The process from beginning to end was a great experience, with the exception of return communication from the design team after we purchased our extras, and the final walk through process was a disaster. You would think that the finishes would be a high priority, since this is what John Q Public sees at closing, it is what is looked at in order to accept the property. We had so many small finish issues, that my wife & i were completely disappointed, and since have had zero contact by the person who was in charge of making those repairs. He sent us a text letting us know a new person was going to handle our issues. There was such a big deal made about checking the box that states we received our home in satisfactory condition, that when i did not check that box, the super stopped contact with us. So unprofessional, I am in the construction industry, i understand quality and communicating with customers. My suggestion would be that the builder, be less concerned about a checked box and more concerned about listening to the buyer, and providing a finished product that everyone IS actually satisfied with. ... The house is good but would never use the mortgage company. Use another mortgage company and safe yourself a world of headache and frustration.

Other builders should know that Iif they fine-tune their empathy and understanding and kindness for the buyers in the building process, they will be head and shoulders ahead of Pulte Builders

I am pleased that my concerns, since moving in my new home, have all been addressed quickly.

Slow response to take care of punch list items after closing.

The process started out great, but once we signed it all went down hill from there. The sales person would not return my calls, emails, text messages for minimum 1-2 weeks when I contacted her with questions. I did not get any updates on the status of my house which ended up being delayed several times so we actually closed 2 months after the original date. We had 3 field superintendents as they all kept leaving. It overall was a very unpleasant and frustrating experience. Pulte needs to really really really improve their customer service.

While we believed build quality was good, two construction issues occurred after closing. However, Pulte was responsive with correcting them. It was just a big nuisance issue to have repair services coming afterwards to fix them. From sales side, it seemed that anything we asked for was a "no" to do. Pulte will NOT deviate from their spec. However, we found they offered others in community options we were not made aware of. Some people even brought in design ideas from other Pulte communities. We bought at end of build out, so it now seems the idea was to get them sold, built and out, without any special changes or offerings. ... More

I just love my new Del Webb garden home. It was so well designed with so many great features and excellent planning of every detail. I love this beautiful subdivision and cannot wait to use the fantastic amenities. The people make this great community though - amazing staff (big shout out to my salesman Steve and construction supervisor Sidney) and residents that are already like family. I wish the normal kinks of a new home could be mitigated sooner but I have faith that with a little persistence and patience, they will be resolved. Responsive project manager and follow up on small items after settlement.

Our Sales person and the Construction Foreman were outstanding - always there to help and very responsive. The Design Center was not helpful to us for making design decisions for the look we wanted in our home. And we felt their options we very over-priced. The actual Home, structure/framing, layout, and space in rooms, closets, etc, is Great. We love the design/layout of our home. The attention to detail from the sub-contractors (Cabinets in particular) was bad. For the location and price we were paying, I felt more of the extra options we purchased should have been included in the baseline home. Using Pulte's Escrow and Mortgage lenders was the Best - the process went very smoothly! Follow-up repairs has been disappointing - we have been here 1 month and we still have not received anyone to come and fix items (1 bathroom still has no hot water in the sink). ... More

quality and many great features

Pulte builders pushed to get the "home completed satisfactorily" certificate signed promising to take care of outstanding deficiencies within 30 days. We are still waiting for fencing that's had been damaged in 3 places, metal sticking out of doors, electrical screw ups. We are now being ignored and our issues remain unfinished. I am very close to posting through social media what not to do when buying a home by Pulte construction. Very disappointed. The Del Webb community is great but your builders are terriblem

they do not follow up after sale

Minimum communication from the time we put down our deposit until the time we moved in. The finish work on the home was terrible. A door was installed backwards, paint specs all over, caulking incomplete on this floors. Most of the topsoil in our front yard was washed away and not replaced and then they installed the grass. The lawn is lumpy and I'm afraid someone's going to twist their ankle on it. We had to give up a small portion of our yard because they improperly graded it. Then they built a retaining wall which cuts off part of our yard. Also we had brochure showing our brick color and the brick on the house is not even close to what was shown. If we had to do it over again we would buy a pre-owned home tear out the inside and get it like we want. Sun City is great though. We do have someone assigned to us to help fix all our problems and he's doing an excellent job. ... More

I would like to see more attention to details on construction such as paint slopped on floor and doors and door handles. Also exterior painting was sloppy as well. The lawns are very lumpy and uneven. Other than that I’m very happy living here.

The builder was upfront about everything, and worked with us to get what we needed in place - colors, dates, prices. They stayed very close the their date and worked with us to close on a tight schedule. Overall, it was a good experience with the builder, and the location is perfect for us.

Joe and Orlando were great to work with to resolve any issues. Responded every time I had an issue.

Beautiful home with large closets and bathrooms

The coordination and communication between my sales representative, field manager for my house and myself was excellent. There were check points throughout in addition to answering any questions in between. Knowing the steps of what happens when was great too.

My experience with pulte homes were excellent from the minute I stepped into the sales door of del Webb the sales rep went beyond and explain everything to me. I am very happy the transition from moving was easy for me I am a widow they made it very easy for me..I rate del Webb homes 0-5 I give them a 5 for excellent .
