The builder has low expectations and standards. Builder is focused on building fast and NOT on building a good quality production home, that is too bad , they have some Awesome floor plans. The trades are pushed to get things done FAST, so they are either unable or unqualified to do a good job. It has been over 30days since we completed our 30 day list of things to be fixed and the only response was we will schedule in the next month or two.

We are still left with lots of little repairs that need to be done and talking with our neighbors we are not alone.It would seem that with this building boom that’s going on in festival that selling and building fast has taken priority over doing a good job.

Most things went well however some problems were identified but not corrected. For example, the slab for the outside HVAC was marked to be moved 5 or 6 feet to the back to line up with connections coming out of the house. This was not done even though it was plainly marked in spray paint on the cinder block. Now thinks are off and the insulation tubing is cracked for most of the long connection from house to HVAC unit. Some sheet rock mudding was to be corrected but again not done. This one we told your people that we would correct ourselves. Should not have to do this on a half million ...

Overall we are loving the neighbors and location. But, the quality of most things are not what we expected. From bad workmanship in garage doors, flooring, and other construction. Our microwave has been broken for over a month( only in the home for less than 60 days). Warranty work from both Pulti and appliance vendors is painfully slow to non responsive. We had heard from current residents about these issues, but did not think it could be as bad as we have experienced.

After closing date was scheduled there were several days of bad weather. Much of the final completion details were delayed but my builder insured me that he would see that all would be completed shortly after closing. However, I have had many task yet to be completed and am having to go through warranty to get it done. Now the Covid-19 virus has delayed completion further.

A typical new construction community. Great sales people and project managers who seem to care. But you need to be around to watch construction, because short cuts are definitely made with workers. And once the house is finished, good luck with trying to get issues resolved. Great lip service, but lots of time wasting and excuses.

Chris is suppose to have repairs made to electrical, they were taken care of. the lawn people broke the clean out, Chris daid he would take care of it been about 2 weeks now no response. Chris was suppose to have trim person and painter take care of an issue on laudry room dor jam, no response in about 2 weeks. I can't recommend Del Webb due to no timely response. These issues were brought up around june 5th, how ever I had to return to Alabama to finish my move here. Texted Chris on June 15th that I was back at the home. Also turned in infomation on line about repairs.

Blown away by the lack of respect from one trade to the other. They come to fix a problem and create another one. Our superintendent went silent on us. If he spend more time addressing issues and less time begging for good surveys we would have been able to write a good survey response. Very poor workmanship throughout. Great community though.

scratch on microwave door, flooring grout with drywall dust everywhere, hallway bathroom tub with crack, missing tile grout, black markings above drain and shower tile grout is leeching, back patio ceiling speaker at wrong location, front door threshold sweep with gaps, no interior paints touchup kit provided, missing hallway bathroom towel ring, scratched and rough finishes on upper wall cabinets in kitchen and laundry. For the price paid over ($500,000.00)for this home the quality of the cabinets would be better then entry level/cheap builder quality. We were led to believe these were upgraded cabinets (grade 5). The finish work looks like it was done by amateurs. The woodwork is not nailed properly to the walls, and they tried to hide it with caulking which is already separating from the walls leaving a lot of gaps. Walls with bow's in them. Our overall experience is unsatisfactory with the Pulte group. We have many defects that were reported at closing and promised to be completed within 30 days and we have never seen any personnel to date two months later. I would have to recommend anyone who plans on building here to give it serious second thoughts.

Many finishes were incomplete like having cabinet flooring under the sinks, unfinished details, ie., areas left unpainted, laundry room should whave cabinetry, for the costs. Responsive to issues is slow to incomplete. I did have wonderful luck when I reached out to Tim. He got my broken dryer fixed within a day while the people I was directed to have not responded. Issues are small but te cracked gliding window still remains broken with no one getting back to me.

My husband and I have had approximately 13 homes in the last 18 or 20 years and at least five of them were spec homes that were brand new by reputable builders. We’ve had many issues beyond anything I’ve experienced with this new house in DelWebb NMB. There was no hot water in the kitchen and the faucet was not working properly. It took about two weeks of multiple phone calls and emails to get a new faucet. There’s a broken door going into the den. I like many found that the home was not complete on closing. I struggled to even get sombody to respond. I was promissed all would be fixed. Nothing was fixed, infact after I moved in I found many more major faults. Master bedroom had no electrics for a week. They found dangerous wiring fault. No hot water, infact no water came out of hot faucet. No internet, they forgot to order it to be connected and then found out no underground conduit was installed to wire the system in. Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.
