HOA not responsive . No idea when amenity center will be teady

Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

Driveway is already cracking after 2 months of ownership. Sidewalks through the development are cracking.

House is breezing it colder inside than out side my olive is frozen in the pantry! hot water takes forever to get to the bathroom and kitchen.concrete in drive way is coming up.purchase the more expensive paint but when you wash a mark it makes it worst

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. My goal was to have at least 1.5 to 2 feet extended in center of the bow on the inside of the room. But by the time I discovered from the Pulte sales agent that the bow window only extended by 1 foot or less on the inside, she said she gave us the 'exterior measurements' at the time of the sale and was too late to change. The option costed us $6000 and bought me only by 1 foot or less in center of the bow! The other option is worth raising an issue was that the kitchen cabinets have option for 'full overlay' which meant the cabinets doors would install close together per Pulte sales agent. However, in reality, they didn't. The option was $1000 to have cabinets doors to install 'almost' close together. It would have been better to have them install close together for a higher price. Lastly, after you moved in and found things around inside and outside of your house either didn't look right or didn't work right. I entered these warranty items in both using their email link AND our Pulte account portal and waited for more than 3 weeks and got no response from Pulte customer care. It does come as no great surprise to me that I am being asked to fill out a survey for a house that is actually 400 miles away (River Lights, Wilmington NC) from the neighborhood where I actually did buy (Griffin GA). The Georgia house experience was great… the quality appears to be outstanding… and certainly a terrific value. With that said… run as fast as you can AWAY from Pulte Mortgage… which they try to incentivize you to use.

Often, construction debris is left blowing in the wind, ending up in homeowners property or in the canals with the wildlife. Construction processes create dust and dirt. My new home and my vehicle have been covered in concrete dust and earth dust. Nobody comes to clean the homes next to current buildings projects. I’ve washed my truck several times at no small expense. My screens and lanai covered with dust. The sprinklers flood the property and the front street side of some homes are puddled with water. Arriving home, one tracks water and or water with sand into their garage. Water pools onto the cart path and sidewalk. Morning walks have swinging routes onto the roadway to avoid these small sidewalk ponds. The sprinklers are set somewhat random and may jet water directly against your new home, eaves, onto the roof or directly into one’s lanai. But, the irrigation errors are the landscapers responsibility. The noise and traffic of construction is constant and our street is often dirty and wet. Walking our dogs in one direction leads them to flooded sidewalks. The other direction leads them into dirt, debris and discarded chicken bones from the workers. ... More

Our home was a Contour model. We were scheduled to move in on late September but due to someone in the Pulte Land group we were delayed six weeks and had to stay in three separate Airbnb's at our expense. No one in Pulte would take any responsibility and offer us an compensation. When we finally moved in we noticed that there were large numbers of paint drips throughout the home that had to be scraped off the floor. Plus the base boards needed paint touch ups in every room. The closets were still full of large spiders and we had to spray everywhere and sweep out the webs. There were some scratches on the shower door and mirror that we missed during final inspections. Plus we had missed a small scratch in an appliance door as well. So overall we were still happy to have finally moved in and were out of lengthy temporary housing finally but we were not impressed that the painters had made such a mess and really did not do the level of quality that they could do if they had taken their time. ... There seems to be a total lack of professionalism when it comes to communicating what is being done with issues. We closed on the house and then there was total silence from the builder on open issues - that have still not been addressed.

Construction managers were very responsive.

