walk through. Don’t sign off on the premium house before that. Hold your breath getting someone out to fix something in your premium home. The neighbors are nice the setting beautiful. I would have been happier to just pay $50000 more for the home and had everything done ready to go.

Recommend aviod using pulte mortgage, title and pulte insurance

Pulte homes wants you to use their own mortgage, title and home owners insurance, the title company is high on closing costs, the insurance gave us a quote that would not even cover the cost to rebuild the home, the sales agents are not working for home buyers, they 100 percent represent the builder, make sure you have a legal expert look over the contract before buying, watch the upgrades, the upgrades are over priced and they claim a upgrade on something. Others would consider standard, make sure you take pictures on final walk through and look at every corner, wall, moldings, plumbing, ...

We have been in our new home a little over a month now and there are still things that are not complete. I one major thing is our lawn is not in. We lawn services that need to be done , but can not until the final grade is finished to the yard. There is still trash all over the yard and it look bad.

I have been in the house for five weeks and no one has fixed the items that needed attention. The sod was finally laid down but needs to be finished. We still have kitchen doors that need adjusting. Some 0ther items need attention. I do not have the name or contact information for the person who can make this happen. This is very frustrating.

Great Home except 30-Day warranty issues need to be addressed in a timely manner. Too long to verify and eventually execute fixes. I realize lots of homes being done now and Labor shortages contribute to this but Co. needs to increase Labor Force to take care of these issues. You pay half a million dollars for a home you should expect discrepancies to be fixed in a timely manner.

Nice neighbors, but this is a builder's grade house

This house is a very expensive builders grade house. The cabinets are not wood, the vanities have NO drawers-they are just boxes, the island has one pull out per section, the sink sounds like tin, the supply lines and valves are plastic, all the closets have wire shelving, including the pantry, and to have upgraded appliances you pay a fortune. You need to purchase your own hand held showers, your own cabinets for the bathrooms, extra towel bars, etc. Am I glad I moved here...yes. I needed to move. But be aware that you are not purchasing quality...

Prior to purchase; We understood that " kitchen layout upgrade" meant upgraded appliances. We were disappointed with Whirlpool appliances. We were told at settlement walk through that humidifier is not included it is an option. We were not offered humidifier option. After settlement: The politeness disappeared overnight. Custome care managment became argumentative. Made us feel as if we were knit picking.

We had built with Pulte in the past so we felt like the experience would be positive. However, we felt SO nickled and dimed this time. The house was overpriced for the quality of materials used. I feel like I bought a $650,000 starter home. Upgrades (and you needed a lot to make it feel like a decent house) were SO overpriced -- $500 for a faucet I can get at Lowes for $200? Seriously? (When we asked why it was so much more expensive, we were told the labor cost drove the price up. My builder was very nice, however, I believe he was overloaded with too many houses he managed. He often told me that certain things were complete when they were not. My first closing date was postponed by the property management company and the second closing was delayed because the vanity countertop installed was a straight cabinet and not drop down. The day of closing, my home had construction dust all over the floors and countertops throughout the house. I still have spots of dried paint in my carpet and some type of glue on bathroom tile going from carpeted bedroom and walk in closet. ...

The quality of work is poor. Work was done hastily and for the sake of just being done. No attention given to details. Repair request are sent one after the other. While the responsiveness is commendable it is time consuming and frustrating.

Good bones, poor finish, lousy close

The "bones" of the house seem to be really good, but the finishing was rushed, and quality of the finishing was lousy as a result. Closing on the purchase was delayed, and they were unrealistic in their completion schedule. Late notice of delay (on the day of possession!) caused a great deal of difficulty. I think it was unnecessary, but their need to capture the sale in a financial period probably drove the process. I hope it was a consequence of supply chain/labour limits. My advice is that if it looks like a lot of word to complete in the time frame "promised" it probably is. Plan ...
