We experienced constant delay in the building of our house. The workmanship is substandard possibly due to the workers doing their tasks in freezing conditions and in the dark due to lack of power, which was not turned on until the last couple of weeks of the project. The materials used to build our house are of cheap quality and since we moved in we have been identifying problems and upgrading some of the items.

Long process, limited selection of standard items such as flooring.

It's been 2 months since closing and the only item from the punch list that has been fixed is the refrigerator. Some others have resulted in phone tag that ended in their court and some have no effort at all.

Pulte/Del Webb is a MASS production home builder. Their attention to detail, especially with finishing is not good. It would seem that many of the subs are hired for low cost, not the quality of their work, especially the painters. The houses have small garages, hardly suitable for 2 cars. The driveways are narrow and short, more like what you would see for a townhome, not a detached single family home. Many of us have to expand the width of the driveway at our own expense to have a driveway on which we can park 2 cars and access each without having to walk in soggy soil during a rain, or bag car doors due to the narrow width. I was also disappointed with the lack of options included for both the structure and the lights/faucets. Any upgrades done were paid for twice in my opinion. The main thing to remember is that you are buying here for the neighborhood. I think the house is structurally sound, but I may have spend more money to improve the finishing and driveway usability. The salesperson, Danielle, did a good job of selling and offering the available options and she talked the talk on quality but did not walk the walk. Get a home inspector. Too many residents have compliments.

Builder intently wanted to close on time, promised a concession on a damaged garage floor, gave an estimate for reimbursement of repair and promised repair the next week. Promised repair to "make invisible" damaged quartz countertop. Over a month later, still waiting on garage floor concession and the amount has magically dropped. Builder cannot repair countertop satisfactorily and refuses to replace it. This is all our fault because we trusted them.

The closing "celebration" walk-through was a joke and a huge disappointment. I would have been embarrassed to present the home in the condition it was in and call it a final walk through. The home was in absolutely no condition to hand over to us as owners. It seemed that the construction crew was walking out the back door as we came in the front door.

No comment on completion of final details. Still not completed..

After you sign on the dotted line and home closed. Good luck getting anything repaired that is on your 30 day list. AWFUL!!! It has been a nightmare. My thermostat was wired wrong months to get fixed. Still not completely fixed as they need to go in and adjust vents as it does not evenly distribute air flow and little devices that are suppose to do that do not work. Patio door you have to lean in to close and they say that is normal NOT Still fighting to get that replaced The door is not square. They blame the concrete people. Tired of fighting I own a new home it should be one. Stucco has cracks and small holes in area. They came out once and fixed couple and left all the rest that were marked with blue tape. Stucco all over covers for electrical outside. Still waiting on new ones for that. Stucco appmnt still not complete Tile in shower needs to be replaced as defective. Still waiting on that. They blamed plumber. I can go on and on with repairs that have still not been completed You get the idea I am not going to list all things that need fixing. I moved in end of October we are not beginning of February and still waiting for repairs to be completed. Once you sign on the dotted line they are done with you and get frustrated when you call to get repairs done. I have been more than patient, been nice, but now loosing my patience. We've had several issues and it has been a month without any resolution.

I purchased my house move-in ready. What I didn't realize is how they cut corners on homes. Every house they build should have hurricane windows. Hurricane windows should be mandatory in new construction. The lawn/sod they use is horrible. I have holes that you can't see until I keep twisting my ankle when walking on it. They keep telling me it will fill in. Every finished house should be cleaned prior to the new owners moving in. The lack of better craftsmanship has held me up on having my grout sealed in the house. I could go on but I feel like a broken record.

Didn’t have many issues with the finished product, but when I did, I got resistance from the Foreman. Shouldn’t have had to threaten to get the granite around the fireplace fixed. Also granite backsplash in Kitchen is separating again. Overall finishes (selections) were not high grade (I.e. cabinets, carpets and trim). Expected more for the $620k we paid for the home. Think we will love the Community. I guess in the end that is what we paid for.

Shocking problems with all the kitchen appliances that are low quality for what is touted as a "chef's kitchen. The kitchen drawers and shelves are literally falling apart. My bathtub doesn't hold water, master shower panel leaks, outdoor lighting is wired incorrectly and does not work. I hired a home inspector and his report outlines alk the flaws, but response is not good. I feel really disappointed and frustrated.

The workmanship is less than desirable.

Action was not taken to address two significant issues, prior to closing. They were then rushed in an attempt to make "quick fixes", with inadequate results. We were then told we had to either accept these or walk away from the closing. With everything we had done in preparation for closing, we felt we had no real option but to accept. The next day one of the "quick fixes" failed and to their credit, they sent a technician who corrected the issue. The second item remains unresolved as of this writing (6 weeks after closing).

Sun city is great location but feel the house is overpriced, fit and finish (not so good) full brick- great, green space in back yard good but $$$

NEVER, NEVER CLOSE UNTIL YOU GET EVERYTHING DONE. ONCE YOU CLOSE ALL THE PROMISES THEY MAKE YOU TO COME BACK TO FIX THINGS ARE BOGUS. VERY UNHAPPY WITH THE WORKMANSHIP REGARDING MY BATHROOM TILE THAT THEY WILL NOT COME BACK AND FIX AS PROMISED.

Do not expect a "Quality Build"

Responsiveness to identified issues is laughable. I can’t recommend buying a house from del Webb

We had to make major building decisions within short amount of time allowed.

This is a major investment I expect to receive great service all the way and I am not happy with Pulte

Electrical Switch and Outlet Boxes poorly installed causing finish plated to be uneven. Painters solution: caulk uneven plates to hide issue. Walls are uneven throughout the house. They only skim coat the drywall joints. Nothing more. High and low spots throughout the house. They use additional trim on flooring and cabinets to hide the unevenness in the walls and floors. Finish painting on trim is terrible." Brush" painted trim, not sprayed. Painting over dirt and rough portion in trim, the norm. No sanding here. Interior doors are unevenly painting throughout the house, with brush marks going in two directions. Same applies to the tile work, not good. Installers/painters are not craftsmen. ... More

Pulte tries to build homes too fast. Our tile floor was installed uneven, the grout was not done correctly and we had hazing all over our floors. The bottom of our cabinets were left unfinished and the outdoor cement work had footprints all throughout it.