Lets start at the sales office. Were never told the model was different of what was built. Different roof tiles, windows that did not open and doors that were eliminated. When questioned were told that the model was reengineered. Nice if salesperson told us this at the beginning. The construction of the home in my opinion is not quality built. The 2x4 exterior walls with no sheathing when 2x6 would add more insulation and sheathing would make a much sounder structure. Interior walls at 24 inches on centers is another thing I did not like. The floor outlet in the great room is useless as it cannot be put where you want it. Limits furniture layout. The base price for the house is reasonable but the addons are way overpriced. I wanted a side door in the garage but at $10,000 insane. We chose to have different interior paint other than the base white. Cost $5800 Does a different color paint cost this much maybe some additional labor. In costing out the money we spent on upgrades $72000 my cost to do would have been at least 35% less. If I had to do it over again, I would buy the base home and do the upgrades on my own. At the end of construction, we did a walk through with the Project Mgr. and noticed a lot of blue tape for things to be corrected mostly paint, the big disappointment was the carpets were not put in the right rooms. We did close after the walk through but will never do this again until we have a second walk through to make sure everything is completed to our satisfaction. Upon moving in we still had blue tape on walls for paint touch up and we noticed other areas that needed touch up, During the next four weeks in the home we had the following issues , crack around exterior window, 2 cabinet doors came apart, broken shelf in cabinet, exterior doors needed adjustment, crack in mirror where outlet was installed, micro wave frame came loose, plunger in sink not connected, kitchen spray nozzle needed adjustment, patio ceiling needed to be repainted, window installed crooked needed adjustment and electrical issues. There were some outlets that did not work switches hooked up wrong. These were corrected but it took them 2 hours. We signed up for the white service and had a difficult time getting this service as no one seemed to know about it. We are waiting for some things to be completed. Another issue was the filters for the ac/heating unit. I was told they were changed after the completion of construction but when I checked them, they were clogged and full of sheetrock dust. Very disappointed that there were so many issues in this build. Most of these items should have been noticed by your project manager example: how can you not notice that the wrong carpets are installed!! We love the Mesquite area and hope to enjoy are new home once all the issues are taken care of. ... More

All the people here are super friendly and the community building is beautiful. There are many coordinated activities with an awesome website. An ok quality home, but very expensive even though Pulte is not a custom builder. We kept our expectations low knowing that many customers had reported issues which helped to keep our stress level in check. The Construction Manager Maggie was very helpful

Buying this home is as stressful. You have to make lifetime decisions quickly without the ability to make any changes to your home after you sign. Once you go to the design center some things make more sense. Your sales consultant doesn’t know everything. Nor does the design team know what you are an actually buying as well. They don’t really know what the house gets with purchase. The build was overwhelming at times. I felt like we were babysitting our construction manager and all the trades. We became the annoying buyers, but we felt our brand new home should be almost perfect. We hired an inspector for two inspections and I would never have thought he would have found as many issues as he had. We had problems with our a/c they promised us it was corrected, three hours after our closing we had no a/c for three days, in August!! Synergy is awful we had to reach out to them to get our items we purchased. I feel we should have received a higher quality build than we had. ... More

There seems to be an issue with the GFI breakers. Ovens always shut off. Light bulbs continue to flicker. When it’s windy outside it sounds like a wind tunnel in my unit. The flooring is cheap. There is a squeaking noise in front of my pantry. There is small area on my master bathroom vanity that is peeling. Some areas of grout on the master is not even with the tile.

Main construction of house appear very strong. Doors, windows, trim, all well done. However finishing items were poor at best. Hardwood floors were covered with glue, cabinets have cracks and are broken, air conditioner leaks water, shower pans were covered in dirt, floor tiles had multiple areas of dried grout, grout missing in shower, Reply's to our request to fix items go unanswered.

The structure of the home is solid but quality of materials like cabinets, countertops and workmanship is poor. “Sloppy workmanship” like nails protruding from cabinets. Paint and spackling all over the floors. Response from staff when notifying them of issues is fast but fixing the issue could take months.

