Quality control definitely needs to be improved. I became the defacto project manager inspecting the house and identifying all of the issues needed to be corrected. I closed on the house even though the refrigerator needed to be replaced, the sink was defective, and the rear lawn was partially dead. Multiple instances of paint were left all over the floor (that were addressed prior to close). However, the kitchen shelves were not cleaned nor were the top of the windows. This is our 2nd Pulte home in Del Webb. The 1st one closed 11/20. This one code 5/22. Quality has declined significantly! We have almost 100 items on our punch list. 2 months after closing there are still over 50 open items. Also, Pulte title people were extremely difficult to deal with!

Closing Disaster & Selling Lies

We were told before signing a contract that we could put a pool table on the second floor (lie). Our original closing was 30 March, but the house was far from complete and all the engineered hardwood floors were damaged from paint and spackle and needed replaced. There were numerous problems, but we closed on 12 May. Pulte has been good about fixing the numerous problems, such as the island cabinet damage, no blind on one window, leaking faucet, outer garage wall not sealed from outside, GFI not working. Our salesman Allen, was very knowledgable and helpful and made the buying experience a pleasure. Once we moved to the construction phase, the problems began. Poor quality and workmanship was very evident from the beginning of the build. After closing, it's hard to get Del Webb to repair items. You should be excited and happy to move in to your new home but with Del Webb it's more of compromising and settling.

Not enough attention and explanation given to detai ls of home and property purchased.. an extra person is needed besides sales to go over fine details in the building and extras in that phase of picking out all the add on's. A great deal of money was wasted on your part , by installing goods before house was in final stage.

The staff I dealt during the purchase and construction processes were always very professional, polite and responsive, although they did not get into the level of detail I hoped for. The initial purchasing process was good, but it was not stressed that choices to customize would be almost nonexistent. I was shocked at the design studio when there were almost no choices (everything was gray, beige, black or white) to customize my new home’s finishes. The level of overall communication during the construction process and also the follow through on commitments to resolve issues was very disappointing and in many cases non-existent. It’s a nice house, but issues remain.

I love my home don't get me wrong. The quality of workmanship is gone. I've been here for 2 months & my cabinets have fallen apart. The concrete front porch is cracked so badly that it needed to replaced before I moved in. Filling the broken chunks of concrete makes both the front porch & back patio look cheap & worn out. For how much this house cost, everything should have been perfect. I can't believe some things passed their inspection because they didn't pass mine--like crooked window trim, missing paint or paint where it shouldn't be (like on windows). We are still waiting on matching windows. We are waiting on screens. Some windows have 6 pane grids, some have 4, some have none. Don't match, upper and lower. We do not see variety grids on other homes. Don't know why HOA/ Architectural Review Committee allows errors as such when they are sticklers on remodel application. Sloppy work. Had styrofoam in icemaker. Had plastic wrap INSIDE disposal. Fixed myself. Sink still does not drain well. Sink drain pipe slants INWARD. Gouges in garage concrete, they "will" fix. After our purchase and final walk through we found some issues we didn't see during the final walk through. Our bad, I admit. But when they are clearly the result of poor workmanship/installation/attention to detail, they should still be corrected. All we got was "you should of noticed it during your walk through"

The sales and design agents were outstanding. However, the home project manager was severely lacking in basic communication and follow-up. Timelines were promised and missed at every step. Punch list items were not completed on time or as promised. The community is outstanding, but the home building phase is poor.

It was very hard to get timelines, status of close date, status of our home, why homes bought after ours were closing weeks before us, etc from project managers. Difficult when we had three project managers. Lack of response when work orders submitted for problems with the house. Final home will be beautiful, when problems resolved. Floor plan is perfect for us.

Pulte is not a custom home builder, they build spec homes. Some options were not available to us because of problems with suppliers. Biggest disappointment was with communication with project manager. Currently dealing with items on repair list.

Do not close on your house until EVERYTHING is complete. Do a in depth inspection. Look at the molding, check the dryer vent hookup, check light fixtures, outlets, etc

Difficult reaching project manager, absolutely no follow through on punch list. When we closed we became invisible. Scheduled exterior paint fixes- no show. Interior scheduled fixes-cancelled date scheduled until we’re not here.

Building a house during a pandemic & supply chain issues presents a unique set of challenges, but there is no excuse for lack of communication. Pulte started more homes than they could handle. Crews get paid by the job so they rush from one house aka job to the next. Needless to say, there’s a lot of sloppy work. Our home took about 5-6 months longer than others started at the same time. The cabinet company used is horrible. After 1 month we are still trying to get issues addressed that would take a handyman a few hours. Workers just don’t show up. And we are doing a lot better than others ...

The sales process is very deceptive. When you choose a particular package you are not sure what it would look like without the package. All the models are so highly upgraded that you can’t see what your home will look like without the options. Especially with the kitchen package options. This area needs improvement! The workmanship is shoddy. They go through and manufactured homes so quickly that they don’t take pride in their work.
