The house is still not completed , I closed March 29, Door bell is still not working, some painting not finished as of yet. My keys have not been fitted for just me yet since builder still needs to be able to get into house. I have not moved in full time as of now, loan process with Pultee was not the best, was questioned after closing regarding my fence which Pultee arranged to be include in build, it was picked out during the design phase of the process Doesn't seem like Del Webb and Pultee communicate to each other like they should. Del Webb had no idea I was getting a fence when Pultee and the design people for the house made all the arrangements. ... More

It would be beneficial to buyers if it was explained that you have to put at least another 30 - 40 grand just for landscaping, blinds, refrigerator, washer and dryer. That you make sure you look at everything during the walk through. Don’t sign off on the premium house before that. Hold your breath getting someone out to fix something in your premium home. The neighbors are nice the setting beautiful. I would have been happier to just pay $50000 more for the home and had everything done ready to go.

Pulte homes wants you to use their own mortgage, title and home owners insurance, the title company is high on closing costs, the insurance gave us a quote that would not even cover the cost to rebuild the home, the sales agents are not working for home buyers, they 100 percent represent the builder, make sure you have a legal expert look over the contract before buying, watch the upgrades, the upgrades are over priced and they claim a upgrade on something. Others would consider standard, make sure you take pictures on final walk through and look at every corner, wall, moldings, plumbing, fixtures and cabinets, also more people gave electric dryers, pulte only installed hook up for gas dryers, electric not an option, if buying in a del Webb community with pulte homes, just do your homework and be ready to know they will tell you something and change it later, the community is great, the home building experience, not so great.. ... We have been in our new home a little over a month now and there are still things that are not complete. I one major thing is our lawn is not in. We lawn services that need to be done , but can not until the final grade is finished to the yard. There is still trash all over the yard and it look bad.

After moving in, we found that the water main shutoffs were not connected to the house. Getting that issue resolved resulted in our lawn and grounds being dug up and left in an unsafe condition. We’re still trying to get that resolved. We have been told by our lawn maintenance company that because of that improper grading, erosion will prevent a proper lawn from growing. Another issue, following a toilet backup after 3 days of moving in, we found that our driveway had been paved over a sewer blow out. That issue was resolved by digging up that portion of the driveway and exposing the blow out correctly. They then repaved our driveway. Another issue that was resolved hd the panty door in kitchen, which was meant to be opened into kitchen, having to be rehung so that the pantry door opened into the pantry because the oven door would not open with the pantry door handle in the way. That resolution with the pantry door opening into the pantry causes us to have to enter and walk around the door to ge to the other side of the pantry. Lastly, after moving in we found a gas leak at our hot water heater in the garage. We left the garage door open to vent the gas until the builder contacted the company responsible to replace a broken gas valve. ... More

My builder Garrett was the best! He would answer my phone calls on the second ring. Garrett was very attentive to my every call, thought and concern. My closing was delayed due to the sloppy painting of the inside and outside of the house. I was fortunate to have a home inspector with me on my closing for there were many issues which delayed the closing. I wasn’t present for the second inspection because I lived out of state there were minor issues that I only noticed after moving in. My suggestion to DelWeb would be to focus on quality not quantity.

Too many delays in the build process. Changes in building personnel made for a stressful experience.

Bring your own realtor when dealing with Del Webb. My construction manager was fabulous but the work done by the subs was less than good.

I noticed a price discrepancy the day before closing. Rita responded quickly to send an amendment to Pulte Mortgage with a significant credit to my closing costs.

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. There were mistakes made on things we added and changed. We were very disappointed with him. Our realtor said she would never refer anyone to him again. We were also disappointed in the lady who was our design consultant. She cut our three hour time period short because of a personal matter she wanted to take care of. Our decisions were made very quickly. I tried to change something several days later regarding the model of the gas range and she would not let me do it. This was a minor change from having the controls at the top of the range to having the controls at the front of the range. Our lot had not even been graded yet but she would not let us make the change. ... More

I have been in the house for five weeks and no one has fixed the items that needed attention. The sod was finally laid down but needs to be finished. We still have kitchen doors that need adjusting. Some 0ther items need attention. I do not have the name or contact information for the person who can make this happen. This is very frustrating.

Great Home except 30-Day warranty issues need to be addressed in a timely manner. Too long to verify and eventually execute fixes. I realize lots of homes being done now and Labor shortages contribute to this but Co. needs to increase Labor Force to take care of these issues. You pay half a million dollars for a home you should expect discrepancies to be fixed in a timely manner.