Paid for upgraded appliances, but basic decision issues. All appliances were supposed to be Whirlpool. Initial microwave was another brand. It was replaced with a whirlpool but, the display is white when all other kitchen appliances are blue. It is highlight as it sits above oven and you see the difference every time you look into the kitchen. Construction manager has been very responsive in trying to get fix, but so far he keeps getting road blocks. Latest response is others are like that so, no fix. I guess it is OK for this new pair of shoes to be one black and one white

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Paint splatters, scratched floors, uneven drywall etc. Then, when our gas stovetop did not have any burner caps, it was obvious that our construction manager replaced them with caps that weren't the correct caps. We confirmed this by seeing our neighbors caps. The burners wouldn't light and when they did, they scorched the stove top. When I brought this to his attention, he said I would have to contact Whirlpool. Now, when reaching out for warranty work, I don't get clear communication, after spending all day waiting for an service appointment that doesn't show up the Pulte rep is out of the office and no one answers my call to the 800 number - resulting in being on hold for 20 minutes then being sent to voicemail. And, this is after a number of calls from Pulte service that treats me like I'm the problem. I'm sure Pulte has more employees than my organization of 2,500 employees, but this is not how you do business. Prior to closing, when I shared with the construction manager some of the complaints we were hearing in the community about follow-up, he chalked it up to negative people. After closing, I'm beginning to understand where the negative people were coming from. Take pride in your work and serve your customer, even after they've closed escrow. ... More

Not pleased with the overall experience. Already have dealt with several major problems, including a water leak behind a wall which flooded my guest bedroom. Repairs required included cutting a large hole in a wall and having multiple drying machines running loudly for three days. We have a pocket door into the bathroom which was installed incorrectly, and has required four visits from contractors requiring complete removal of the door frame, and resulting in multiple repairs to walls, ceramic tiles, and carpet. It is still not complete after three months and still is not working correctly. We have carpet between the master bedroom and hallway that is delaminating and no longer fits in the transition between the floors, possibly requiring complete replacement of the bedroom carpet. We have a pantry with crooked walls and flooring, likely due to a very poor repair after a water leak from the dishwasher during the initial construction. Multiple places throughout the house have floor molding that has not been prepared correctly for painting. Master bathroom shower pan (ceramic tile) has very poor grout coloring, and looks like it has been there for years. In all, the house did not appear to have been built by professional tradesmen. ... Average home that could be in any other Pulte community. We thought being in 55+, Pulte should have designs that accommodate seniors such as all zero-step entries, zero-step showers as standard, built-in shower bench should slightly slope forward so water doesn’t pool on bench, cabinets should not hit appliances or other cabinets when open and light switches should be in close proximity to doors instead of homeowner having to take several steps to reach light switches in the dark especially in the garage. These are not things that are difficult to figure out and should be standard for an older demographic. We live in a typical house with no considerations like this and that house happens to be in a 55+ community. On the plus side, our construction manager was responsive and communicative during the build process. ... More

Overall, the community is very nice. The houses on the surface look nice. The follow up for maintenance request is average. The quality/workmanship.is average. The build of the home look kind of rushed, like front door doesn't fit tight. Paint jobs are sloppy with clumps of paint underneath cabinets and ledges, drops of paint all over the place on floors, half the outlet have paint in them or some thing that prevents you from being able to plug into them. Studs in the wall seems to very as if random. Even the toilet paper holder was put in incorrectly - nothing catastrophic, but you don’t get the sense that there was a lot of attention to detail put into the build. We find little things that we would’ve thought would’ve been caught and corrected. Given that there is a one year warranty, there’s some piece of mind, I would rather fill the survey out in about a year. ... More

Some things did not work and I was told it would be a few more weeks to repair. Not really thrilled with the architectural design

Disappointed with elevator. Has been down a few times in two months! Also, no A/C vents at entrance. This means that entry into the unit is not pleasant since no air movement. Too many dogs!

Overall a reasonable process. I would strongly recommend you hire a qualified inspector pre-drywall & pre-close & radon. Multiple findings by our inspector had to be addressed (hurricane straps, gas leaks, bowed walls, etc.). Happy with the end result. Trust but verify.

We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.
