Your closing will be moved several times due to a shortage of supplies and people. Field Supervisor is assigned too many homes to give personalized attention and communication as they would like. Hire your own cleaning service, because it will not be up to your standards. Del Webb does not do a good job in providing information about the surrounding community- Hospital, post office, urgent care, grocery stores, etc. majority of staff are nice, friendly, dedicated, working through a very difficult time In the construction industry,

For other potential home buyers, I say "stay away." You will encounter very bad workmanships (if you want to call it that) and complete lack of responsiveness. Before we moved in, we got to meet our neighbors and they all had complains about the terrible workmanship both inside and outside the houses. we were rushed to close despite a long list of punch list items which, to this day, have not been completed. Some were completed only to create other problems by the workers. Pulte has no quality control over the workers and depend on the contractors to monitor their own work. The supervisors are so overloaded with work that there is minimal, if any, quality checks. Here are SOME of the items that we are still dealing with: . Bad grading of back and side yards which allows rain water to accumulate at the house foundation. . Instead of providing good fill material for the yard and flower beds, the contractor used clay soil which is worthless for planting anything. . The drive way has cavities underneath with no fill. It is just a matter of time for the concrete to break and collapse. . Tiles in the house are set incorrectly and are not level with each other. Wife almost cut her foot from one of the tiles that stood up from the rest. . Paint on garage walls are peeling and flacking, Looks like they did not prime the walls first. . The water heater cover is set incorrectly. . Kitchen backsplash tiles popped out. still waiting for repair . Found the air handler in attic to have missing caps at the condensate line, letting cool air to exhaust into attic. Made a run to Lowes to buy caps. . The few shrubs provided were of the type that some will have extensive roots which are going to be a problem to the house foundation. Need to be replaced. . The paint job in many locations looks like could have been done better by our 12 year old granddaughter. Pulte used inexperienced contractors. . Used cheap light fixtures in all the bathroom. We are planning to replace all of them. The type used can be found in cheap hotels. . Many electrical switches are installed too for from the room/closet/laundry entrances. In the dark, you have to hunt for them. . We had infestation of army worms and had to call several times to front office before we got a contractor to treat outside areas. . We are planning to get inspector(s) to check the structural integrity of the house. We are investigating what state agencies to contact for advice and support. we have been in this house for only one month and we are constantly finding problems. This is in addition to the long list of items we uncovered during the walkthrough which took place 2 days before closing. We were fortunate, in a way, that a new supervisor took over just before the house was "completed". He tried his best to rectify some of the problems that he inherited. We love the home and the neighborhood. However, we had multiple issues with the quality of the workmanship. We have paint splotches on the tile, a stain in the tub, and one outlet that has never been fixed. It was also the worst landscaping we have ever had. They didn't grade the lot or try to feather the sod.

Our Sales Person (Lisa) was very helpful doing the process and kept us informed by phone and with pictures.

The quality is somewhat disappointing.

The buying experience was relatively easy. My new condo has all the latest appliances and I love the finishes.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

Be ready for delays and unfinished house at completion

This is our 4th Del Webb new home and the experience couldn't have been worse. From being forced to bid on lots, to the house no where near ready on Walkthrough Day (and I mean no master tub, no cooktop, etc!), to broken windows installed, to footprints IN the concrete of our front walk, to even painting my two garage doors DIFFERENT COLORS. There is no end to the disappointments. Had we deposited less money, we would have walked away.

The Builder was the main reason this was an enjoyable experience.

Make sure your architect review your home plan ,it was not a very thoughtfully user’s friendly

I love my home however I think there could’ve been better workmanship and care taken when completing it. Christian was helpful acknowledging and resolving a few of the problems. I have hired an outside inspector who found many more problems. As I look around now I find a few more that I feel was basically done either in a rush by workers trying to complete things or maybe they just didn’t care. I have a tile that was put not put in with the pattern in mind, I have granite that is cracked and lots of other things too numerous to mention on this. I am going to trust fully that Pulte homes will take care of these problems as I do love my home but hope to love it even more! Thank you ... More

Would not go to settlement without items being completed, very poor, actually no follow on open items. Would not recommend Putle Homes to anyone based on our experience- would hope items be address before having to seek outside help.

Hire a home inspector before, during and after build

Like my neighbors, the first thing I noticed about my house is the quality of the building. Also impressive are their logistics; everything is scheduled and runs like clockwork. But it's not just the houses; it's the design and development of the entire community. There are storm drains of course, but rain run-off management is also handled via the retention ponds and lakes, which also add an aesthetic aspect. And the activity center speaks for itself. The individuals we worked with were all friendly and efficient

I wrote a long review listing all the issues we experienced during our home build. Go back and read that. Now, what we’re seeing is slow response from the after closing warranty Dept. We prob would not build with Pulte again.

Everyone we dealt with was friendly and helpful, from the first sales meeting through final construction. Our house was built on time in spite of very adverse weather conditions; heavy rain, extreme cold/ice. Also in spite of material shortages. Everyone worked hard to keep to their original promises.

It would be advisable for anyone considering a purchase/build to make frequent personal visits and closely monitor the progress of the build. This is a very real regret from my perspective. Despite being assured of “quality control” throughout the process, it is not possible to recognize it in this particular house.

I was very impressed with the quality of the home . In past I bought houses in Texas that were supposedly from top notch builders. I was disappointed in those houses. Pulte’s quality put theirs to shame.

Everyone we dealt with was great, even though our home was delayed by nearly 3 months, we always felt they cared about us and our problems.