After meeting with construction manager, the only time we heard from him is when we brought up a concern. His replies were curt.

This house is a very expensive builders grade house. The cabinets are not wood, the vanities have NO drawers-they are just boxes, the island has one pull out per section, the sink sounds like tin, the supply lines and valves are plastic, all the closets have wire shelving, including the pantry, and to have upgraded appliances you pay a fortune. You need to purchase your own hand held showers, your own cabinets for the bathrooms, extra towel bars, etc. Am I glad I moved here...yes. I needed to move. But be aware that you are not purchasing quality...

Prior to purchase; We understood that " kitchen layout upgrade" meant upgraded appliances. We were disappointed with Whirlpool appliances. We were told at settlement walk through that humidifier is not included it is an option. We were not offered humidifier option. After settlement: The politeness disappeared overnight. Custome care managment became argumentative. Made us feel as if we were knit picking.

Pulte Homes rushed the complete the house in order to close before the end of the year. We feel that the quality of the craftmanship and materials used were compromised in order to achieve that goal. There are issues with the quality of the painting and baseboards to the installation of appliances. The Pulte team has been responsive in correcting these problems, however the reason we purchased a new construction home was to avoid having a long list to things that needed to be fixed or replaced.

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Several drawer slides weren't installed correctly, and the drawers pulled right out of the cabinet. Painting was sloppy with paint spots left on the floor, trim, and weatherstripping. Caulking around bath fixtures was sloppy and overly thick. We currently working with Pulte to get these concerns addressed. ... More

We had built with Pulte in the past so we felt like the experience would be positive. However, we felt SO nickled and dimed this time. The house was overpriced for the quality of materials used. I feel like I bought a $650,000 starter home. Upgrades (and you needed a lot to make it feel like a decent house) were SO overpriced -- $500 for a faucet I can get at Lowes for $200? Seriously? (When we asked why it was so much more expensive, we were told the labor cost drove the price up. But I think it takes the same amount of time to install a cheap faucet as it does a more expensive one.) We decided to go with builder grade for all light fixtures and faucets because it was actually cheaper to buy better ones and pay someone to install them than to go with the options Pulte offered. We also learned, after we picked our lot and were through quite a bit of buying the process, that the sales person "forgot" that our lot had a $2,000 surcharge because it's on a corner. Surprise. Things like that just made us lose a lot of trust in Pulte. Additionally, the fact that the stairwell to the basement, is simply drywall -- no taping, no sanding. Just rough, crappy looking drywall and particle board stairs. For $650,000, you'd think Pulte could have finished the stairwell. On the bright side, working with Luke during the final phase was a refreshing experience. He was so detail oriented and made sure the house was move-in ready when it came time. And when we've had issues (which have, thankfully, been minor and few), the team that takes care of them have been amazingly responsive. ... More

Except for the upgraded HVAC the quality of our 2023 home is not as good as our original 2007 Del Webb home in SCFestival.

unexplained delays in the building process. post closing responsiveness extremely slow

My builder was very nice, however, I believe he was overloaded with too many houses he managed. He often told me that certain things were complete when they were not. My first closing date was postponed by the property management company and the second closing was delayed because the vanity countertop installed was a straight cabinet and not drop down. The day of closing, my home had construction dust all over the floors and countertops throughout the house. I still have spots of dried paint in my carpet and some type of glue on bathroom tile going from carpeted bedroom and walk in closet. My hot water was none existent in master bathroom and lukewarm elsewhere else due to hot water pipe was connected to cold water. This was just corrected this week (7 weeks post closing) there were 2 small leaks in hot water heater pipes, one was just discovered this week. The A/C had no power cord connected to the condensing unit and electrical wires weren’t connected to it in the power switch box. Several trees and bushes died within 2 weeks after planted due to not being watered. A large portion of sod was dead when installed. There are other various small issues, these are the major ones. My builder told me that the hot water issue was corrected day of closing, obviously this wasn’t true. Post closing, my customer care manager has been very responsive and great to work with. ... More

All steps are down to a science.

We moved here from the west coast where over the years we had purchased several brand new homes so know what to expect and are familiar with the interactions with builders. This home has a nice layout and great neighborhood but the quality of the build is mediocre at best. The house serves its function of giving us shelter and making us comfortable but it comes with sacrifice of a good quality build. If we had to buy again in this region it probably wouldn’t be here. We paid premium price for average house.

Not living up to delivery dates, many delays.

The house was already built so could not get options i would have liked . House should have hose bib in rear standard . The kitchen , master bath , laundry and greatroom very nicey done .
