I’ll preface this by first saying we love our house, lot location and the community. As for home buying experience with Pulte, can’t say the same. Once purchase agreement was signed our salesperson Mike turned into a ghost. “Zero” communication from him and rarely returned calls or emails. Construction team not much better with lack of communication seeming to be a common thread within the Pulte organization. We were given a window of 3 months for home completion (Feb/March/April of 2022) and did not close until June 17th. Little to no communication from Louie (construction super) regarding ...

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. Very disappointed in the quality of the home for the price we paid. Cheap materials used for doors and other cutbacks that were made are obvious, such as trim. All upgrades were ala carte, knowing that the buyer would not want the basic options that were presented. Very disappointed in the way Veterans are treated. Unless you state you are a Veteran from the first signing, Pulte would not accommodate the discount for them, however, when changes were made to the contract for upgrades, they were willing to change the contract since the price would increase. The gentleman, James, in charge and over looking the building of our home was professionally responsive during the building process. The time frame was as expected, with the real only delay was the windows. We have been in our home almost a month, a few issues have been recognized by us, missing white strip for one of our front windows, bent window frame, no hot water for our tub, one stained paver in the driveway, and painting of the bottom edge, alongside the two sliders. Getting any punch list items completed are nearly impossible after closing.. Response back to address lawn issues have been over a month to get even a response.. A lot of passing the buck going on between builder, HOA, and landscaper. Seems like its all new to everyone but I find that hard to believe since Pulte has been around for a long time and know how to operate.

We found the design and structure to be well executed, but the finish work leaves much to be desired. Even after upgrades, the remaining amenities are all builder grade that need to be upgraded after you move in. The warranty issues we did have, were responded to within a timely manner. But, the vendors used do not do a good job initially, and all seem to have a "fixer" that comes and corrects sloppy work after a warranty complaint is filed.

Even though it took a year we are moderately satisfied. The quality is ok but nothing to write home about. We lived in a new rental during the building process that had better quality then our new home. We have grout missing, scratches in our countertops and are still waiting for our drawer pulls, we are happy to live in our community but at a price of mediocre quality home.

The presentations were cordial, the environment was relaxing and inviting and all the models were stunning. However the finished product was less than a close second or third with respect to the build quality and craftsmanship associated with the final product. Every opportunity was available to execute at a high level however the results are mediocre at best, tainted with indifference and apathy of the trades and builders. There needs to be a higher level of expectation and oversight from management.

Build quality has been an issue, especially in regards to the windows and sliders. A large amount of sand is entering our home during windstorms and we are awaiting a service call (scheduled for 5/20/2022). This issue is not limited to our home as nearly every homeowner in our community is having the same issue. Pulte should re-evaluate the use of this window vendor and the current product.

Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Overall we love our new home and neighborhood, however we are very disappointed with the quality of finish trim and paint. the painting is about as bad as I have seen, flat paint in bathrooms and kitchen?? white only?? baseboards un-sanded, un-calked and un-painted in the majority of the house? with the price escalations that have occurred over the past year, Pulte can afford to properly paint a small house. The paint is readily available, we have checked.

Moving from one Del Webb to another does not come with any perks. It’s like starting all over. The sales dept had their hands tied in offering lots to sell. The release of lots was done in stages and pricing was not as advertised. We paid $37,000 more just for the bare minimum of the homes original stated price. Pulte Mortgage representative was a disaster. It was not about the consumer. It was how to make their job easier. Always had problems getting call backs and verifying interest rate hikes. Finally cut ties with the mortgage side of the house. Hated to give up the incentive on the loan. ...
