Workmanship...not impressed, Closing should have been easy (cash deal) however it was anything but, Many small issues such as wallboarding over ceiling light sockets during construction, initially installing cabinet and door hardware in the wrong finish etc.

I would give a C- to the overall experience. I contracted in Nov. 2021 and moved in Oct. 2022. During pre-settlement walk thru I was given blue painters tape to mark any items needing repair. There were so many, they should have been noticed thru Pulte's quality control and not the responsibility of the buyer to point out. The builder has been very responsive to fix detected issues. My impression is that there is a rush to complete these units and quality standards are not what you would hope for new construction. We had to trade for a spec home as the house we chose would not be ready as promised. Our lease was up and rent without a lease was an additional $800 a month. So I did not get my farmhouse sink and a couple of other upgrades I selected. But we do like the home we ended up with.

Sales person was very helpful, but my confidence in the team decreased as time went on. Many issues with house that showed lack of attention to detail and hurried sloppy work. Warranty team hopefully remains responsive and is on it. For the price of the home I expected frankly a better product w/o the crooked switch plates, miswired garbage disposal and dishwasher. Gas service went out for two days. Slow workmen on doing repairs. Hopefully things will improve over time but got to say it has been a source of stress and disappointment.

Closed in September and I'm still dealing with items that were never completed. Took several weeks after closing to install a missing appliance. The quality of workmanship needs a great deal of improvement. After completion cleaning was poorly done and I'm still cleaning paint off of the floors and windows.

Disappointed with inability to make changes, even very early on (within a week of contract signing). We wanted to add a standard option and it could not be done. Rushed feeling at walk throughs. Too many problems to enumerate at first walk thru, final walk thru was rushed - under one hour. Should be able to make a 'punch list' of things needing correction over at least a month after moving in. It is impossible to see everything that is wrong during a rushed 'walk thru'. Overall, I'm satisfied with the home I bought. My biggest issue was the cleanliness of the home, after closing on the house and entering it for the first time. I was expecting a WOW factor, but instead, I came into a not so clean house!!! I won't get into all of the issues, but there were a few other issues with the house, that is taking a lot longer than expected! I think the overall workmanship of the house is fine, but it's the cosmetics of the house that is frustrating. What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

From purchase to closing, we hit a lot of bumps a long the way making this the most stressful home purchase by far. Super rush to close and now after living in the home for 30 days, we see so many workmanship and material flaws and scars. When we start a list, we put it down as some of it is overwhelming.
