The quality of work is poor. Work was done hastily and for the sake of just being done. No attention given to details. Repair request are sent one after the other. While the responsiveness is commendable it is time consuming and frustrating.

We recently settled in our home and so far love the community. The house is nicely designed, but the finished product has a lot of defects. Still waiting to see how the Pulte team responds to the issues we have identified. We presented them with our 30 day list and should know in about a month what they will and won’t address. Signed contract in November 2021 and closed December. 2022. Went months without hearing anything. Sometimes felt had no input into what was going on. Salesperson and design person were both very good. Noted lack of agreed upon features and shared them with project manager, but only had them corrected the week of closing. Everything, it seemed, was blamed on supply chain issues. Who knows? Now both project manager and design person are no longer with company. Well, we continue to find things that we believe should not be as that’s not what we paid for. While we do get a response to resolve the issue (not always convenient for us) it’s just seems like lot of issues for a new build.

Seemed more complicated than our previous home purchases but our salesman has been very helpful. Main dislikes are the appliance brand installed, the rough tile work, and the high tech entry and package retrieval systems. There have been glitches. So far the grounds are nice and building upkeep are good. Workers have been great.

People should know that some of the features in the models to enhance them actually are not available to buyers. People should know that Pule is a huge machine that dictates every step of the buying process. The machine is too large to consider any deviation to their plan by any individual buyer. Pulte reserves the right to make any changes that help advance their plan. We were told we would not be able to close on our house until somewhere between the end of 2-23 and 5-23. After the initial deposit on property it took almost 4 months to begin building. The whole process from start to finish was 1 year. Closing date was always "up in the air" and then informed of the date only 3 weeks before. Unacceptable in my opinion. Final walk through, before closing, still needed a number of things to be done. We were happy with our construction site manager as he always kept in touch once the building process started. Not sure if I would recommend Bay View Del Webb to others.

Whatever date promised, add months. Need to watch every step of build as corners are cut by subs ie insulation not at appropriate lrvel, included features missing. Oversight of sibs and standards are lacking, ie trash behind walls if you open them up. Paying for the community, certainly not the quality of the home.

The "bones" of the house seem to be really good, but the finishing was rushed, and quality of the finishing was lousy as a result. Closing on the purchase was delayed, and they were unrealistic in their completion schedule. Late notice of delay (on the day of possession!) caused a great deal of difficulty. I think it was unnecessary, but their need to capture the sale in a financial period probably drove the process. I hope it was a consequence of supply chain/labour limits. This is our third new home we have purchased. Based on prior two, this one lacks serious attention to detail. Builders main concern seems to be to close on homes as quickly as possible and neglect craftsmanship. Issues such as remaining paint splatters on floors, seams in cabinets with gaps, several floor boards were installed with clear damages, leveling of outdoor grassy areas, tiles grout with uneven colors, granite countertops with very rough surface to point a few. Overall a nicely designed home but could have done better.

The construction of the home is well built and energy efficient. It the finishing work we have a problems with especially the painting and cleaning up before walk through. The other problem we had was landscaping, sod. The homes are being rushed through actually so that they can close on homes. The community and amenities are wonderful. I’ve been in my home for 7 weeks. I love my home but it’s taken awhile to get here. I believe there can be an improvement in coordination and communication. For the price I paid, I expected a cleaner more customer focused attitude throughout the construction of my home. I needed to escalate many issues three levels above my field contact. He got everything done and more importantly he took ownership until the issues were resolved. That is a priceless character and I truly appreciate his involvement!

2 Light Switches Control Nothing?

When a contractor completes a job, the construction supervisors need to do a better job inspecting. I have 2 light switches that control nothing, and a shower floor that puddles 18” away from the drain. Have requested repairs.

First, love the location and folks in eTown Del Webb are very friendly. The building experience was OK. Our home was delayed which did not shock us but it also sat with no work being done on it for several weeks which was very frustrating. The superintendent we had is no longer with Pulte and the new supers seem to be much better. We feel the quality of the home should and could be better for the price.
